    The owner has thought about just anything that you could possibly need for your stay from menu's of local places, tourist sites, even a card for the local supermarket so you can take advantage of their sales. He had red roses waiting which wowed the women, and left small instructions any place you would need them to operate something which was very useful especially for operating the shower which has the most unusual way to switch from faucet to shower mode. The house was nice and roomy though the furnishings kept it cozy, and the property was very nice, there were lots of jays and cardinals the first day and multiple murders of crows the second, probably due to hawks flying near by. The property is close enough to anything you could need but a stand of bamboo keeps the place semi private from the residential neighborhood below. All and all we enjoyed our stay and in fact are booking another 2 nights in May.

    Sylvan Retreat Getaway was a wonderful place to stay for our sisters trip. It was centrally located to the activities we wanted to do and the house was adequately furnished so we could fix our own meals and relax in the evenings. I would definitely stay there again.

    I'm so glad we were finally able to book a (mini) vacation that included Sylvan Retreat. I had been looking at the house for more than a year but could not coordinate our calendar with the availability of the property until our stay just days ago. It is a charming, relaxing bit of history that welcomes you the moment you enter! I loved having wifi and a TV in each bedroom (we don't have cable at home, so that was a REAL plus). There were fresh flowers on the table, and every amenity one could think of. I hope to return in warmer weather so that we can enjoy the outdoors. If you have a chance to book this property, you won't be disappointed.

    My family traveled to PA because of the power outage from Hurricane Sandy. We LOVED staying here! We feel so blessed to have found this place! It worked perfectly for our group of 6 - 3 kids, my hubby & I, my 82 yr old fr.-in-law. Taught oldest how to play pool, middle one to play ping-pong. Loved puzzles & games! Saw Jonah at Sight & Sound. Loved the Fireplace (daughter's asthma didn't tho!) Phil was great! The information he had there about the area was very useful! Concordia Church was fun to attend & even worked for 2 hours to help us to vote! We would love to come again, when we can take a "planned" vacation!

    This was our third stay at Sylvan Retreat. We are a group of women who go to Lancaster to shop. We have done it for seven years, and found Sylvan Retreat three years ago. What a gem. It is clean, comfortable, and a home away from home. The home is tucked away with plenty of ground to feel like you are definitely in the country. The two first floor bedrooms have televisions in them, and the upstair area has its own bathroom. The kitchen has everything you would need. To think you are staying in an old schoolhouse is cool as well.

    We can not say enough wonderful things about this property! This was our 1st visit to PA and we really picked the perfect spot to travel from in order to visit the sights! Our Host was delightful to meet and VERY accommodating in every regard! This property lacks NOTHING! There is more than enough room for a family, or a few couples as we had. The listing description and photos are accurate but Sylvan Retreat has much more charm than words can describe! We needed nothing, as the kitchen is well stocked with utensils and the necessary tools for cooking a lovely meal. The linens are provided and we really appreciated the washer and dryer! Beds provide a peaceful sleep and the ambiance of the decor is very welcoming and comfortable! We ventured to many different places, Gettysburg, Hershey Park, Strasberg Railway and Chickies Rock Park near the Susquehanna River where we saw Eagles flying!! Highly recommend Smith's Hotel for Philly Steak sandwiches and the Mussers Grocery store for staples! The Amish goodies in the town of Bird-in-Hand were an added bonus! All were within a 1/2 hour to 1 hour distance. We will definitely be back!

    We stayed for a week in August of 2012. Our two kids (9 and 6) loved the big upstairs bedroom and bathroom. There was a nice selection of DVDs they could watch. The yard was plenty big for them to run around and play, and there was lots of shade during the summer. The place is almost out of sight from the street so it has a very private feel even though it is not out of the way. Both the house and grounds are well maintained and clean, the owner responded to our questions quickly.

    Sylvan retreat has something for everyone! We had preschoolers and a toddler who loved the upstairs bunk room, an infant who had a bed and booster seat on site and an adult recreation room for when the kids had their quiet time. They think of everything here, with tips on where to go, to hiking on the property, to the relaxing swing, to the indoor movies, books and board games And the fire pit to make s'mores was just a perfect way to end a great day in Lancaster!

    We loved staying at Sylvan Retreat. All three generations could easily find points of interest around the property. There was plenty of space for all; the kids loved getting the run of the upstairs, Grandma and Grandpa enjoyed the larger bedroom downstairs, and my husband and I appreciated the King Sized bed in the smaller bedroom. The games shed and the garage were especially popular with the kids, and Grandma enjoyed the historical information. With all the necessities provided, we were able to enjoy a campfire and s'mores one night. Thanks for having the place so well equipped!

    We would definitely rent this place again. It was exactly as the pictures showed. the house is a nice older house with a lot of charm. It is very peaceful because it is set back from the road. Theo owner was very nice and the property has been in his family for many years and he shared that history with us. It was very interesting. We only stayed for a couple of days and we all wished we could have stayed longer. The guys enjoyed playing pool.

    Our week at Sylvan Retreat was just perfect! My husband and I, and our 6 children, thoroughly enjoyed our time in this beautiful, comfortable home-away-from-home while vacationing in the Lancaster area. There was plenty of room for all of us - indoors and out! We enjoyed the pool table, games, fire pit, and many comforts provided. Phil was warm and personable and helpful. The house is conveniently located between attractions in Lancaster, Hershey and Harrisburg, where we spent our days. Our only regret was not having more time to be at the house - it was a wonderful, relaxing place to enjoy a week together with family - everyone had a great time - we would most definitely stay here again!

    We stayed at the Retreat with another Family and there was plenty of room for all of us. We had 4 adults and 5 children. It was great they had the whole upstairs to play and sleep and was pleasantly surprised to not hear a thing through the floors. It had everything we wanted and more. The front game room was great the older kids loved to play ping pong and dance around. The yard was huge but not big enough for anyone to get lost. We didn't have to use any a/c's on the first floor.. the second floor warmed up at night but we just threw on the a/c it was great. We thought the house was very clean and really loved the fresh flowers on the kitchen table so ty Phil! We can;t wait to go back again next summer!! This time we are planning a longer stay!! P.S The only thing we felt it needed was more outdoor lights around the driveway area so walking up from the game room would be a little easier at night..but we brought flashlights so it was ok. Ty again Phil the best vacation we ever had hope to see you next summer!

    My family and I had a wonderful stay at Sylvan Retreat. We really loved every moment. The house was stocked with everything we needed and it was even so much cuter than it looks in the pictures. All the windows and natural light were amazing. My children (7 & 10) were thrilled with the upstairs area and spent a lot of time playing up there. We barbequed in the back and loved sitting around the firepit with friends in the cozy Adirondack chairs. The paths through the property were fun to explore as well. We played a couple of baseball games in the front yard with the provided bat and wiffle ball. We also played some Yahtzee, badmitton, croquet, ping pong, and pool - everything we needed was there. It really was like a home away from home. Thanks so much for making this such a special place for a family to spend time together. We are looking forward to making a trip back someday!

    We decided to come up to Amish Country for a few days to get away from the city. Sylvan Retreat proved to be a great adventure for all four adults and five kids under seven. The property is like a huge playground for kids and they loved exploring the grounds, trails, playground and shed with all of its sports equipment. We spent the first evening enjoying the cool breeze that blew in with a rain storm on the porch and the second evening was spent roasting marshmellow over the firepit. The property is a short drive to Lancaster's Central Market, Dutch Wonderland and Bird In Hand. We loved the rustic, but updated feel of the house along with its interesting history and look forward ot staying here again in the future!

    My family, 5 adults, made plans to go Jonah at the Sight and Sound Theater, and so I looked on VRBO to see if there were any homes that looked nice and Sylvan really stood out to me. For good reason! The photos on the page are accurate to what Sylvan is like and it really is a nice comforting place to be. Each of the three bedrooms were perfect for us. My parents wanted a relaxing room, they got the room right by the entrance with a large sleigh bed and not much else. I got the room attached to the laundry room, a little loud when the laundry's being done but it had one of those round loungey chairs by a window that made up for a lot of things :) It's a very lengthy room with the comfy bed at one end at least another 10 feet of space. My brother and sister in law got the room upstairs so they could have their own private bathroom. But I could see how it would be a great room for some kids to use! Board games, imho, are limited to the basics - monopoly, chess, cards, uno, scrabble and a few more... but there's so much more to do outside besides that - the little shack outside has badminton rackets, hulahoops, frisbees, bocce? etc... and the garage has a pool table and table tennis table... so much to do!! The kitchen is well stocked, including basic herbs and spices... and it's not listed here but Sylvan also has dozens of towels! A couple things that I would take note of: - The shower in the downstairs bathroom does not have a shower head (or did not when I was there). It was just the metal thing that you attach the shower head to. - There's no coffee table in the living area with the fire place, but there is a little chair that you could remove the cushion to use as a little personal coffee table. - The little shelter outside with the badminton rackets is set up like a game room but has a musky smell that I wouldn't recommend you use much... But these are just little details that can easily be looked over. And by no means do they dock a star from my experience :) I would give Sylvan six stars if I could - mostly because of the ice maker in the freezer!!! No summer vacation home is complete without a cold ice drink!!!

    My family and I loved our stay at Sylvan Retreat. It was so peaceful. We loved the home the most, espically the upstairs with all of the built in furniture. There was something for everyone of all ages, we played pool, ping pong, our little one enjoyed the bunk beds, swingset and various outdoor activities. We made a fire at night in the firepit, roasted marshmallows and made smores, Everyone loved it, the only thing we did not like, was having to leave! We made some fond memories while at Sylvan Retreat. There was 6 adults and 1 child and we all would come back and highly recommend this home. The owner was very quick in getting back to me and made sure the house was ready to go along with his contact information should we need it.

    Sylvan Retreat was the perfect base for our extended family vacation in the Lancaster area. We absolutely loved the house. In fact, looking at the pictures now brings back great memories and makes me long to be back there again. My kids had a blast running around the property, making campfires, roasting marshmallows, playing ping-pong in the garage, and so on. It was the perfect site for our Easter egg hunt on Easter Sunday, too. We went for a family jog around the path that runs through the property, and took advantage of the great movie selection. The location was centrally located for our visits to Gettysburg, Hershey, and Amish country. But at the end of each of our trips, my daughter would ask when we were going "home" to our vacation house. All modern conveniences were close at hand, including grocery stores and restaurants, and the owners provided all the information we needed to help us navigate the area and plan our days. We hope to go back to Sylvan one day. Thanks, Phil, for everything!

    We brought 5 of the high school girls from our church's student ministry for a girls-only overnight retreat. They absolutely loved Sylvan Retreat! It was the perfect location for us. All the girls slept upstairs in the loft while the leaders stayed in the bedrooms downstairs. We cooked dinner and breakfast, so having the full kitchen was wonderful. The owner laid a fire for us (it was February) which was great! We even went up to Lake Grubb even though it was wet. This a great place and we'll keep it in mind for future retreats!

    We were so blessed to have our annual womans' retreat at The Sylvan Retreat! The rustic and warm atmosphere with overstuff leather sofas, crackling fireplace, ample warm lighting, the open floorplan gave us such freedom to converse with all attendees as we made our meals, hung around the large dining table. Wonderful windows with amazing views. Great sleeping in comfortable beds. We certainly enjoyed the trails around the property which gave us times exercise and for personal reflection to stop and sit in strategically placed adirondack chairs. There is a small vineyard and holly trees. The outdoor fireplace and BBQ is a plus. It was hard to leave...Phil is such a great host...every detail was covered to making our stay a memory...including roses and donuts. - I recommend this a place for a retreat - so close to every convenience, yet far up out of the away to hear distant church bells in the valley.

    My family of 4 and a second family of 4 rented this property for the weekend while in town for a soccer tournament. The home was absolutely perfect for us! It was clean, well maintained, and had everything we needed. The kids loved exploring the property and the "game garage". They also loved taking over the second floor; plenty of sleeping room and it also had a little sitting area with TV. We enjoyed making a fire both inside and out!! It was great to sit outside, lite a fire in the pit and make s'mores. Phil, the property owner, was great to work with. He responded quickly to emails and provided info when requested. I wouldn't change a thing and would rent again in a second!

    Everything about Sylvan was EXACTLY as we had hoped and imagined! Our family gathered to celebrate my parents 50th anniversary. It was a fantastic place to relax and made some awesome memories! Everyone was teary eyed the morning we left - we wanted to stay another week not because we had more sightseeing to do, but because we wanted to have more time to kick back and enjoy Sylvan! You have thought of every possible detail, Phil! It's beautiful property. My daughters LOVED the trails and the pool/ping pong garage! We played croquet, enjoyed the front porch, and had happy hour around the fire pit. Thanks so much, Phil, for creating the perfect getaway :-)

    My family was enchanted with this wonderfully restored schoolhouse. The home is charming, warm and inviting. Phil was terrific to deal with and has thoughtfully provided many amenities that make this home special. There was lots of firewood, a kitchen with all needed cooking utensils as well as spices and baking extras, plenty of towels, paper products and cleaning supplies. All we had to purchase was our food! The beds were comfortable, with two bedrooms on the first floor and four beds upstairs. This provided great privacy. The flowers were just blooming, there were animals to watch and a well positioned swing. Out back, there was a charcoal grill (Phil provided charcoal.) as well as additional seating and a picnic table. In the garage, there is a very nice pool table and ping pong table. In a shed, there is outdoor game equipment. We played games, enjoyed the fire and relaxed after seeing my oldest brother married. If you are interested in Lancaster, it is only a very short drive down the highway. The Amish towns of Bird in Hand, Lititz and Intercourse are also an easy drive. We enjoyed the buggy ride and loved the J & B Craft store. I bought a hand quilted "Quillow" for twenty dollars less than I saw them priced in a more commercial store and mine was of much better quality. We stopped at a farm that had a hand lettered sign for home made root beer. The root beer was good, but the home made sour cream and chive potato chips were to die for! The interactive theater showing "Jacob's Choice" was not as informative about the Amish lifestyle as I had hoped, but it was still worth seeing. George's Restaurant has a great breakfast. While this property is nicely secluded, you are still very close to all shopping, with a great grocery store just down the hill. We loved our time at Sylvan retreat and highly recommend that you treat yourselves when in the Lancaster area.

    What a marvelous place. But now I'm a bit conflicted - we really don't want this to get out too far, so that Sylvan is available to us whenever we need it. Great space, extremely clean, SO well furnished - everything you need in a kitchen,board games, outdoor toys and sports equipment, logs for the fireplace, comfortable bedding and beds, plenty of closet space. Very nicely located - convenient to Lancaster, York, Gettysburg, etc - and there's a wonderful supermarket just at the bottom of the hill.

    I went away with my 8 month old daughter, my sister-in-law, her 2 month old son and my mother in law for a girls' weekend. We had such a nice relaxing weekend. The house is gorgeous and the view is awesome. We had such a nice family weekend that we are going to try and make this an annual trip. Lancaster is so beautiful at Christmas time! Also, my mother in law left her cell phone charger and Mr Holzinger mailed it back to us & paid for the postage- how very sweet of him! Thank You!!!!

    My three girlfriends and I gather yearly in the Lancaster area to shop the outlets. This was a wonderful home to spend the weekend. It was cozy and fun at the same time. The views from the porch in the morning were outstanding and the sunsets in the west were spectacular. The owner has thought of everything. What was most exciting was too think we were staying in a former one room school house. The beds were comfortable and the kitchen was great. We had fun playing the games provided by the owner too numerous to mention.

    The house is spacious, immaculate, and surrounded by beautiful countryside. The location is very convenient to all the tourist venues in the Lancaster area. We enjoyed the large living room, the comfortable beds, and the quiet. The kitchen was well equipped, and we cooked several meals there. We used the wireless internet connection with our own laptops--I have not experienced this in other vacation rentals, and have even had to run to coffee shops to use my laptop during other vacations. The owner left many maps and brochures which were very helpful in exploring what to do. We spent a day at Roots in Manheim, which is not to be missed--auctions, flea market and farmers market all in one place, and we were also lucky to join the festivities at the Oktoberfest at Stoudt's in Adamstown. I hope to rent the house again.

    The Sylvan Retreat home was the meeting place for my 4 sisters (all from different states) and my mom for a "ladies" getaway. Everyone (except myself) was skeptical about what the house would be like...until we got there. It was PERFECT in every way....my mom is limited physically and the 2 bedrooms/one bath on the first floor was ideal. Although you are surrounded by houses, because of the layout of the property, you have total privacy. The grounds are beautifu and we felt like we were at "home away from home" The owner was helpful, kind and gracious in every way and I can't wait to visit again. I will recommend Syvan Retreat to everyone I know who might be vacationing in the Lancaster area. Thank you Phil for helping us to create the picture perfect mini-vacation we'd hoped we'd have...it couldn't have been better!!

    This property is absolutely beautiful! The owner has thought of every thing you could need during your stay. He was also very easy to work with. I really enjoyed the family nights of board games and the walks along the trail in the back. But my favorite was my cup of coffee in the morning on the double swing in such a relaxing setting. I would recommend Sylvan Retreat to anyone wanting to see the sights of P.A the Retreat is really close to all the attractions but in it's own little world! We truly enjoyed our stay and plan to return one day.

    My wife and I along with two other couples, wanted to visit the Penn./ Dutch country for a few days. We rented this fine old home which was recentley redone, and we loved ever minute we were there, The owner has thought of everything, dishes, towels, TV upstairs and down. I have never felt more at home in my own house. Gettysburg is an hour away, Lancaster about 20 minutes. I would 'nt hesitate to revisit this Retreat anytime.

    The location is beautiful, as is the house itself, which has clearly been recently updated inside. Walking trails on the property are very nice, and while we had no children along, the play area looked like it would be a nice asset for visiting families.
