Ballard house description

Welcome! I have a special running through the end of May 2014, $149 per night! Spring is a great time to be in Seattle.

My guest home is set up as a private, main floor unit, 2 bedrooms and 2 baths, private backyard and carport. The unit itself is about 1000 SF, plus guests get exclusive use of the backyard with a nice hot tub, propane BBQ and romantic fire table. Float planes pass by daily, salmon fight their way up the Ballard Locks fish ladder nearby, reasonably priced restaurants that are amazing all around. The zoo is 5 blocks away, a great family beach a couple of miles, easy back road to downtown and the ferries. It is a quiet, low-density neighborhood, very safe, with easy access to bus routes.

Wine tasting room now 5 blocks from the house (Domanico Cellars). Sweeping views of Ballard and the Olympics, great sunset and evening views....the suns sets in the perfect location for viewing from the living room during the spring and fall. Watch the float planes fly towards the coast at 8:05 every morning. 20 minute walk to the Ballard and Fremont districts. Easy off-street parking, but even on the street there is plenty of parking. There is a TV with expanded cable in each bedroom and the living room, all with DVD. Perfect for a small family or friends looking to explore Seattle's famous neighborhood coffee shops. 2 bedrooms with a queen bed in each room, upstairs bathroom has a full bath tub with old-style deep tub and shower, second bathroom downstairs has a large shower and also is the laundry room. Full size, comfortable futon in the living room area, for the 5th or 6th guests. Fully equipped kitchen, tastefully decorated throughout. The bedrooms have comfortable beds, one a little firmer with a memory foam topper, the other on the softer side with a pillow-top type mattress. The backyard is set up as a private oasis, hot tub with a tent canopy for privacy, and an outdoor hot shower for before and after you get in the tub. There is a propane fire pit and table also. Guests have exclusive use of the backyard and entire main floor and downstairs bathroom. It is a street level unit, easy access for people with limited mobility. The home is on a steep street, although there are bus stops nearby it can be difficult for people with mobility issues, renting a car is probably better if that is the case. The home is completely private, bird baths and feeders everywhere, hummingbirds and a variety of song birds are regular visitors.

From my guestbook: Tom, Thank you so much for the most amazing stay! The added touches you threw in really made our stay very memorable. When we walked in and say organic coffee, cheese, cream, eggs and fruit, I knew this was a perfect match! It's like you knew me. (-: Also thanks you for the baby friendliness (pack n play, high chair, dishes). That made our trip so easy! We loved spending the evenings in your backyard. The little oasis was awesome after the baby crashed. I will definitely be recommending this place to anyone coming to Seattle and will hopefully have the pleasure of staying here again. Cheers!

Tom, The house and all the amenities/provisions made our stay in Seattle very easy. We enjoyed the treks down the hill to Fred Meyer every morning, coming back up is another story. (-: The view is exceptional!!

Tom, This was a perfect "home away from home" for us! We appreciated all the many extras that were provided. The view is spectacular! We were here for our nephew's wedding and the location of your home made it easy to get to all the events. Some of the things we enjoyed (besides the view) were: * So easy to get to Fred Meyer to pick up food and misc items * Dinner at La Isla (they also catered the wedding dinner) * Tour of Theo's Chocolate factory * Golden Gardens (where the wedding was held) * Pikes Market * Chihuly Exhibit Now we're moving on to the Olympic Peninsula for part two of our trip. Thanks again for providing a VERY welcoming home.

Tom was great to work with and very helpful answering questions and communicating information. The house is in a lovely area and has a beautiful view. The house is fully stocked and he is very thoughtful in making sure you have what you need to get you started. He had fresh fruit waiting for us as well as breakfast food for our first morning. It was really hot the 1st evening we arrived and Tom had a portable air conditioner in each of the bedrooms to help us get thru the unusual heat wave. Of course, it only last two nights and then it was back to the lovely Seattle weather we all love. The location is in the center of everything we wanted to see and we saw it all. Wonderful sightseeing trip, with the added bonus of attending a family wedding. We did discover that it is quite a steep hill, so keep that in mind when planning your trip. Very nice and we would visit again.

We were very satisfied with our visit to Seattle and having this as our home base for the week. It really did feel like home. Everything was well stocked. Including some items for cooking and food. Tom is really attentive and super nice. He brought us fresh eggs every day from the chickens. He did tell us about the chickens, but I never heard them at night or early morning. We loved having our graduation celebration in the back yard too. It was nice to be close to the U. District but not have to deal with all the travel congestion. There is a bus close by if you don't have a car. Thanks again Tom for sharing your home!!!!

First of all, Tom is a gem. Helpful, friendly, kind, and informative. The house is well-equipped and well-maintained. It is spacious enough, yet homey. All amenities are provided for a stay to make you feel right at home. We cooked in 3 of our 4 nights at the Ballard House as everything available to us there made it very easy. We bought fresh seafood from Pike Market and had feast one of the nights. And the fresh eggs... oh how delicious they were! Don't think I can eat another Egglands Best again. We are spoiled! My three lady friends and I thoroughly enjoyed this house, the location, the hospitality and most importantly the chance to have such a great place for our reunion. We took advantage of the hot tub a few nights and savored that amazing view every evening at sunset. Breathtaking!

We first stayed at the Ballard House during Summer 2011 and were extremely pleased with everything about the house and the location. When we decided to visit Seattle for the holidays, we knew we would want to stay here. Our return visit felt like coming home: clean, comfortable, quiet, scenic, ready access to public transportation for trips around the city, and a host who is always accommodating and friendly (the Charlie Brown Christmas Tree was fun to see when when we arrived). Fresh eggs every day became a habit we enjoyed a lot. Our time went by far too quickly. We love the area and can think of no better place from which to enjoy it than the Ballard House.

I found the Ballard View Guesthouse online back in January, when my son told me that he was getting married in November. I wanted a family friendly home to share with my mom, brother and my family of 3. This house has it all. The view is amazing, Tom is a great host and was on hand to welcome us and show us all around and the chickens delivered 5 eggs a day, and two of them had 2 yolks! The backyard is private, hot tub and fire table, and BBQ to expand the living space outside. We even hosted a family dinner for 11. Enough table settings and a full service kitchen made it easy for my daughter and her boyfriend to cook us an amazing meal. Did I mention the views? WOW!!!!! I could just sit there and look out the floor to ceiling windows all night long, and did. The house is only 20 minutes from downtown Seattle. Seattle Center, Pike Place Market, Space Needle and The Big Wheel so close, that we went on three separate occasions. Everything that you need is in the house. Just bring your clothes, and enjoy all that Ballard has to offer. We will visit Seattle again soon, and when we do, I will reach out to Tom for a great place to lay my head! thanks Tom, we truly enjoyed your home. Thank you for making our special occasion that much more special!

Our family (husband, wife, two children) stayed here for almost a week in April 2012. Location is great. Quiet neighborhood. The kitchen was stocked, I didn't even have to go shopping the first day! Loved the Keurig. My kids loved the chickens. Tom is a gracious host. We came home to Nevada raving about it, our friends stayed here & thy loved it of! We can't wait to come back.

We stayed in this wonderful house for 10 days with our 4 year old and 2 year old and it was the perfect place for us to explore Seattle. We went to most of the tourist destinations (Ballard Locks, Seattle Center, Westlake center) without every having to get into a rental car. The bus that connects to all these destination is only a 3 minute walk away. The zoo is within walking distance. There is a wonderful park with a great play structure in 10mins walk. There are also a lot of restaurants within a short walk or bus ride. We truely enjoy the location. In addition, being frequent VBRO customers, this house has the best amenities by far. Everything you need. You can literally come with the clothes on your back and you'd be well prepared to stay. Tom also offers the unique experience of getting fresh eggs from his chickens. There is nothing quite like a fresh egg for breakfast in the morning. Did I mention the jacuzzi in the wonderful backyard. Put the kids to bed and it is another mini-vacation for the parents. Thank you Tom for a truely wonderful stay.

                              Year Purchased: 2003

About the owner: I have owned the home since 2003, and I live in a unit with separate entrance below. Guests have the entire upstairs unit to themselves and downstairs bathroom. The entire backyard is for guests only as well. In addition to the home, I also a Fair-Trade company selling items from Ghana. You will see many items from my Ghana company in the home. I have lived in Seattle for close to 20 years, and have settled into this area, which I really love. I have a nice catalog put together of my favorite restaurants, grocery stores, kayak rental places, and everything else you can think of.

                              Why the Owner Chose Ballard:
This home is located in my favorite area of Seattle. It has great views, is walking distance to Fremont, Ballard and the Woodland Park Zoo which are great places to visit. It is just a very nice neighborhood to live in.

The Unique Benefits at this House:
The home is set up to feel like you are on vacation. The canopy and hot tub space in the backyard is surrounded by a well-manicured garden, it feels like you are in nature but you are in the middle of the city. The home is all about convenience and relaxation.
