                                        What a fabulous holiday rental! From the first contact with the owner to the final day of our holiday this rental was the best. The property was everything the listing describe and more. The photographs were accurate, the property was spotless and well keep with lovely funishings and decor. My children felt so comfortable they started calling it home! The home is in a quiet neighborhood and only a short drive to the beach and famous Los Olas Blvd. A great place to shop, dine, and people watch. I can't reccomend this place highly enough. We will be back for certain.

                                        We typically rent a vacation home through VRBO twice a year and have for the last 6 years. This gorgeous home in Fort Lauderdale was by far the best VRBO yet! It was nicely appointed - we had absolutely everything we needed - and the property manager was very responsive and efficient. The home was comfortable and well laid-out, and our kids LOVED the pool! As an extra touch, Patrick left a bottle of wine and gift basket with goodies we used throughout our stay! We would be thrilled to stay again! Thank you, Patrick!

                                        Beautiful spacious home with every amenity. We thoroughly enjoyed or 2 week "Girls getaway". The house is in a quiet neighborhood, close to shopping and great restaurants. The highlight of the house is the third floor terrace that affords great views, complete privacy and a relaxing atmosphere with gas grill and large table. Heated splash pool completed the relaxing experience. Would definitely come again.

                                        Alas, this is our last day here, so we are enjoying it on the terrace. We have rented many vacation homes and this is by far one of the best. It was exactly as described and immaculately clean. Very good service from both Patrick and Mark. Neighborhood was extremely quiet and relaxing. Fabulous restaurants nearby.                                         This villa was the perfect home for our family of 5. It is very large and beautifully decorated. Three bedrooms each with it's own bathroom. The villa is also very clean and well equipped with everything we required, and beach toys for the young ones. The swimming pool was refreshing and we spent many evenings on the sun terrace which is also very large with a grille for cooking. We appreciated being so close to all restaurants, shopping, and beach. Large supermarket is close and very convenient. Patrick telephoned us in Switzerland to confirm our rental and made everything perfect for us. He even sent a copy of the villa's official Resort License, which made us feel confident. Property manager greeted us and gave us tour of property upon arrival. We will definitely return to this property again.

                                        This is the 2nd time i have stayed at this vacation property. We were here for Super Bowl XLIV as well. We do event merchandising. So with retail stores up on Fort Lauderdale Beach, convenience was KEY !! Property is flawless, has plenty of room and most of all CONVENIENT. Just a quick 10 minute drive or less to Fort Lauderdale Beach and a 5 minute or less drive to downtown Las Olas where there are lots of restaurants, shops etc. 10 minutes from the airport too. Nice quiet neighborhood. Would definately stay here again on next visit to Fort Lauderdale

                                        The town house was exactly as it was shown on the web page. Very nice and clean with the extra touch of luxury like home theatre system, one bathroom for every bed room, a big sun roof with sun beds, barbacue grill and shower. We absolutely recommend other persons to rent this property. Really worth every cent. We were 6 adults in the house and still it was lots of space for all of us.

                                      Cancellation policy:

                                      This lease agreement shall constitute an agreement between Owner and registered and authorized Tenant. Lease agreement shall commence at 3 p.m. on Tenant’s date of arrival and shall terminate at 11 a.m. on the date of Tenant’s departure, unless terminated at an earlier date in accordance with the provisions of this lease dealing with default. If Tenant is delayed for any reason and is unable to take possession at the Check-In Time, Tenant is responsible for notifying the Owner of such delay. At Check-In Time, the Tenant will be issued 4 sets of keys for the Rental Property, plus 1 garage door opener. Tenant is responsible for the cost of replacement and for the costs of re-keying and/or replacement of locks in the event that any keys are lost, misplaced, or not returned. 1. CREDIT CARD TRANSACTIONS: If Tenant funds any portion of Security Deposit and/or rental fees outlined in this agreement by credit card, Tenant agrees to not initiate any “charge backs” to the funding credit card company in attempt to dispute such transactions involving payments to Owner. By accepting this agreement, Tenant confirms and consents to transactions to Owner by Tenant with regard to this rental agreement, and waives all rights to arbitration and litigation involving claims to dispute such transactions. 2. SECURITY DEPOSIT: The security deposit will be held in a non-interest bearing account. It is the obligation of the Tenant to surrender the Rental Property in good clean condition by the time specified, except for reasonable wear and tear. Tenant shall pay for any damage to the Rental Property caused during his/her possession, or for any cleaning required by Tenant’s failure to leave the Rental Property in a clean condition. The security deposit will be returned to Tenant within 15 days following Tenant’s vacating the Rental Property, minus costs to repair or replace any damage or loss to the Rental Property or the contents thereof, and any other charges and expenses for which Tenant is responsible pursuant to the terms of this Agreement. 3. DESCRIPTION OF RENTAL PROPERTY: The Rental Property is a private tri-level townhome located in Fort Lauderdale, County of Broward, State of Florida. The Rental Property features three separate bedrooms, each with its own private bathroom Property also features a two (2) car garage, one space of which is allotted for use by Tenant, a 1,200 square foot terrace on 3rd floor, and private heated (high season only) splash pool (14’ x 15’ L-shaped). A full supply of linen is provided. Bed linens and bath towels will not be changed during the Rental Period. Laundry facilities are provided, and it is the responsibility of the Tenant and other registered occupants to wash linens and towels during Rental Period, if desired. Owner will attempt to provide a sufficient supply of bath soap, toilet tissue and trash bags, based on the number of registered occupants, however, there is no guarantee the supply of any of these items will be sufficient for duration of the Rental Period. Tenant must provide any additional items at Tenant’s sole expense. The Rental Property is fully furnished and equipped with air-conditioning, washer & dryer, satellite television, free wireless high speed internet, free local phone service, microwave oven, all kitchen appliances, dishes and utensils. Certain areas in the Rental Property are locked for the Owner’s personal storage and are not included in this lease. 4. NOTICE TO OWNER OF REPAIRS NEEDED: If the Rental Property or any of the contents is damaged, not working or otherwise in need of repair or replacement, the Tenant must promptly notify the Owner. The Owner will have a reasonable amount of time to make repairs. If the Tenant must vacate the rental property because of damage not resulting from the Tenant’s act or neglect, the Tenant will be refunded the rent for such period of time that the Tenant is unable to occupy the Rental Property, prorated on a per diem basis commencing on the date that the Tenant was forced to vacate and calculated to the date on which the Tenant was able to re-occupy the Rental Property or the end of the Rental Period, whichever comes first. If the Rental Property is totally destroyed, this Rental Agreement will terminate and the Tenant will pay rent up to the date of destruction. The Owner is not responsible for any inconvenience or interruption of services due to repairs, improvements, or any reason beyond the Owner’s control, and no refund will be given in this event. Provided the owner gives the tenant advanced prior notice, the owner may enter the Rental Property at any agreed time for the purpose of making needed repairs. 5. CANCELLATION POLICY: • If cancellation of reservation occurs more than 90 days prior to guest's Check-In date, all rental fees paid are returned, minus $75 cancellation fee. • If cancellation of reservation occurs between 60 to 90 days prior to guest's Check-In date, a penalty equal to 75% of the refundable security deposit applies, and balance of rental fees paid are returned, • If cancellation of reservation occurs between 30 to 60 days from guest's Check-In date, a penalty equal to the refundable security deposit applies, and 90% of remaining rental fees paid are returned. • If cancellation of reservation occurs less than 30 days from guest’s Check-In date, a penalty equal to the refundable security deposit applies, and 75% of remaining rental fees paid are returned. Tenant understands and agrees that departure from rental property before designated check-out day shall not obligate Owner to refund any rental fees paid for unused portion of rental period. 6. CHANGE OF RESERVATION: If Tenant requests a change to the reservation altering the date(s) of the commencement and/or termination of the lease or a change in the premises being rented hereunder, such change will be subject to a non-refundable $50.00 rescheduling fee per change. All changes must be at least 14 days prior to the commencement of the Rental Period, and are subject to availability. Owner may, at its sole discretion, approve a change of reservation requested less than 7 days prior to the commencement of the Rental Period, however, an administration fee of 15% of the initial reservation deposit will apply. 7. NO SHOW: If the Tenant does not arrive at rental property within twenty-four (24) hours following the Check-In Time, and has failed to contact the Owner regarding any delay in arrival, the Tenant will be considered a “no show” and shall be liable to the Owner for the total amount of the Rent and other charges as agreed upon. 8. TERMS AND CONDITIONS It is understood and agreed between all parties that the Tenant and permitted occupants of the Rental Property will abide by the following terms and conditions, and that any breach thereof will, at the Owner's option, give the Owner the right to declare this Rental Agreement null and void, and said term ended, and the Owner shall have the right to re-enter the Rental Property and remove or have removed all persons there from, and in such event, Tenant agrees to forfeit all payments made on account of this Rental Agreement and all remedies and rights they may possess hereunder: (a) Guests: No other persons shall occupy the Rental Property at any time, except those registered and listed in the reservation inquiry. No overnight visitors are allowed unless prior arrangements have been made with Owner. Violation of occupancy limits (or evidence of additional guests during departure cleaning) can and will result in all occupants being removed from the Rental Property, and forfeiture of Tenant’s rent and security deposit. (b) Noise: The Tenant shall not make or permit any excessive, disturbing or annoying noise in or on the grounds of the Rental Property by himself, his family, agents, servants or visitors, nor permit such persons to do anything that will interfere with the rights, comforts, or conveniences of neighbors or other persons in the surrounding area. No noise is permitted after 11:00 p.m. Parties or large gatherings are not permitted at anytime. The swimming pool is available for use from 6:00 AM to 12AM midnight, and appropriate swimwear is required. Nude sunbathing and swimming are not allowed in pool area or on third floor terrace. (c) Consumption of Alcohol: There shall be no consumption of alcoholic beverages in or on the grounds of the Rental Property by any minor under twenty-one (21) years of age, and there shall be no congregation or drinking in property driveway, street, or adjoining areas surrounding the Rental Property. (d) Smoking: Smoking is PROHIBITED inside the Rental Property at all times. Smoking shall be permitted only on the 3rd floor terrace and outside pool area of the Rental Property. Evidence of discarded smoking materials on property grounds will result in deduction from security deposit. (e) Illegal Drugs: There shall be no use of any illegal drugs by any Tenants, occupants or visitors in or on the grounds of the Rental Property. (f) Pets: If prior arrangements have been made and permission granted to Tenant at time of booking, Tenant shall be allowed to house one small dogs (under 25 lbs) on the premises. The pet fee is $100.00 per rental period. Within 14 days of reservation, Tenant will provide Owner with recent documentation from a licensed veterinarian to include, for Owner’s consent: (i) breed, (ii) weight, (iii) age, (iv) proof of spay/neuter, (v) proof of flea/tick preventative program. No pet which has not been neutered or spayed will be allowed in or on the Rental Property. PETS ARE NOT ALLOWED ON FURNITURE OR BEDDING. Tenant is responsible for cleaning up after the pet, both inside the Rental Property and on the grounds, and for paying for any damages to the Rental Property or its contents caused by the pet. Dogs are to be “crated” when tenants are not physically on the premises. Dogs shall not be allowed to roam the property unattended. (g) Complaints: Any complaints to the Police Department concerning the behavior of the Tenant, Tenant’s family, other occupants, guests or visitors while occupying the Rental Property shall, at the Owner’s sole option, result in immediate termination of this Rental Agreement. (h) Right of Access: Owner or the Owner’s agent shall have the right but not the obligation to enter into the Rental Property and upon the premises, at all reasonable hours, to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements thereto as Owner may deem appropriate, but the Owner agrees not to exercise this right in such a way as to unreasonably interfere with the quiet enjoyment of the Tenant. (i) Recycling: The Tenants are responsible for the separation of recyclable materials according to the mandated laws of the State of Florida. If the City or other official levies any fines to the property address during the rental period, the Tenants shall be responsible for such fines and these will be deducted from the security deposit. (j) Trash: Trash bins are located in garage of Rental Property. Trash pick-up is on Wednesday mornings [garbage-large black receptacle and recycling-blue bin] and Saturday mornings [garbage collection only-large black receptacle]. It is the Tenant’s responsibility to ensure that appropriate trash bins are taken to the curb, and returned to their proper location after trash collection. (k) Parking: Tenant may use 1 space provided inside garage and park up to 4 vehicles in driveway of Rental Property. (l) Telephone Charges: Local calls (within area code 954) are free. (m) Pay Per View / Programming Charges: The Tenant is liable for ordering any pay per view or other programming charge plus an additional $1.00 charge per program or event, the costs of which will be deducted from the security deposit. (n) Lock-Out Policy: In the event the Tenant and/or other registered occupants are locked out of the premises, the Tenant must contact the Property Manager for a replacement key. A charge of $25.00 must be paid by the Tenant for obtaining keys after business hours. If a locksmith is required, the Tenant will be responsible for payment of the locksmith’s invoice. (o) Damage to Rental Property and Contents: The Tenant and all registered occupants of the Rental Property shall be liable for all damages to the rental property caused by the Tenant(s) during their occupancy. Cost of repairs and/or replacement (which the Owner shall substantiate to the Tenant) shall be deductible from the security deposit and additional costs shall include attorney's fees and costs, if incurred in the collection. Tenant understands and agrees that damages to the rental property caused by the Tenant(s) during Tenant’s occupancy that exceed funds held in security deposit remain the responsibility of Tenant and all registered occupants. In such case, Tenant understands and agrees Owner may charge Tenant’s credit card on file for said repairs and/or replacement of Owner’s effects or damages to property. Nothing in this lease shall in any way prevent the Owner’s right to recover any sum due in excess of the security deposit. (p) Tenant’s Personal Property: The Tenant will remove all personal property belonging to the Tenant or other occupants at the end of the Rental Period. Any property not removed after the Owner’s written notice to the Tenant becomes the property of the Owner and may be discarded. Any expenses incurred for removal of Tenant’s property will be deducted from the security deposit. (q) Indemnification: Tenant agree to indemnify and save harmless the Owner from any liabilities, damages, costs or expenses whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Tenant’s use and occupancy of the Rental Property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Tenant. The term “Owner” as used in this Agreement shall include Owner’s heirs, successors in interest, assigns, employees, managers, and representatives where the context requires or permits. The terms “Tenant,” “You,” and “Your” as used in this Agreement shall include Tenant’s heirs, successors, assigns, guests, invitees, representatives and other persons on the Rental Property during Tenant’s occupancy (without regard to whether such persons have authority under this Agreement to be upon the Rental Property), where the context requires or permits. 9. EXPIDITED EVICTION: A material breach of this Agreement by Tenant, which, in the sole determination of the Owner is incapable of remedy and results in damage to the Rental Property or contents thereof, personal injury to Tenant or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of this Agreement and Tenant’s tenancy hereunder. Violation of any of the terms or conditions contained herein will result in IMMEDIATE EVICTION and forfeiture of all Rent and security deposits. If the tenancy created hereunder is for 30 days or less, the expedited eviction procedures set forth in the Vacation Rental Act will apply. Tenant may be evicted under such procedures if Tenant: (i) holds over in possession after Tenant’s tenancy has expired; (ii) commits a material breach of any provision of this Agreement that according to its terms would result in the termination of Tenant’s tenancy; (iii) fails to pay rent as required by this Agreement, or (iv) has obtained possession of the Rental Property by fraud or misrepresentation. Any reservation made under false pretenses will result in forfeiture of advance payments, and Tenant will not be permitted to take possession of the Rental Property. 10. REGISTERED OCCUPANTS: All occupants of the Rental Property over the age of twenty-three (23) years shall be equally responsible for observing the Terms and Conditions specified in this Rental Agreement. Each adult occupant will be jointly and severally financially responsible for damage done to the Rental Property beyond normal wear and tear. The Tenant's signature certifies that occupants of the rental property over twenty-three (23) years of age have read this Agreement, and understands that breach of any terms can and will result in loss of the security deposit plus any additional costs. 11. TENANT’S RESPONSIBILITIES ON DAY OF DEPARTURE: On day of Tenant’s departure, the Tenant shall give over possession of the Rental Property to the Owner in the same condition of cleanliness, order, and repair, as it was when the Tenant took possession at Check-In Time on arrival date. Tenant shall ensure that all of the following check-out procedures are executed before final departure from property: (a) Appliances and work surfaces in the kitchen wiped down. Any spills on stove burners cleaned, and the range top and oven left in a clean condition; (b) Dishes, pots and pans and utensils placed in dishwasher, run cycle; (c) Linens and towels deposited in the laundry hampers provided. Do Not Make Beds. Beach towels used during rental shall be laundered and returned to Queen Bedroom; (d) The furnishings and grounds shall also be left in the same condition they were in at Check-In Time. Any furniture that has been rearranged must be returned to original configuration; (e) All trash and recycling must be bagged, placed in the appropriate bins, and taken to curb regardless of day of check-out; (f) All keys [and garage door opener] must be left in guest manual and Lockbox upon checkout. Tenant must ensure that all doors and windows are properly secured and locked. A $25.00 fee will be charged for each key not returned, and a $40.00 fee will be charged for lost or stolen garage door openers; (g) The air conditioner adjusted to 80° to conserve energy; (h) All occupants must vacate the Rental Property by the Check-Out Time. A late check-out fee of $30.00 per hour (or portion of each hour) will be charged for all late check-outs. 12. ACTS OF GOD: Owner shall not be liable for events beyond Owner’s control which may interfere with Tenant’s occupancy of the Rental Property, including but not limited to acts of God, acts of governmental agencies, fire, strikes, war, inclement weather or noise from nearby construction sites. NO REBATE OR REFUND will be offered in these circumstances. 13. ASSIGNMENT, SUBLETTING, AMENDMENTS; This Agreement can only be changed by an agreement in writing by both the Tenant and the Owner. The Tenant may not assign this Rental Agreement or sublet the Rental Property under any circumstances. 14. ENTIRE AGREEMENT: This document, including any attachments incorporated by reference herein, constitutes the entire and sole agreement between Owner and Tenant with respect to the subject matter hereof, and correctly sets forth the obligations of Owner and Tenant to each other as of the date hereof. Any agreements or representations by Owner to Tenant with respect to the subject matter of this agreement not expressly set forth herein are null and void. 15. GOVERNING LAW: This Agreement shall be governed by and interpreted in accordance with the laws of the State of Florida, and shall be treated as though it were executed in the County of Broward, State of Florida. Any action relating to this Agreement shall be instituted and prosecuted only in the Broward County Court, Florida. Tenant specifically consents to such jurisdiction and to extraterritorial service of process. 16. Owner and Tenant hereby agree to use electronic signatures and are agreeing to being subject to the provisions of the U.S. E-SIGN Act (Electronic Signatures in Global and National Commerce Act). ESIGN, Pub.L. 106-229, 14 Stat. 464, enacted June 30, 2000, 15 U.S.C. ch.96.

I'm originally from West Virginia, but now make my home in New York City.
