My boyfriend and I love Hopkins and stayed in this condo for the first time. We like being closer to the marina vs. in town. The location was perfect. It was very quiet and the river access was across the street. It's still close to town with shopping and my favorite restaurant at Parrot Cove where Chef Rob makes out of this world meals. We stayed in the studio suite and loved it! The room was amazing. It was very large, comfortable, clean with a huge bathroom and fantastic shower. The view was unbeatable. This room was on the top floor and on the end so it was private and quiet. Vicki provided so much great info and Jim was there during our stay and was a delight. Everyone so so nice and hospitable. Nicki was available to clean and provide us with anything we needed. She was a real sweetheart. There was a comfortable futon that could be for additional sleeping. It was perfect perfect perfect for the two of us. There was a full kitchen that was so convenient for cooking the fish we caught that day! It helped save us money by not needing to go out for every meal. Our main interest/love is fishing and hiking in the jungle. The location is convenient for our guide Horace to come pick us up. He was by far my favorite fishing guide in Belize/Hopkins and him and his wife were extremely welcoming. I recommend everyone that wants to get away from it all to stay at this wonderful condo (which doesn't feel like a condo, but a home away from home). Wow, what a week my wife and I had at Belize Beach Condos! I have stayed at many beach front properties, but none closer to the water than this! As we were travelling with no kids this trip, we stayed in the king suite, which was large, comfortable, clean and well stocked. Just bring your own drinks and food! The views from the front deck are amazing and it is great to open the french doors and sit on the deck. The pictures you see do not do the property justice, you won't be disappointed! We were very pleased with the accommodations. Although, we did not stay in the larger condo, the other houseguests were extremely nice and we met often in the large living room and kitchen to eat and play games. I could see this location working out for a large family and renting an entire floor or the whole building! Vicki and Jim the owners were very helpful in planning the trip and with finding activities while we were there. They couldn't have been nicer! We also had Nicolosa and Marto cook dinner for us and it was fabulous! Rice, beans, homade tortilla's, fresh fruit, conch ceviche, roasted chicken and fresh red snapper! We had gone on a fishing trip with Patrick for the day and brought home the fish and conch to cook for the whole group staying in the condos. Nicolosa and Marto are very nice people and are there to assist you with your stay, and Patrick will take you to the reef for fishing or snorkeling. We also enjoyed the sea kayaks and did some sightseeing in the canal and Sittee River with them. A nice added bonus! The bicycles are available when you want to take a ride to the Marina or into Hopkins. Too far to walk, but not a bad bike ride. Hopkins was a fun little village and all the people are very nice and accomodating to travellers. We ate-in a few meals, but there are many low priced options to eat in Hopkins and Vicki does a great job of letting you know what is available. The Marina is about .5 miles away and the Tiki Bar has just been opened. The food was not yet available, but should be soon. This will make a nice, close option to eat and the Tiki Bar is nice! Also, don't miss the Pizza, drum-playing and local singing talent at the Driftwood on tuesdays! Belize is a must!Recommended for: Adventure seekers, age 55+, families with teenagers, families with young children, girls getaway, romantic getaway, sightseeing.

We rented the bottom half of the house for Thanksgiving week, and could not have made a better choice!!! It was EXCELLENT! The house was amazing, the beach was beautiful, the weather was great, the people were friendly.....I can wholeheartedly say this was the BEST vacation we ever took! The pictures do not do this house justice. It was so roomy and exceptionally clean and well-stocked, simply outstanding. We used the kayaks, hung out on the beach, went ziplining at the Bocawana, went fishing, snorkeling and diving, explored the Mayan ruins at Xunantunich, and just did other general driving/walking around. The other reviews are correct about the roads there, but do not let that deter you. Just rent a 4WD vehicle and go for it! You will be so happy that you did! Vicki was so helpful before we left, and even sent an email while we were there telling us where to go for Thanksgiving dinner. As I'm writing this, it is 38 degrees here and I am huddled in sweats and a hoodie wishing I was "back home" in Hopkins!Recommended for: Adventure seekers, age 55+, families with teenagers, families with young children, girls getaway, romantic getaway, sightseeing.

My future wife and I stayed for a week at this beautiful getaway. Jim made us feel like we were one of the family as soon as we met him. His manager Marto and lovely family were a total pleasure to meet and talk with. We loved the fire Marto made for us so we could cook hotdogs and smores. The accommodations were second to none as everything you could possibly need was available. The beach and views are stunning and we are already counting the days until our next visit. Once again thank you Jim and Vickie we loved it.Recommended for: Adventure seekers, age 55+, families with teenagers, families with young children, tourists without a car, romantic getaway, sightseeing.

We stayed in the top floor for five nights. The house is fantastic, so much better than a small hotel room. We loved the view and sounds of the ocean waves from the house. The beach is well maintained with hammacks, lounge chairs and kayaks. The house is very clean and like new and the owner is a pleasure to work with. You have to be adventurous to visit the mainland of Belize. The roads are not great, but there is so much to do and see.You need to be a little open-minded as Hopkins is a bit primitive, but the people are wonderful. The mix of cultures and languages makes it a very interesting and friendly place. In Hopkins we liked Iris' restaurant and Innie's. We went ziplining at Bocawina about 45 min. from the house. The zipline is great, you get to zip multiple times (8-10 times) for about an hour and a half. We went to Cockscomb Jaguar Preserve (no jaguars) and hiked the Tiger Fern trail (3km) a little strenous, but a great waterfall and swimming hole at the end. Also, we went to the ATM cave near San Ignacio and the Mayan ruins at Xunantunich in the Cayo district at the end of our trip. The house made our trip, you can stay in luxury in a third world country. If you are going to Hopkins Belize Beach Condos are the best!Recommended for: Adventure seekers, families with teenagers, romantic getaway, sightseeing.

My family of six (four kids ages 21, 19, 17 and 14) rented the entire condo for our 10 day stay. The condo is fantastic! It is very spacious, tons of windows, lovely views, big porches and right on the beach. The kitchen is equipped (we only used the kitchen on the lower level) the only thing we had trouble finding was a pitcher (there was only one) for making ice tea. You could literally wake up walk down the stairs and be on the beach. We felt very safe during our visit...Marto and his wife and family live on the property and Marto's dogs happily watch over all the activity and sometimes even sleep on the porch (which I found very reassuring.) Roxy, the brown dog, loved having her head scratched and both dogs tails were constantly wagging (can you tell we missed our own dog!). The condo owners supplied us with detailed information about the area. We went Zip Lining at the Bocwaina National park (if your intimidated by heights, no worries, the have you hooked up with safety harnesses at all times!). We also went cave tubing at St. Herman's Cave and swam in the Blue Hole. Ate ice cream at the Dairy on the way back to Hopkins. We also arranged a full day of fishing and snorkeling with Patrick which was tons of fun. The reef is beautiful. We feasted on our catch for dinner. The beach is not your clear blue water white sand beach that most people think of when they head to the Caribbean. The water is warm and quite shallow during low tide. Even during high tide you have to go out some distance even to be knee deep. The Sittee River flows into the sea just a short distance from the beach, so the water, while occasionally clear, can be murky and littered with river debris, especially after rain. This did not deter our activities at all and the condo's location is perfect for doing all the land based adventures and the local marina is just around the bend. The kayaks are the kind with seats (not holes) and are great fun. Our kids loved having races and fishing from them (not necessarily at theashamed time!) Belize is a Third World country and the roads are slow going, especially the road into Hopkins. You cannot be in a hurry in Belize. Our favorite restaurants were Iris' and Frog's Point. The owner/chef of Iris', Maureen, is immensely helpful! If it isn't on the menu just ask, she'll work her magic... She even prepared a "to go" breakfast for us that we picked up at 7:30 am on our way to the airport! We loved every minute of our stay!Recommended for: Adventure seekers, families with teenagers, families with young children, sightseeing.

We stayed for ten nights in April 2012 and just keep pinching ourselves because the trip was that wonderful. The house was very clean and still felt like things were in "new" condition (the house was recently constructed). The beach access doesn't get better than this...the ocean and beach are right there, and you feel like you have it all to yourself. We woke up with the sunrise and enjoyed it every day. During our stay we swam, snorkeled, fished, kayaked all right from the house. We drove nearby to the Sittee River for horseback riding and to Bocawina Park for zipline adventures. The property was central to all of these activities and we were able to enjoy all of it easily from the house. For longer day trips, we went to Placencia, Dangriga, and even some Mayan ruins. There is so much to see and do and Belize Beach Condos is well-situated to enjoy what Belize has to offer. The owner was outstanding in sharing travel tips in advance, answering our questions, and the onsite staff were pleasant and helpful too. We even asked them to join us on our fishing day and they cooked a nice dinner for our families to enjoy together. The town of Hopkins is a gem. The people are friendly as advertised and it does not feel like a tourist trap. We made new friends that we are still keeping in touch with and we look forward to going back. There are resorts there if you want to have a dressy evening meal on the beach, but we enjoyed eating at the local restaurants or cooking ourselves just as much. The kitchen in the house is outfitted with cooking pans and utensils, oven, stove, and dishwasher. All were in very good condition and made dining at home easy. We highly recommend Belize Beach Condos and are very eager to go back. We spent 2 fun filled weeks in Belize. The weather was warm and fantastic. We watched the sun rise every morning - it was truely spectacular! Our accomodations were more than I expected. Very clean, spacious, and homey. We met lots of people from all over the US and Canada. And we never tired of hearing all the stories of what brought people to Belize, both as tourists and ex-pats. Hopkins village is a quaint little place with friendly people who run the many little businesses. We did all our shopping in their grocery stores, vegetable and fruit stands and even out of the backs of trucks and vans! We had breakfast at Iris', which is owned by Maureen now. She is a fabulous cook! We took day trips to Placencia and Dangriga and also to the Mayan ruins to the west of Hopkins. The guide we hired was a world of information about the mayan culture and people - we even ended taking him and his wife to dinner with us that evening! If you go, make sure you check out the zip lines, it was totally awesome! Our one friend traveling with us is handicapped and uses a walker, but it did not stop him from anything - he zipped right along! Marto and his wife were right there to see to any needs we might have. They were very nice people. We went fishing and snorkeling with Patrick and had a fish BBQ that same evening. What a hoot! On our last evening there, we took an evening cruise on the Setee River with a guide named Levi. I highly recommend this, it was truely magical. The gal (Emma) who rents the motorcycles and golf carts in town can book this for you. I can tell you, our vacation was fun, adventurous, and even romantic! Thank you, Vicki, for all the wonderful information you provided for us before we came down. It was truely a great help! This is a beautiful, comfortable, spacious home. The fully stocked kitchen, kayaks, etc. were a real plus over places we have stayed that were minimally stocked. Four generations of us stayed there and it was perfect. Our only negative was our arrival in the dark, driving down the Sittee River Road, which was flooded - scary and, according to the man who we eventually followed, dangerous if we slid off.Recommended for: Age 55+, families with teenagers, families with young children, girls getaway, romantic getaway, sightseeing.
Owner response: I'm glad you guys enjoyed your time in Belize, and took advantage of the kayaks! So sorry about the roads! That seldom happens and it is usually short lived. They don't have the draining system on the sides of the roads like we have in the US.

My Wife and I stayed at this condo for 2 weeks in Jan. 2012. The condo is beautiful, Vicki was extremely accomodating, supplying us with all the info we needed to enjoy our stay. Marto, his wife and Family were wonderful. This condo is well worth the rental price. We did find out why a "rain forest" is called a rain forest! Location was lovely, people were great, the weather did not co-operate at all. Oh well, next time sun! It did allow us the opportunity to tour this beautiful country. Check out the reef for diving, take the lagoon tour,(luminescent water was awsome), fishing was great!Recommended for: Adventure seekers, age 55+, girls getaway, tourists without a car, pet owners, romantic getaway, sightseeing.

We were so thrilled with our stay at Belize Beach Condos, you can't get any closer to the beach than this! We absolutely loved falling asleep and waking up to the smell and sound of the ocean, and the constant ocean breeze is so refreshing. Our unit was very well appointed, and the owners definetly thought things out and paid attention to detail across the board. The caretakers of the home were always around to help you with whatever you needed, and we definitely felt safe. The owner, Vicki, who happened to be there when we arrived, was so gracious and very helpful with orienting us on where to eat and what to do. Vicki even picked-up some fruit & veggies for us at the market after we arrived, and also helped us get our rental car out of a jam in a creek...not sure what we would have done without her, we sure missed her after she left! We enjoyed the Hopkins area and found everyone friendly and helpful. We especially enjoyed eating at Iris's in town where "no one is a stranger, or leaves hungry!" Our girls, ages 8 & 11, loved playing on the beach where the tide never washed away their castle creations, and also enjoyed kayaking on the river and ocean with Vicki's kayak's. We went shopping in Placencia and had some delicious italian gelato at the the ice cream shop there. The Belize Zoo is very educational and helps you learn about all the native animals and plants. We spent the last four days of our trip in San Ignacio where we visited the ruins and went on the ATM cave tour. This all-day cave tour is incredible, and an absolute must if you are on the adventurous side! We recommend renting a car, although expensive, well worth the money. We were able to explore and really experience the country and culture that you sometimes can miss out on. Also, we must say "don't forget the bug spray", the sand flies will get you, but they can't ruin you vacation if you don't let them. The weather is tropical and so it rained on and off during our stay, but we brought light rain jackets and just "kept on keeping on!" During our stay, we met so many people and made new friends, we can't wait to go back! This was definitely one of the best vacations we have had in a while!Recommended for: Adventure seekers, families with teenagers, families with young children, tourists without a car, romantic getaway.

we stayed for a week and a few days in July. Luckily met Vicki and her children who were also staying. we had a one bedroom suite. extremely large. excellent kitchen, comfortable and gorgeous wood furniture, full laundry, and ample outside seating. fabulous "front yard" of beauriful sandy beach and blue, blue ocean. nicely landscaped. kayaks for those staying and bikes to use. we often biked into Hopkins in the mornings to see the artisans' wares, pick up something form the small groceries, or eat lunch. Jim and Vicki's house is well designed to accomodate couples to a large family or even a family reunion! They have an onsite property manager, and we felt very safe at all times. The house is well built and noise does not carry between lock-offs or upstairs/downstairs. Your ocean view is uninterrupted and the beach is well maintained. Privacy in spades! we chose to cook most days, and the lovely kitchen was well equipped and spacious. fabulous ocean breezes blow through so you rarely need to air-condition. we chose to only air condition the bedroom at night. The master bath was well appointed and designed and truly a luxury experience. Jim and Vicki thought out the tiniest details to make our stay pleasurable and frankly spoiled us. We have had our own short term rentals in Colorado and know the work that goes into an excellent value. this is one of them. We had a wonderful, restful, fun holiday at Belize Beach Condos. There was plenty of room in the spacious condos, with everything we needed. Our favorite thing about this house was the amazing sandy beach. You could walk out into the water for a long way and we spent so much time swimming in the warm, beautiful water. Carlos helped my son find sand dollars in the water, and he was available whenever we needed anything, like cutting up coconuts or booking snorkel trips. Wish we were still there!Recommended for: Adventure seekers, families with teenagers, families with young children, girls getaway, sightseeing.

This vacation home is beautiful and comfortable. The beach is great for kids (we had our 2 year old and 6 mo. old with us). Carlos, the property manager was extremely personable and helpful - he also is a great cook! The town of Hopkins has just the right mix of Garifuna culture and tourist spots. The location is close to many parks for hiking and a couple of bigger towns if you want to do some more exploring. Jim, the owner, was quick to respond to all our questions and gave us lots of great information about the area. No need to look further, this is the best place to stay in Belize!Recommended for: Adventure seekers, age 55+, families with young children, romantic getaway, sightseeing.

We stayed at the beach condo for 11 days and could not have had a better time! My husband & I traveled with my parents and our kids, ages 6 & 5. The condo was a perfect set-up for the 6 of us, our family shared the 1 bedroom (the kids used the futons) and my parents used the studio. Since they are connected, we were together but we also had our own space. Wonderful! The beach was absolutely fabulous. Carlos provided us with life jackets for the kids and although they are decent swimmers, we were so happy to have them. The water had a gently sloping, sandy bottom, so the kids were able to go out in the water and play without worry. The water is quite shallow for quite a ways out and the waves were never too rough. We were able to sit on the beach and sip a Belican. Carlos kept the beach clean and inviting, and we had access to the kayaks. We enjoyed a lot of time just relaxing at the condo. The main thing we had to adjust to was the food situation. The stores in Hopkins have a decent amount of food; we just had to think through what meals we would make with the different options. After we figured it out, we prepared excellent meals. The best meal was prepared by Carlos! With our money, he purchased the food and fresh red snapper which he prepared, along with fresh coconut from the property, and dessert. A MUST! We all enjoyed the Garifuna culture and food. We also traveled to Xunantunich Ruins, St. Herman’s Cave, the Blue Hole, Cockscomb Basin and went snorkeling in Placencia. All were wonderful and worth the drive. We would highly recommend a vacation to Belize with accommodations at the beach condos. Jim was very kind & helpful and Carlos was such a great addition to the experience. Note: Do wear bug spray even if you do not see/feel the bugs. I got a lot of bites one calm day at the beach & hiking to St. Herman’s Cave.Recommended for: Age 55+, families with teenagers, families with young children, romantic getaway.

Hy husband and I rented the studio. The studio had ample space for us with lots of windows to see the beautiful view. Amy and her family where there while we stayed and we found we had plenty of privacy and were still able to compare stories of places we found exciting. Each morning we woke up and had breakfast on the deck and would prepare for our day. I would walk down the beach and look for sting rays in the shallow water and try and find the squacking parrots. We didn't rent a car, but borrowed the bikes that were available. Everyday (sometimes twice a day) we would ride to town and try a new restaurant and meet new people. We loved eating pizza at the Driftwood, and chicken sandwiches and spicey shrimp at the Chinese restaurant. We also hung out at the marina and Windschief. We felt very safe and welcomed. We visited the ruins, looked for crocodiles, hiked cockscomb and swam in a waterfall, snorkeled, kayaked the Sittee River and went fishing. My husband and I caught many barracuda and a couple snapper. Our captian Patrick baited our hooks, removed the catch and filleted the fish while we snorkeled (an amazing day). We used the grill at the condo to to cook up our catch.We loved the beer and there is even a beer truck that delivers every Tuesday to the house (score!) We found the house to be very clean and Carlos was friendly and helpful. My husband was facinated by all the coconuts and Carlos climbed the trees and brought out his machete to crack them open. Carlos even brought me a glass of ice so I could enjoy the coconut milk cold while lounging in the hammock. The house was a beautiful place to start and end our day. We loved meeting the people in the village and became friends with many of them. Important things to know : bring bug spray, the nearest ATM is in Dangriga (bring cash) the resorts will take credit cards for the tours, but there is very few places that will take a credit or debit card. You will need a car or golf cart to get to town. We chose the bikes, but we bike a lot at home.Recommended for: Adventure seekers, age 55+, families with teenagers, families with young children, girls getaway, tourists without a car, romantic getaway, sightseeing.

Thanks Jim so much for our time at your amazing spot. What a beautiful home that you have! Its such a nice place. We swam with Manatees and kayaked up the Sittee river with Carlos who is an excellent host. The bed was so comfortable it was dangerous! The beach is beautiful and the grounds impeccable. We enjoyed our time there and will look forward to traveling to hopkins again soon!!Recommended for: Adventure seekers, families with teenagers, families with young children, romantic getaway.

The photos don't do justice to this property! Brand new construction (we removed the plastic cover from the microwave control panel). Everything works, is clean, and high-end. And for those who fuss over soft and nasty hotel beds, these mattresses were SO comfortable it was hard to get out of bed in the mornings. Spacious, well stocked kitchen. Large dining area. Great bathrooms with walk-in ceramic tiled showers. Ceiling fans everywhere, so we seldom needed to use the A/C units (which work well, btw). Full sized washer and dryer, and stuffed closet of extra linens. BIG flat screen TVs with large selection of cable channels. Separate entrances into each bedroom and common area, entrance from both front and rear of building, and large covered patio facing the ocean. Covered parking area, so no problems if it's raining. Description says 130 feet to water, but it seems more like half that. We loved sleeping to the sound of the ocean. Hopkins is a small quaint village, with just enough shops & restaurants to satisfy without being "touristy." Everyone smiles and waves. Beautiful children everywhere. If you have ANY problems, just ask Carlos the proprietor. He was amazing during our stay. After the airline lost our one large checked bag, he made some calls, stayed in contact with the agents, and - while we were out sighseeing on the third day - drove to Dangriga (over an hour's drive) and picked it up for us. And there are other great people in town who, if they can't help you, know of someone who can. The folks at the Barracuda restaurant, or Ewe (the owner) at Thong's cafe, or Jeanette at Diversity Tours are all very helpful and full of information. And we were only there a week, so I'm sure we just scratched the surface of this amazing town! In a nutshell, we would highly recommend this property, and Hopkins, as a great vacation spot.Recommended for: Adventure seekers, age 55+, families with teenagers, families with young children, romantic getaway, sightseeing.

The pictures shown do not do the home justice....It is amazing! We stayed during the week of Christmas with our 8 month old daughter and it was FABULOUS!! The house is much more spacious than we imagined. It has all of the amenities and comforts of home. The home was immaculate and beach was beautifully landscaped and well kept by Carlos. Carlos was also very helpful in getting us acquainted with Hopkins on our first day there. He was available all week to help with anything we needed. He was great! The beach is right out your door and it is beautiful. The village of Hopkins is a short drive, walk or bike ride away. There you will find many small, quaint restaurants. We recommend Innies & Yugadeh's for fresh catch meals. Baracuda's is a great place to get a pizza (they will make it to go too.) The people of the village are very friendly and helpful. Some suggestions, get up early and go to the end of a pier on a calm morning and you can watch for the manatees!! You will see their backs then their faces as they breach the surface. Listen for the parrots early in the morning and slowly, quietly walk towards the noise to see them. We also recommend that you rent a car and drive down to Hopkins from Belize City. You will see the country in a way that flying does not afford. It also makes getting around, especially with a small child, much easier. Take a day to drive down to Placencia and enjoy the many restaurants, shops and people there. You will also find many guided tours are available there. We highly recommend the country of Belize for a GREAT vacation. If you want the perfect place to stay...Belize Beach Condos is it!! Thank you Jim & family for sharing your home with us!!
