THE FARMHOUSE
Casa Tersalle is a 300-year-old 'casa colonica', the Italian name for a traditional farmhouse. It forms part of a small, quiet hamlet situated in the stunningly beautiful countryside of northern Umbria in central Italy, just 2 kms from the border with Tuscany. The other house in the hamlet is occupied by a friendly local Italian family who farm the surrounding land. The accommodation is easily reached from numerous airports - Perugia, Bologna, Florence, Pisa, Ancona, Rome. The closest mainline railway station is Arezzo (35kms/20 miles) with direct connections to Florence, Bologna and Rome. Since public transport in the local area is limited, a car is essential for staying at Casa Tersalle.
EXPERIENCE THE REAL ITALY
Casa Tersalle is an ideal choice if you are looking for comfortable accommodation in the Italian countryside, while at the same time being close to amenities - somewhere to relax and enjoy a taste of the natural beauty and the many sights that Umbria has to offer.
If you enjoy nature and walking, there are plenty of possibilities in the area, stunning views and an abundance of wildlife to enjoy. For sightseeing, there are the nearby ancient towns of Citta' di Castello (Umbria), Anghiari and Sansepolcro (Tuscany). In addition to the charming local mediaeval hilltop towns and villages waiting to be explored, there is Italian culture, art and tradition to be found in towns and cities of Umbria and Tuscany such as Assisi, Perugia, Orvieto, Arezzo, Siena, Cortona and Florence, to name but a few, and all within a 1-2 hour drive. Lake Trasimeno, with beaches suitable for children, water sports, ferry trips to the islands and excellent fish restaurants, is a scenic 1.15 hr drive. Rome can also be visited in a day, either by car or train.
Rob and Jane are happy to arrange typical Italian activities for guests, including cooking lessons, truffle hunting, wine tasting, cheese making, visiting a traditional olive oil mill.
COMFORT AND CHARACTER
We (the New Zealand/English owners, Rob and Jane) bought Casa Tersalle in 1989 after falling in love with the area and deciding to settle here. We moved in and then had the accommodation carefully restored, with an eye to retaining the original Umbrian farmhouse character: ceilings with exposed wooden beams, tiled floors, wooden shutters, open fireplace and wood burning stoves are among the features. At the same time we incorporated modern facilities and comforts in the kitchen and bathrooms. All the rooms of the accommodation are light, spacious and fully furnished in a simple but comfortable manner. We now live in the former animal stalls(!) on the property and, while not intruding on guests' privacy, are available to provide friendly help and advice if required.
THE HOUSE LAYOUT
Casa Tersalle is on two floors and is suitable for up to 8 people, offering plenty of flexibility for different sized groups. There is one bedroom on the ground floor and two on the upper floor. For 5-8 people the booking is for the whole house while for 2-4 people the upper floor is closed off; however, an extra room can be made available on request for a small extra charge. The house is a single unit and therefore guests have exclusive use, however many people are staying.
The entrance welcomes you into a large traditional Umbrian kitchen, with an open fireplace and a woodburning stove. As well as the traditional features, a modern extensively equipped fitted kitchen area has been incorporated. The kitchen leads through into the separate dining room and then into the light and spacious living room which, together with Bedroom 1, has superb views of the surrounding countryside. The main bathroom is adjacent to Bedroom 1. The old stone staircase from the dining room leads up into Bedroom 2 which, with its sloping beamed ceiling, has a lot of character. Access to Bedroom 3 is through this room and it has an ensuite WC and handbasin. In all bedrooms there is the option of 1 double or 2 single beds and there is space in the upper level bedrooms for one extra single bed.
RELAX!
There is a large, sunny, south-facing terrace (with shading in summer), where you can sit and relax, eat, drink, chat and generally while away the time while taking in the magnificent views of the surrounding fields and small lake, all with a backdrop of green wooded hills. There is also a small garden below the terrace with a plunge pool for cooling off on hotter summer days. Garden furniture and a barbecue are provided. If you enjoy painting and sketching, this is a perfect spot!

If you are looking to get away from it all and yet have an excellent base from which to explore Umbria and Tuscany - then this is the place for you! My family, 4 adults and 4 children aged 2-13, stayed here for a 10 day vacation in Umbria and Tuscany and were very happy. Rob and Jane made us very welcome and everything we needed from the accommodation we had. the kitchen and dinning areas are spacious and very well equipped. The lounge is comfortable with enough seating and area for the kids to play. There is a TV but we rarely needed to turn it on because there was so much to see and do. The bedrooms were also comfortable and well set out. The hot water was plentiful and didn't let us down even with 8 people showering. We arrived in cars we hired from Rome FCO airport. I think it would be essential to have a car if you want to enjoy this region fully. During our stay we visited many towns - each with its own particular highlights and history: Assisi, Sansepulcro, Monterchi, Arezzo, Sienna, Perugia, Citta di Castello, Florence... so beautiful and such great food. Some of our party took advantage of the many walks that can be made from the farmhouse villa into the surrounding countryside. Stunning views all around and fresh air! Even the teenager in our party managed to have a good time. The local village has a supermarket and excellent greengrocers for essential food supplies. There is a very nice restaurant in Monterchi (5 mins drive) "La Vecchia Osteria". There are better bigger supermarkets and shopping areas in Citta di Castello (15 mins drive) or Sansepulcro (20 mins drive). Rob and Jane are very knowledgeable about the area and were very helpful with giving advice and providing information when needed. We loved our stay at Casa Tersalle. The daily drives up and down the mountain surrounded by the beautifull landscape. The house was very welcoming,all our needs were provided for. There were so many extras, that made it feel like home! Lots of fun and games in the pool! A helpfull host, always willing to advice/inform and guide us when needed. We really felt part of the local area. Visited many of the nearby villages, they each had their own identity. Day trips to places like Arezzo, Perugia, Assisi, Citta di Castello etc. were easy to manage. Feeling very sad on the morning of our departure and really hope to come back one day soon.Recommended for: Age 55+, families with teenagers, sightseeing, families with young children, adventure seekers.

Doing nothing is a possibility at Casa Tersalle, sitting on the terrace with Rob and Jane, drinking local wine, eating tasty local foods, admiring the wonderful Umbrian countryside, retiring to the comfortable well appointed farmhouse accomodation, with your life enhanced and richer for the experience. Or you can get into your car and visit a wide variety of non touristy nearby towns and villages, restaurants, festivals, markets, churches, great art and architecture, or a little further afield, Florence, Sienna, Arezzo, Assisi , Perugia etc. Rob and Jane are wonderful, generous and knowledgeable hosts who have fully adopted daily Italian life and who are willing to help travellers enjoy and gain maximum benefit from their stay. If you want to experience local country Italian life for a while Casa Tersalle is a great place to do so. Highly recommended by three 60+ friends from NZ who stayed at Casa Tersalle Sept 2011.Recommended for: Age 55+, families with teenagers, girls getaway, sightseeing, families with young children, romantic getaway, adventure seekers.

The owners were very helpful and friendly, while unobtrusive. The house was large and rustically attractive with beautiful views. We did have trouble finding it -- be sure you get 2 different maps from the owners and be prepared for some challenging terrain. Our GPS (once we got there) called it "Localita La Tersalle." Also, if you really want to be warm during cold weather, be sure to tell Rob & Jane or they will assume you'd rather not be charged for the cost of the gas heaters. There are surprisingly good restaurants in the area, and many tourist-free little hilltop towns to explore. The unit contains extensive files with all the info you'll need.Recommended for: Age 55+, families with teenagers, girls getaway, sightseeing, families with young children, adventure seekers.
Owner response: 'A bit remote' - this of course depends on expectation. There are two villages within a 5 minute drive, with bars, restaurants and a well-stocked supermarket, with larger towns just a 20 minute drive away. Regarding finding the property: in general guests don't experience problems finding Casa Tersalle. We always send out written instructions by email, together with both a large and small scale map, and we do ask for confirmation of receipt. Concerning heating: guests pay for heating according to usage so that they can decide according to their requirements the means (central heating or wood), level and cost, and certainly not because we 'will assume you'd rather not be charged for the cost of the gas heaters'. It would have been useful in this case to have been advised before arrival of her need for a higher than usual level of heating. Once she made us aware there was a problem, we made a goodwill gesture by waiving part of the heating costs incurred.

We were a group of 8 ladies travelling around toscana and umbria regions. We have stayed one week at casa tersalle where we had a lovely time. It is a very nice house on countryside. All peacefull, quite, green and lovely. It has been a great experience for all of us to wake up in the morning and you have a beatifull toscana hills view from your bedroom window then you can have your breakfast at the terrace with a full view then you can start to drive arround, where you have many many different places to visit and all of them pretty close. We as a group have visited many little villages and towns around. To talk specific 2 days we have been to the very famous cerramic town of the region and of Italy, which is Deruta, where we had chance to attend a 1 day course to make cerramics. Another day we have been near Perugia where we have attended to a cooking course. It was all fun and very interesting. It was very very nice to meet Jane and Rob, the owners of the house, they have been very helpfull and nice to us. After getting to know Jane and Rob now I have the feeling that I have two friends living in Umbria. And I look forward to go back to stay there again..Recommended for: Families with teenagers, sightseeing, families with young children, romantic getaway, adventure seekers.

I kicked off my first trip to Europe with a week at Casa Tersalle after the first few days in Rome. This was a great way to unwind and get into the swing of the Italian lifestyle with as much or as little assistance as we needed. I was travelling with my mum, so we just caught a train from Rome to Arezzo and hired a car for the 40min drive to Monterchi and Casa Tersalle. Rob and Jane were very helpful and most times we had the place to ourselves, so felt instantly at home. The farmhouse was very comfortable with a nice welcome basket of some treats to get us started. My early morning walks along the hillside roads were a treat before our days meandering by car across the country visiting the array of villages and towns. Our Tuscan cooking class with Justin and Rob at Sansepolcro was definately the highlight. Excellent value and great hospitaity!!Recommended for: Age 55+, girls getaway, sightseeing, romantic getaway.

For those who wish to live the experience, Casa Tersalle is the perfect 'Dolce Vita' vacation property. Located on, and in the Umbrian hills, with the delightful view including Lippiano and rolling fields of working farms, the Casa offers all amenities (modern bath, kitchen appliances) in an authentic environment. This is further enhanced by the informative, friendly, helpful and knowledgeable owners/hosts who are living the Italian Dream in the apartment below Casa Tersalle. We spent hours simply enjoying the setting, as well as exploring the area. The children delighted in the house, property and the pool, which was perfect to cool off after a hot day hiking the hills (and hill towns). Proximity to Arezzo, Citta di Castello and Montrichi provided wonderful day trips and opportunities to purchase necessities (wine, cheese and the local salami). We had a delightful time and recommend the property.Recommended for: Girls getaway, sightseeing, families with young children, romantic getaway.

We arrived after a busy 18 days driving around Eastern Europe and felt as if we had come home. Sitting on the terrace sipping a glass ot two of the delicious red wines recommended by our hosts Rob and Jane (who were also wonderfully helpful organising the tasting of these wines at the vineyards), watching the sun set over the glorious scenery of rural Umbria and, as night drew in, the flickering of fire flies began.......it was magical. The recently added swimming pool was great on the very hot days that we experienced during our stay. Our appartment was spotlessly clean and spacious. It was well equipped, low key but very comfortable - even better than we expected from the website photos and description. This part of Italy is really central for exploring both Umbria and Tuscany by car or train. Our hosts have a great local knowldge and were tremendously helpful as we planned day excursions from there. We walked across the fields to Lippiano, a tiny historic town, for coffee. We had great pizza and gelato in Citta di Castello -and watched a parade celebrating the Corpus Christi. We went to Bevagna to join in the Medieval fair, to Spello where artists had 'painted' religious artwork in flower petals.......Assisi and Florence are easy day trips. After which you head 'home' to sit on the terrace and regale our hosts with our adventures over more Italian red. We loved our stay and will always recommend it to our friends, family and anyone else who is interested. We will be back there next year for certain.Recommended for: Age 55+, families with teenagers, sightseeing, romantic getaway, adventure seekers.

We had 8 days with Rob and Jane. We are a 50 something couple from New Zealand and were having our first Italian experience accompanied by our daughter resident in the UK but celebrating her 30th birthday with us. Tersalle ticked all our boxes. It was quiet and the immediate environs were full of real people and real Italian rural life. From the kids from the neighbouring farm driving off to school in their 3 wheeler scooter trucks to the bar 20 minutes walk away in Lippiano and that charmer Marchello and his family in their 'supermarket' a short 10 minutes drive away. With a dozen hilltop villages within 30 minutes by car Tersalle is a great launching pad as well as being a restorative oasis. Tersalle is not a resort. Herein lies it's charm. It is an Italian farmhouse very comfortably furnished and with a good level of appointment and room to spread out in the most picturesque environment imaginable. Rob and Jane are great hosts. They shared a meal with us early in our stay while Rob was a mine of information on the area and on Italy generally. Birthday balloons for our daughter were a nice touch! At the same time, there is all the privacy you need. On our Italian adventure we visited Florence, Naples, Rome and Tersalle. We will return to Tersalle!Recommended for: Age 55+, girls getaway, sightseeing, romantic getaway.

Having just spent three hot, hectic days in Florence, Casa Tersalle was the perfect location to relax and reflect on the first part of our trip. All the basics are covered (often this is not the case, so it's worth mentioning!): the booking process is easy, accurate and friendly (conversing with a real person is great!), the price is very reasonable, the house is spotless, the hosts are welcoming and the accomodation is just like it seems on the website - actually, it exceeded our expectations. The house is spacious, rustic, very comfortable and full of interesting books and information on the local area. There is so much to do; everyday could be a adventure filled with walking in the hills (gorgeous scenery), exploring the tiny and beautiful hill top villiages only minutes away, travelling to and from the larger cities (so many are only a day-trip away) and sampling the local cuisine at one of the many excellent restaurants.... however, we enjoyed the villa so much we had an equally good time cooking up local produce from the local store (the hilarious store-owner becoming a mate for a week!), drinking too much wine on the terrace and traipsing up a track to the nearest village to sample gelato overlooking the stunning farmland. Jane and Rob deserve a special mention - I came to Italy to celebrate my 30th Birthday, and remembering this they left a lovely bottle of bubbles in the fridge (on top of the posh biscuits and wine in the gift basket left in the kitchen), and decorated the porch with balloons on my birthday. They are full tips and hints about the local area, helped us make restaurant bookings, advised us on the next part of our Italian adventure, introduced us to amazing Italian BBQ sausages and Rob even took us on a great tour of Citta di Castello. We really enjoyed sharing a small part of our holiday with Jane and Rob - but if you're looking to be left entirely to your own devices, Casa Tersalle is also the perfect private holiday retreat, with hosts available to help when you need them. I really hope to be back at Casa Tersalle soon!Recommended for: Age 55+, families with teenagers, girls getaway, sightseeing, families with young children, romantic getaway, adventure seekers.

About the owner: We are a New Zealand/English couple, Rob and Jane, who decided to settle in Umbria back in 1989. We bought and renovated Casa Tersalle (lots of stories to be told about that!) whilst living here and since then have enjoyed integrating into life here and learning the language, which we now speak fluently. We are both English language teachers working in the area and in our free time enjoy hiking and visiting the towns and cities of Italy, both near and far. We also make the most of the numerous local festivals that take place throughout the year - often with a food/drink theme! - and enjoy the typical Italian pastime of eating out with friends at restaurants and pizzerie.
