This 1600 square foot, 2 BR/2 bath patio home is located in a beautiful, immaculately-maintained neighborhood just minutes from Sabino Canyon, golf at Ventana and La Paloma resorts, shopping, groceries, and restaurants. In addition to its great location, the property is quiet, situated well away from noisy streets. A full, free-standing patio home, it shares no walls with other residences, ensuring privacy and a graciousness not available from an apartment or condo.
The master bedroom has a queen bed with firm mattress and large master bath and walk-in closets. The guest bedroom has two extra-length single beds, and the living room couch converts to a double bed. Both bedrooms have dressers, bedside lights, nightstands, and down comforters when nights get chilly.
The generous living area opens on the patio and adjoins the formal dining area in an open plan. Tucson can get cool in the winter, and a wood burning-fireplace is available to make the evenings cozier. The entertainment center includes a television with HD cable service, CD, DVD, and stereo. Wireless broadband is provided, as well as local phone service.
The formal dining area seats six and enjoys easy access to a recently remodeled kitchen with generous counter space and its own table that seats four — perfect for breakfast, lunch, or informal dinners. The kitchen is fully equipped with appliances, dishes, cookware, a blender, toaster oven, microwave, coffee maker, etc.
Both bathrooms have also been recently remodeled. The guest bath includes a bathtub and shower, and the master bath a roman-style shower. Full bath linens are provided, including towels for use at the pool. A full-sized washer and dryer are located in a small laundry room that adjoins the kitchen.
The kitchen entrance to the house adjoins a covered carport with room for 2 cars. RV parking is available in a separate lot, subject to approval from the homeowners association.
We have a generous, maintained yard with covered porches, a view of the Catalinas, and furnished with a table and chairs, recliners, and a charcoal grill. The HOA provides 2 spotless pools (1 heated), a hot tub, and two lighted, well-maintained tennis courts.
No pets or smokers. Move in requires first month's rent (entire rental if less than one month) and $500 refundable damage deposit. Rent includes all taxes, utilities, cable, internet, phone, and preparation.
Payment may be in cash, credit cards via PayPal (it's easy and safe, please inquire), or by personal check. First months rent, plus cleaning fee and damage deposit are due in advance. Checks must be received 15 days prior to move in in order to allow time to clear.

We recently spent six very enjoyable winter weeks in this property, which is well-designed, scrupulously-maintained and comprehensively-equipped. It is much bigger than it appearsn to be from the street. The neighborhood is quiet but friendly with mature trees and shrubs. The back patio looks north towards Mt Lemmon and has enough shade for hot days but is deep enough to have plenty of sun for most of a winter day. It is in what we regard as the best area of Tucson, with easy access to both mountain and desert hikes with Sabino and Ventana Canyons ten minutes away, Saguaro National Park and the Catalina Highway not much more. The city is handy too but is quickly forgotten as soon as you re-enter peaceful Villa Del Rio. Local shopping and eating venues are plentiful. We can't speak too highly of the owners, both successful academics, who combined to an unusual extent the ability to help with any questions while never interfering with our day-to-day enjoyment. If we could have been sure of our movements for next winter we'd have rebooked on the spot.

About the owner: We have been residents of Tucson since the early 1970's when we attended the University of Arizona. In 1986 we moved to Colorado, but returned frequently. We so much enjoyed coming back and visiting friends and taking advantage of the wonderful Tucson weather that we bought this property in 1998 and rented it out when we weren't in town. In 2002, Ed took a position at the University of Arizona as an astronomer and so we began to occupy the property full time. Recently, we purchased another home and we decided to return the property to a full time vacation rental.
Why the Owner Chose Villa Del Rio:
The first thing you notice when turning off of Sabino Canyon road into Villia del Rio is the landscaping. It features large, mature trees, and gives the property a secluded feel and coziness. The neighborhood and facilities are kept in immaculate shape by the homeowners association. Villa del Rio is a classic 'old style' desert community. Built in the territorial style, the neighborhood effectively blends into the unique landscape. To our minds, this has always been an appealing and unique part of the Tucson lifestyle. After viewing over 100 properties in 1998 (this was #96!) we fell in love — the house, the patio, and the neighborhood stood out above all others — and we are still just as enthusiastic about it today.

Tucson has a number of superb attractions, and our home provides easy access to many of them. Sabino Canyon is just 5 minutes away, the route to Mt. Lemmon is nearby, and we are close to miles of biking trails. Tucson is surrounded on three sides by mountains and Saguaro National Park brackets the community on the east and west sides. In 10 minutes, you can be hiking up Ventana Canyon, and then stop off at Lowe's Flying V restaurant for a drink, and back home for a swim, with plenty of time to get ready for dinner with friends. Park Mall is also just minutes away, with retailers like Macy's, Abercrombie & Fitch, Banana Republic, Gap, Borders, Eddie Bauer, and many others. Great restaurants can be found in all directions, with lots of other entertainment options such as movies, brew pubs, sports bars, and golf. The University of Arizona offers many cultural events, including lectures, sports, and concerts, and is just 9 miles from our home.
