  We rented this home for a girls trip. The house was amazing with great decor and the owner thought of everything to include in the house. Wish we had longer to stay but will definitley be interested in renting again on our next trip to Austin!

  Gorgeous clean home, we felt like we where home. Great location which is important in Austin due to lack of parking. You need a location you can walk to restaurants and coffee. Thank you Brooke. We will be renting/staying again.

  Well, let me just start by saying that the pictures on the site are wonderful but do not give this place the justice it deserves! This Austin cottage is amazing and after we left we all were saying how we would love to live in such a beautiful home. The owner has put a lot of TLC and thought into this remodel and has really just hit the nail on the head. Each room was furnished perfect for the space and made you feel relaxed. We will be renting the home again in the future. As a plus there was top of the line appliances and great coffee maker. Lots of activities within a 15 min. walk or catch a taxi to Rainey Street (local hot spot). The only complaint we had was that we had to go home. If you are considering this property vs. others, please choose this one you won't be disappointed. With love from the California and Texas Girls!

  Brooke, the owner of this house, thought of everything and then executed it with the best of taste. We were 2 couples visiting downtown Austin for the first time. Let me start with the house. It has 2 split bedrooms that accommodated us beautifully. The bathrooms are top drawer as is the kitchen. The owner provided all the linens along with individual shampoo, soap and conditioner. The beds are outfitted with down comforters and plenty of pillows. Everything was very comfortable and very clean. The kitchen is fully stocked. We fixed continental breakfast every morning for ourselves and ordered take-out one night from a local restaurant. The house provided a nice setting for sharing our meals and enjoying the wine that we brought with us. In addition to a nice little backyard, there is a sweet little front porch for hanging out and chatting. The electronics are great in the house, each bedroom has a TV and there is also a very accommodating media room (separate from the living room). We were able to record the Oscars on our last night there. This meant we could enjoy a leisurely meal out, and come home to zoom through all of the commercials and boring stuff to watch the show in an hour. The Ipod dock is great and there is a collection of DVD's as well. But if you take advantage of this location you won't have time to watch too much TV. You can walk to so much from this house. The City Park, many, many great restaurants, food trucks, coffee shops, gallaries, vintage stores and SOCO are all within walking distance. If you are really adventurous you can walk Downtown as well, if it's a little too distant for you, it takes 5-10 minutes to drive. The neighborhood is really sweet, lots of dog lovers, history and nice neighbors. There is a nice mix of gentrification and old school. Brooke provided the most amazing guide to the house and the neighborhood. Instead of the usual laminated pages, she put together a whole book. Very impressive. Brooke, you have spoiled us. I hope we get the chance to stay here again!

  We had such a great time in Austin and this property added to the fun. It had the perfect layout of bedrooms and bathrooms with an added bonus of a backyard. The place was clean and had everything we needed. It was located so close to downtown we walked. The owner answered our emails in a timely manner I would definitely recommend this property to my family and friends. I just hope it's available the next time I'm in the area!!!!

  Our girls' weekend getaway couldn't have been more perfect. This house is clean and comfortable and SO close to everything. We had all the comforts of home in a very cool neighborhood. Do not miss the chance to eat breakfast at the Magnolia Cafe which is right around the corner! Thanks for the hospitality!!

  the house was perfect. we had a nice girls weekend here. all the rooms were spacious and well decorated. the front porch swing was a favorite of ours. walking distance to good food and shops. we would love to stay here again!!

  My family and I just returned from a stay in Austin. It was wonderful. We've stayed in more than 15 vacation rentals in the US and abroad and this was by far one of the nicest and cleanest houses we've encountered. We were three adults and two kids including a baby and the house fit us nicely. The two bedrooms are on opposite sides of the house so there was lots of privacy and noise autonomy. We used the tv room as a third bedroom for the baby and it was perfect. The shutters made it nice and dark to sleep at night. The house had all kinds of nice amenities including coffee and coffee maker, laundry, nice appliances, lots of hot water, comfortable beds and high end linens. We even borrowed a packnplay and high chair for free from the manager, Brooke. She was attentive and helpful to all of our requests. We did hear our neighbors on their back porch a few nights but it was never too loud and they seemed respectful. Overall the neighborhood is quiet at night and easy to walk around during the day. It's only blocks away from the river/running trail or S. Congress and S. 1st streets and all the music and eateries. In particular, we loved Elizabeth Street Cafe for their awesome pastries, coffee, and vietnamese lunch fare. We couldn't have asked for a better stay. We will definitely try to stay here again when we are next in Austin. Thanks Brooke!

  We had an amazing stay at James House. It was like a home away. We celebrated NYE with the Texans at the legendary Continental Club and enjoyed great food & friends.
