  We had a great time on our spring break. We had three families with small children and this house was perfect as we each had our own space/room and bathroom. The kids loved playing with all the beach toys that were provided. The beds were all comfortable and with plenty of towels for each bathroom. We cooked everynight and the kitchen was very functional.

  We mixed three families of six adults and 5 grandkids for a week. Yet, we didn't feel the least bit crowded. Beach Break has all sorts of nooks to escape to...the porches and sunroom, the spacious bedrooms. Perhaps the best thing about Beach Break is the lawn in the backyard...a safe place for toddlers and kids to play. We'll be back!

  We had a wonderful time and the house was perfect. The kitchens had everything we needed. The cleaning supplies (dish detergent, etc.) were a nice touch. The view was absolutely amazing! Thanks again!

  After arriving I was totally surprised after reviewing the lengthy review complaining of bugs and trash at the curb. Yes, folks stayed here at Beach Break before us as there was some trash but it wasn't anything to complain of. This is an older beach front property and everything is here you would need. The place is older which gives it charm and is very kid friendly - we didn't have to remind the kids to take their shoes off or worry about things getting damaged. The place is arranged so that everyone has their own peaceful porch and space. (if you need "quite time") This made it totally relaxing for everyone. We played board games, read books and caught up with each other. The breath taking views are priceless and the owners were more than accommodating. Priceless too! As most or all places on the beach - they have a septic system. "In this land of sun and fun....We seldom flush for number one" . We did not have any septic issues but, with kids there's lost of laundry, toilet flushing, long showers and dish washer running. We tried to be conscious - maybe we're just a little "green" also. LOVED THE OUTSIDE SHOWER.... a little chilly but, charming! BEACH BREAK is a BREAK from fast pace life and it gave us an opportunity to reconnect with family... We'll be back and thank you Jeff for making a memorable family gathering so accommodating. P.S. the beach was perfect for our own evening firework display

  We really enjoyed our stay here the views were amazing and the house is a little dated but it was great. It had everything you could need and Jeff the owner was awesome and very easy to deal with. I would also like to say thanks to the cleaning crew my daughter left her docking station for her ipad and Jeff and the crew did an awesome job at getting that back to us and we thank you for that. We had plenty of room for the 7 of us that stayed there and I would with out a doubt rent this property again and hope to soon. Every bedroom had a breath taking view of the ocean and I didn't want to leave so thanks again it was a great stay. Loving being able to open the patio door and listen to the ocean while going to sleep it was very peaceful and calming.

  Our extended family vacationed here over Christmas to celebrate my parents' 50th wedding anniversary. The house worked out great for sleeping arrangements, having 2 kitchens, outside time and relaxation.The house is equipped with everything we needed. Although I would recommend a second TV. As others have mentioned, the beds/bedding are very comfortable and having one kitchen and refrigerator for beverages worked great! Having the grassy backyard is a definite plus, especially in December when it was a bit chilly on the beach but warm in the grass out of the wind. St. Augustine is an easy 10-15 minute drive with lots to do there. Caps Restaurant just down the road was our favorite! My 19 yr. old son found the surfing to be pretty good and loads of shells on the beach, even sea glass and sharks teeth. Jeff, the owner was very easy to work with and very responsive with the one maintenance issue we had. This house is an older home and somewhat dated. It is not a high-end, granite counter-tops kind of house. However, we found it to be clean, comfortable and had everything we needed.

  Gathered our family (7 adults from 3 different states) here for a celebration of my son's MBA graduation from Jacksonville University. We found your home to be very clean and well stocked with linens and towels. Everyone commented with a thumbs up on the comfort of the beds and pillows. The views were amazing and the lawn provided a good setting for a Bocce Ball court. The layout of the house provided plenty of privacy if you wished yet ample room in the living and dining room areas for "together" time. We really liked using one kitchen for refreshments and the other for food prep/cooking as this kept the working area more open and clear. Having the grill was an added plus! It was an easy commute to the golf course and St. Augustine. The owner, Jeff, could not have been more helpful answering questions before we arrived. All in all, Beach Break was a wonderful place to stay and make memories with friends and loved ones! Thank you, Jeff!

  We were in town for a wedding and did not want to spend a fortune on a hotel room in Ponte Vedra. This property is directly on the beach with an amazing view. The house was very clean and welcoming. Try the outdoor shower for the ultimate feel of tranquility. Thanks to Jeff for ease of communication and prompt return of the security deposit. We would certainly rent again if we are ever in Ponte Vedra!

  I revisited this site to re-book our vacation for next year. I was surprised to see the bad review! We loved staying at Beach Break! Our family visited from us from Ohio. The location was perfect for our large family. Close for visiting Jax and St Augustine. The house has patio's and deck off each bedroom and the kitchen to see the beautiful sunrise every morning! Two Kitchens made it perfect for preparing meals. The Master bedroom is very private and has a large lounge area. Beach Break is a little older but that is what gives it great Character! The home was clean and well stocked and we can't wait to visit again next year!

  My wife and I brought our three adult children and their spouses along with 6 grandchildren for a total family vacation.This beach house was perfect. Very clean, organized and everything we expected the owner to provide was there. A great house for bringing large families. You can be together for great family time and then this beach house is laid out so you can escape from the hustle bustle when you want and go have some private time in your large suite or take a few steps to the beach. Greatest sun rise Ive ever seen, day after day. The owners were very helpful in answering all our questions in advance. Take your family-- you are going to love it and want to come back.
