Lovely antique-furnished Victorian Cottage. The Cabaniss-Tate-Chunn Historic House in GeneviEve’s Garden is a 100 year old, fully restored and green-renovated 2BR / 2BA cottage that is approximately 1 1/2 mi from the Convention Center and Downtown (Austin Film Festival central), 1 1/2 mi. from Zilker Park (ACL), 1/2 mi from Lady Bird Lake (Town Lake) / Downtown, and 4 blocks from the eclectic SoCo district shopping and restaurants. If you are going to ACL, it is a reasonable walk, a cheap cab ride, or a short, simple bike ride or bus ride from a near-by bus stop.

MASTER BED ROOM AND BATH
Located in the front of the house, with a private entrance off the front porch, this bedroom features 9 foot ceilings and 3 large bay windows looking out over the front lawn and side garden. Furnished with an antique double bed and beautiful 8 ft mirrored armoire’ for your hanging clothes, it also has a small sitting area in front of the windows, a ceiling fan, a 26" flat panel TV with cable and a DVD player, and a clock radio with an iPod dock.

The master bath has a large walk-in shower big enough to share, a heated tile floor, and a large vintage mirror. A stained glass window lets in light, but maintains privacy.

GUEST BEDROOM AND BATH
Once-upon-a-time a back porch, the guest bedroom has a ceiling that slopes toward the back of the house and features a 1920's metal frame double bed. This cozy, private room with a walk-in closet opens to the living room on one side and a lovely period bathroom on the other. There's a full-length chevalier mirror and a little sitting area with an antique platform rocker. This bedroom also features a ceiling fan, a 26" flat panel TV with cable and a DVD player, and a clock radio with an iPod dock.

The bath has a refinished vintage clawfoot tub with a shower attachment and a beautiful vanity made from an antique tile and marble washstand. This bath also has a stained glass window and heated tile floor.

ADDITIONAL ACCOMMODATIONS
Additional sleeping space is available in a detached unit behind the house. The space is not furnished, but has a full bath with shower and a mini-kitchen. Up to 2 double air mattresses will be provided, along with pillows, and bed and bath linens for a small additional fee.

SPECIAL FEATURES
* The house is a rarity in Austin, being both a Historic House, and having been renovated using all green building methods and materials to qualify for an Energy Star rating. Ask the owner to tell you about the green features in the house and gardens.
* The house features pictures, books and displays that will tell you about the owner's family, who settled in the neighborhood in 1911, and about the history of the house (which qualifies for a Historic Marker), the neighborhood, and the city.
* A refurbished cast iron stove in the kitchen is older than the house (108)!
* Sit on the Front Porch or Private Patio and enjoy the garden and fountain with a cool Margarita or hot cup of coffee -- or on the Back Porch where a bistro set looks over the gardens and has close-by electrical outlets for your computer.
* A Washer and Dryer are conveniently located by the back door.

* A Rubbing Kit and instructions for making tombstone and other rubbings as mementos is in the bookcase

KITCHEN HIGHLIGHTS
In the fully-furnished kitchen, the sink and built-in ironing board closet came out of the owner's grandmother's house and were refurbished for your use. Due to the unusual nature of the antique stove, for your safety, we have provided a microwave oven and a toaster oven to use in place of the antique oven, but the cook top has been retrofitted with 4 electric burners. In addition, you'll find many modern energy-efficient appliances: dishwasher, garbage disposal, ice maker, toaster, coffee pot with timer, hot water pot, and a blender with a frozen Margarita recipe handy.

THE GARDENS
The gardens surrounding the Historic House and the other 2 buildings on the property, planted in native flowers and shrubs, are open for your use. Ancient Pecan, Live Oak, and Red Bud trees provide ample shade. Exclusive to the vacation rental is an antique Brick Patio with a 3-tiered Fountain and native plants, under a hundreds-year-old live oak. A crushed granite Walkway circles the grounds where you will find shaded seating and tables and a large lighted Pergola/Gazebo for your use along the way. In the rear, a Rock Patio has seats and tables made from huge architectural stone pieces found on the lot. It sits next to the Oriental Garden featuring a dock and bridge, fountain, waterfall, and Koi Pond. Behind the Oriental Garden is a building that has studio space upstairs which you may reserve, when available, for Workout, yoga, or meditation space.

LOCATION
GeneviEve's Garden is tucked onto 1/2 acre of gardens and pathways in the quaint, quiet Bouldin Creek neighborhood, yet is very close to hike and bike trails, city parks and pools, casual & fine dining spots, and downtown entertainment & convention districts. The Long Center, Parmer Events Center, and Austin Lyric Opera House are just down the hill. Major bus lines as close as 1/2 block take you to all these locations, the University of Texas campus, and to Barton Creek Mall for shopping.

                    We loved this place. It was completely perfect for us - far beyond our wildest dreams. The location is terrific with too many of Austin's homiest, tastiest restaurants in walking distance plus. The river with its green park is perhaps 10 mins away. The home was wonderfully comfortable. The bathrooms were terrific - down to heated floors. And what can we say about Sue? In all the places we've been, no one is like her. Everything is labeled making it so easy for 1st time visitors. There's information on every possible restaurant. Sue updated us on all local events. And when we needed a babysitter, Sue - unlike anyone else ever - found us 3+ names to choose from along with references. Stay. You'll be glad you did.

                    Most of all, I want to emphasize how wonderfully perfect this place is for us. It’s homey. It’s warm. It’s astonishingly well laid out with names for lights, notes for everything all to make it incredibly easy for newcomers to use and enjoy. Plus the home functions so beautifully: the bathrooms, the kitchen, the sitting areas. All delightful. Your place is sublime. You should charge more. Only between us and in the interest of helping your home live up to its astonishing charm and warmth and ease, I hope I can make a small suggestion - maybe add a few kids shows to the cable TV package. That’s it. I also should add how much I love the Austin magazines and your notes on many pages. It really makes one feel at home. We will be sorry to leave. Very sorry indeed. I should add one other thing. My only serious concern is this find has set the bar so high, I don’t know how I’ll match it when I look for other places -not in Austin of course where you will be our first and only choice- on HomeAway.com in the future. All our family’s best to you and yours.

                    Our stay at this restored 100 year old home was perfect. We were visiting our son over Easter weekend so we invited a number of friends over to celebrate. The "antique" appearing kitchen had all the modern conveniences we needed to prepare food for all and we made good use of the beautiful gazebo in the garden where we gathered for lots of visiting and impromptu music provided by our son and some of his musician friends. We even got to know our neighbors in the bungalow next door and had them join join us for the festivities. The house and gardens are just beautiful and provided a very special place for us to stay. The location is very convenient to many eating establishments and to the South Congress shopping area....even by walking! Sue and the care taker who lives on the same lot were most attentive and friendly. We recommend this property highly.

                    This wonderfully restored home and its owner welcomed us like family. We were surrounded by history in every room, and every turn through the garden. I would recommend this place to anyone who loves history and wants a unique experience.

                    This home in lovely, eclectic Bouldin (South Central Austin) is a wonderful choice for a vacation rental. It is more spacious than the photos show. The charm and the comfort are incredible. And what can you say about the owner, Sue? She is sweet, accommodating, hospitable - a very gracious hostess whose purpose is to make your stay the best possible. The gardens are UNBELIEVABLE! What kind of rental comes with those? We had a 5 year old to an 88 year old stay here and they were all at home. Clean, clean, clean. All the extra amenities - don't know how she thought of everything but she did! And you can walk to Izzo's or Torchy's Tacos for breakfast migas! or to Bouldin Creek Cafe for a breakfast sammich and coffee - yummmmm. Beautiful neighborhood - easy accessibility to everywhere - freeways and major streets, Town Lake, Downtown, Barton Springs...highly recommend this home. Will stay there again.

                    I was the person in our party of four that was responsible for finding our lodging in Austin. When we pulled into the driveway the others in the car exclaimed, "REALLY? This is our house? WOW!" And it just got better from there. The owner, Sue, must be commended for the incredibly loving detail that has gone into every aspect of this house. It really is a jewel. In our little traveling group the person who arranges the house usually gets the master bedroom, but both bedrooms in this home are equally lovely. Both have en suite bathrooms. The deciding factor in our case was that one bathroom has a tub and one of our group prefers baths to showers. Another nice thing is that the rooms are separated by the living/dining areas, so you have a bit more privacy. The furnishings are perfectly suited to the house and the old family photos on the walls give it such a warm touch. One of the reasons we chose this rental was its proximity to all of the restaurants and clubs on South Congress. It was great to be able to walk to and from meals, pubs, and the wonderful Continental Club. We walked to 6th Street one evening and opted to take a cab back home. That's such a terrific option here. Sue had the kitchen stocked with coffee, sugar, creamer, and wine! Everyone in our party was totally enchanted with the house and with Austin. It's easy to recommend this listing and you won't find a more attentive and helpful owner. We hope it will be available when we get an opportunity to return.

There's usually a bottle of local Texas Hill Country wine, Austinuts, and fresh flowers waiting on the table for all my renters.                     This is a fantastic property in a great location! Both the owner and the property manager keep the place looking top notch all the time! I am in software sales and had to move to Austin on short notice due to relocation from Atlanta and they made the transition between cities very easy! From a location standpoint, it was about a 5 dollar cab ride to the downtown area and walking distance to some of my favorite restaurants! (Polvo's and Torchie's Taco's trailer are a must if you like fajita's or taco's) There is a garden on the property with a gazebo that is lit by very nice accent lighting at night time. It is excellent for sitting down with some friends/family/colleagues enjoying the Austin skies over an outdoor dinner. I would definitely recommend this place to anyone looking for a home away from home in Austin!

                    Owner response: Thank you, Ryan. I love the location too, and if the house had a third bedroom, I'd live there myself. Because the property manager lives in a garage apartment on site, there's usually someone around if you need anything, though I am only about 15 minutes away myself - and that includes time for dressing to leave the house. We have a BBQ pit for use on the rock patio under the gazebo and here it is November and cold fronts are coming through in waves, but it was 76 degrees yesterday. Beautiful! I'm thinking about moving the washer pitching pits (like pitching horseshoes) from the back yard of the monthly rental - also on the property - to a common area in the garden so they are closer to the gazebo and accessible to everyone. You may be glad to know that we now have something other than Mexican food and Freddie's nearby. J Mueller BBQ has moved a food trailer and outside tables onto the lot that backs up to the garden and they will be building a full restaurant there. Neighbors with BBQ sauce stains from wrists to elbows report that it is excellent fare.

                    Well, what can I say? This was, hands down, the best place I've ever rented for a vacation! Awesome location. Awesome house. Awesome home owner! I didn't want to leave. This house had the feel and comfort of your Grandma's house, yet all the modern touches of a modern home. The neighborhood is great, and you are close to a lot of restaurants, bars, and shopping. Lots of things within walking distance. The home owner Sue, has taken great stride in making this home a great place to stay in. She has lots of information in a folder that she leaves at this house. Everything from restaurants, to grocery stores, to vintage shopping. She is a gem! I have, and I will, continue to recommend this property to everyone I know. So many great pluses.

                    This house and property is amazing. The house has been meticulously updated / remodeled, filled with history. The owner takes great pride in every detail. The gardens are relaxing. Located just off 1st Street, many restaurants are within walking distance. We felt good / safe having the caretaker living on property in an apartment. Very peaceful. Enjoyed the history of the Moonlight Tower on the corner of 1st Street. We will return, and I highly recommend this property.

                    Owner response: Thank you, Bobby. Just a note that we are close to SOUTH 1st St, which runs N-S just on the south side of downtown and parallel to So. Congress (SoCo). The Moonlight Tower mentioned is a historical landmark and practically in our front yard. Austin has the last functioning late 1800's Moonlight Towers in the world. Bobby's dogs were small and very well behaved. We took a chance on letting them visit since we prefer no pets, and it worked out well for both of us. Our caretaker is a new addition and we are very happy to have him living on the property.

                    Genevieve's Garden is a lovely, comfortable home in a great part of town. It's still a new property, so Sue, the owner, is still working out some of the procedural kinks, but she is easily accessible via phone and a very nice, helpful person. I felt like this was a good deal in terms of price, location, and quality of the surroundings. I highly recommend this property!

                    Recommended for: Romantic getaway, families with teenagers, tourists without a car, age 55+.

                  About the owner: Sue is a second generation Austinite - her grandparents moved here from Chicago in 1911. Her father was born in a house 1/2 block away from the rental. Since she grew up here, she knows the city and the neighborhood very well and would love to tell you about it. Her son lives in the 2nd house on the property and will also watch over the rental and help you find your way around, too. The property is named GeneviEve's Garden to honor Sue's mother, Genevieve, and her paternal grandmother, Eva, who was called Eve, and who is responsible for the family being in Austin.

                  Why the Owner Chose Bouldin:
                  Sue has always loved this neighborhood. She saved this old historic house from being torn down and moved it, along with another "thrown away" house, to an empty lot that she owned around the corner, then brought them both back to more than their original beauty. She loves the laid back, quiet nature of the neighborhood and it will always feel like home. Sue also appreciates the fact that it is practically downtown and right in the heart of all that is exciting about Austin.

                  The Unique Benefits at this House:
                  It's so peaceful at GeneviEve's Garden that, even though I live in another nearby neighborhood, I like to stay there sometimes myself. There's always some little craft project around the house that I want to finish and I'm amazed at how much the Koi grow between my visits. The neighborhood is very friendly and I think I have met more people there than in my home neighborhood.
