So many folks tell us that after a long drive, arriving at a house they've never seen before, when they walk inside SOUTHERN BREEZES the first word they utter is 'Wow!' So we call it the 'Wow factor' --how loud the 'Wow' expresses how charming, spacious, and clean the house is. Cape Charles is a Victorian village, and our grand old four-level brick duplex epitomizes the character of the town.
Built in 1923 for two families, that's the way SOUTHERN BREEZES remains today. Choose between the NOR'WESTER for up to 8 people (maximum 6 adults) or the NOR'EASTER for up to 10 (maximum 6 adults).
Need a little more space? Add on the OSPREY NEST -- a 3rd floor separate apartment, also originally built in 1923. The Osprey Nest offers two bedrooms, living room with day beds, and a full kitchen and bath. (Not rented separately.)
The Nor'wester and Nor'easter each include a living room and front porch, dining room, eat-in kitchen and half bath on the first floor. An easy walk up the presentation staircases brings you to three bedrooms and a full bath. The full basement includes a laundry room with stall shower and sink on each side with storage space for bicycles and fishing gear, just a few steps down from the outside entrances.
The Nor'wester has 1 king bed, 1 queen bed, 2 twin beds, and 2 bunks. The bunks are on the sleeping porch sunroom for kids old enough to be downstairs by themselves. (And they will be thrilled -- there's even a TV!)
Over in the Nor'easter there's a king and a twin in the front bedroom, a queen and a twin in the middle bedroom, a queen in the back bedroom and 2 bunk beds downstairs.
Every room has cable TV/DVD plus online movies & music -- thousands of titles from Netflix, Amazon, Cracker, and Hulu, plus Pandora music. And the living rooms have Angry Birds and Pac-Man games as well.
And of course, we have high-speed WIFI Internet!
The kitchens have seating for 6, and the formal dining rooms seat up to 8. The Nor'wester living room has an extra-large sofa, while the Nor'easter has a sofa and a love seat -- all ideal for watching movies on the big screens.
Each room has its own window AC, so everybody can be happy at their own preferred temperature. Or, open the big windows and catch the breezes! The bedrooms have ceiling fans and transoms over the doors. Off season, enjoy the old-fashioned steam radiators that will warm you to the bone!
There's a shower/bath on each second floor, another shower in each lower level laundry room, and a private hot shower outside (our favorite).
Updated kitchens include dishwasher, microwave, ice maker, coffee maker, blender, electric teapot, etc.
Four cruiser bicycles on each side, and two more in the carport.
Full-size washer and dryer in each laundry room.
The entire house has been repainted in fresh, cheerful colors, and the bed selection ranges from firm to plush. Heavenly!
You'll enjoy 'Cracker Barrel' rockers and wicker furniture on the divided front porch, stainless steel pots and pans in the kitchens, and both gas and charcoal grills in each separate picnic area out back.
We provide sheets, blankets, pillows, and towels (including beach towels), soap, dishes, silverware, and pots & pans. Also lots of books and magazines -- plus the town library is a 5-minute walk away!
Arranging to stay at SOUTHERN BREEZES is easy: no contract to sign, no check to write, no security deposit, no worries about keys. Just call George with your credit card info. You'll receive an email receipt and welcome letter with everything you need to know, including the lockbox combination on the front door. When you depart, just return the key to the lockbox -- that's it!
Everyone LOVES our monthly payment plan! For example, reserve six months in advance and have 1/6 automatically charged each month to your credit card. Or if you prefer, pay half to reserve and half upon arrival. Either way, if you have to cancel for any reason, all your payments are refunded without penalty.

PARENTS -- This area is perfect for children! The bay is calm and shallow. There's a huge park and playground just up the street. And with minimum traffic and the shallow bay, you can relax and let your older children roam and bike the town at will. There's a skateboard park, tennis court, beach volleyball games every night, fishing and crabbing. For a change of pace, take a day trip across the bridge to Virginia Beach, Busch Gardens, and Williamsburg.

(This family stayed in the Nor'wester plus the Osprey Nest.) We arrived May 10 from Pennsylvania -- me (the mom/grandma), my two daughters, three granddaughters, and a precious 2-year-old great-granddaughter. (Actually, one granddaughter & my great-granddaughter met us here from Virginia.) We love this house with all its charms -- the large rooms, ceiling fans, open stairway, and multiple bedrooms and bathrooms. Plus a great front porch, and a short walk to the beach. We enjoyed a sun-filled day at the beach, dinner at Sting-Ray's (delicious homestyle meal) on Friday, and on Saturday another great meal of local seafood at the Shanty, ending with ice cream at Brown Dog (don't miss it!). We wanted to stay and experience the historic town of Cape Charles. It was important to us to stay in one of the historic classic homes. We loved this beautiful home. What a treat! It truly is a vacation get away. Super comfortable, well appointed, roomy, and to the kids delight TVs in every room with movies galore. Plus bikes and beach gear. The location is the best in town. We never used our car except to explore outside of town. George and Dorie were wonderful and we will go back!Recommended for: Sightseeing, adventure seekers, tourists without a car, age 55+, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.

We had a great stay at 104 Monroe! We met up with our European friends and both had one side of the house. With in total 4 adults and 6 kids we really enjoyed the spacious, beautiful homes; the bikes, the grill, the movies and short walk to the beach and main street! One of our kids left their favorite stuffed animal and Dorie George right away mailed it to us! Bottom line; a great place to celebrate a family vacation!Recommended for: Tourists without a car, families with teenagers, families with young children, girls getaway.

I rented both sides of this beautiful colonial for 3 nights last week. A family wedding brought us to Cape Charles. With the closest hotel chain being over 20 miles away, staying local was the best option, practically and financially. We had 10 adults and 3 children under 15 along with 2 small dogs. It was so great going between both sides and visiting with my parents and siblings. We were barely 3 minutes from the beach and 5 from the wedding venue. Everything we needed and those we never thought of were at the house. Be sure to check out the basement:bikes, beach toys, towels, laundry. We just returned from a memorable and relaxing stay on Monroe Street. The whole town is charming but this house is in a particularly good location--two blocks to a less crowded spot on the beach, two blocks to the pristine city park, a few blocks to the little shops of Cape Charles should you want to walk or bike to get coffee, ice cream, the morning paper, etc., and yet it is on a blissfully quiet, tree-lined street. The house is impeccably kept with every comfort in mind. Although vacation time is typically a time to "unplug" we appreciated the free wi-fi, Netflix, Vonage phone, etc. The owners have thought of everything and were available if we had questions or needed sightseeing, restaurant, or other suggestions. My only hesitation in giving such a good review is that I don't want to let the secret out on what a treasure Cape Charles is! It is perfect for a family vacation and we loved taking leisurely strolls with our dog to take in the beautiful architecture, gardens, and beach sunsets.Did you find this review helpful? Southern Breezes was truly a fun place to stay. We rented the Nor'easter side for our family ranging in ages from 12 to 74 with a couple of college-aged kids included. This rental exceeded our expectations in many ways. The house was very clean and it is evident great care is taken of the property inside and out. The beds were especially comfortable with the finer linens and mattresses that are used and each guest frequently commented on how well they slept! The availability of basic assundry items was really a bonus and it was nice not to pack detergents, sugar, salt, coffee supplies, and the like. We prepared most of our meals using the kitchen as well as the outside gas grill and found everything that we needed. The pictures of the house and description given by George and Dori in the listing are a true and accurate description of what you find and experience here. George and Dori were extremely helpful by recommending activities like the sustainable complex boardwalk thru the forest, providing a place to charge our rental golf cart, making available extra bikes that weren't being used by other side, and forwarding us news-worthy town events via email so we wouldn't miss a thing. The beach is so close and time spent there was awesome. From searching the water for critters, to sunsets, to flying kodiak boats, to kite-surfers showing how its done, we all enjoyed the beach and water. Town was a very short walk from Monroe Ave as well and this location at 104 Monroe did prove to be highly desireable for its proximity to everything we found fun to do. Our late lunch at Aqua was very good, we had a large party and the service and food were excellent. We had dinner at Kelly's Gingernut Pub and that was good. The Pharmacy Soda Fountain was fun for a lunch. Riding bikes, exploring all that nature provides at Cape Charles, riding our rental golf cart around (location of rental company is on the right just as you come into town of Cape Charles), and spending time on the beach and in this very comfortable and accomodating house with family made this place somewhere we will come back to. P.S. The availability of Netflix, Pandora, and Wi-Fi, made the downtime for the young adults feel like home. The large library of books and videos proved to be a benefit many of us enjoyed as well.Recommended for: Adventure seekers, age 55+, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.

My family and I, plus furry friend, stayed in the Nor'easter this Thanksgiving. What a really superb house with lots of character and old world appeal, whilst providing all the necessities for a comfortable stay. We felt right at home and the closeness to the beach is wonderful. Our dog got so many walks there she is miserable to be back home! The owners, George and Dorie, made us feel very welcome and also allowed us to check out late on the day of departure, which really added to our relaxing getaway. Cape Charles may not be for "the young and the restless," but our children loved it! There is a feeling of the innocence of bygone days with children playing on the green -- in fact we thought this town would be a great movie location! Our family rented both sides of this amazing home for the month of October. What a wonderful time! Location is wonderful with the beach a mere block away on one end of the street and the park at the other end. There are great restaurants within walking distance and the fishing pier was a beautiful place to watch the sun set. The home itself was well kept and adequate. While there are some improvements that can be made, the owners just bought the home last year. I am sure that updates are planned for the kitchens and baths. The amazing thing was how well stocked the home was. We found a total of 4 bikes, crab pots, sand toys, beach towels and chairs as well as other thoughtful starters like laundry soap, paper towels, and kitchen supplies. There was also an outdoor shower and both charcoal and gas grills for our use. The back yard was large in comparison to others that we saw. The owners were friendly and hospitable. They live upstairs and so any issues that arose were taken care of immediately. Our family has vacationed previously on the Outer Banks and found that this was a much more laid back vacation... which we loved. However...I must say that if you are used to busy vacations be prepared to relax in Cape Charles. Restaurants (while amazing) are limited as are tourist attractions. However... there is so much to enjoy here that we were hesitant to leave. We had an amazing family vacation and plan to return next year. (Translated from French) George and Dorie’s vacation home (Southern Breezes) was really perfect for our family, which includes 2 adults and 4 children (15 months, 3 years, 6 years and 8 years). The children had plenty of room to play and run around, and we felt right at home. During a heatwave, we really enjoyed the air conditioning and fans in the house. The outdoor shower was also a hit with our family. The beach is ideal for young children because the water is calm and shallow. In addition, the beach was so quiet that the children could enjoy a sense of privacy. We also did a lot of biking with the children, and enjoyed the park just up the street. We even went crabbing off the pier, and afterward enjoyed a true “southern feast.” Cape Charles is a quiet village with some small souvenir shops. For a little more action, we visited the beach at Kiptopeke Park (10-15 minutes away), where our children were able to sea kayak, body surf, and even make some shell necklaces. We also went to Virginia Beach (about one hour away) for body surfing, shopping, and visiting the zoo. Finally, we visited the island of Chincoteague (1 hour and a half away) where we saw wild horses and spent the afternoon at the beach. Our stay in Cape Charles would not have been the same without the warm hospitality of George and Dorie. They are a friendly couple, caring and attentive to the needs of their tenants while respecting their privacy. Thank you to George and Dorie for this wonderful trip!Did you find this review helpful? Absolutely wonderful family vacation. We stayed the first week of August and the weather was beautiful and Southern Breezes was so comfortable. The hosts George and Dorie where very gracious and accommodating. The house had everything to make the time spent there restful and enjoyable.Our family had an incredible time in Cape Charles and would recommend to anyone looking for a laid back and relaxing vacation. We can't wait to get back!!!Recommended for: Families with teenagers.

Maybe we're biased, but we think Monroe Avenue is the best street to live on in Cape Charles! It starts at the beach and runs to Central Park, where it stops, so there is no through traffic! You can count the cars that pass in an hour on the fingers of one hand -- and they drive about 10 mph.
