We are offering a “One of a kind” executive beach home within a couple minute walk to both the beach and the famous Flagler Avenue in the beach town of New Smyrna Beach. This single family “one level” style home has been completely renovated both inside and out. The home has been upgraded with quality décor for each room and the new 1200 sq foot outside “lounge area”. Our home is in the “highly sought after” North Beach Area where the neighbors are also into quiet relaxation.
We are marketing the property to couples and families , 2-6 people, and especially those who are looking for a higher-end furnished home.
This type of discerning vacation renter is looking for a comfortable home for good restful sleep and a fantastic home to come back to after the beach. We offer both an upgraded home and a truly unique and large Lounge area to enjoy the outside while not at the beach.
This home offers a great value for the discriminating traveler who expects clean and well appointed accommodations. This 2bed/2 bath home has new porcelain tile flooring throughout every room of the home. Our beds have the highest quality linens. Master Bedroom has a new King Bed with a 32inch TV and private Shower. The Guest Bedroom has a new Queen Bed with 19inch TV and uses the large Guest Bathroom with extra large bathtub. We also have a New outside Private Shower with sitting area.
The family room is both the dining room and a sitting room with a day sleeper for 2 and looks out to the new lounge and Tiki Bar area outside. The Living room is a combination Kitchen and Leather Sofa room with large 52” TV and a Desk and wireless Internet.
Home has new central A/C and offers gas heating in the winter.
The Outside of the home is Very Special; a completely fenced and secure back yard is finished with Paver Stones and a lounge Area with gas Grill. There is over 1200 Sq foot of quiet area to take in your meals and/or for watching the sunrise or sunset. Areas designed for either sun bathing or moon/star watching and also a great shade tree for hot days.
We have a large garage for one car parking and parking for an additional car. There is a screened breezeway area for outside sitting when there is some rain.
Since it is a one-level style home, there are no steps to complicate your vacation; the only steps needed are those to walk to the beach or to town for dinner at night.
Our home is only a 5 minute walk or a 2 minute bike ride to the beach. And since we have a beach that allows driving your car onto the beach during the day, it takes only a minute to drive onto the beach and you can have all of your chairs and toys with you.
For great sunsets, either stay here or take a 5 minute walk in the other direction of the beach and you will be on the Intracoastal Waterway. This is a great spot to end the day watching Sailboats go by.
NOTES AND RESTRICTIONS
This home has just been completely renovated and has just been put on the market beginning July 2012.
Location, Location, Location--we are extremely close to the beach, the restaurant street and the Intracoastal Waterway to watch boats go by and great sunsets--can't beat our location
The usable sq footage of this home including the more than 1200 Square foot of Pavers for lounging is over 3500 Sq Feet, a home that allows each tenant ample space to find their favorite place to relax.
We are continuing to add amenities to exceed the expectations of this great beach house..
We do not allow smoking inside the home.
We cannot allow cats and prefer no dogs, but will discuss a small dog.
We would like to limit kids to one or two, but will discuss if interested.
Because we have an adult in our family with Asthma, we need to limit the exposure to these allergens,
If you bring a pet withour our approval or smoke within the home, a more detailed cleaning will be required and high extra cleaning fee will be charged to your security deposit.
We also need to be very fair to our next guest who is also renting this home because it is environmentally clean
The 2 backyard storage sheds are not for tenants, but for the owner only
The 2 foyer closets are not for the tenants, but for the owner only
A great benefit of sleeping in the North Beach area, is its quietness during the night..
Our neighbors expect no bothersome noise after 10:30 at night until 8AM in the morning.
We need to respect the neighbor’s privacy.
The Tenant, nor their guests, shall not violate any city ordinance or state law in or about the premises for the length of their stay at this home.
Tenant shall not sub-let the premises, or any part thereof.
Tenant shall not make any alterations or improvements to said premises
We rent by the week or multiple weeks only.
We only allow up to 6 guests to sleep over and a maximum of 10 guests at the home at any one time.
We can help to set up SPA treatments directly at the home either inside or in the upscale outside Lounge area.
TO SECURE A DATE:
TO SECURE a date, we require a security deposit of $500 for a week and this holds your date and becomes your security deposit that will be released back to you 10 days after you depart and will be used to fix any damages or excessive cleaning of the home or any missing items. WE would prefer to just return the money in full, so if there are no issues, rest assured, this will be returned.
(SINCE WE JUST CAME ON THE MARKET, if you are looking for July or early August, we will not have 30 days advance, but we can discuss depending on your week.)
After the security deposit is received, and then we require full payment 30 days prior to your date of occupancy.
At this time, you will also need to pay 12.5% TAX
At this time, you will also need to pay the normal $75 cleaning fee
All Monies--- Security deposit, Full payment plus 12.5% tax and $75 cleaning fee can be done directly on the Home Away site using your credit card.
REQUIRED 30 DAYS PRIOR TO CHECK IN DATE
(SINCE WE JUST came on the market, for those searching for July and early August, we will discuss based on your week)
All money's paid as outlined above
The signed rental agreement with the names filled in of all people occupying the home
(This list is needed in case of emergency so the police know who is allowed in the home)
A copy of the Driver's License of the person signing the lease
The person signing the lease, must be at this home during the rental period
NO CANCELLATIONS PRIOR TO 21 Days before Check In day!
NO cancellations for any reason, even for Natural disasters, such as Tropical storms, Hurricanes, Acts of God, etc
Because we cannot find suitable renters on short notice, we cannot accept a cancellation within 21 days before the day of occupancy and therefore there is no refund of any sort, but of course, you would get your security deposit returned along with your cleaning fee and 12.5% tax. Of course, if we do find a substitue renter in time, we would refund your amount of money paid, minus any change in the next renter's rent--which can change on shorter notice.
There are NO Sub-leases allowed on this property--if you cancel, we will be using the home for our own needs.
Once all required documents are received, we can exchange emails or phone calls to get you ready for a great vacation.
We will send you any details that you may need for your check in, such as the key.
This is self check in; the property manager may be available, but not necessary.
CHECK IN PROCEDURE
Check in time is after 2:30 PM
You will have a key or code to enter home.
There should be a list of items that will help with your check in and where to find things
Trash days are Monday and Thursdays, please take your trash in trash bags to the street next to the Driveway before 9AM either or both of these days
CHECK OUT PROCEDURE
Check out is by 10:30 AM and because our cleaning people need as much time as possible to keep this home spotless and detailed for the next guest, we need you to be totally out of the home by this time. A fee of $100 per hour will be charged for staying past this time as this will impact our cleaning schedule.
(Everyone expects to check in to a clean and spotless home)
Please leave the home as you found it, our cleaning people will arrive after you leave to clean, organize and check for any problems.
Draw all blinds to a closed position
Put Air Thermostat on 80 degrees
Make sure that all towels are accounted for and if dirty, perhaps you could put them into the washer machine with hot water, so that the cleaning people can move them to the dryer when they arrive
Please be kind to take the trash out in bags and tie them up and leave inside the garage, since the next trash day is not until Monday morning.
Please close all doors and windows and lock all doors including the Vinyl fence gate leading from the driveway to the paver area.
Use the kitchen counter to leave any notes behind for the cleaning people.
When you have time, email back to us that you have checked out and any thoughts on your stay
OTHER HOME RULES
We only allow up to 6 guests to sleep over and a maximum of 10 guests at the home at any one time.
Renters are responsible for their guest’s behavior
No motorcycles or skateboard riding on the Pavers or inside the home premises
Do not take the house towels or any other linens outside, use beach towels for outside
Please use the outdoor shower or hose to rinse off feet or other, before entering the home
Please use a clean beach towel if you need to sit on any inside furniture if you have a wet bathing suit or have suntan lotion applied

We thoroughly enjoyed our recent stay at "BeachN Breezes". The accommodations were Clean, smartly decorated, & well stocked with all the comforts of home..plus! The location is convienantly only a couple blocks from the beach as well as "Flagler Ave",which is famous for it's variety of shops, boutiques , restuarants, and Pubs. It was most enjoyable sipping coffee in the morning or relaxing with a cocktail in the evening within the unique private courtyard area! We highly recommend it and plan to return. We have rented many times and this turned out to be our FAVORITE house. Not only because of the inside, but because of the private backyard! Being so close to the beach and the town was so nice and relaxing! I can't wait to return later this year. This home has everything, location, only 2 blocks from the beach and 3 blocks to all of the shopping and restaurants. The home was completely stocked. We loved how clean the home was and how confortable the home was. We especially liked the great beds. The private backyard was picture perfect and had so many places to either sit in the sun or watch the stars and also alot of shade areas. Loved the new outdoor private shower. If you are looking for an extremely clean home, walking distance to both the beach and the town, then this is your choice. The home offers both a completely remodeled interier as well as a private walled exterior which has multiple loungers, tables and chairs to experience both sun and shade at many locations.
