Our condo features a full kitchen, living room & dining area, private lanai, air conditioning, ceiling fans, new hdtv's with satellite in both the living room and master bedroom, full washer & dryer inside the unit, Free WiFi, 2 bedrooms and 2 full bathrooms! Enjoy brand new gas BBQ grilling facilities alongside the pool or simply lounge on the beautiful new poolside furniture.
PROPERTY AMENITIES:
Pool with ocean views, PROPERTY OWNED BEACH across the street, BBQ area, Cabana Area, Koi Pond, 1 Designated Parking Space in the complex, quiet, safe residential neighborhood right on Alii Drive (which is a main vein into the heart of downtown). Free WiFi in the unit and throughout the complex. On site property manager for emergencies and also some great advice for things to do as a local!
KITCHEN/DINING AMENITIES:
Brand new travertine floors. Pantry with shelves and plenty of cabinet space. Includes all major appliances, ie full dishwasher, full sized stainless steel fridge, stove, brand new microwave, toaster, full size stainless steel sink. Also includes all dishware, silverware, cookware, etc so you can cook and eat to your hearts content. Eating bar seats 2 and dining area seats 4 at a round table and is open to living room.
BEDROOM/BATH AMENITIES:
Linens are included (sheets, bath towels, beach towels, etc), however there are no housekeeping services during your stay. A full washer & dryer is in the unit for your use as well as an ironing board and iron.
Master bedroom has King size bed, brand new small flat screen tv, full closet with hangers, large dresser and 2 nightstands. Master has own sliding glass door to the unit's private lanai. You can open the doors and hear the ocean as you sleep! Master bath connects directly into bedroom and is a full bath with tub & shower. There is also a ceiling fan for your comfort.
Second bedroom features two twin beds, a full closet with hangers and a nightstand. There is also a ceiling fan in this bedroom. The windows can be opened to hear the sounds of the ocean and are frosted for added privacy.
Second bath is right next to the 2nd bedroom and is also a full bath with tub & shower.
LIVING ROOM/LANAI AMENITIES
Living room features a newer leather sofa and leather loveseat as well as a new 32' flat screen HDTV with satellite, DVD/VHS player, and stereo with CD player. Has a sliding glass door onto the unit's private, recently tiled lanai. Lanai features a simple outdoor table and chairs for 4 so you can watch the sunrise, listen to the ocean and hear the beautiful birds sing in the morning. Our complex sits alongside sacred Hawaiian grounds, which cannot be built on and our unit is in the building alongside this preserve. You can see native birds as well as small wild boars right from the lanai in the tropical foliage!

My husband and I spent 2 1/2 months on the Big Island at the Royal Kahili. Kailua-Kona is a little piece of paradise and has so much to offer and you could not ask for better weather. This condo is in a perfect location, close to beaches, snorkeling, shops, restaurants and much more. The grounds at the Royal Kahili are beautiful and well maintained. Great pool area with two big gas BBQs which we made good use of during our extended stay. Management is very friendly and helpful and we met a lot of great people around the pool by day or by night. Upon our arrival there were some issues with the condo which the owner dealt with immediately. However, the unit needed a thorough cleaning which we did ourselves as it was going to be our home for the winter. It is true that there is a need for some upgrades especially to the kitchen and bathrooms but it is a work in progress and the updates that have been done have been done really well. The living room furniture is the best we have ever seen in a rental. Although the newly tiled lani does not have an ocean view it is very private and quiet. Away from the traffic sounds of the very busy Alii Drive. All in all the condo was very comfortable and priced very fairly. We are already trying to figure out a way to swing another winter on the big island in the near future.Recommended for: Families with teenagers, sightseeing, romantic getaway, age 55+, families with young children, girls getaway, adventure seekers.

The units property is beautiful. The residents and other guests were so helpful and invited us to Thanksgiving dinner pot luck style down by the pool on our arrival day. The lights on the umbrellas at night were dreamy, the koi pond and grounds were immaculate. Kudo's to the maintenance staff for their hard work. Morning walks to nearby beaches was great with many other walkers out too felt warm and friendly. The one thing I never ever get to do at home is lay in bed with a cup of coffee and either watch the news or surf the net. This is truly vacation for me. I verified that this unit had Wi-Fi and also a TV in the master bedroom before renting The first morning there, the coffee pot didn't work and after several hours of trying, we were unable to hook up to the wi-fi. By going to a neighbors unit later we determined it was not my computer but something with this unit's hook-up so I e-mailed the owner immediately asking for guidance as to what they would like me to do about the coffee pot and help on the wi-fi. I also sent another e-mail re: heavy mildew on the master bath shower curtain and tub caulking along with several photos of grunge. Last but not least, you got it, the TV in the master didn't work. I sent 5 e-mails in the first 4 days and never got an answer. I finally called as a last ditch effort and waited over 24 hours before I got a response (almost at the end of our stay) berrating me for not calling sooner! We arrived on Thanksgiving day so I gave the benefit of the doubt that they may be busy with the Holiday. In the interum we purchased a new coffee pot for the unit and cleaned out the drain in the tub as the water backed up as you showered (yuk). Quite a bit of our displeasure may have been the result of poor house keeping which the owners were probably not aware of. With our deposit refund they refunded 1/5th of the cleaning fee and the price of the coffee pot. As mentioned in a previous review, true, the toilet wasn't bolted down in the extra bathroom but with so many other issues we didn't mention all of the unit deficiencies to the owner, like the shower head, (so corroded it hardly sprayed), the heavy rust around bathroom faucets, shower surround walls seperating from the wall, etc. It just needs additional maintenance. I am concerned about one review here stating 5 stars and a stay date of 12/2/11 as we didn't check out until 12/3/11. I would definately stay at the Royal Kahili again, just not this unit.Recommended for: Families with teenagers, sightseeing, age 55+, families with young children, girls getaway, adventure seekers.
Owner response: We did our best to accommodate this difficult, manipulative & rude guest. My email account, unbeknownst to me, had been hacked which is why I didn't respond to her right away, because I didn't even get her emails. When I finally figured out what was going on & after getting email unlocked, I responded right away. I apologized profusely & explained I hadn't received her emails until just then, even though she was screaming at me over the phone for several minutes. I didn't "berate" her when we were on the phone, I said to her politely, that "if I were in her shoes, I would've called sooner since you weren't getting any responses instead of waiting until the last days of her stay." The coffee maker was replaced during her stay. She also told me of her complaints with the cleaning. Because they were not major complaints about the cleaning (dust in the bathroom vents in the ceiling & spots on the shower curtain) I offered her & I quote, "Does $100 instead of $125 sound reasonable to you?" She responded kindly, "Yes, that would be fine." If this wasn't fine, she should've said so, because I would've tried to come to an agreement to her liking, which is what I thought happened. The TV in the master bdrm was replaced & is a new flat screen. It was not replaced before she left due to short notice & it being the holidays, which is unfortunate. If the previous guests informed me, which is required per rental agreement, I would've known to take care of it. No one has had issues with the wifi before. She also didn't inform me of the toilet & shower heads, which are all taken care of now since the next guests informed me of upon arrival. Technically, her deposit refund should've been void because they skyrocketed the electricity bill & she didn't inform me of the toilet issues (but clearly knew about them since she mentions them here). HOWEVER I still sent it to her due to the issues during their stay. It's disappointing that at the end our last phone conversation with her, she sounded appeased. It's unfortunate but these were out of our control. I find it interesting she would write the review almost a month after their stay & after they received the deposit. I would never rent to this person again since she broke the rental agreement, skyrocketed the utility bill, screamed at me over the phone for a broken coffee pot, manipulated the situation to try to get out of paying a cleaning fee & even after acting understanding & content, writes a negative review anyway.

My family and I had a wonderful time last spring when we visited Kona on the Big Island and stayed at the listed condo. The owners were very friendly and the unit was clean and comfortable. The condo is near some of the best beaches on the island and close to downtown so there was always something to see or do. The pool was lovely and I would recommend this unit to my friends and family. Also, the cost was very reasonable.Recommended for: Families with teenagers, sightseeing, age 55+, families with young children, girls getaway, adventure seekers.

I stayed at this condo back in August with my two sons, the owner asked for a review of my stay. We had an amazing vacation and the price of the condo could not be beaten. It was in an perfect location and although some of the items were a little dated, everything was clean and the condo was being updated. The pool was great directly across from the ocean, again we couldn't have asked for a better location especially given the price. We were really happy with the condo and will keep it on our list of places to visit again.Recommended for: Age 55+, families with young children, adventure seekers.

My wife and I enjoyed our visit to the Big Island, (first time on that island). The property is close to downtown, and some great beaches. We couldn't beat the price, we were extremely happy with our stay and will definitely keep this condo on our list of future destinations.Recommended for: Families with teenagers, adventure seekers.

This condo was a disappointment. The bathrooms and the kitchen are the originals from the 1970's and are showing their age. The bed linens including pillows were stained, and needed replacing. The maintenance was sketchy. One toilet was not even bolted in properly. Upgrades and better cleaning would give this unit 4 or 5 stars because the location is so perfect and the grounds and pool are very nice. It would then be everything the owners claim it to be.Owner response: Our unit is priced according to the fact that yes, the kitchen counters need an upgrade as do the bathrooms. Our kitchen features new appliances such as a fridge and dishwasher. However, this is the first I've been told that there are problems with the bed linens and a toilet needing to be bolted in properly from any guests. Had these issues been presented to me during their stay like their signed rental agreement states, they would have been addressed immediately. These issues have already been taken care of. We did a thorough check of the unit with our maintenance and everything is up to par.

Nice location. Close to EVERYTHING in Kona. Restaurants, beaches, tourist attractions, grocery shopping (ie Costco). Could hear the ocean as we slept and see it from the lanai. Glad we decided to go with a fully furnished condo instead of a hotel. Were able to cook a lot of our meals to save on money. Beds were clean and comfy as were the furnishings. Pool on property was nice, as was the cabana. There were even showers and bathrooms down by the pool area. Owner was quick to respond to our questions and concerns. I would highly recommend this property to friends and family.Recommended for: Families with teenagers, sightseeing, romantic getaway, age 55+, families with young children, girls getaway, people with disabilities.

The property was clean and nicely maintained. Steps away from the beach and with a nice view of the ocean from our very own lanai! There was a sparkling clean pool as well that we bbq'd at after going into town (which was only a couple of miles away) I would much rather travel with the ability to save money by cooking my own meals and this condo had a wonderful full kitchen (even a crockpot was available!). Liked that there was satellite tv to relax to after a day of fun activities. Appreciated the air conditioning on certain nights. Liked having a full washer and dryer. Beds and furniture were clean and comfy. Bathrooms are clean and in good condition, just need a little updating on the decor. Overall this was a great place to stay! So much so I've been there 3 times. Owners are friendly and responsive and provided excellent recommendations from where to eat to must-do's in the area.Recommended for: Families with teenagers, sightseeing, romantic getaway, age 55+, families with young children, girls getaway, adventure seekers, people with disabilities.

About the owner: Family owned and run property. My daughter (shown in the picture) manages the listings and bookings, while my lovely wife and I maintain the property. Both my wife and daughter enjoy decorating the space, while I just enjoy the space period. Hawaii is definately our home away from home and all we ask of our guests is to treat our home with respect and enjoy yourselves!
Why the Owner Chose Royal Kahili:
We love Hawaii, especially the big island, so much to do! A week is never long enough to stay on the Big Island. Then we always had to go two weeks and that was never enough. So, since we were going back every year, we thought, this is it. This is our second home. We couldn't have been happier with the location or the property!
The Unique Benefits at this Condo:
We love to have drinks and BBQ at the pool with the fresh fish caught earlier that day from local fisherman while enjoying the amazing sunsets on the ocean. There is a wonderful farmers market nearby where we buy fresh, organic fruits and veggies and handmade gifts for our friends back home. Just 1/2 a mile away is an awesome beach called Magic Sands Beach, great for swimming and body surfing. Just another couple miles are wonderful snorkel beaches and downtown Kona for restaurants, shopping and luaus!
