Located in the scenic Hill Country of Texas, New Braunfels is truly one of the best vacation spots. It is home to Schlitterbahn, one of the worlds largest water parks, and known for having the finest tubing, skiing, and fishing rivers in the state. Two rivers flow through
this area, the Comal and the Guadalupe, which supply an endless amount of fun, relaxation.
The house is located in the McQueeney area on a 150 foot span of the Guadalupe River. Downtown New Braunfels is only 12 minutes away. Rock'n R River Rides offers shuttle service to and from the house to the upper tube chutes. There is public access nearby for launching boats and Jet-skis. This portion of the river is constant level. The water level has remained constant throughout this extended lack of rain fall.
A comfortable shaded outdoor setting is provided with a 70 foot lighted fishing pier/Boat Dock, a large upper deck overlooking the river and an additional patio with gas grill. The large yard is shaded by huge 100 plus year old pecan trees and is perfect for outdoor gatherings.
The house is a 2 story house built on the side of a hill overlooking the river. The upper level is ground level to the street and circle driveway. It includes three bedrooms, one has a king-size bed, half bath and color TV with Cable. The second has a Queen-size bed and a full bath, the third bedroom has a Queen-size bed and an additional full bathroom in the hallway. The large kitchen is open to the main living area that overlooks the river with a panoramic view.
The lower level is ground level to the river and back yard. It sleeps ten, has three bedrooms, a full-size kitchen and a full bathroom. It is complete with a great view of the river from the Hot Tub located in its main living area.
The house totals 6 bedrooms, 3 1/2 baths and has complete kitchens in both the upper and lower level of the house. The house can comfortably sleep 12 people {6 couples} in private bedrooms and sleep an additional 6 people on futon sofa's that open up into full size beds.
In spring of 2006 we added a New Guest House with over a thousand square feet of living space. The new addition includes 4 bedrooms and 2 full bathrooms including a whirlpool bathtub. It has a complete kitchen with a side by side refrigerator. New for 2012 the guest house will include a Home Theater. The room will be set up to project Video Games, Blue Ray, DVDs cable TV in HD onto a 100" screen. A THX certified 7.1 surround sound system brings movies to life with sound quality that meets or in most cases exceeds movie theater sound quality.
Located next to the main house, a patio allows access between both houses. The new guest house not only provides additional sleeping areas for larger groups, it also offers complete privacy from the main group.
The main house and the new Guest House combined comfortably sleep 20 guests in beds. 2 of the 10 bedrooms have a futon sofa in addition to a queen size bed. The lower level bar area also has a futon sofa bed and offers a somewhat private sleeping area.. The house can comfortably sleep up to 28 guests.
Both houses combined create a large vacation home offering 10 bedrooms, 5 1/2 baths, 3 kitchens, large deck, patio, 70' pier over the river, indoor hot tub and media room with 100" HD projection for video games and movies. With 3 living area's and over 4,300 square feet of living space, this vacation home offers much privacy for larger groups to spread out. Make Ready Fee includes 26 plus hours of combined work cleaning, doing yard, doing laundry, making beds, stocking 60-100 clean towels, cleaning deck, bbq pit, cleaning hot tub etc...Plus we provide high quality toilet paper, bar soap, and air freshener for each bathroom. Also includes propane for grill, dish soap, dishwasher powder, laundry soap, dryer sheets and trash bags. On average our actual cost for make ready is $345-$385 to prepare main and guest house.
RESERVATION PROCESS: Email us for a rate quote and to confirm dates are currently available. Please let us know if you wish to include the guest house. When your ready to commit to your requested dates email us stating you wish to commit to your requested dates. At that time we will confirm your dates are still available and place a temporary hold on your dates. We will then email to you a questionnaire to get additional information needed. Once we get your reply we will extend the hold on your dates and email to you our guest agreement. We will ask that you print out the agreement and mail to us a signed original copy along with a check for the $500 security deposit to the address included with the agreement. Upon receipt we will email to you a confirmation, directions to the house and receipt for deposit. Rent is typically due 60 days before arrival. Security deposit is refundable by mail following your departure. Reservations are taken by email only so that we both have a written record of all steps throughout the process. You are welcome to call anytime with any questions you may have. We are not set up to take credit cards. Upon request we will often work with you regarding payment arrangements.

Why the Owner Chose New Braunfels
I was living in Austin and a drought had effected the lake levels. I heard that the lake area's of the Guadalupe River were constant level and were not effected by the drought. I traveled here one weekend to ride my jet ski. I was amazed by the beauty of the river/ lake area. The people were so friendly and I found myself not wanting to ever return back home to Austin. I started looking into purchasing a home along the river in this area and moved here a couple months later. After 20 months of remodeling the house, it simply became more then I could financially handle. So this began the nightly rentals of the house. Over the following years I would ask guests renting the house there opinions of the house and for there suggestions as to any improvements that could be made. Each year I invested the profits into making improvements with the goal of having the nicest vacation rental house in the area.
The Unique Benefits of this House
The house is designed, decorated and laid out to meet the needs of the guests. Additionally most water front houses are very close together with neighbors right next to you. The average lot size seems to often be about 40 foot of water front. This house has 150 feet of waterfront and nearly an acre of land. While sitting on the main deck you simply feel as though you have full privacy. There are only 3 houses nearby. In many areas the neighbors hate being next to a vacation rental and will often complain and fight to close the vacation rental down. The neighbors near my rental house are very nice and respectful to guests. Also I live in the area, should any issues arise or assistance be needed, I am usually available and can be of assistance within a short period of time. To maintain our high standard and commitment to the house and rentals, this is my full time job. Dave Miller and Carlos Carranza also work part time to help handle the work load of the upkeep of the house, yard maintenance and office work involved in this waterfront property. Combined we average over 30 hours a week doing yard work, cleaning and upkeep. It is our goal to keep everything looking and functioning like new.

We had a tremendous time at this location! It looks exactly like the photos. The houses and grounds are absolutely gorgeous. We had 27 people in our group ranging in age from 10 months to 65 years and we all had plenty of room and plenty to do. We kayaked, used our jet ski, hot tubbed, bbq'd and fished. We also enjoyed just visiting on the deck with it's spectacular river view. We had room for dice games and canasta tournaments. It was stocked well enough that we were able to prepare a complete Thanksgiving dinner (especially made easier by having four ovens and 3 refrigerators). Also our group traditionally splits into teams and we have our own family "olympics". The upstairs great room was big enough for us to accomplish all the challenges and still have plenty of room for everyone else to watch. We literally laughed until we cried. Darius, the owner, is such a pleasure to work with. He responds quickly to questions. He leaves no detail to chance. He and his team keep the place beautifully maintained. We loved this location. It was the perfect backdrop for our family to make some memories that are truly priceless! Thank you, thank you, thank you!!!

This place is amazing! We had a family retreat at this property and it was the greatest weekend. The owner has thought of every detail, there's nothing you could want for. We had a great experience!! Guests from out of state and locally for a wedding in Landa park. The houses were well maintained and furnished, it was very well stocked with everything from kitchen eqpt & supplies to bath tissue, soap and towels. We all had a blast and look forward to renting again during the summer. The kids had a blast kayaking the river and fishing, the "old people" enjoyed sitting on the deck or pier and visiting. Thanks Darius and David for a great weekend. Thank goodness the storm moved west and didn't do any damage.

09/09/11 - 09/11/11...If you are looking for a place to have your family reunion, birthday party or just a weekend getaway and you have a big group, this is the place for you. We had 20 adults and 7 children (3 months - 10 yrs old) and slept comfortably. Every couple had their own room which is hard to find in the area. There is plenty of room for everyone and the river view is awesome. We were a little worried about the deck with little ones (2 - 4 yr olds), but there is a gate by the stairs which keeps them in or out, which ever you prefer. Swimming in the river was awesome as there was very little river traffic. Darius was very nice and accommodating and the house has been maintained VERY WELL. We have already booked next year's reunion here. We highly recommend this place!

We had a group of 22 people the house was awesome. We B.B.Q. on the deck went swimming in the lake rented jet ski's for the weekend it was very beautiful surroundings. Our group ranged from 1-55 years of age and EVERYONE had a great time. Darius was awesome he has put allot of TLC in this house and it shows. I hope to make it back for a longer weekend...

We are a group of women, sisters and friends, ranging in age from 50 - 70, and we have been taking a getaway from it all for 27 years. We wish to express our profound gratitude to you for the rental of your house in McQueeny (10/24 - 10/28). The house was very accommodating for all of our needs. In fact, several of the ladies in our group made inquiries about rental specifics so that they could take information back as a recommendation for their church's women's groups to use. We have taken cruises, trips to New York, Las Vegas, Washington D. C., Atlantic City, the Caribbean and many resorts, but this was the first time we had the freedom to fish and everyone loved it. Again, thank you for helping make this year's getaway such a memorable.

Just a beautiful and peaceful spot! The owner is wonderful in helping you get oriented to not only the home but the area as well. You won't be disappointed in this rental. Very clean and well maintained. I wish we could have stayed longer.
Owner response:Once guests get settled in I ask that they contact me so that I can stop by the house. This allows guests to become familiar with the many features of the house, how to operate indoor / outdoor stereo system, TVs, hot tub etc. This also allows guests to get directions to anywhere they plan on going and to become more familiar with the area. Plus an opportunity to get answers to any other questions they may have. I live in the neighborhood and can usually get to the house within a few minutes should any questions or issues arise.

12 of my girlfriends and I rented this property in April of last year and were blown away by it! The house was beautiful, the trees were amazing and you can't beat its view of the river. The house was spotless, with plenty of room and things to do for everyone. I will no doubt try and make my stay here a yearly tradition.
