The location can't be beat....two generous decks and a great view of the crescent shape beach...the furniture inside is a bit dated, but we spent our time outside walking to the Lower village, and walking the beach....the two bathrooms worked nicely for easy living....Pat was very accommodating top our arrival schedule....and the Hot tub is a nice bonus...Recommended for: Romantic getaway, families with young children.

We stayed at this Miramar home for 10 days and had a wonderful stay! The owner greeted us personally upon our arrival with cookies for the kids and wine and snacks for us. She was at our disposal for any question, no matter how small, with an immediate response. The housekeeper came 3x a week. The kitchen and pantry were very well stocked which I really appreciated. My deposit was returned without hassle 2 weeks after our stay was over. The home has been completely renovated (nice appliances/split level heater) but still has maintained it's original charm (loved the lead windows). The hot tub was a perfect way to end each day and the ocean view from the hot tub was beautiful. The beach was perfect for seeing dolphins, whales, and sea lions... we loved our daily walks with the family and tide pools for the kids, they even found an octopus! Unbelievably beautiful beach and really charming, very comfortable home. My only concern would be for anyone elderly- the stairs are a bit steep (as it is originally from the 20's or 30's?) so my elderly father had a hard time getting downstairs when he came over. I can't imagine getting him up and down those stairs more than once- but for our immediate family it was great. We will definitely be back!Recommended for: Sightseeing, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.

We had a wonderful time staying here. The benefits of being ON the ocean and watching the dolphins and sometimes whales frolicking in the water was amazing. The hot tub any time of the day was not only refreshing but relaxing. The house has been beuatifully restored with all the original 1920's wood plus all the modern conveniences including two zone heat, a cooks kitchen, wonderful bar-b-cue, decks with shatter proof glass protecting children, dogs, et.al. making it both child and dog friendly!!! We can't wait to come back!!!!Recommended for: Sightseeing, tourists without a car, age 55+, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.

We have stayed at several VRBO properties and this was the first bad experience. One of the main reasons we chose this property was because of the hot tub overlooking the ocean. The owner really "sold" me over the phone about how wonderful it was. I even emailed her a few days before our arrival to ensure it was working. The first evening of our stay, we popped some champagne and headed out to the deck. We had been told it was a constant 103 degrees, but when I stuck my foot in the water it was ice cold. I called the owner and had to leave a message. She did not return my call, so I called again the next day. She claimed she did not get my message, but would look into it. That was the last I heard and subsequent phonecalls went to her voice mail. This was, mind you someone who seemed to always be available via Blackberry until we had a problem. It took 4 days to resolve the issue and get a repairman out to fix the hot tub. The only thing that is "5 star" about this property is the location. The furnishings are worn and tired. We tried to open the umbrella on the deck, but it was moldy and broken. There are signs around the property such as "Break a wine glass and you WILL be charged" or "Get any sand in the washing machine and you WILL be charged.," so beware of that. The other issue was check in/check out times. You are not allowed to check in until 5 pm the day of arrival, but must be out by 10 am the day of departure. We were still packing up when the cleaning lady knocked on the door at 9:45 am. It is pretty hard to eat breakfast and get packed up after a week for a long trip home that early. Finally, they was the issue of our deposit. Per the lease, it is to be returned within 4 weeks. It was not. A quick google search of the owners name will tell you all you need to know about her financial responsibility. After emails and a phonecall, I finally got my money back 5 weeks after we checked out. She also, with pressure from me, agreed to give a very small refund for our trouble. I was told her "lawyer" thought that a very token amount (can't share due to VRBO policy) was fair, and they are amending the lease so that next time the hot tub doesn't work, they have NO liability. This was a big splurge for us financially, and a special birthday for me, so the stress from our experience definitely took away from it. It pains me to write a bad review, because I own a VRBO property myself. Unfortunately, I feel I need to share my experience.Owner response: We are sorry that this guest was unhappy with the stay at our beach house. ...The primary issue was that the hot tub was not heating the morning of this tenant's arrival, and we had not been notified of this. The service company immediately ordered a part that had broken which took several days to arrive at which time it was restarted. This was clearly beyond anyone's control. ...The property is furnished with beach style furniture, a stocked kitchen/pantry, and an array of beach/sports equipment which most clients appreciate. ...As the property is literally ON the beach we have very sturdy outdoor furniture to weather the elements which may have been difficult for this tenant to manage. We are available to assist our tenants during their stay, but received no requests from this tenant. ...We have many tenants with children/teenagers and thus post signs regarding house rules to avoid disruptive issues with appliances, supplies, etc. ...The arrival/departure times are set to provide time for thorough cleaning for incoming tenants, and are clearly spelled out in the contract which each tenant receives and signs.

We have stayed at this great little beach cottage twice in the last couple of years. The location is perfect--we spent a lot of time just vegging out on the deck enjoying the sea views. We love Santa Barbara and the little village of Montecito and this house is in a perfect spot to get to both in short order (we especially like the restaurant Cava in Montecito, and never tire of walking on State Street in SB). The kitchen is small but is wonderfully outfitted. The entire house is small, not appropriate for a large group, but for the two of us, it is a magical place.Did you find this review helpful? We were very excited about the property. Unfortunately the property didn't meet our expectations. The photo for the master bedroom was not accurate. The only thing this property has going for it is the views. It is run down and many of the basic appliances didn't work (dishwasher, stereo, bar-b-que and garbage disposal). When we arrived we had to clean the house...it hadn't been dusted in weeks. We left a day early. I would not rent this property again.Owner response: This is an owner managed property with high standards. The writer of this review appeared happy with his stay at the time, and we are sorry that he is now disappointed. Indeed, we have been fully booked, and the house was thus fully cleaned the morning of his arrival. All appliances are new and/or in good working order, and the photos are current.

THE PERFECT MIRAMAR BEACH VINTAGE BEACH HOUSE! We have probably been to Santa Barbara over a dozen times the last few years, and always have stayed in a different house or hotel each time, as we have never found the "perfect" spot. This is it! It has it all. It is a beautifully redone vintage Santa Barbara beach house. It has the looks and feel and of a house built in the 1920's, which it was, but everything has been upgraded to modern standards. I spent a week here with my kids and other guests who came and went. It has a great nautical feel to it, and despite being small, worked for the whole family. Pat was very easy going and made us feel welcome. The location was perfect and parking was easy. The galley style kitchen and outdoor grill worked for preparing several meals. The bathrooms were nice, and the shower with the door leading directly to the beach worked great for the dogs and kids.Recommended for: Sightseeing, age 55+, families with teenagers, pet owners, romantic getaway, families with young children, girls getaway.
Owner response: We pride ourselves on taking good care of our clients, not only with a tour and refreshments when they arrive, but with our wonderful cleaners who make sure that the baths and kitchens are full of amenities, pantry, and laundry supplies, and that the hot tub is clean and hot. The house and beach are wonderful for everyone from beach walkers to water sports enthusiasts, with chic Coast Village Road shopping and dining just a short walk away.

I can't begin to tell you what a wonderful time we had at your beautiful cottage. This year we were fascinated by the beach dynamics. The sand geography different every day! Also this year we played tourist and saw the Reagan and Getty museums -- both breathtaking. Thank you for your warm hospitality, wine and snacks. You are perfect hosts. This past Sept. made the third year that I rented your beach house, Casita La Concha at Miramar Beach. I initially rented it because it is so convenient to my home in Woodland Hills and my guests could make the trip to visit in under an hour. However I quickly found that the ambience of the place was extrordinary. My friends said it looked like something out of the movies. While it is not extremely large, it is perfect for having company and some can even stay over. The furnishings are tasteful and the supplies such as the linens and towels are high quality. You certainly can't beat the location of the end of the crescent shaped Miramar Beach with a beautiful view in both directions. I would certainly recommend it to anyone who desires a picturesque get-away In fact you never get the idea that it is, in fact, a rental house. It is so well taken care of that it seems like one is visiting a friends place.
