  I stayed at this property for two weeks, to attend my medical school graduation on the island, and have a vacation. I enjoyed my stay very much. Everything looks just like in the pictures, and is clean and well maintained. The villa overlooks Simpson Bay Lagoon, and the views are breathtaking, especially with the huge window in the living room. The villa is located on the second floor of a three storey building, and there is a long set of stairs leading down to it (much easier going down then coming back up, but this didn't bother me at all). There is parking available, and the community is gated. Having lived in SXM for two years previously, I find this location to be the best for those wanting to vacation. Toufiq, the owner, is friendly and welcoming. He greeted me personally upon my arrival, and gave me a brief tour. He is easily reachable by email, and is very quick to respond if you need anything. Housekeeping was provided once during my two-week stay. Two things I wish I would have known, however, are that the living room does not have air conditioning (just in the bedroom), and that the "sofa bed" in the living room is not really a sofa bed (just a regular sofa). The huge window in the living room does open quite a bit, so if there is a breeze, it's perfect. However, on some days, when the air is almost still and the sun is out, it can get very hot! Overall, this didn't bother me tremendously, but I definitely do wish that the living room had an air conditioner. The A/C in the bedroom works perfectly, though, and cools the bedroom very well. My mother came to attend my graduation, and stayed with me for a few days. I had assumed that, like the listing states, the sofa bed would be a sofa bed. But this was not the case. Toufiq was very accommodating, however, and first promised to bring a single bed before her arrival. Later, he opted to instead to get a private bedroom (small with sink and A/C, no bathroom) in the building next door. To get to this bedroom, one must hike all the way up, enter the gate next door, and hike down. My mom opted to sleep on the sofa instead (despite the fact that it wasn't a sofa bed), and found it be be comfortable (she is rather small, though). So I think this apartment would be perfect for a couple (the bed in the bedroom is a large, king sized bed), but less suitable for families. I did enjoy my stay overall, and highly recommend this apartment, as long as you are aware of the caveats I mentioned.

  We had a splendid holiday in a beautiful apartment with a very nice view! Also the surrounding was incredible, it was close to golfcourse and a 10 minutes walk to the beautiful beach of Mullet Bay. The hospitality of our 'landlord' Toufiq was awesome! He did everything to let us enjoy our stay like a home away from home. We enjoyed it very much and will return in the near future.   Booked a last minute Christmas trip to escape the cold to St. Maarten. I looked at some of the hotels in the vicinity of Cupecoy and found some but none impressed me. I found this great apartment on homeaway.com. The apartment was exactly what I needed and strategically located to all the activities I wanted to do while in St. Maarten. The apartment is modern, has all the amenities to cook and have your own food if you like. It has a sweeping view of the lagoon and has great fresh air at night to cool the apartment (note it also has an air conditioner that works very well in the bedroom). The apartment was very comfortable and cozy, well maintained and very clean. Being strategically located - short walk to Mullet Bay, Cupecoy (for sunsets), and the Atlantis Casino. A slightly longer walk to Maho (say 15 minutes) and access to Simpson beach to see the planes land. It is a great apartment to have if you like to drink, as you don't really need your car. The apartment is close to all the beautiful beaches that are predominantly in the French side (Prune Bay and Baie Longue) and a 30 dollar cab ride to the great restaurants of Grand Case. It was SO convenient to get to the airport for my day trip to St. Barths. Everything is convenient here, including a short drive to supermarkets. Marigot is a 10 minute drive with a lot to do. The apartment is a great great value for its reasonable price. Equally as gratifying to me as the apartment, was the congeniality and kindness of the host, Toufiq. He picked me up at the airport (on Christmas Day!) and was always available for calls/texts on suggestions on restaurants, things to do, how to make international calls, ... He was so generous by providing me with snacks and water in the refrigerator, knowing that markets would be closed on Christmas. The clean and pleasant room, coupled with being located walking or short drives to everywhere I needed to be, AND the graciousness of the host makes this an great place to stay and a bang for the buck! I had a tremendous time there.

  Everything about my stay in St. Martin was perfect - he location, the weather, the food and of course the beaches! Toufiq could not have been a more gracious and helpful host and the apartment was just as describe in this listing. I will absolutely stay here next January when I visit again!

  My wife and I really enjoyed our relaxing week at Cupecoy. Our host Toufiq was terrific; very friendly, knowledgable, and helpful. The apartment was very comfortable, clean, and has a tremendous view. It is also quite convenient to restaurants, shopping, and especially to the Bushwackers (frozen drink) at Sunset Beach Grill. Also, do NOT miss Fig Restaurant right there in Cupecoy. Restaurants in Marigot and Gran Cass are also an easy drive. It was an outstanding week, and we look forward to our next visit. Thank you very much Toufiq!

  Our entire vacation in Saint Maarten was magnificent! We spent the second week of our stay at this beautiful one bedroom condo with a beautiful view of Cupecoy Bay. The unit was spotless and the owner could not have been more attentive. It is easy to walk to a number of different beaches and good restaurants (try FIG...a new, small dinner place very close to the house). But a car is helpful on the island to try some of the other beautiful beaches on both the Dutch and French side. And don't miss spending a day on Pinel Island, a short (10 minute) boat ride from the dock outside Grand Case. Pinel is a quiet little island with two nice beach side restaurants, a great beach and magnificent turquoise water. If you are going to Saint Maarten and are looking for a clean, reasonably priced and beautiful accommodation, you will love this condo. One note... there are a lot of steps... approx 30... to get to the unit from the road, but they are pretty easy to negotiate. And if you need anything once you check in, Toufiq will be there!

  Thank you Toufiq for a wonderful stay in St. Martin. Exactly as pictured with a great view of Simpson Bay Lagoon. The property is well maintained and very, very clean. The apartment is convenient to Marigot, Simpson Bay, and Plum Bay. Toufiq recommended several restaurants for dinner. Toufiq was an excellent property owner/host. I use "host" because he greeted us and made sure we were settled in and left us with a bottle of wine a bowl a fruit. We never felt further away from him than an email. My wife and I will recommend this location and apartment to friends and relatives traveling to St. Martin. Thanks again Toufiq. Brad and Roxanne York, South Carolina USA

  The apartment is located in a very quiet and secure Cote d'Azure Marina complex, just a short stroll away from Mullet Bay, the best beach on the island. The apartment is wonderfully designed, clean and perfectly matches the photos. What you can't see on the photos is the host, Toufiq. The man behind the house and the most welcoming host ever. Expect a tour around the area, helpful advice on anything you might need during your stay and a wsh to come back. Serge & Anastasia

  It really is a great place to get away from it all and get lost in the serenity with only birds singing out loud outside, yet close to the island's most beautiful beaches, casino and,of course, famous Maho. The place is simple and stylish, full of light, equipped with almost anything you might ever need during your stay... and in the night you can enjoy the stars above having a glass of wine on a private deck. Wonderful Toufiq who gave us the best tips and the must sees of the island and of course Domino - thank you so much for making us feel home away from home:) Katya&Denis
