Spacious 4 bedroom 2.5 bath country home on 3 beautifully wooded acres with mature gardens, specimen trees, built-in pool and more. A great central hall colonial layout, with fireplace, wood burning stove, antiques, and artwork -- yet totally homey and comfortable. Lots of songbirds (it's incredible when you sit outside in the early morning and the birds sing and sing), bunnies, and other wildlife.

This listing may be new for 2012, but it is not the first time it’s been listed. It was posted last year, a fact my husband and I know very well since we rented it for the month of August, 2011. We saw the property in March. At that time we were aware that the owner had a dog and three cats, which were in the basement. The house was presentable and the dealings with the owner were very cordial. In fact, since she lived in the house and would be staying in Manhattan while it was rented, we offered her use of it mid-week since we only planned to stay there on weekends. When we checked into the house, we discovered a major problem almost immediately. The house was clean, but as soon as my husband sat on the sofa, his dark slacks were covered with animal hair. The stairs to the second floor were covered in thick (and stained) wall-to-wall carpeting, and as we ascended we were greeted by the very definite smell of cat urine. The smell was so overwhelming in the master bedroom that we could not sleep in it. We spent the night in the guest bedroom. In the morning it was easy to decide that “maybe we’ll get used to it” was not going to happen. We left before breakfast and never returned. We called the owner immediately. Not surprisingly, she said she had never noticed an odor. After several calls and e-mails she said she would try to rent it and return some of our money. However, it soon seemed obvious that no serious attempt was made. We accepted the loss of the month’s rent and acknowledge that we did see the house before renting it. Our guess was that the offensive animal smells that were not a factor in the winter, became apparent in the hot, humid days of August. Although the owner was under no obligation to do so, a small refund as a gesture of good will would have been appreciated, especially since she had the use of her house back and the entire month’s rental fee.. As a footnote, we have rented six other properties listed on VRBO, and have been extremely satisfied.

Owner response: The house has been rented many times in 2011 (the house was off market for most of the year, and put back in the late spring of 2012), and we never had a complaint before this. It was very unfortunate what happened with these renters. They had been to see the house twice, and told me on the first visit that -- despite the fact Neil was highly allergic to cats -- they loved the house and wanted to rent it. They came again for a second time, just days before the rental, to drop off some suitcases. While this would have been an ideal time to tell me if there was a problem -- they said nothing except "thanks" for letting them move their things in early. They never mentioned anything about a smell, stains or any animal issue. My feeling is that once they moved in, he had an allergic reaction -- as will happen to many people who are highly allergic to animals. This is why I make it very clear up front that this is an animal friendly house -- and if someone is allergic, it is not an appropriate vacation spot for them. Most people who are allergic know better. They moved in and then wanted out right away: I had already turned down multiple people for August weekends and week long rentals. I am sorry they were disappointed, and told them I would refund them some money if I had new renters for August.

About the owner: I've owned this wonderful house for eleven years. It's a large, super comfortable, down-to-earth house that offers the best of the country with the convenience of the village just a mile away. The property is on 3 private acres with professionally landscaped gardens surrounding the house, in the pool area, and along a stone wall and stone steps that run down the front of the property. It's very private, with lots of yard surrounded by tall pines and woods. The woods lead right into Burger Hill Park and the Landsmankill trails are across the street. There's also an amazing amount of wildlife: two hawks have nests in the trees in back, you'll hear the owl at night and during the day songbirds and woodpeckers. You'll also see an occasional coyote, fox, even bobcats. The house is also very convenient to NYC -- I lived in the house for a long time, commuting every day to 19th St. for work. It's a quick 10 minute drive to Amtrack (Rhinecliff Station), with free and stress-free parking. The house is available for monthly rentals.

Rhinebeck is beautiful quaint town with great restaurants, stores, antiques, hiking trails, music, horses, and wildlife. I looked to buy in this area for a long time, and as soon as I saw my house, I knew immediately this was the place. Little did I know that it also butts up against a state park, is only a mile from the village, 7 minutes to the Amtrak train station, and that I moved into what feels like an animal sanctuary at times.
