  My husband and I spent our honeymoon and first trip to St. John at Balance Villa. The villa was absolutely perfect for our needs! The views are absolutely breathtaking, you feel like you are looking at a postcard everyday! Fish Bay is a great neighborhood. It was very quiet with minimal street traffic. The roads to the villa are almost all paved and very easy to navigate. The villa has absolutely everything you could need and desire for cooking or entertaining. The outdoor showers were a fantastic way to rinse off after a day at the beach. We particularly loved how all of the windows and doors are screened so you can really open the house up and feel like you are outdoors without letting the bugs in. A/C in the bedrooms is also nice, but not even a necessity as the weather is so perfect in St. John in April. We would highly recommend this villa to another honeymooning couple, small family or set of friends traveling together. Thank you Ann and Marc for giving us this opportunity!

  4 of us arrived and were amazed at how much nicer and believe it or not, better the place looked in person. Ok that first drive on the steep and I do mean steep hills of St. John was most interesting, but so worth the short drive to get to Balance Villa. We loved it? The pool was beautiful, the views were amazing especially while taking a shower outside at dusk. WOW! I am a cook and the kitchen was great. It had more than I expected which was great. Every night it was fresh salsa, guac, chips and of course cocktails on the porch watching the sun set. The grill got quite a bit of use as well! Very clean and neat. Impressed with the condition. The rooms were very nicely appointed and the little extra touches such as coolers and beach chairs was well appreciated. Beach towels in plenty of supply. We never used the AC once because it was 80 to 85 degrees everyday. We did have the obligatory daily downpour but that got us out of the sun for a few minutes. It always dried right up and we'd be back out at the pool. We will consider coming back again. Very relaxing, beautiful, calm and......oh yes the little excitement on the side. First full day, 2 folks are lying on what we called the sun deck, one person was longing on the porch and I was in the pool on the raft relaxing. Heard a little squirmish up above in the garden and then there they were. 2 Iguanas came flying off the stone wall, about 8 feet up in the air, right onto the sun deck. They saw me in the pool and one decided to come right in. Well you can imagine I got out of the pool real quick. They are harmless and no one was hurt. This is probably the best story of our trip. Certainly the fastest I moved the entire week. We laughed for hours! It was awesome. pack you swim suits and make the call, this place is heaven on earth!

  We just returned from the most incredible family vacation in St. John. Our stay in Balance is a good part of what made it so great! The owner was very quick in responding back to me with all of the information for our arrival. We were met at the dock in Cruz Bay, walked to the St. John Car Rental to pick up our jeep, and then led to the villa. It took us about 10 minutes, if that, to get there and boy were we so happy when we first saw Balance! Let me back up here and say that the drive there was not bad at all and the driveway was very easy to get in and out of. A lot of the driveways in St. John are quite steep and scary, but not at Balance. Pictures just can't do justice to this beautiful villa! You first walk into the gorgeous veranda area with an equally gorgeous pool. Our teenage boys wanted to spend a good part of the day just hanging out there! Then, when you walk inside here is this beautiful new home! We loved everything from the decor, tile flooring, fantastic kitchen, comfortable beds, and last but definitely not least, the outdoor showers! I really felt like I was a guest in someone's home instead of staying in just a barely furnished rental. I also loved that I could go out running every morning and feel safe. Fish Bay is in a neighborhood watch area. Last time we stayed in St. John we were in Great Cruz Bay and I didn't feel as comfortable there to run by myself. It was so worth the few extra minutes drive out of town to stay in Fish Bay! The villa has chairs and coolers (a large & small one) to take to all of the beautiful beaches! By the way, our favorite place to snorkel was Leinster Bay & Waterlemon Cay and our favorite beach to hang out at was Maho Bay. We also ate at some great places like High Tides, Rhumblines, & Ocean Grill. We are already making plans to come back to St. John in a couple years and I wouldn't want to stay anywhere else! I completely fell in love with Balance and St. John this vacation! So, thank you Ann & Marc for sharing your amazing home with us! Also, thanks for the welcome gift, it was greatly appreciated!

  This house is amazing! My husband and I took a trip with another couple - all celebrating our 10 year wedding anniversaries. We were looking for a place that was quiet and special, and Balance certainly fit the bill! Growing up, my mother was a travel agent, so I had the privilege and fun of traveling all over, and I can say that this is one of the nicest places I have ever stayed in. The pictures, while beautiful, don't do it justice, as there are lots of little extras you can't catch on film. It is essentially two almost identical master suites with a large kitchen/dining/living area. It was plenty of room for all four of us, not to mention the outside covered deck and large uncovered pool area. The owner is very easy to work with, including prompt replies to emails and plenty of information about the house. The management company was excellent - they met us at the ferry dock to show us the house and checked in several times throughout the week. The house is very clean, and the grounds are well maintained. I have never seen so many thoughtful things made available at a rental house - from plenty of dish soap to cotton swabs in the bathrooms - we really didn't need to add much more to the house but clothes and food to make it feel like home. They also have all of the electronics you could want - cable, DVD, music - so we never ran out of things to do. The location is great - it is close enough to Cruz Bay to make grocery or dinner runs easy, but overlooking Fish Bay in a quieter part of the south shore. There is very little traffic there, and lots of privacy. We snorkeled 3-4 hours a day, with easy (well, maybe the curvy St. John roads are not exactly "easy" so maybe convenient is a better word!) drives to great beaches (both popular and off the beaten track). The view from the house is wonderful - we never got tired of looking out at the bay while eating, swimming in the pool, or even washing dishes! Our favorite snorkeling is hard to narrow down - probably Maho Bay, Water Lemon Cay, and Little Lameshur (off the beaten path). We went twice to the Fish Trap to eat, and also enjoyed Morgan's Mango. There were lots of other options too, we just enjoyed cooking some at the house in the evenings some. Overall, we would absolutely recommend the house, the owners, and the managements company, and are already trying to decide which of our future anniversaries qualifies us for another trip!

  Highly Recommend this property. Beautiful and well maintained. The property provides what its name implies.... BALANCE. It has something to offer everyone. Easy to get to. Private and Quiet. Awesome Pool. Comfortable furnishings. Take advantage of the washer and dryer and do not pack a lot of clothes. The stars at night are AMAZING! Owners are great to work with. Saint Johns offers a ton of activities. There is never enough time to do it all which makes us always want to come back.

  My husband and I rented Balance for a week for a babymoon before our twins arrived. I honestly couldn't have imagined a better place to unwind and relax. Just thinking about Balance now makes me wish I could hop back on a plane (through Atlanta-Hartsfield, even!!) and settle in for another week. Very well maintained, attentive management, all the amenities you could ask for: pool, grill, great kitchen, amazing views... and the outdoor showers that every guest seems to love (we did too!). Great living spaces, indoor and outdoor. Close enough to Cruz Bay to be convenient, far enough away to be isolated. I cannot say enough about Balance - it's a must-stay.

  My husband and I just returned from a week-long stay at Balance. I can't say enough about the beauty of this house. The quality of the craftsmanship and appointments throughout were amazing; obviously the owners put a great deal of thought into the design and furnishings. This was out 5th trip to St. John, but our 1st time staying on the South Shore. We were skeptical at first, not knowing the area that well, but were put at ease the moment we arrived. Everything in the description of this listing was accurate and the home is even more beautiful in person. While there are other houses in the area, there was a great deal of privacy. The pool was wonderful and the landscaping was gorgeous! As the house gets full sun all day this time of year, the water temperature was perfect. We were thankful for the A/C in the bedroom, as the air temperatures seemed warmer than the past, and the location of the house did not offer much in the way of a breeze (at least indoors). With the sliding doors open and the ceiling fans on, we were comfortable in the evening while sitting in the living area. The outdoor covered veranda off of the living room was a great place to escape the heat as well. In the spirit of full-disclosure, I did offer the following suggestions to Marc and Ann, as well as to the property management company: - While there is a television in the bedroom, it only got one channel. There was no DVD player there, so if you want to lay in bed and catch the weather, news or an evening sitcom, you are out of luck. The Wi-fi service did not work upstairs either, so surfing the web up there wasn't an option either (Ann did respond to say they were planning to add a cable box in the future) - There weren't many channel selections in the living room either, albeit more than the bedroom. There was a DVD player and collection of DVDs available but if you are looking to catch your favorite late night sitcom, you likely won't find it (Please realize that not everyone wants to watch television while on vacation on a beautiful island, nor did we, but the option is good to have - in the case of a rainy day). - The Bose entertainment center did not have an iPod dock. We borrowed the clock radio with docking station from the bedroom to use, but having that feature in the living room would be nice. Overall, we had an AMAZING time and would recommend Balance to anyone. We look forward to our trip next year. Thanks Ann and Marc!

The TV in the master bedroom, will have a cable box, and the Bose system in the great room will have an ipod adapter.   We just returned from a week stay at Balance villa to celebrate our 20th anniversary. The villa was wonderful and we truly enjoyed our time there. The house itself is amazingly appointed with very updated decor. Both bedrooms were equally nice which is great for those looking to travel with another couple or even a family of 4. We particularly loved the outdoor areas. The outdoor shower, lanai and pool were all amazing. The pool gets full sun most of the day and stays very warm which makes it usable at all times of day (the water fall is currently not working, but this did not bother us at all). It was quite still the first few days of our stay which made the un-airconditioned living area a bit warm at times. Once a breeze started blowing it cooled off quite nicely. The privacy at Balance was great as well. We felt like we were in our own little world even though there are villas in the general area. The view of Fish Bay was as pictured and we really enjoyed being on the south side of the island even though we stayed on the north side during our last visit. The drive to Cruz Bay was only about 10-15 minutes while it was about 15-20 minutes to the north shore beaches via Gift Hill Rd. All in all this villa is a great option for those looking for a quiet but beautiful stay on the island.

  We stayed at Balance Villa for 9 nights in March of 2010 and enjoyed it so much that we are going back again this spring. We loved the Fish Bay location for its peace and tranquility! The view from Balance Villa is beautiful as are the pool and porch areas. The poolside plantings and the bougainvillea spilling down the hillside were in full glorious bloom.. (We really enjoyed watching and photographing the hummingbirds, bananaquits and iguanas that also clearly appreciate the landscape !) The house itself is very comfortable with a well equipped kitchen and two equally nice master bedrooms - perfect for 2 couples. Both bedrooms have great outdoor showers with the same spectacular view offered from the rest of the house. The upstairs bedroom has a large landing/alcove which would be perfect for a couple of kids. The outdoor area includes a poolside grill which we were too lazy to use, but will definitely try out next time. The main town, Cruz Bay, where we often went for dinner is only about a 10 minute drive. The distance to the nearest grocery store is about half that. Even the most distant of the popular north shore beaches are only about 20 to 30 minutes away. We often visited those, but also enjoyed hiking along the gorgeous Reef Bay coastal area which is accessible right from the Fish Bay neighborhood. The access point is just a few minutes by car, but we walked it several times. There is very little traffic in Fish Bay so the approximately 1 mile walk to the Reef Bay access is quite safe. Once at Reef Bay you are essentially in the National Park. You can continue around some headlands to the next bay over and eventually get to the very interesting sugar mill ruins that are a popular destination for hikers coming down the Reef Bay Trail from high up on Center Line Road. If you are an avid hiker, you can even continue on to Europa and Lameshur Bays via National Park trails. For us, the combination of quiet natural beauty with the convenience of restaurants and groceries nearby was met perfectly in Balance Villa.

  Thank you so much for sharing your amazing home with us for our honeymoon! It really is a special house and it exceeded our expectations. The pictures on this website look like they may be too good to be true, but it is even more beautiful in person!!! Balance Villa has such a private location with a gorgeous pool and a stunning ocean view. Staying at Balance and the amazing island of St. John was the perfect combination for our dream honeymoon. The owners and managment company were also a pleasure to work with. We have reccomended Balance to everyone we know and we will surely be back again!
