This lakefront home is perfect for Water Sports, Fishing and Family Fun. The Home has an open floor plan for entertaining and so the kids can play comfortably. The Kitchen and living room open up to a spacious covered deck which provides spectacular views. The entire home has been renovated to include granite counters, stainless steel appliances and new hardware throughout.
The home is in a quiet cove on the quiet side of the lake but has main channel views. The home sits on a five mile stretch of lake that is ranked #1 among local fisherman and many fishing tournaments are held in this area (41 Mile Marker). The home also sits across the lake from the 'Family Party Cove' which is just like the world renowned Party Cove but family oriented.
The dock is all concrete with a 12x32 slip to protect your boat. It also includes a large open platform for sunning, fishing and swimming.

This house was perfect. We needed to bring only our clothes and golf clubs. The house was clean with plenty of towels and linens. There was plenty of cooking utensils, even a crockpot. The kitchen was very modern and a pleasure to cook in.The great room in the house was awesome. Pefect for gathering to watch movies with the huge dining table good for playing games. The lake was calm and we enjoyed watching the boaters. We sat in the sun on the dock, read and went swimming. It is on the quiet side of the lake which suited us . A group of us came down for the Shootout. The home was very comfortable and the location was perfect for what we were doing. The home is just inside a cove about 150yards from the main lake so the view was amazing. I'd reccomend this place to anyone looking to take a group down to have a good time.Recommended for: Adventure seekers, families with young children.

We had a wonderful time again! Enjoyed 5 days with family and friends, including small children. The house is in a quiet part of the lake with nice swimming area off the dock. The listing gave an accurate description. Property was well-maintained and the owner quickly responded to questions. The large great room/dining room with long counter is perfect for large groups and the screened porch is handy with little ones. The appliances, gas grill, and TV were new.Recommended for: Families with teenagers, girls getaway, families with young children.

Very nice condo. It does have 4 bedrooms. But one of them very small, only has twin matress, and what was shocking, didnt have air conditioner. I would call it storage converted to the bedroom. Doesn't have ceiling fan!!! It does have window. Lucky, that person who stayed there didn't like to be cold, and it worked for her at night with open window. Second thing was broken screen net in the porch, which I fixed. It took me about in hour (was very hot out there), still had holes in it for bugs to come in. I am sure it will be fixed one day, hopefully. Light in the bathroom wouldn't stay on. It would shut off itself, till I figured out how to fix that. Other than that, we enjoyed it. We had a great time in the this property during 2 nights with 8 adults and 7 kids. Even though the rooms are not usual on second floor (one biggest room and one smallest room) and it is far from other resorts, our families enjoyed and took a rest wonderfully. I found the property just like I expected. It wasn't a five star resort (even though I rated it 5 stars) but was just as described - great location, very family friendly, everything working and a great boat and jet ski. I have rented a lot of vacation properties. It was one of the best due to combination of screened in porch, lake, proximity of restauranta on the water, and an owner that was very attentive/responsive to any questions we had. House and beds were clean and neat when we checked in and the family room/entertaining areas were terrific. I recommend Captain Ron's for food but Bare Bottoms has great music and typical bar food. Am planning to go back next year!Recommended for: Families with teenagers, tourists without a car, pet owners, families with young children.

We had a wonderful time here. The house was nice and comfortable and there was more than enough room for our group. The screened in porch is great. Cory was quick to answer emails and eager to please. We would definitely stay again, as well as recommend this property.Recommended for: Pet owners, families with young children.

We had such a good time, very relaxing,. really enjoyed the screened in porch on the deck, although it wasn't needed to keep out mosquitos, never saw one. Loved the open floor plan, made it feel so family orientated. The house was beautiful, quiet and so much better than a hotel. the grandkids enjoyed fishing off the dock, but mostly swimming off the dock, even I got in a couple of times, nothing better than cooling off in the water after a hot humid day. Went out exploring the area parks and local stores. Would highly recommend you bring a boat, or rent one, we didn't and we wish we had as this is such a big lake, it would of been fun to see more of it. We saw more deer around the place in one week than we see up here in Minnesota the whole year.(live ones anyway) It was a little hard to find so would advise you arrive during daylight. The owners are so nice, and very good about answering emails, phone calls and texts. All in all it was a very pleasant experience and we would do it again.Recommended for: Families with teenagers, girls getaway, pet owners, romantic getaway, families with young children.

We rented this house as a Christmas present for my family, and it turned out to be a perfect gift. We had more than enough room for 10 adults and our baby. The house was clean and well-stocked with everything we needed, and the open floor plan was great for family dinners. We all agreed that the pictures did not do the house justice. We loved it, and we hope to be back next summer!Recommended for: Families with teenagers, pet owners, families with young children.

RENTAL AGREEMENT The property for this RENTAL AGREMENT is located at 268 Windsor Manor Circle, Sunrise Beach, Missouri 65079 This Rental Agreement is made between Cory M. Boyle (Owner) and (Renter), and is hereby effective as of (Arrive Date in Correspondence) through (Depart Date in Correspondence). RECITALS WHEREAS, Owner provides rental property to Renter for personal use; WHEREAS, the parties wish to execute this RENTAL AGREEMENT in order to formalize their relationship pursuant to which the Owner shall provide certain services and the Renter shall provide certain compensation and monetary deposits to the Owner; NOW, THEREFORE, and in consideration of the property usage, compensation and monetary deposits and all other mutual covenants herein, the parties hereby acknowledge, covenant and agree hereto as follows: 1. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $500 is required. This must be received within SEVEN (7) days prior to occupying the property. The deposit automatically converts to a security/damage deposit upon arrival. Any damage incurred to the property or its contents, including the dock, Seadoo or boat, that surpasses $500 will be the sole and personal responsibility of the renter. The deposit is NOT applied towards rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. a. No damage is done to property or its contents. It is assumed and agreed that if a Seadoo or boat is rented that the Renter has general and common knowledge of the operations of Seadoo’s, Seadoo lifts, boats and boat lifts. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in refuse containers outside or in shed, and soiled dishes are cleaned. d. All keys are left in the lock box and property is left locked. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. g. No early check-in or late check out. H. A written request via e-mail is sent to Owner requesting refund and verifying Renter Pay To address. 2. PAYMENT – An advance payment equal to 100% of the rental rate is required (30) days prior to arrival. A Damage/Reservation deposit (see section 1) equal to $500 is required prior to booking the property. The advance payment will be applied toward the room rent. The Damage/Reservation deposit will be applied to any cancellations or damages incurred to property. Please make payments in the form of traveler’s checks, bank money orders, cashiers checks or personal checks payable to Cory Boyle. Please mail the payment and signed Rental Agreement to: Cory Boyle 8807 Pine Street Lenexa, KS 66220 3. CANCELLATIONS – A (90) day notice is required for cancellation. Cancellations made more than (90) days prior to arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% cancellation fee or $50, whichever is greater. Cancellations within 0-90 days of arrival date or changes that result in a shortened stay that are made within 0-90 days of the arrival date forfeit the full advance payment and or the damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 4. CHECK IN/CHECK OUT- Check-in time is after 3:00 pm CST and check-out time is before 11:00 am CST. 5. SMOKING POLICY- This is a NON-SMOKING property. Any smoking in the property will result in complete or partial loss of deposit. 6. PETS- Pets are permitted in rental property only with prior approval. Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets will result in partial or complete loss of deposit. All pets must be up to date on rabies vaccinations and all other vaccinations. The property owner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. 7. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. Renters are responsible for their own beach towels and sundries such as dish soap, hand soap, body wash soap and any other personal hygiene products. 8. NO DAILY MAID SERVICE – While linens and bath towels are included in the rental rate, daily maid service is not included in the rental rate. Towels and linens may not be taken out of the property at any time. 9. RATE AND RESERVATION CHANGES – Rates and/or reservation changes initiated by Owner are subject to change without notice. 10. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 11. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 12. PARKING – Parking is limited to four (4) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing. Applicable fines/towing fees are the sole responsibility of the vehicle owner. 13. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. There are no refunds due to road conditions. 14. DISCLOSURE- The property is privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the renters. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. By accepting this agreement, I agree to all terms and conditions of this agreement.
