  Rating Details: I was very satisfied with the condition of the vacation rental. I was more than happy with the location. The vacation rental was spotless. The property manager was very helpful. Overall, I recommend this vacation rental. Reviewer Comments: Perfect-just what my family and I needed. Relaxing n Stress Free We totally enjoyed our visit. The condo was immaculate and I really appreciated the fact that they had provided the basics, ie shampoo, toilet paper, garbage bags, dish detergent etc- so helpful. The management team was perfect and took the time to check on us on a regular basis to see if we need anything. The location was great. My family and I not only enjoyed the pool and tennis, but how close we were to the beach. We met family down there and they had to cross over 30A and go down a few blocks for beach access. Our access was right out our back deck. We enjoyed biking and hiking at a few of the state parks. We visited the quaint communities to the east of west of where we stayed. Just perfect, so much so we are checking into trying to buy a place in the exact location! Beachside Villa 814 is in a great location, convenient to everything in Seagrove Beach as well as the beautiful Gulf of Mexico. Reviewer Comments: Best vacation we ever had - love 814 Beachside - We will be back, the fact that our dog, cookie, could come with us made all the difference, nice unit, VERY SHORT walk to the beach (100 yards), the free bike was awesome, the condo had a cool "beachy" feel...The price was perfect for a "dog friendly" unit...You could not tell a dog had ever been there, it was spotless and clean ...we had thunderstorms one night that knocked out cable and that problem was taken care of very fast - (who goes to the beach to watch TV anyway?) Overall, I recommend this vacation rental. Reviewer Comments: This is the place to relax. A morning walk or bike ride followed by a dip in the pool.A cooler for lunch and off to the beach. Leave your sandels on the boardwalk the sand is cool. They call it the Emerald coast for a reason. Up goes the umbrella and we read a great book, James Patterson for me, a dip in the water soooo warm from time to time and a constsnt sea breeze. Befor you know it it is cocktail time, then later off to find a place for dinner in one of the many seaside villages. Everyday just perfect...   Rating Details: I was satisfied with the condition of the vacation rental. I was more than happy with the location. The vacation rental was clean. The property manager was somewhat unhelpful. Overall, I recommend this vacation rental. Reviewer Comments: For those who either rented this unit, or those who visited the renter(s) of this unit,a diligent effort WAS made to smoke only outside on the patio! However, with multiple persons smoking while the sliding glass door was open, no one can control / prevent smoke from entering / permeating the unit!! Your policy / punitive action is excessive! You charged our credit card ($250) before even calling my wife to inform her / us that you felt we had violated your non-smoking policy! This is analogous to a jury delivering a verdict before the defendant even hears the charges! Your assessment of the "smoke smell" is exaggerated, as is your punative cost for "extra cleaning". Your "Damage Security" clause does provide you the ability to "pick a cost to be assessed", without verifying the actual expenditure for this service, to the person(s) being charged. In the event a guest might stray away for the rules, there is a need to disinfect the property thoroughly. When our General Manager was notified of the situation, we immediately contacted the guest regarding the issue and the guest denied that they were smokers. We will always use best judgment of a situation to benefit the guest and owners. The Damage Security is an Accidental Damage coverage for items that might unintentionally happen during a guest stay. This does not cover a guest deliberately smoking in a property.

Overall, I recommend this vacation rental. Reviewer Comments: We were very happy with the accommodation, which worked perfectly for us, and we would definitely return one day. We were impressed at Royal Beach Rentals responsiveness to our request for additional coat-hangers. We also enjoyed the free bike provided through Big Fish and had a wonderful time exploring the delights of 30A on two wheels, from Rosemary Beach to Grayton Beach. And of course the beach is stunningly beautiful! Overall, I recommend this vacation rental. Reviewer Comments: Beachside Villa 814 was very clean, comfortable, quiet and convenient for our family of four. Very short walk to beach--it is in the front row of Beachside Villas, closest to Gulf. There's no view, but you really aren't paying for a view in this unit. We were VERY impressed by Royal Beach Rentals, and hope they will represent more Beachside Villas units in the future! Manager responded on 8/16/2012: Thank you for the wonderful review!
