PAYMENTS: For your convenience we accept Visa and Master Card (credit card must be presented by cardholder at check-in), travelers or cashier checks, money orders, and personal checks. Debit cards can be used at rental office. WE DO NOT ACCEPT CASH! Returned check fee is $50. If paying by credit card we will process the payment immediately once the confirmed reservation is made and will process subsequent payments as they are due,(credit card information or other type payments received or rental agreement received or confirmation from guest via phone/fax/email/mail, or confirmation from Sterling Realtors that the reservation has been made and accepted will constitute a confirmed reservation) all other forms of payments and signed rental agreement are due in 3 days of reservation and/or receipt of rental confirmation/agreement to avoid cancellation of the reservation. Personal checks are not accepted within 2 weeks of arrival. Reservations made within 30 days of arrival: The total rental fee including all taxes and fees will be due at the time the reservation is made. Reservations made more than 30 days of arrival: The initial payment of 50% of the rental fee plus all the fees and taxes are due at the time the reservation is made. The final payment of 50% of the rental fee plus taxes is due 30 days prior to arrival. Check-in payments: The security deposit (if required) is due at time of check-in and is accepted only in the form of travelers or cashier checks, money orders, or debit card (please know your pin number).
ARRIVALS: CHECK-IN IS FROM 4:00PM TO 6:00PM MONDAY THROUGH FRIDAY AT OUR OFFICE UNLESS OTHERWISE APPROVED IN WRITING AND SATURDAY BY APPOINTMENT ONLY. THE GUEST ON THE RENTAL AGREEMENT CAN CHECK-IN AND GET KEYS. CREDIT CARD USED FOR PAYMENT MUST BE PRESENTED ALONG WITH DRIVERS LICENSE. THE SECURITY DEPOSIT ( If required) IS PAID FOR BY DEBIT CARD (DON'T FORGET YOUR PIN NUMBER), OR CASHIERS OR TRAVELERS CHECK/MONEY ORDERS-NO CASH ACCEPTED).
DEPARTURES: CHECK-OUT IS 10:00AM UNLESS OTHERWISE APPROVED IN WRITING TO AVOID CHARGES.
Return all keys by 10:00AM-key drop is left of front door. (Diamond Beach leave keys, fobs and garage pass in unit) The rental with its furniture, furnishings and exterior furniture should be as you found it. Just tidy up, clean and put away kitchen items, remove items from washer and dryer, empty and clean refrigerator and dishwasher. Remove all trash to appropriate exterior container. Leave linens on beds and towels in bathrooms, no need to wash them.
CANCELLATION POLICY: We realize that unforeseen circumstances could cause you to cancel your reservation therefore please note our cancellation policy. Once the reservation has been confirmed any cancellation will invoke the cancellation policy below:
a) Non-payment or non-receipt of rental agreement: At discretion of Sterling Realtors the reservation can be cancelled if the payment and rental agreement are not received within 3 days of receipt. Guest will be charged the non-refundable $75 reservation fee, the Travel Insurance premium, plus a $150 cancellation fee.
b) Cancellations within 30 days of arrival: The total rental fee plus all taxes and fees will be forfeited. If travel insurance was purchased, a claim for refund may, if applicable be made through Travel Guard.
c) Cancellations more than 30 days of arrival: Guest will be charged the non-refundable $75 reservation fee, the Travel Insurance premium, plus a $150 cancellation fee.
Refunds: A refund check or credit to the debit card will be issued within 30 days after cancellation.
MISC: AGE: You must be at least 25 years old to rent this property and we do not rent our properties for youth groups, proms, graduation parties, etc.
PETS: Are permitted only in our 'Pet Friendly Homes' and only with written approval and a non-refundable $100 pet fee.
TRAVEL INSURANCE: This is an optional charge and coverage is provided by Travel Guard at a cost of 7.5% of the total rental amount, taxes, and fees.
COMMUNITY/SUB-DIVISION: There are no representations, warranties, or liabilities assumed as it pertains to any of the amenities offered by the communities or subdivisions of the rental properties.

Great Galveston Vacation
We stayed in this condo for a week and half during the fall (off-season). The complex is very nice and the pools are large and well kept. Our boys (7, 5, 4) loved the lazy river even though it was a little chilly. The indoor pool was really nice since it was heated. The outdoor hot tub is large and clean. We had guests over to grill and the 3 grills were very handy and in good condition. The condo itself was very nicely decorated and in good condition. A few cabinet doors were broken but maintenance fixed it quickly. The washer and dryer were very helpful for a longer stay. The condo itself was roomy (1200+sq ft) and with 3 boys running around for over a week we never felt crampped. The balcony is nice and has a good view of the pools and the ocean. The balcony has plexi-glass so felt a little safer than just bars at a higher floor. The kitchen is stocked with all the cooking necessities, so we were able to eat in many times. The manager of the condo was very professional and worked with us for check-in. The condo staff is very helpful and friendly. The wine room was very well decorated. We had a wine/cheese party the first night and spilled out onto the veranda. It was a great place to have guests. The movie room was very nice too and our kids enjoyed the 'movie night.' We even spent a little time in the Jungle room or kids room, there are puzzles, books, bean bags, and other things, mainly for younger kids/toddlers. We would definitely stay here again. It is the best place to stay in Galveston due to the beach access without having to cross busy Seawall Blvd. The beach is well maintained and is accessible via an outside gate from the swimming pool area.

We stayed in this unit for a week in June 2012. This was our first time to stay at Diamond Beach and we were pleasantly surprised. These Condos sit at the very end of the Seawall on the West end. As you drive up to the Condo from the street it's a little deceiving. It's not much to look at. It wasn't till we entered the building and went to the front desk (which is on the 2nd Floor) that we realized how beautiful it was. We were greeted by a very pleasant woman at the desk. These people were WONDERFUL during our entire visit. It is my understanding that each unit is individually owned and rented by Realtors but the Condo personal is what made our stay nice. We didn't swim in the indoor pool which looked to have been right out of a magazine. Our unit was on the 6th floor and the view was outstanding. All the units overlook the pool and face the gulf so there are no bad views. There is no constant traffic noise like the other Seawall hotels because the building sits right on the Seawall. The street and traffic is to your back. You overlook a small parking lot but while were there the only traffic was the occasional seagull feeder and spotted fisherman fishing off the wall. You have access to the Beach, which was located just to the side of the building. It isn't visible from most of the units. The outdoor pool was beautiful and big. The highlight of our stay (especially for the two 12yr olds with us) was the lazy river. It was surprisingly long conpaired to how it looked and the tubes are provided. There is a slide also, but we were disappointed that it was only open on weekends. We had plans to visit Schliterbaun but opted to just spend our time there and relax at the Condo and the boys were completely content. The unit itself was beautiful decorated. It was very modern with bright cheerful colors and light airy but comfortable furniture. Flatscreen TV's with cable in both bedrooms and livingroom. LOVED the washer and dryer in the hall. The Master bath only has a shower but it HUGE with multiple shower heads. It was to DIE for. If you want to take a bath the second bath has a nice DEEP tub. The kitchen was modern with granite countertops and stainless steel appliances. It was nicely stocked with utensils. Only problem I had was some of the cabnets were broken and need of repair. All in all a wonderful stay! Warning: The Realtor's office to check in is off property and quite a drive passed the Condos!
