  We ( 4 women over 55, college friends who meet once a year in different parts of the United States) recently stayed 4 nights in the Cozy Cottage in Asheville and were very pleased with our choice. The house was very clean, nicely decorated, in a perfect location which was walking distance to downtown shops and to many wonderful restaurants recommended by owner Terri. Everything was as promised in descriptions and pictures and Terri was helpful and pleasant to deal with. We spent enjoyable mornings over coffee on the beautiful front deck and memorable evenings drinking wine in the cozy living room. The beds were comfortable with lovely linens. We will definitely recommend this house to friends who might travel to beautiful Asheville and the area. We had a delightful time.

  Great house, perfect front porch, and the ideal location. We stayed 4 nights during a visit to Asheville for a wedding, and the Church St cottage could not have been a more perfect place to rent. Highly recommended. Enjoy!

  A woman from Santa Fe, NM on a quest with 4 friends to find an old cemetery where her great, great, great grandparents were buried! They found the cemetery & also found this wonderful old house in the middle of downtown Asheville that has been so lovingly cared for and maintained. The Cozy Cottage has a wonderful updated kitchen and two baths, and is exceptionally clean. The pictures do not do the house justice; we had a wonderful time and will definitely return to Asheville and this exceptional cottage! Thank you, Terri & Carlos, for allowing us to be guests in your wonderful cottage.

  Two couples driving a distance to meet up for a few days in Asheville. We could stay in a hotel or a B&B, but then there'd be little down time together. So I went hunting for a rental and found the Cozy Cottage. It perfectly suited our need - plenty of space, well-appointed kitchen, great porch for coffee and cocktails, easy walk to fantastic restaurants and shops. We were right in downtown Asheville with the quiet of the Grove Park neighborhood. The home is clean, comfortable, and perfectly suited for a few friends to get together for some nights in Asheville.

  The cottage is within distance to everything downtown. It is very clean and comfortable. Off street parking in the back is a nice feature. I do not hesitate to give this location my highest rating.

  Cozy cottage is in the middle of everything in Asheville. Why stay at a hotel when you can stay at this gorgeous home feet from all of the great restaurants and bars. You can throw a rock to Wicked Weed! We will definitely be returning.

  This is such a beautiful little house in a prime location for exploring downtown. We parked the car and never got in it again until we left because we walked everywhere. The decor of the whole house is fabulous and we felt instantly at home! I wish that bright sunroom in the front of the house upstairs was a regular bedroom rather than a sofa bed. I think it would be put to better use that way.

  From the minute we walked into this totally renovated home just a couple of blocks from town, we knew we'd made the right choice. It was a short walk to The Lobster Trap restaurant, Tupelo Honey Cafe; and the microbreweries were only a 5 minute drive. The decor in "Cozy Cottage" was warm and inviting. We had plenty of room to cook breakfast in the updated kitchen, enjoyed comfortable seating for relaxing with a glass of wine in the family room, and had beds with warm, tasteful comforters in the oversized bedrooms on the second floor. Anticipating snow in March, gave us reason to stay close to town rather than high in the mountains this trip. The one regret was that it was too cold to sit outside on the expansive covered porch and enjoy the rockers!

  Recommended for: Age 55+, adventure seekers, tourists without a car.

  From the arrival to departure, everything was thought of by these homeowners. Seriously everything! There were board games and movies for the kids and adults, enough dishes and cookware, you can actually cook a meal, everything!, down to having coffee and filters in the kitchen (I normally bring my own for my VRBO stays, because other property owners aren't as thoughtful). As an added bonus it is walkable to all the restaurants and shops on Biltmore, and the local food co-op for groceries. Definitely our destination when we come to Asheville!

  My family and I enjoyed a wonderful weekend it this beautiful cottage. The location was ideal to walk downtown and was within close proximity to our driving destinations. The owner was very helpful in suggesting places to dine and locations to visit. There was even a sweet "Happy Birthday" message on the board in the kitchen. The place is very clean and tastefully decorated. We will visit again!

CHECK IN/ CHECK OUT TIMES: CHECK-IN TIME is after 4 PM EST CHECK-OUT is 10:30 AM EST Thank you for your consideration in keeping the check in and check-out times as we must clean and prepare Cozy Cottage for the next guest arriving just as we did for your arrival. ;) No early check-in or late check-out without prior arrangement with the owners. We will be happy to accommodate you if possible. 2. NO SMOKING: This is a NON SMOKING rental. A $300 cleaning fee will be charged for anyone violating this policy. 3. NO PETS: Pets are not permitted in Cozy Cottage under any conditions. A $300 cleaning fee will be charged for anyone violating this policy and may result in your being asked to leave the premise. 4. MINIMUM AGE: We will not rent to vacationing students or persons under 25 years of age unless accompanied by an adult legal guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT: A damage/"Security" deposit of $350 is required. This must be received prior to check-in date, via ECheck or credit card. The security deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met. The security deposit will be refunded to the account that the payment was made from. ie: ECHECK, VISA, MC, Discover a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in waste baskets and soiled dishes are placed in the dishwasher and clean. d.The unit is left locked. e. All charges accrued during the stay (e.g. pay per view movies) are paid prior to departure. f. No linens are lost or damaged. g. No early check-in or late check-out without prior written or texted approval of owners. h. The renter is not evicted by the owner (or representative of the owner) or the local law enforcement. i. If you paid for your stay with a credit card the 2.5% Credit Card handling fee will be deducted from the security deposit. 6. PAYMENTS: Payment of fifty percent (50%) of the rental fee is due at the time of booking the reservation. The remainder/balance of the rental fee is due sixty (60) days prior to date of reservation. Please make your payment via the VRBO secure online payment website whith the confirmed rental dates and agreed upon rates and will be sent to you via email for payment. You can pay via ECheck, Visa, Master Card or Discover. Once the VRBO payment system accepts your payment your reservations will be immediately confirmed. The ECheck is a free (no fee) service. We prefer that you use the ECheck if possible. Otherwise, a 2.5% fee for Credit Card processing is required. 7. CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be eligible for a full refund, minus a $100 service charge. Cancellations or changes that result in a shortened stay, that are made within forty six (46) to fifty nine (59) prior to arrival date, forfeit fifty percent (50%) of all rental fees, except tax. Cancellations made 45 days or less of arrival date will forfeit all rental fees, except tax. Early departure does not warrant a refund of rent. After cancellation, if the rental property is rebooked for the reserved dates, all rental fees will be returned, minus the $100 service charge. 8. MONTHLY RESERVATION CANCELLATIONS: Monthly renters must cancel sixty (60) days prior to arrival, and will be eligible for a full refund, minus a $250.00 service charge. Monthly renters who make a change that results in a shortened stay must be made at least sixty (60) days prior to check-in. Cancellations made fifty nine (59) days of stay will forfeit the entire rental fees, except tax. Early departure does not warrant any refund of rent. If the rental property is rebooked for a portion of the reserved dates, a portion of the rental fee will be returned, minus the $250.00 service charge. We strongly encourage renters to inquire about and secure "Vacation Insurance" from an outside vendor. 9. MAXIMUM OCCUPANCY: The maximum number of guest per unit is limited to (7) seven persons unless otherwise agreed upon in writing by the owners. 10. NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels if applicable. We do not permit towels or linens to be taken from the cottage for swimming or any other use. 11. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of all payments, deposit and/or rental money, and the party will not be permitted to check in. 12. WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance. 13. PARKING: We offer parking behind the house for up to 3-4 autos. This is a private parking lot for the use of our house guest only. Please report any vehicles that are parked that are not your own immediately to Terri at (843) 364-9066. 14. STORM POLICY/ROAD CONDITIONS: No refund will be given for storms or other "natural events" or "natural disasters" such as hurricanes, blizzards, etc. We do not issue any refund due to effects from storms or other events. We strongly encourage renters to inquire about and secure "Vacation Insurance" from an outside vendor. We have these policies in effect for our guests' safety, hygiene & well being. Our goal is to provide a very luxurious, safe and highly enjoyable experience for all of our guest, and we appreciate your cooperation and assistance.
