You have waited a long time for your vacation - make it a special one here! Located within a small enclave of homes, The Exception is unique to the Eagle-Vail area. Perfect any time of year, luxury and convenience are provided in each room of this Quad Level home.
With 4000 square feet of living space, 4 spacious bedrooms, 4.5 baths, and a loft we can comfortably accommodate 12-13 people. Ideal for gatherings of all kinds; family reunions, a friends ski vacation or a corporate retreat. In the summer, swim in the outdoor pool or play a game of tennis or basketball on the outdoor court. Head out for a picnic, climb a mountain from your front door, golf or fish - there's no end to the possibilities. After an energetic winter day of skiing or snowboarding, relax in our private Hot Springs Spa. Entertain family and friends in the warm and inviting atmosphere. Light a fire in the fireplace, cook a gourmet meal in the fully stocked kitchen and enjoy the company of the ones you love.
The Main Floor has 10' ceilings with exposed beams and is decorated in a Western Contemporary style. The large living room area is centered on the wood burning stone fireplace, giving warmth to all your end of the day activities. Sink into the comfortable furnishings and relax by the fire, or watch your favorite TV show or movie. Just around the corner is a fully equipped gourmet kitchen which includes granite slab countertops, top of the line stainless appliances, all essential cookware and serving items, dishes and utensils included. A breakfast island (seats 3) followed by a tremendous dining room table (seats 8) enhances the flow of larger gatherings. For those who prefer to grill outdoors, you may step out on the wrap-around deck and prepare the evening meal on the natural gas grill. Also on this level is a family game area, two closets, a laundry room, a half bath, and an enclosed 6 person Hot Springs Spa with 32 jets w/Comfort Control system. Heated storage for skis, boots, wet clothing, packs, and all your outdoor equipment needs is conveniently located in the garage.
The master suite has a vaulted ceiling with oversized windows, beautiful views, a seating area and marble coffee table - an ideal spot to enjoy your morning coffee. It has a king-size bed, a generous walk-in closet/dressing room and bathroom with a Jacuzzi tub and separate steam shower. The second bedroom on this level also sports a vaulted ceiling and magnificent southerly views, private full bath, queen size bed and a walk-in closet. The third bedroom located on the upper level has a queen size bed, full bathroom and ample closet space.
For additional guests, a loft with a full size bed is accessible from the upper level. It has a private stairwell and its own door. A great place to get away from it all - especially for kids!
The lower level is greatly appreciated by the younger crowd for its recreation area (pool table, dart board) and an additional generously sized living room space which includes a large screen TV/VCR/DVD plus stereo with surround sound. A walkout patio is just outside the sliding glass doors. The bunkroom adjacent to the living room has (2) sets of bunk beds (twins) and a twin size trundle bed. A full bathroom supports this level and is complete with linens, towels, and paper goods. A large walk-in closet and two 6 drawer dressers will accommodate all your gear.
Just in case you need to conduct business while on your visit here, office space complete with computer, high speed digital cable Internet as well as wireless access, and a printer/fax machine are available for your use. We hope this area, while an amenity, does not get much use. You're on vacation, remember?

The scenic drive to Eagle-Vail was breathtaking. The Rocky Mountains, dusted with fresh snow, was a scenic sneak peek of a glorious weekend getaway. I was equally impressed by the ideal location of this lovely home. It was perfectly nestled in a charming neighborhood on the outskirt of Beaver Creek, surrounded by majestic pine trees.
My stay in “The Exception” provided the ideal winter wonderland retreat! Each room featured large windows with fabulous mountain views. This exclusive home was spaciously spread out on four levels, perfect for accommodating large families or groups. Each of the three bedrooms on the third floor had its own full bathroom, including a steam shower and Jacuzzi tub in the master bath (what a treat!). Additional bedrooms were available in the upper loft and on the lower level, both providing adequate privacy. The well-equipped kitchen and a roomy dining room made cooking and eating in enjoyable. To have a perfect end to a perfect day, I soaked in the luxurious, private “Hot Springs” spa.
There are many activities guests can enjoy during their stay. Hit the slopes at one of the prestigious ski resorts just minutes away, explore the open terrain on cross county skis or snowshoes, or ice skate at the local rink. If outdoor adventure is not your forte, you will be content inside this delightful home. Read a good book by the beautiful stone wood fireplace, play a game of pool or watch a movie on the comfy couches in the recreation room. There is even a computer and a WiFi connection for those who need to connect with the outside world!
This home is also perfect for a summer getaway. There’s a garage equipped with mountain bikes, a “Burley” bike trailer to pull the little ones, tennis rackets as well as towels for drying off after a refreshing dip in the outdoor community pool. Plus, hiking and biking the Eagle Creek trail is a fabulous way to enjoy the Colorado Rockies!
You will enjoy your stay at “The Exception” as I did on this trip to Beaver Creek. There are plenty of activities to enjoy or if you come to relax, you are guaranteed to feel rejuvenated when you leave!

Why the Owner Chose Other Beaver Creek Properties
We are a family of skiers, so the location between Vail and Beaver Creek was ideal. The location is also perfect for summer activities like mountain biking, golfing, hiking and exploring the local area. The Vail Valley Foundation has a wonderful summer program with the Vilar center which includes performing arts of all kinds. Musicians, film, and even culinary delights are present in the valley.

Craig and Leslie Surta. We also own this unit with Craig's brother Todd. We love to vacation in the mountains and so chose to find a place where we could stay with our combined families which sometimes total 13 people.
We live in the Chicago area and love to travel, ski, boat and scuba dive.

This was my 40th birthday weekend and had all of our favorite friends up for skiing. We love the place. I am a gourmet cook and I love the kitchen. The place had great flow, where I was in the kitchen I could still mingle with all my friends. We look forward to many more times to visit the Exception in the future.

We visited for a long weekend in January and had a great time. The Surta's home is very comfortable and has all the amenities you would expect at your own home. My adult children joined us and were delighted to even find a high chair for my grandson to use! I've been to Vail many times and would highly recommend this home. We hope to return in the future.

Like many of the other guests, we also vacation with two other families. I choose this property because of the great downstairs area. We were able to relegate the teens to the downstairs with their own movies and music while the adults enjoyed music and wine upstairs and on the deck. The furnishings are much nicer than you normally find in a rental property. Beds were comfortable with quality linens. We stay in Eagle-Vail every summer and this was certainly the nicest home we have rented. We'll be back!

The Exception is a truly amazing place to stay. We've skied in Colorado for several years with a large group of friends, and we always feel like we're living on top of each other for a week. But this home was so spacious, we could all be in the house together with room to do what we wanted. Several people could enjoy the hot tub while others played pool and another group watched movies. And if we all wanted to be together the family room plenty big. With all the bedrooms and bathrooms we could easily get ready all at the same time, and that's a major feat. We had planned to go out in the evenings, but the home was so comfortable, we decided to stay in every night. The kitchen is very nice and had everything we needed to cook meals for everyone. The Exception and its furnishings are beautiful. We would definitely stay here again.

We loved this place. We stayed with two other families with whom we frequently travel, as well as a nanny and the accomodations were perfect. Wonderfully equipped with everything you need (even great cooking utensils and spices) and very easy access to skiing. These owners obviously care about making their guests comfortable. Thank you.

Truly an exceptional home. Beautiful furnishings, wonderfully appointed, all the comforts of home. Great location, minutes to Vail and Beaver Creek. We had planned to dine out, but the home offered so much, we were able to have dinner together each evening, enjoy billiards, movies, and an incredibly comfortable living and den area. Four full baths, three bedrooms, lower level and loft assured comfort for everyone. The MBR is amazing, and the hot tub was a welcome site after a day of skiing. This was our 15th trip to Colorado, and hands down, the greatest place we have stayed. Absolutely wonderful! We plan on returning next year. Thank you.
