This 4,100 square foot cottage and carriage house offers luxury any family could ask for. Perfect for large groups or combined families traveling together the main cottage offers 3 King Master Suites all complete with private bathrooms styled in hammered copper finishings and custom tile showers. The main cottage also features a formal dining area, gourmet kitchen, and antique vintage 1920’s style wine bar . On the 3rd floor of the cottage there is an additional sleeping area with 2 twin bunks and an entertaining area. The adjoining carriage house contains an additional King Bedroom Suite with private bath, a petite gourmet kitchen, and sleeping loft area (6 bedrooms in all). This cottage and carriage house are located at 69 Johnstown Rd, Rosemary Beach, FL, 32461, US, with beautifully striking chandeliers, a mixture of Travertine tile and dark walnut floors, honed Absolute Granite, and custom cabinetry.
COTTAGE-
1st Floor:
Master King Suite, the largest bedroom of them all! Hosts a beautiful chandelier above the bed, a large flat screen tv and a outsized walk in closet along with “his” and “hers” separate baths. Each bathroom is a full bathroom with hammered copper sinks and a custom tiled shower, the “hers” bathroom also hosts a large built in soaking tub for melting away those aches and pains.
King suite also on the first level opposite of the master hosts a private closet with flat screen tv and a private bathroom with similar copper and tile attributes as the master bath.
Full size high efficiency washer and dryer along with iron/ironing board and utility items.
2nd Floor:
Main living area with formal dining seating up to 10 people and the kitchen breakfast bar can seat an additional 4-5 people.
Living room contains beautiful white birch wood décor lamps and tables to match the clean white lines carried in the room. There is a large flat screen tv mounted on a birch wood entertainment center for your relaxing and viewing pleasure.
Moving to the elegant gourmet kitchen it encompasses top of the line stainless steel Viking appliances such as a commercial sized refrigerator and 48 inch professional gas range with griddle, double ovens, custom Absolute Granite countertops, and cabinetry to store the largest of any pantry demands. Also nestled in this lavish kitchen is a 1920’s vintage styled bar complete with ice machine, wine refrigerator, sink and necessary components to embellish any style of the drink connoisseur.
Just around the corner from the kitchen area is a small half bath. There also are several balconies on this floor as well as the exit to the outdoor hallway which leads to the main entrance to the attached carriage house.
3rd Floor loft:
Entering the last floor of the main cottage you walk in to a smaller den-style entertainment area with television, sleeper sofa and a built in bunk bed with 2 twins.
The loft also has a roof deck where views to the Cabana pool are excellent to keep an eye on the kids while enjoying time on the hanging bed or seating this deck area has to offer.
Carriage House-
Entrance to this small abode is on the second floor walkway that connects to the main cottage near the kitchen or down the stairs to the garage/courtyard area.
1st Floor:
A petite version of the main house the main level of the carriage house hosts a 6 seat dining table, intimate living area with large flat screen television and small gourmet kitchen with Viking appliances, Granite countertops and custom cabinetry.
The Master King Suite is on the main level just past the dining room table with a full bathroom flat screen tv, small closet and a private balcony that overlooks the Johnstown road in the Rosemary Beach community.
2nd Floor loft:
A large spiral staircase leads up to the loft area of this large carriage house. This is the perfect spot for the kids! This loft level features 2 custom built nautical themed full size bunk beds with built in TV’s and lots of space for board games or lounging in bean bags while enjoying the loft retreat.
This home also has a double garage and a private courtyard filled with tropical plantings, outdoor dining and comfy rockers to relax and enjoy company in; complete also with an outdoor shower and a private exit directly to the Cabana pool and adjacent playground. There are full size washers and dryers in both the cottage and the carriage house for added guest convenience.
Please note we do not supply beach or pool towels; please bring your own if you will want them. We ask all of our linens remain in the house and are not to be removed by guests.
Beach Rentals of Florida provides all concierge services for our guests. This includes bike/kayak rentals, airport transportation, beach fire setups, fishing charters (Gulf or Bay), baby sitters, grocery shopping, restaurant reservations/recommendations, mid stay cleaning if requested, spa services, etc. The list goes on and on. Anything service you need as a guest at our home Beach Rentals of Florida can provide. Their representatives know the area very well and will contact you once you’ve made your reservation to help you make your vacation plans.
Reservation/ Booking Policy:
• A 50% deposit is due at the time of booking.
• Except for a 3.9% cancellation fee, deposits are fully refundable if cancellations are
given 60 days prior to the arrival date.
• Balance of payment is due 60 days prior to arrival date.
• We accept checks and all credit cards.
• CHECK IN IS AT 4:00 PM & CHECK OUT IS BY 10:00 AM

Why the Owner Chose Private Homes
We chose Rosemary Beach because of the unique, old world architectural designs of the houses and public buildings as well as the community built around a town square with the numerous community pools, public greens, bicycle trails, and recreational areas. The Town Square offers a variety of specialty shops including a day spa. Dining experiences range from coffee shops, candy stores, casual dining to fine dining. The town is occupied by the nicest people we have ever met.
The Unique Benefits at this House
We especially enjoy the serene privacy of having refreshments or just lounging on our upper deck with rocking chairs and flying bed while we watch our grandkids play at the Cabana Pool and adjoining playground. Our favorite activities are having morning coffee and strolling through the butterfly garden and on the powder white beaches, and biking and kayaking

My wife and I have lived in Tennessee for all of our family and career lives. We have now 3 wonderful grandchildren and just recently have taken to retirement. We love the beaches of South Walton on 30-A so much, to have a vacation home here was always what we wanted.
