Franklin barn description

Come and relax in this beautiful country side where life is a little simpler, people are kinder and the grass truly is greener.

This barn loft apartment is an open floor plan with just over 700 square feet of room to enjoy. 'THERE IS NO KITCHEN'. Two (2) Queen size beds are available as well as (1) inflatable raised queen bed and a sofa to sleep on. The BATHROOM has a shower and no bathtub. There is a bean bag bed full size for children only. Large windows overlook the horse paddocks on both ends where you can watch our horses roam and relax in the sunshine.

Accommodations are comfortable and serene as the farm is located on a dead end street with little traffic. Restaurants are within a few minutes from the farm as well as shopping and entertainment. Stay put and relax or venture out into the County for sight seeing and adventure.

Visit our small village Leipers Fork and enjoy shopping at our antique stores, browse our art galleries where local artists are displayed and then dine in our cafe and restaurants. Enjoy live music every day but Monday at Pucketts Grocery or join us for one of our towns festivals or events. Thursday in Leipers is open mic night and creole shrimp boil, Friday and Saturday nights offer dinner and shows, reservations advised if possible.

The farm has horses and dogs roaming and greeting our guests. The horse barn has 4 stalls, a wash bay and tack room. Four paddocks hold the horses along with a full size dressage arena lit for night riding. We welcome overnight guests with their horses who are traveling.

You don't have to own or travel with your horse to stay. You are free to enjoy the sight of our little herd out in the fields. If you chose to you may have a private horseback riding lesson taught by Kirstin. She has been teaching adults and children to ride for over 10 years and is exceptional at helping those intimidated learn the love of horses.

Also provided by appointment is our personal growth/therapy sessions that use Equine Assisted Psychotherapy. We are trained and Internationally certified through EAGALA for this. You may read more information at our website provided on the first page.

                        This was my second time visiting the barn. The accomadations were simple, but perfect. It has everything we needed. The simplicity of the barn is what made it far better than any hotel we could find. Leiper's fort was a stones throw away and Franklin was not very far at all. We will definately be staying there again. Kirsten is always very accomadating and is not "in your business", although her home is on the property.

                        My husband and I stayed for our 30th anniversary had a wonderful time. It was pretty cold out but we found some good homemade meals down the road at Pucketts and some live music. We enjoyed the farm setting we would like to come back in the summer and maybe bring our horses.

                        Our stay at the barn loft was amazing! It was just perfect for our family, as we were all coming in from different states. The restaurants nearby in Liepers Fork were very good. We even ordered and went to pick it up a few times from Pucketts and ate at the Loft. I highly recommend this rustic but beautiful place for your stay.

                        My husband and I went on a get-a-way, I looked on VRBO and found this loft. It was a very private and peaceful place, also close to Leipers Fork and Franklin. I fell in love with the dog name "Avery" she was at our door every morning, and when we open the door she would run down the steps and head for the horses. The place was clean and the bed was comfortable, I would go back. LOVED IT!

                        We enjoyed our stay in this charming barn loft great room. It was very clean with a comfy bed, good coffee and the sweetest greeter by the name of Avery! This little dog was a joy to behold as she escorted us to our room upon our arrival. The setting here is idyllic and Kirsten has created a lovely setting to relax and take in the beauty of Tennessee and Leipers Fork.

                        This is a great stay. Picturesque, unique, and very welcoming (including by the three sweet dogs on property). I highly recommend it.

                        My daughter, her husband, their two girls (ages 5 & 1), their small peek-a-poo, my husband and I needed a spacious place to stay during our time in Leiper's Fork while dealing with wedding preparations. This place was just perfect - only minutes away from the location of the wedding so we could easily drive the best man and flower girls back and forth when necessary. The girls loved having room to run around & all of us enjoyed the special snacks that were provided. The deck was perfect for putting on sparkly nail polish (a must for a flower girl) and just relaxing between all the running back and forth. My husband and I ate dinner at Puckett's in Leiper's Fork - it had a real "down home" feeling and great bar-b-que. The next morning all of us went to The Country Boy restaurant for breakfast and went back for some carry-out lunches to eat back in the Loft while the baby napped. Wish we had had more time to walk around the property and visit with the horses. Avery dog was very friendly and tried to visit us until our Sadie chased her all the way home! We certainly would recommend this place for anyone wanting a place to stay that's a cut above the usual.

                        We stayed over the 4th of July weekend and had a wonderful time. Leiper's Fork and Franklin are beautiful areas to explore and also slow down a bit and relax. Kirsten and her 'staff of helpers' (the dogs -Avery, Maggie, Jet, the horses - Cruiser, Domino...) run a great place to set up base camp that you can retreat back to for recovery and relaxation when the day is done. If you prefer though, there is nothing wrong with spending the day relaxing at the loft, a perfect setting with peaceful surroundings. We brought our 8 year old daughter and she wanted nothing more than to go back 'home' to the loft and see Miss Kirsten and take a lesson riding on Cruiser (and feed him, and brush him...) Kirsten is wonderful and a great riding instructor. Also if you cycle, this is in the heart of some great ridng routes. Another bonus, you can tell your friends you went on vacation and slept in a barn! Would recommend this as a great place for couples or a familes who enjoy a rural setting and like (or need) to relax. We will defintely be back!

                      About the owner: Chose this area to raise my daughter because of the beauty of the land, kindness of residents and peaceful surroundings. Originally from the northeast settled in Tennessee back in the early 1980's because of the kindness of the people and the beauty of the land. Life long horse owner/lover who likes to share her sanctuary with others. Providing a unique service to the middle Tennessee area of Equine Assisted Psychotherapy is my honor. The only private practice in middle TN providing this service.

                      Why the Owner Chose Franklin:
                      Quiet, serene, peaceful all while being in the great outdoors and close to a major city. Could not imagine living any other place because of the surroundings, the people and the weather. Hiking on the Natchez Trace is right around the corner from the farm.

                      The Unique Benefits at this Barn:
                      Having dogs and horses at your finger tips if wanted or just to view. If not you just enjoy your stay and ignore them. Though Avery (border collie) may ask you to play over and over again. Having coffee on the deck in the morning is a favorite pastime. Many enjoy the energy here as it is so serene.
