We really enjoyed our stay. The home has plenty of room and is cozy and comfortable. Feels like you're staying with friends. The views are great and the location is convenient to Manchester and other points of interest. Definitely want to go back and spend more time in the area.Did you find this review helpful? My parents live nearby, and several of the family rented this house for overflow guests...and it really exceded our expectations. First off, the view is spectacular! We were there during foliage, but any season would be lovely. The house was comfortable and very well-maintained. It is obviously a beloved family home, not just a rental property, so it felt like we were visiting the home of some very generous friends. There is a lot to do nearby, from restaurants in Manchester to tubing on the Battenkill. The house is easy to get to, but feels very private in its setting up on the hill.Recommended for: Girls getaway, romantic getaway, families with young children, tourists without a car, families with teenagers, sightseeing, age 55+, adventure seekers.

Vacation Rental Agreement Thank you for choosing Pickering Road as your ‘home-away-from-home’ during your visit to southern Vermont. General information concerning the home and our Rental follow. Policies are included below for your convenience. It is important that you read and understand these policies. By signing the Rental Agreement you have agreed to abide by the terms and conditions outlined below. Generally speaking, most of these Policies fall under the heading of ‘Common Sense’. Ignoring the policies tends to result in time and money spent to rectify the situation – costs that will be passed on to you. Flagrant violations may result in the immediate termination of your stay. We encourage your complete understanding of the terms of the rental and that you ask any questions prior to signing this Agreement. 1) Premises: This Vacation Rental Agreement is for a furnished three bedroom home and grounds, referred to as the “Property” located at: 414 Pickering Road Arlington, Vermont 05250 “Property” refers to the interior of the house, exterior porches and grounds such as the driveway, parking area and lawns. 2) Parties to the Agreement: This Agreement is between; Linda Thomson “Owner” 414 Pickering Road Arlington, VT 05250 Owner is represented by: Maple Leaf Realty “Manager” 203 Northside Drive Bennington, VT 05201 Phone: Office: (802) 447-3210 x120 Email: Troy@TroyRichardson.com And “Guest” as identified on Vacation Rental Agreement Summary. This information is used in the event that a guest is locked out of the house, and requires re-entry through the Manager. We will not provide access to the home to anyone not on the Rental Agreement Summary. The Guest agrees to be responsible for compliance with all items in this Agreement and also assumes responsibility for enforcing this Agreement with all members of his/her party while on the Property. Violation of any portion of this Agreement may result in immediate termination of the entire Agreement, removal of Guest and his/her party from the Property and forfeiture of all monies paid. 3) No Tenancy: This Agreement does not create a tenancy for the Property; Guest and other members of his/her party can be removed from the Property without process of law for violating any terms of this Agreement. Your occupancy is classified as ‘Transient Occupancy for Lodging’ as defined by Vermont state law. 4) Occupancy: Occupancy is limited to the number of Guests noted in this Agreement. Other than the Guest and persons listed in this Agreement, no additional overnight Guests are allowed without permission of the Manager. Maximum occupancy of the Property at any time is eight (8) people. 5) Rental Period, Rates and Payments: The term of this rental shall be for the number of days and at the rate described in the Vacation Rental Agreement Summary. 6) Departure: Guest must vacate the Property on the last day of the Rental Period no later than the time specified in the Rental Agreement Summary. Check out later that the time specified may be available (additional fee of $25 per hour applies). Guest must have prior arrangement with the Manager before the day of scheduled check out if a later check-out time is desired. If Guest remains on Property past the check out time specified without prior arrangement a fee of $100 per hour will be incurred. Additionally, Guest and all members of his/her party will be removed from the Property if their failure to leave interferes with preparation of the Property for check in of the next scheduled guest. 7) Restrictions: No Pets. No Smoking. This provision is strictly enforced! No Pets. Pets of any type are not allowed and are prohibited from the Property at all times. Violation of this policy will result in immediate termination of this Agreement and occupancy of the Property. Tenant will forfeit all monies and incur a minimum of $1,000.00 cleaning fee. No Smoking. Smoking is prohibited on the Property at all times. Violation of this policy will result in immediate termination of this Agreement and occupancy of the Property. Guest will forfeit all monies and incur a minimum of $1,000.00 cleaning fee. 8) Refunds: NO UTILITIES OR AMENITIES ARE GUARANTEED. Public utilities are beyond the control of the Manager or Owner. NO refunds or pro-rated rental fee will be given for minor inconveniences due to the failure of electricity, water, cable TV, internet, etc. NO refunds or pro-rated rental fee will be given for minor inconveniences due to the malfunction of the contents of the Property including but not limited to: kitchen appliances, TV, radios, washer, dryer, A/C, heat, hot water, etc. All equipment is newer and is professionally maintained, however, 100% ‘up-time’ still cannot be guaranteed. Owner will provide the Property and all contents to the Guest in good working order, and any reported problems will be addressed as quickly as possible. The Manager or Owner or an authorized repair person may enter the Property at any time for any purpose connected with the repair, care or maintenance of the premises. Manager or Owner will make a reasonable attempt to contact the Guest prior to entering the Property. At the sole discretion of the Manager, should the Property become uninhabitable for a prolonged period due to a malfunction of utilities or amenities, pro-rated rental fees may be refunded. NO refunds or pro-rated rental will be given due to inclement weather. NO refunds or pro-rated rental will be allowed due to Guests late arrival or early departure. 9) Use: Guest agrees to use the Property solely for residential purposes during their Reservation Period. Any other use such as weddings, parties, business meetings or other such gatherings are prohibited, unless Manager has provided permission in writing in advance. If permitted, an additional fee will be charged. Linens & Towels: Bedding, pillows and towels are provided for your stay. They have been freshly laundered prior to your arrival. It is not necessary to do anything with the beds or towels prior to your departure. Our housekeeping staff takes care of this for you. Please do not use bedroom/bathroom linens or towels for other purposes such as cleaning kitchen spills, wiping down sports equipment (golf clubs, bikes, hiking gear, skis, snow shoes), cleaning your car, etc. Kitchen: The kitchen has been outfitted with most items that you would need including refrigerator, stove, oven, dishwasher, microwave, coffee maker, dishes, pots and pans, utensils, silverware, soaps and cleaners, etc. We appreciate your cooperation with our “use and replace” honor system for consumables such as basic cooking spices, paper goods, and other household supplies you may use during your stay. If you need it, use it. If you’ve used it up, please replace it. If we’re lacking in any supplies, let us know! Outdoor Grilling: An outdoor gas grill is provided with the house, there should be sufficient propane for your visit provided you turn off the grille and close the valve on the tank after each use. A spare tank of propane can be found under the grille. If you need assistance in changing the tank, please call our Managers. The grille must not be moved from the deck. It must NEVER be used under the awning, near the windows, doors or exterior of the building and, especially, never, ever, be used indoors. Please use only the provided grill utensils when cooking on the grille. Bathrooms: A limited supply of soap, shampoos and toilet paper products are provided for your convenience. You will need to supply your own bathroom and paper products once the initial supply has been used. Please be aware of any water spillage from the showers, and towel the water up immediately. Spilled water will damage the bathroom floor and ceilings below - You will be held responsible for water damage caused by improper use of the showers. TV & Radios: A TV with basic cable access and a DVD player are in the living room for your enjoyment. Please do not move the TV or bedroom clock radios from their locations. Telephone: A telephone is provided with unlimited calling within the United States. International service is not available. Cellular service is available (but spotty) on the Property. Internet: Wireless internet access is provided on the Property. Please do not re-wire, reset, reconfigure or manipulate the modem or router in any way. To access the wireless network using Windows is very easy. Note: Depending on your settings, your computer may automatically search for and display all wireless networks in range, if this happens skip to step 2 below. 1. From the “Start” menu click “Connect To” then click “Wireless Network Connections”. From this window click “View Wireless Networks” 2. Click on the network displayed. Occasionally, the router needs to be reset. If you’re not able to log on after following the above procedures simply unplug the router from the power source and wait 5 minutes. Then, plug the router back in, restart your PC and follow the instructions above. Fire Safety and First Aid: The Property has smoke and carbon monoxide alarms through-out. Please evacuate the building IMMEDIATELY should the alarm sound – DO NOT disconnect the smoke detectors. For your safety fire extinguishers can be found in various locations throughout the home. A basic first aid kit can be found in the closet closest to the kitchen. Lawn and Yard Work: In Summer months, the lawn will be mowed and edges trimmed once a week. The day & time may vary and is, of course, weather dependent. Snow Removal: The driveway will be plowed and walkways cleared for snow accumulation of 3” or more during any one storm. For small flurries and dustings of snow a shovel is located at the rear entrance for your use. If you require snow plowing more frequently, please contact the Manager during your stay. Trash & Recycling: We recycle. Trash cans and bags are provided for your convenience. Plastic, glass containers and cans should be rinsed and sorted into the recycling bins provided. All newspaper, magazines and other clean paper should also be recycled. Bins are located in the basement at the bottom of the stairs. Trash should be bagged and placed in these containers and will be removed by the Manager. Problems or Repairs: In the unlikely event of a mechanical problem or if you have questions or issues during your stay, please contact the Manager immediately. Repairs to important household systems will be made as soon as possible. Under no circumstances should you arrange for repairs on your own. 10) Parking: Private, off-street parking is available for vehicles. Campers, RV’s and oversize vehicles are not allowed on the Property without prior permission of the Manager or Owner. 11) Cancellation Policy: Paid rental fees will be cheerfully refunded within the following guidelines; a. 30 days or more prior to scheduled arrival for full refund b. Less than 30 days the full rental charge will be incurred unless the Property can be re-rented for the same time frame. 12) Security/Damage/Cleaning Deposit: A damage insurance policy is required and is added on to the cost of the rental. This policy is offered directly through HomeAway at a cost of $49.00 for $1,500.00 of coverage for damage. This amount is non-refundable. The property must be left as follows; a. No damage to the Property or its contents other than normal wear and tear. b. Nothing is taken from the Property, all furnishings and possessions of the Owner are accounted for and are in the same location(s) as when occupancy commenced. c. All keys are returned. You will be provided 4 keys for your visit, lost keys will result in a lockset replacement charge of $150.00 for exterior doors. d. Overall clean condition (ample cleaning supplies are provided): e. The kitchen is clean; this includes the refrigerator, stove, sink and countertops. f. All dishes are done and put away (dishwasher does not need to be emptied but does need to be started if dirty dishes are inside). g. All trash, including bathrooms and bedrooms, has been emptied and placed in trash bag(s) and left in the garage trash bins. Recyclable items are in the proper bins. h. Interior of Property is left ‘broom clean’. 13) Utilities: Heat, hot water, electricity, cable TV, phone and internet access are provided by the Owner and are included in the Rental Fee. Please make yourself comfortable but we would appreciate your cooperation in controlling utility expenses by lowering the heat and turning off unnecessary lights when you’re not at home for extended periods. 14) Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of all payment(s) and deposit(s), and the Guest will not be permitted to check in. 15) Modifications: This document and any Addendums encompass the entire Agreement by and between the parties. Any modifications to this Agreement must be in writing and signed by both parties. 16) Limitations of Remedies, Damages and Indemnity: If the Manager or Owner has to withdraw from this Agreement due to unforeseen circumstances, the amount already paid will be refunded to the Guest without any further liability on the part of the Manager or Owner. Manager or Owner will provide reasonable assistance to help the Guest obtain other lodging. The Guest, all members of party listed on the Agreement and all visitors agree to release and indemnify the Owner, his agent, employees and others acting on his behalf from and against liability for any accident, injuries, illness or loss of personal belongings or valuables while on or in conjunction the with their use of the Property. Guests and their visitors use the Property at their own risk. END OF AGREEMENT
