Family owned beach cottage located just 3 blocks from the ocean. Easy walking distance to the Tybrissa street business district, while the Tybee Market is just around the corner. Our cottage has a very private fenced in backyard perfect for entertaining and cooking out or to let your pets exercise. Ground level entry makes the cottage easily accessible for most everyone.

Located in a very quiet neighborhood, evening walks or bike rides are pleasant. The children can even ride skateboards or scooters down the street with no worries.

Surprisingly large bedrooms, each includes 2 full size beds.

Large dinning area with seating for 6.

A full wall of windows looks out from the den area to the private fenced in back yard.

Even though we only have one bath, the extra shower room makes getting everyone ready to go out a breeze.

                    This is our second enjoyable two week stay at SeaWinns. We find the cottage very roomy, relaxing and comfortable. The kitchen is well-equipped for preparing meals. The fenced backyard was great for our dog, and the seating area on the patio very peaceful and quiet. We love that the location is so convenient to shops, restaurants and the beach. We will definitely return next year!

                    We (2 adults and an old pooch) stayed over New Year's Eve weekend and had a wonderful time. The house is perfectly located to the beach (2 blocks - short walk) in a quiet, residential neighborhood. We walked to breakfast and dinner ... walked the dog around the block and even to the dog park -- and he's 14 years old! Location can't be beat. The house itself is spacious (big bedrooms, large living areas) and spic and span clean! Fenced backyard is fabulous for your four-legged best friend. You won't regret your stay.

                    This house was just a perfect fit for my family. It was located in a small subdivision that was very child and pet friendly. It was plenty spacious and very relaxing to come home to after a day at the beach or sight seeing. Mark was so easy to work with on the rental process, really a great person. Thanks for offering this gem of a house for rent.

                    I have stayed at many houses on Tybee, but was more comfortable here than any other place I have stayed. It is just perfect for seeing the island. The fenced in yard was comfortable for my dog while we spent time out cooking on the grill and enjoying the nice weather. The kitchen if stocked very well to prepare meals. The house was spotless clean when we arived. Great value!

                    Very comfortable and well-equipped (no dishwasher, washer/dryer not a problem for us). Nice, quiet neighborhood, close to market, beach and restaurants. Nice yard for our dog. We will definitely return next year!

                    This property was everything it was advertised to be and the owner was pleasant to work with. Kitchen was well-equipped; mattresses were firm; second shower was spacious. House and yard were suitable for our small dog. Cute neighborhood. Easy walking distance to supermarket, a variety of restaurants and shops, and to the beach.

                    Charming older cottage located in a near perfect location. Downsides were that it only has one full bath which isn't great for more than 2-3 adults. Also, no use of washer/dryer which was a bit disappointing, although it was not listed as a feature (to be completely fair). Working with the owner was a dream.. I would stay here again.

                    We really enjoyed our stay. There was plenty of space for the family to spread out. The location is very convenient. It was a short walk to the beach, the grocery, and dining. The owners of the house were very nice and easy to work with. Overall a very good experience for our whole family.

                    From the moment you walk in the Seawinns it's like a whole different world. Immediately we felt at home and our little Gizmo loved the place too, especially the fenced in backyard. The house had a lot of natural sunlight and was suprisingly roomy for 2br/1.25b. The location to the beach and IGA supermarket was extremely close. We rented bikes, but everything is really close by foot too. My husband and I have already decided that we will stay here again.

                  Rental Agreement for Seawinns of Tybee Island LLC. 1. DEFINITIONS a. House – Property located at 1212 Second Ave. Tybee Island GA. 31328 b. We – Seawinns of Tybee Island LLC. c. Agreement – This document and any addendums attached d. Guest(s) – Persons agreeing to the conditions of this Agreement and renting the House e. Owner(s) – Persons agreeing to the conditions of this Agreement and legally own the House and are officers of Seawinns of Tybee Island LLC f. Access Package – Documents mailed to Guest prior to check in date detailing access codes and procedures g. Premises – all that land and buildings encompassing the property located at 1212 Second Ave. Tybee Island, GA. h. Cancellation Policy – as stated herein the terms and conditions for which a refund will be warranted. 2. MIMINUM AGE - Must be 25 years of age or older to reserve and book the House. We have the right to request proof of age. 3. RESERVATION REQUIREMENTS / SECURITY DEPOSIT – A payment by credit card or check of 50% of the total booking is required when booking a reservation up to thirty (30) days prior to check in date. The remaining balance is due no later than thirty (30) days prior to your check-in date. Reservations placed within thirty (30) days of check-in date will require payment in full and must be paid with credit/debit cards only. Upon confirmation of payment, a booking confirmation letter will be sent to you with a confirmation number. We accept Visa, MasterCard credit/debit cards. Please reference reservation dates and confirmation number when sending checks. 4. CLEANING FEE – A cleaning fee of $100 is required. This fee is refundable under the terms of the Cancellation Policy stated below. 5. MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the Guest will be charged the three-night rate. Exceptions may be granted on a case by case basis. 6. PARKING – Parking is limited to four (4) vehicles. Vehicles are to be parked in front of the House on the property. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 7. WATER AND SEWAGE – This House is on city water and sewage. The mineral content in the water is high. During a drought, the water may have an odor. The sewer system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the sewer line, you could be charged damages of up to two hundred dollars ($200). This House is not equipped with an in-sink garbage disposal. Do not allow any food particles down the drain. If it is found that food has caused the kitchen sink to be clogged you could be charged damages of up to two hundred dollars ($200). 8. CANCELLATION POLICY – If cancellations, rescheduling, or changes are made within twenty-one (21) days prior to the original check-in date, NO REFUNDS OR REBATES will be offered. Cancellations must be submitted in writing and confirmed received by Seawinns of Tybee Island LLC. at least twenty-one (21) days prior to the original check-in date in order to receive a refund. No refunds or rebates will be offered for canceling reservations that have been rescheduled for dates after the original check-in date. RESCHEDULING AND CHANGES – You may reschedule or change your reservations up to one time free of charge after your original reservation, provided the reschedule or change occurs more than twenty-one (21) days prior to the original check-in date. All future changes or rescheduling of your reservation are subject to a $25 processing fee for each rescheduling. Changes or rescheduling a reservation within twenty-one (21) days of confirmed check in date is subject to a charge equivalent to 1 night’s published rent. 9. REFUNDS – This Agreement is a legally binding Agreement between Guest, and Owner. Your reservation binds you to a specific period of time. Owner will make every effort to correct any problem that arises during your stay in a timely manner subject to the terms in this Agreement. There will be no refunds or compensation for events out of Owner’s control including but not limited to: Acts of God, Mother Nature, Inclement weather, acts of war or government agencies, road maintenance, gas shortages, power outages or water outages, construction or maintenance work in the vicinity, equipment failures, road conditions, proximity to other dwellings, economic conditions, political conditions, business closures an area event schedule changes except as outlined below for hurricane and severe storm: 10. HURRICANE OR STORM POLICY – No refunds will be given unless: a. The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing Guest. c. The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: i. Any unused portion of rent from a Guest currently registered; ii. Any unused portion of rent from a Guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and iii. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 11. CHECK-IN TIME IS 4:00 PM –The House has a lock box onsite with the keys inside. Lock box codes are mailed to Guests with their confirmation letters. Guests may arrive to the House anytime after 4pm. Any damages found must be reported within three (3) hours of arrival in order to not be held liable for the damage. The property cannot be guaranteed ready for occupancy until 4PM. Owner will use its commercially reasonable efforts to have the Premises ready for Guest occupancy by 4PM. 12. CHECK-OUT TIME IS 11:00 AM - NO EXCEPTIONS! Timely check-out is strictly enforced so that we have adequate time to prepare the property for the next Guest checking in at 4pm. Upon checking out, Guests must follow the checkout procedures included in the confirmation letters and flyers included in the House. Please return keys to the lock box mechanism before leaving. If the property key is not returned upon check-out, we are authorized to charge the Guest’s credit card on file for the costs of re-keying or replacing all of the locks and re-issuing new keys to Owners and cleaning crews. Guests that do not vacate the rental property by 11:00 AM or in the event Guest returns to the premises without the consent of the Owner after turning in the keys and checking out will be charged a fee equal to the rental rate for one (1) day. 13. MAXIMUM OCCUPANCY – The maximum occupancy is eight (8) persons. This limit is required by law and is for the safety and protection of occupants and Owners. Any child five years old and above is considered an occupant and must be included in the occupancy total. Rollaway beds, cots, inflatable mattresses and sleeping bags or other temporary or portable sleeping device not specifically provided by the owner and intended for use to accommodate extra persons are prohibited. If you are found to exceed the maximum occupancy it will be considered a breach of contract and will result in immediate eviction with no refunds or rebates. 14. LICENSEE OF OWNER - Guests are a licensee of the Owner and not a tenant; renting the premises in no way constitutes Guests acquiring interest in the property. 15. RIGHT OF ENTRY - Owners reserve the right to enter property at anytime to investigate disturbances, check occupancy, check for damages, make repairs, alterations, and improvements, as they deem necessary. 16. MAINTENANCE AND REPAIR SERVICE CALLS – Every effort will be made to correct any urgent situation in as little time as possible. Owner cannot guarantee against malfunctions of heating, air conditioning, electricity, water, any appliances, cable TV, television, telephones, any electronics, any appliance, grills, etc. No refunds or compensation will be given for failure of the above if the equipment was in working order at the time of the pre-arrival inspection. 17. ITEMS LEFT BEHIND - Owners are not responsible for any items Guests leave behind intentionally or unintentionally on Premises. Owners will confiscate all items left behind unless Guests request it to be returned to them. Owners are authorized to charge a $25 handling fee plus applicable shipping costs for the return of any items Guests leave behind. 18. FURNISHING/FURNITURE - If Guest requires special appliances or equipment, please bring them with you. Furnishings are subject to change without notice. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to Guest(s), the renter. The front closet is locked for the OWNERS personal storage and is not included in this rental. 19. LINENS AND CONSUMABLES - A standard supply of linens is provided in the House that supports the maximum occupancy. Bed linens and bath towels are not changed during your stay. The House does not come with any consumables, Guest must bring their own supplies; soap, shampoo etc. 20. NON-SMOKING – NO EXCEPTIONS! – The House is non-smoking (including all porches). Guests agree to pay not less than $350 for odor abatement if they smoke in the House. 21. ALCOHOL/DRUGS – No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed on rental property. If Guests are arrested for underage drinking at the House or if Owners observe Guests under the legal age of twenty-one (21) drinking alcoholic beverages, Owners reserve the right to terminate this Agreement and evict Guests with no refund or rebate. Illegal drug use is strictly prohibited and prosecuted to the fullest extent of the law. 22. CONDUCT –Occupancy and use of premises shall not be such as to disturb or offend neighbors or residents by means of including but not limited to; parties, excessive speeding through neighborhoods, riding of ATV’s or Off Road Motorcycles/Dirt Bikes, excessive noise and/or obnoxious behavior, discharging of Firearms, BB/Pellet Guns, Paint Ball Guns, Potato Cannons, or Fireworks, or any other noise-inducing mechanisms. Owners reserve the right to terminate this Agreement and evict Guests with no refund or rebate. NOISE ORDINANCES DO EXIST FOR THIS COMMUNITY and Guests are required to abide by such ordinances. 23. LOST KEYS – Lost keys will result in a $25 replacement charge per key and will be billed to the credit card on file. 24. REFUSAL OF SERVICE – Owner reserves the right to refuse service to anyone. The House is leased without regard to race, color, religion, sex, national origin, or handicap. Due to liability issues, Owners are unable to provide prospective renters with directions or keys to preview properties. 25. VIOLATION OF AGREEMENT - A material breach of this Agreement by Guests, which, in the sole determination of the Owners, results in damage to the Premises, personal injury to Guests or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guests tenancy. Violation of any of the rules contained herein will result in IMMEDIATE EVICTION with NO REFUNDS OR REBATES. If the tenancy created hereunder is for 30 days or less, any expedited eviction procedures set forth in the applicable laws of the State of Georgia shall apply Guest(s) may be evicted under such procedures if Guest(s): (i) hold over in possession after Guest(s) tenancy has expired; (ii) commit a material breach of any provision of this Agreement that according to its terms would result in the termination of Guest(s) tenancy; or (iii) have obtained possession of the Premises by fraud or misrepresentation. Any reservation made under false pretenses will result in forfeiture of advance payments and the party will not be permitted access to the House. 26. DISPUTES – This Agreement shall be governed by and interpreted in accordance with the laws of the State of Georgia and be treated as though it were executed in the County of Chatham, State of Georgia. Any action relating to this Agreement shall be instituted and prosecuted only in the Chatham County Superior Court, Georgia. Guests specifically consent to such jurisdiction and to extraterritorial service of process. 27. INDEMNIFICATION AND HOLD HARMLESS - Guests shall be solely responsible for any property damage, accident or injury to any person or pet or loss sustained by any person or pet, including loss of money, jewelry, and other items of personal property, arising out of or in any way related to Guests use of the premises or the items of personal property provided by Owner(s), at Guests request. Guests shall inspect and be familiar with proper use and application of such items prior to using them. Guests hereby agree to INDEMNIFY and hold the Owners harmless from any and all claims including those of third parties, arising out of or in any way related to Guests and pet use of premises or the items of personal property provided therein. Guests hereby agree to hold the Owners, harmless and to indemnify same against any and all claims that arise pertaining to any event during the course of rental as a consequence of any acts or omissions of Owners. Guests assume the risk of injury or other losses relating to any recreational activities and will hold owner and its Agents harmless with respect thereto. 28. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance by both parties.

                  Why the Owner Chose Tybee Island:
                  The SeaWinns house has been a family vacation home for our family since 1965. In 2007 three brothers formed the Seawinns of Tybee Island LLC, in order to preserve the family home. After several years of renovation while preserving the original charm we want to share our house with you. We have always enjoyed Tybee time and hope you will too.
