  What a fabulous vacation! This house is beautiful and had everything we could need and more. Our children loved the pool. I loved the kitchen! It was stocked with everything you could want. Good cookware, appliances etc. The ice machine was a definite plus. Everything was tastefully decorated and made it feel like home. The mattresses were awesome also. We have rented other homes only to find old mattresses that sagged and were uncomfortable. We are ready to book for next year! Thanks Joe! The Shenoy Family Marietta, Georgia

  Fabulous house, around the corner form the beach. Heated pool is a major plus. Joe is a most gracious host. Well worth your time. Seagrove Beach is the best!

  This home was truly everything you see and more. The pictures do not do it justice, it is much larger then it appears and stocked with anything & everything you will need to make this house your home for the week (LOVED the Margarita machine!)..We so enjoyed our morning coffee on the balcony looking at the ocean and it is such a short walk to the beach. Joe the owner is an ABSOLUTE delight and so helpful, was willing to do whatever necessary to make our stay the best it could be. This was our first time at Seagrove and we will definitely be back the beach was amazing, clear beautiful water, the weather was perfect. We had a daily dolphin show and on the last day sting ray came right up to the shore.. And if you are a fan of PCB restaurants and activities, you will love that this house is only 15 min. away from all your favorite things to do in PCB. We will be BACK!! Thank you Joe for such a WONDERFUL vacation!!

  Twenty Three Palms is a beautiful property perfectly situated for access to the beach, Eastern Lake and close to Seaside and Watercolor for dining, grocery, and boutique shopping. The beach walkover is literally just a minute walk from the home and is level with very few steps to descend. A wagon is provided to assist with transport of chairs, toys, and bags to the beach. We found it very convenient. We rented beach chairs and an umbrella from Shades. Our family had a great time biking, walking the beach and stand-up paddle boarding on both Eastern Lake and the gulf. (Scott at Sunny Days was very helpful with the paddle board rental and even delivered/picked up for us). My 10 year old son loved biking to Seaside to have gelato at Heavenly and of course, he and my 6 year old niece always have to go to the Sugar Shak at Rosemary Beach! My favorite stops were the Blue Giraffe (art and accessories) and the Boathouse (YOLO boards) at Watercolor. Our favorite for take-out was Pizza by the Sea, next to the Watercolor Publix. And no beach trip is complete without seafood from Goatfeathers! The home is also located so that it is only a short drive either way to Silver Sands Outlet Mall at Destin or Pier Park at Panama City. The pool was lovely and well maintained and the kids had a blast in it after a day at the beach. The porches are wonderful areas to relax with coffee or a drink and enjoy the sound of the gulf and the sea breezes. ( my 71 year old mom especially enjoyed the 2nd floor porch for coffee, and reading). The living areas were so comfortable for the adults and nice to have the open floor plan. The kitchen is extremely well stocked and the ice machine was great to have. Every bedroom was relaxing and all had flat screen tvs. (not found in a lot of rentals) We all especially loved the colorful, beach themed local art. It added the perfect finishing touch to such a well-appointed home. Joe was so pleasant and informative and made the entire reservation process so easy. He was very responsive to any question that we had. I would highly recommend Twenty Three Palms. It is even better in person than the photos and description!   Twenty-Three Palms was the perfect place for our family vacation. Quiet, comfortable and peaceful. I enjoyed having the Lake with its tidal basin as well as the ocean so close. Our grandchildren enjoyed being able to catch crabs and chase the fish.However the pool was their favorite thing. The listing is very accurate and the property is perfectly maintained. The owner is very available and helpful with details. The area is great for biking and very close to restaurants and the town of seaside. Have recommended the house for my brother and his family for next summer. Nice to have your expectations met.

  We recently returned from our first trip to the Sea Grove area. The 23 Palms home was EXACTLY as advertised and actually even nicer than it appeared in all of the pictures. There is no way to be disapointed if you choose to stay here. We were with my parents, my sister and her family and my family -- six adults and two toddlers. It was so nice that each "family" had their own bathroom and large bedroom. The bunk room was great for our pack n plays and could easily sleep 4 to 6 small kids in the over-sized bunk beds. The house was very nicely appointed with every pot, pan, utensil you could desire. It is about a hundred yard walk to the beach. There are ocean views from the main level large balcony. The owner, Joe, was very responsive, checking in on us throughout our stay. Any time i had a question, he was accessible and provided me with whatever info / resolution i needed for a wonderful stay. Thanks Joe for sharing your beautiful home with us!

  All I can say is WOW, what a special place. We were very pleased on the condition of this property. It was beautiful. We traveled with a 4 children one of which was 3 month old at the time.The home was well equipped with everything that we needed. We were able to enjoy the beach and still feel like we were at home. The children felt comfortable which made all the adults comfortable. There was a baby gate for the stairs and a wagon to help get us all to the beach. Lots of movies, books, and games to help entertain the kids. We enjoyed the outdoor space as well, which had a grill and a heated pool, set to a fantastic temp. Twenty-Three Palms is great for families! As far as the normal questions: the listing was accurate, the photos were spot on, the property was clean and well maintained. We can not say enough about the owner. He was so helpful. We had great communication before, during our stay and after. We have rented other vacation homes and not had the contact with the owners like we had with twenty-three palms. The owner was helpful with all questions that we had, which weren't many. We would recommend this property to friends and family. Everyone enjoyed our stay at twenty-three palms. We created lots of family memories that will last a lifetime & we can't wait to return to our new found vacation home!

  We just returned from a wonderful vacation at 23 Palms and already planning for our return! What a great find. We had 2 families and plenty of room for all. TV's is each room were perfect so the kids and adults. We have been going to Seagrove for many years and this is the first house that had every kitchen item you could think of. The pool was a perfect temp for those spring days. We can't say enough great things about the house and the homeowners attention to every detail. We felt so at home!! Thanks Joe for helping us make memories that will last a lifetime!!

  I just spent a wonderful week at Twenty-Three Palms with my 2 children (5 & 7). This house was perfect for our family - and much more room than we needed! Several highlights that are important to me when traveling: VERY comfortable beds (2 rooms with Kings!) - I could have even slept in the kids bunks! Heated pool! Beautiful and WELL stocked kitchen! Short walk to the beach! And as a family that likes to be in the middle of the action but also enjoy some privacy - this was a perfect choice! It's a quick drive or bike ride to Seaside. Special thanks to the owners for making this such an enjoyable stay!

  We spent some awesome days at this beautiful peaceful beach house with my husband's family. His 84 year old mother went with us and I was afraid she would not make the stairs, but she took the challenge and by the end of our stay I think she was stronger and could breathe better with a little stair exercise. She loved sitting on the second story deck and maybe taking a nap. The beach is even closer than we thought, just a short 1/2 block and you are totally on the beach!!! My mother-in-law even walked to the beach and spent time picking up the few shells she could find. The house has everything you need, it is very clean and the beds are super comfortable. The only thing that would be nice to have to use at the house would be a few beach towels, especially for those of us that are flying in. We stayed in the bedroom with a bathroom off of it, and it was wonderful and quiet. There is plenty of room where you can get some alone time also. The pool was a great place to relax and cool off and visit with other family that was staying nearby. Joe, the owner, was so great and nice throughout the whole transaction and during our stay. We hope to go back in years to come, Joe, so leave the light on!!! Thanks to you and your family for sharing your beautiful home. Karen & Brent

We are so glad you and your Family enjoyed Twenty-Three Palms, especiall your mom in law. I know my 87 year old one, loves the peace and serenity of the beach and the Gulf. I hope all of you can come back, we are replacing the remaining carpet in the other two downstairs bedrooms with hardwood floors and I just purchased some new art for our guests enjoyment.
