Tastefully appointed and renovated 4 bedroom condo condo directly across the street from Story Land. Condo has airconditioning, WiFI, CableT.V., fireplace and fully stocked kitchen. Perfect one or two family rental (two bedrooms and 1 bath on first floor) and (two bedrooms and 1 bath on second floor). Beautiful golf course and mountain views from both balconies and all windows. Everything is new... floors, bathrooms, kitchen and most furnishings!! We even have a regular crib, extra pack-n-play, baby gates and high chair for convenience. Our outdoor pool, 9 hole golf course, tennis courts and casual club house are perfect for relaxing after a day playing at all the area attractions. The Ellis river is situated directly behind the condo and offers wonderful fishing and tubing. Cathedral Ledge, Diana's Baths and Echo lake state parks are just a 5 minute drive.

                            We had a great stay at this home. The location across the street from StoryLand was ideal, and allowed us to avoid the awful traffic to and from North Conway. We spent one day at StoryLand and one day at Echo Lake State Park, and we were happy to come back to this condo each time. We were two families, each with two kids, and there was plenty of room for everyone to have their own space and for the kids to run around and enjoy vacation. Not sure if the listing mentioned all the baby supplies in the house (2 gates, a high chair, a baby bathtub) but it was a definite bonus to have them there and made our stay even easier. We would definitely rent this place again and recommend it to others!

                            We had a wonderful family vacation. The Linderhof is such a fun resort. The property that we stayed in was soo nice and roomy. Perfect for our family (5 kids, 2 adults). The kids loved it !!! Would def. recommend !!!!!

                            Well maintained condo, great location, and beautiful views! It's a pleasure to work with owners of this spacious unit. My family certainly enjoyed our annual, NH vacation. Lots to do - something for all ages - relaxing poolside/lunches on site, canoeing, hiking, scenic vistas, mountainside activities, moose sightings, outlet shopping, dining out, as well as tennis and par 3 golf at your doorstep.

                            What a great week. We just returned from a fantastic week of hiking, swimming, golfing and Storyland. With Storyland just a short walk, the location is ideal. The golf course on site was a great place for my son to spend some quality time with dad and the pool helped us cool off after a morning at Storyland. (the condo is REALLY close to the pool) The owners were very easy to work with. they were quick to answer any questions we had and the place was very clean and spacious. The condo was very comfortable even with 2 families and the kitchen had everything we needed. (we cooked a lot) The little extras like a crib for the baby made everything easier. We will be back next summer and we are going to try them out for a girls ski trip this winter. Great place!

                            We stayed at the unit for 4 nights in June of 2010 and had a great time. It was really clean, the kitchen was well equipped, plenty of sleeping room for the 8 of us, the views from the deck were tranquil, and the amenities were decent and the staff at the club house were very friendly. We should have brought more stuff (bikes, pool toys/life vests, baseball gloves, etc) for the kids to do outside because there was plenty of room and a good place to ride bikes. The owners were very easy to deal with, the rates were less than 2 hotel rooms with more space, and we saved even more by being able to prepare our own meals. It was a 5 minute walk to Story Land and right next to the Club House/pool/courts. I expect we will be back next year!

                            Recommended for: Sightseeing, families with young children, adventure seekers, families with teenagers, age 55+.

                            My friends and I rented this condo for skiing over New Years. We mountain hopped all week and never spent more than 20 minutes getting to any of the awesome ski places. The condo is very clean, beautiful and the owners were great to work with. The firelplace was gorgeous and the 8 adults fit perfect. Can't wait to come back for hiking and golfing in the summer.

                            Clean, Clean, and Clean. We loved this place. Owners were great to work with, very spacious...great layout for two families and everything was new! Golf was so much fun and the kids loved the pool. We walked to Story Land and the cribs were a dream. We are already booked for next year!

                          VACATION LEASE THIS INDENTURE, made and executed this day of _ 2013, by and between Daniel Galarza and Jenifer Pessin of 13 Stone Hill Road, Marlborough, MA 01752, hereinafter called the "Landlord," which expression shall include all their successors and assigns, and _________________________________________________________________________________of ______________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________, hereinafter called the "Tenant." Please include full mailing address, email and home & cell numbers. Please fill in number of adults and children staying over-night in condo. In consideration of the rents, covenants, and agreements to be paid or performed on the part of the Tenant, the Landlord does hereby demise, lease and let to the Tenant the premises comprising the Landlord's condominium at H-11 Linderhof Country Club, Glen, New Hampshire, to be used solely by tenant and his/her guests as a vacation residence, subject to the following terms and conditions: TERM. This lease shall commence at 3:00pm on 2013 and end at 10:00am on 2013. RENT. The Tenant agrees to pay to the Landlord, on or before, 2013 the total sum of $ for rent for the entire term of this lease including the cleaning fee and NH state tax. SECURITY DEPOSIT. Upon the execution of this lease, the Tenant shall pay to the Landlord, in addition to the rent specified, the sum of five hundred dollars ($500.00) as a security deposit on the premises during the term of this lease or any extension thereof. Any balance remaining after deducting such sums as are authorized herein or are necessary to clean or repair the demised premises in order to restore them to their approximate condition at the time of original occupancy by the Tenant, shall be returned to Tenant within __30__days of the termination of this lease. PROPOSED USE. Tenant shall use the premises for general residential purposes only, with no more than 10 people occupying the premises overnight and no more than 10 people occupying the premises at any time. Tenant shall not use the leased premises for any other purpose without the prior written consent of the Landlord. Tenant agrees to strictly abide to the terms and conditions set forth in the annexed “Rental Rules”, which are incorporated and made a part of this lease. ENTRY BY LANDLORD'S AGENT. The Landlord by her duly authorized agent, may enter the leased premises for the purpose of maintaining and making repairs to the leased premises or to the building, provided that such repairs do not unreasonably interfere with the Tenant's use of the leased premises, for the purpose of observing whether the Tenant is complying with the terms, conditions, and provisions of this lease and for any other reasonable purpose. CONDITION OF PREMISES. The Tenant acknowledges that that no representation as to the condition or repair thereof has been made by the Landlord and that no repairs, alterations, or renovations are to be made by the Landlord except those which are necessary to ensure the Tenant's right of quiet enjoyment. PETS. No pets shall be permitted on the demised premises during the lease term. SMOKING AND OPEN FLAMES. No smoking of any kind or open flames, including candles, shall be permitted on the demised premises during the lease term. HOLD HARMLESS/INDEMNIFICATION OF LANDLORD. The Tenant shall be financially and legally responsible for any and all damages caused by the negligence or willful conduct of the Tenant, his employees, agents, guests and invitees. The Tenant shall hold harmless and indemnify the Landlord against all liabilities, expenses, and losses incurred by the Tenant as a result of the failure of the Tenant to perform any covenant required to be performed by the Tenant hereunder or any accident, injury, or damage, including breakage or loss of personal property which shall happen in or about the leased property or appurtenances, irrespective of how such injury or damage may be caused, whether from action of the elements or action of negligence of the Tenant, Landlord or any other person. SUBLETTING AND ASSIGNING. The Tenant shall not lease or assign the leased premises or any part thereof under any circumstances. SURRENDER AT TERMINATION. The Tenant shall peaceably quit and deliver up the leased premises when required to do so under the terms of this lease, in as good order and condition, reasonable wear and tear excepted, as the same are now. If the Tenant fails to vacate the premises on or before the time and date specified, Tenant shall be deemed to have breached the lease, and Landlord shall be entitled to the sum of $300/day as rent for each day or part thereof that Tenant holds over, in addition to the other remedies as hereinafter set forth CANCELLATION If the Tenant cancels this lease by providing written notice of cancellation to Landlord, more than thirty (30) days prior to commencement of the term of this lease, the Tenant shall be provided with a full refund of all sums paid to Landlord, including any security deposit. If Tenant cancels this lease by providing written notice of cancellation to Landlord within the period of thirty (30) days prior to commencement of the term of this lease, the Tenant shall then be deemed to have breached the lease, and the Landlord shall be entitled to retain the security deposit of $500.00 paid by Tenant as liquidated damages. If the Tenant cancels this lease by providing written notice of cancellation to Landlord after the commencement of the term of this lease, the Tenant shall then be deemed to have breached the lease, and the Landlord shall be entitled to retain the rent of $ paid by Tenant, in addition to the other remedies set forth herein. REMEDIES. In case of the breach of this lease by the Tenant, the Landlord may terminate this lease by giving notice of termination to the Tenant. Upon delivery of such notice of termination, the Landlord may immediately repossess the leased premises and remove the Tenant and Tenant’s property therefrom, without prejudice to any remedies the Landlord may have to repossess himself of the leased premises by process of law or to recover damages of such breach or default, including loss of future rents and profits. The Tenant shall pay to the Landlord all of the Landlord's costs, loss, damages, and expense, including attorneys' fees, occasioned by the Tenant's default in any of the Tenant's obligations or conditions in this lease or by the Tenant's failure to surrender possession of the leased premises at such time as the Landlord may lawfully demand possession thereof. WAIVER OF DEFAULT. Any waiver, express or implied, by the Landlord of any of Tenant’s obligations under this lease shall operate as such only in the specific instance and shall not be construed as an assent or waiver of any such obligation or condition generally or of any subsequent default thereof. It is a safety hazard to violate this rule. For the safety of you and your loved ones, please do not break or bend this rule. • Please no more than 2 cars parked overnight outside of our condo. Additional cars may be parked behind the Linderhof Golf Course recreation center. • Please park all campers, RV’s, trailers, buses or other similarly sized vehicles in over-flow parking behind the Linderhof Golf Course recreation center • Please stow all skis, ski poles, snowboards, sleds, snow shoes, fishing rods, ice climbing equipment, such as crampons, and similar gear in locker. (Key to locker provided for safe storage). Please do not bring any of these items inside condo. • Please do not bring bicycles, tricycles, scooters, skateboards, big wheels or any other riding equipment inside the condo. For the smaller items such as scooters and skateboards, please use the storage closet. For the larger items, please secure in vehicles. • If you plan on using the recreation center, please check in at front desk prior to every visit and please obey all the posted recreation center rules. Please check in as Unit H-11 Galarza. User fees and green fees will apply for using the golf course. • Upon departure, please follow the simple closing instructions posted on the refrigerator to include: removal of trash to dumpster located behind club house, turn off all lights and appliances to include stove, stereo, ceiling fan, bathroom fans, and T.V., lock all windows and doors and place all dirty dishes in the dishwasher.
