Our condo is a perfect place either for couples, families or small groups - really anyone who wants to indulge in the Mexican way of life and at the same time the sophisticated international ambiance of Playa del Carmen.
Margaritas II is a beautiful condo development centrally located a few minutes walk from Playa del Carmen’s famous 5th Avenue, its world famous white sand beaches and its fantastic restaurants and shopping. A lovely white adobe-style building that is both Mexican traditional and at the same time Mexican modern, the complex is three floors high and comprises four buildings which are arranged in a rectangle. This creates a huge courtyard. Here you will find tropical flowering plants, tall palm trees (that attract various colourful birds and butterflies), two very large identical figure-eight shaped swimming pools which are surrounded by grass - a rare commodity found in few Playa condos. Other outdoor amenities include sun chairs, a palapa gazebo and a shaded common patio for pool-level dining.
One short flight of stairs up, you enter our recently remodelled 1200 square foot condo. Opening the door you find a spacious open-plan living/dining/kitchen area. Filled with soft filtered light from the floor to ceiling balcony sliding glass doors, the open inviting living space has both traditional Mexican decorative touches as well as contemporary Mexican art by well known Playa artist Jacobo Roa (see his work at http://fineartamerica.com/profiles/jacobo-roa.html).
Artist -owned, the condo is beautifully designed and furnished throughout. The living area is furnished with imported Italian modern furniture which include two leather sofas, and two white leather side chairs (which now have ultra contemporary custom brocaded grey satin slip covers on them). Off the living room is a two piece half-bath/powder room.
Opposite this sofa and chair grouping is a custom built-in shelf system that holds a 43' Hi Def LED TV, a Blueray player, and cable tv. There are numerous DVDs available from action to children's titles. A small mp3 player speaker system and a box with several board games are kept there as well.
The dining suite is comprised of four Italian leather and chrome chairs and an Italian glass and wood table. Above it is hung a white chandelier that is both unique and elegant - as well a being very 'in' right now. This grouping is backgrounded by a wall of white satin and sheer curtains which let in a beautiful diffused light. They cover the almost-wall sized window and patio door which leads out to the balcony.
There you will find several tropical plants including local orchids. The high-end rattan settee and accompanying two chairs are traditional in style (which means: comfy!). They have deep soft quality cushions which makes for hours of easy relaxing. Beside them are two mosaic side tables made from traditional Mexican tile. Unlike some rental condos which are poorly located within the complex, the balcony of our condo directly overlooks one of the pools and is a perfect place to spend a relaxing time with a cold beer or margarita! Ahhhh...
Back inside, the kitchen is open to the dining room and separated from it by a granite breakfast bar. In fact all the counters in the kitchen are granite. The cupboards, which were refinished two years ago, are stocked with flatware, dinnerware, cooking utensils, kitchen gizmos and several small electric appliances - everything you might need or expect, including a blender which is perfect for making smoothies. There is also a Breville espresso maker. A microwave, gas stove and oven and a stainless steel LG refrigerator finish things off. Oh and the sink has a big window above it which allows for even more light in the condo. Off the kitchen is a storage/laundry room with a commercial quality washer/dryer combo for your convenience.
The two large bedrooms are located off the living room as well. They are away from the street side which makes them immune to any disturbance from street noise. Each bedroom has its own attached full bathroom which includes a large walk-in shower. Both bedrooms have windows which allows for air and light. Both of these rooms are furnished with Italian upholstered headboards and are topped with oh-so-comfy Sealy pillow top mattresses. Several sets of quality linens are provided for each bed, along with extra pillows. One of the bedrooms has a large walk-in closet while the other has a wall of custom made wooden closets. Both have built-in shelves and drawers. That means there is lots of storage for your things while you are in the condo. And the walk-in closet provides easy access to your luggage. As you might expect, both bedrooms have original art as well.
The living room and the two bedrooms each have a ceiling fan as well as individually controlled air conditioning units to keep things comfortable for you when the sun is at its hottest.
Our bright, spacious and exceptionally clean second floor unit, B208, has everything you expect from a quality vacation rental property but without the expense of a full service hotel.

Car: Not Necessary
Just one or two blocks away from our condo's location in Playa, you will the Mega store, which is similar to Walmart only larger. Their in-store supermarket is phenomenal with perhaps the largest fresh meat and seafood counter we have ever seen anywhere. If Walmart is what you want, it is only four blocks away.
Within a few blocks of our condo, you will find numerous local restaurants of exceptional quality serving everything from the best cuts of meat (the famous 'El Fogon' which is written about in most guidebooks is just two blocks from us), to the freshest of seafood (the best ceviche in town is also just down the street), to organic smoothies and meals served at Playa's only 'health food' market (again, just two blocks away). As we are also in the area of Playa where European tourists and especially Italian tourists like to stay, you will find all kinds of bistros and fine European restaurants within a short walking distance. There are several Italian dining establishments just down the street and numerous coffee houses as well.
Playa's two main attractions are its beaches and Fifth Avenue. Mamitas Beach is the closest beach to our condo - just a few minutes walk away. It is one of the most sophisticated of the beaches in Playa with famous clubs and restaurants right there on the beach (the Kool Club and Mamitas Beach Club). The world famous BPM Festival (Beats Per Minute) is held at Mamitas Beach each January and the Playa del Carmen International Jazz Festival is held there in December - Both FREE! And on the beach!!
Here as well you will find beach volleyball, parasailing, paddle boarding and jet skiing. Also, numerous dive shop offer scuba lessons that will have you in the deep clear blue water in no time. Actually, our regular morning routine involves going to Mamitas beach for a 1 hour snorkeling session followed by a cup or real Mexican coffee at Ah Cacao, just down the street from Starbucks - but much better. You would be amazed at the sealife just off this popular beach!!
Of course you could just lay on the sand and relax all day long...
If more intense action is your style, buy a day ticket to Xcaret, an adventure park 15 km. south of Playa. In this huge jungle environment, you can go zip lining on any of the 5 zips, go caving, or rent a canoe and paddle an underground river. Everybody who has be there, loves this place.
If shopping is more your style, Fifth Avenue (Avenida Quinta) in Playa del Carmen offers numerous upscale designer clothing boutiques, jewelry stores and some of Mexico's best traditional handicrafts stores, many which sell some of the best quality crafts available in the country. Just three blocks from us is Sanborns, the famous upscale Mexican department store. You can even rent a car to go to Cancun where you will find several American-style shopping plazas with tenants from Sears, Home Depot and Costco to Cartier and Tiffany.
And, every Thursday night, on Avenida Quinta, only up in the north end of the avenue and only three blocks away from our condo, many artists from painters to photographers display their works. Displayed on easels right on the street, this creates a very festive evening atmosphere and makes for something unique to do.
Playa del Carmen and region offers many historical and cultural opportunities as well. Take a day-trip to the fantastic ancient Mayan ruin site in nearby Tulum where you can swim in the ocean from a small beach with towering cliffs above you - cliffs topped by Mayan temples. This is a national archaeological site. Or take a guided day tour to one of the most important World Heritage Sites on the planet at Chichen Itza, a perfectly preserved and massive Mayan temple site with numerous stone structures including a step pyramid that was once a Temple to the Sun. All the strucures here are covered with beautiful Mayan carvings. Very mesmerizing. Or go for a day trip to Valladolid, a traditional Mexican colonial town that exudes history, tradition and authenticity. Most people do not visit this old Spanish town with its towering cathedral, but you should. Clearly there is more to this region than just all inclusive hotels !
All in all, you will find almost everything you need or want out of your vacation within a close range.
And really, it is very very safe in this region where hundreds of thousands of tourists visit every year from all over the globe. Indeed, the Mayan people are very very friendly.
Of course if relaxing is what you want, you have come to the right place. Beaches, sunshine, palm trees, cool ocean breezes, margaritas. Mmmm. And of course, our condo complex is located on one of the quieter streets in Playa so relaxation around the pool or on our balcony overlooking it is a great way to spend the whole day.

About the owner: My wife and I are world travellers (we spent January to April, 2013 in Thailand, Cambodia, Laos, Malaysia, Bali and Vietnam; April and May, 2014 in Paris and Morocco; and April to July in China, Myanmar and Outer Mongolia). We have been to and seen a lot of places. Ten years ago we decided to escape the North American winter by visiting Mexico over the December break. We had never been to Mexico before but immediately appreciated the environment, the people and the culture. First we spent time on the west coast (where we found the ocean to be too cold and the beaches too rocky) and then later in Cancun (where we found the weather and beaches to be exactly what we had been looking for from a short tropical vacation in the winter). We took a day trip to Playa del Carmen from there, not knowing what to expect, and immediately fell in love with it. On the bus ride back to Cancun we decided that Playa was where we wanted to buy a home for our retirement. We do not regret it. But as we only come to Playa for a few weeks a year, we decided to rent out our condo to others who want to experience Playa del Carmen.
Why the Owner Chose Margaritas II:
We looked long and hard for our condo over several years and then we found the Margaritas II condo complex. We purchased this particular property for several reasons. It has both traditional Mexican and Modern Mexican architectural touches. This appeals to us very much as many other condos we looked at to buy were either too impersonally 'modern' (you could be anywhere on the planet) nor over done in 'Mexican' style (with too many cliches about Mexican culture...). Our complex seems to represent the best of both worlds to us. Our purchase also had to do also with location: while we like Playacar, it is too far from the center and requires a car to get around; while we like the 'American' end of Avenida Quinta, we find there are too many familiar franchise chain restaurants. However, we really like the north end of Avenida Quinta where we are located as it is more international in the flavour and scope of the shops and restaurants. From our location, we can easily get to almost anywhere in Playa by foot. In fact, the Margaritas II condo complex is very popular with vacationers for its ideal location: it is central but no more than a short few blocks walk to: 5th Avenue with its upscale boutique shopping, the beach, Walmart, an organic food market, a world-class gym, several yoga studios, cafes and bistros, local and upscale Mexican and Italian restaurants. It is no more than a short taxi ride (very inexpensive) to any of the large malls at the edge of town (one has a Sears store; another a luxury Liverpool department Store; another Home Depot). And the beach...the beach with all its fun amenities is only a short walk away. As we are not directly on the beach, we have priced our condo accordingly. We bought our particular unit, B208, because unlike some others, it is located very centrally in the complex, not near the entrance or tucked out of the way around a corner. Our condo is ideally located overlooking the pool but away from the street traffic.

A condo situation like ours makes the vacation experience more intimate and friendly. You will get to know Luis, the daytime security guard/doorman who is the sweetest guy (but 'no-nonsense' when it comes to his duties), the caretaker/gardener and others. You can be social with other vacation renters and fill time resident/owners here if you want. Or you can use the condo as a base from which you can spend most of your time out and about. We particularly love spending time on the balcony, having morning breakfast out there; as well as evening drinks overlooking the now lit-up pools and courtyard. Very magical. Many of our renters return to our condo on an annual basis. We hope you will want to do that too.
