The Villas at Sunset Beach are in an exclusive gated community nestled between Rosemary Beach and Alys Beach on the south side of scenic Highway 30-A. The shops and restaurants of Rosemary, Alys and the Village are all within a short walking distance.

Our elegantly furnished, Non-Smoking, oceanfront, ground floor condominium is literally just a few steps from the residents only beach access and heated pool. French doors in the spacious living room open directly onto the patio where you can sit and enjoy your morning coffee... or watch the incredible sunsets... or stroll across a lawn area for the few yards to the beach access walkover... or jump in the pool... tough decisions!

The spacious living area has plenty of comfortable seating, large flat screen TV with an extensive library of DVD's, wi-fi access, iPhone/iPad docking speaker console and a variety of games for keeping children occupied if there is a rainy day.
The kitchen dining area is fitted with all new appliances, has solid surface counter tops and lots of counter space, cabinet space and a large pantry...of course we are fully stocked with quality dishes and cookware to meet your every need...and the large dining area seats 8 in style.
The master bedroom contains a king-size bed and its bathroom has a private vanity area, Jacuzzi and walk-in shower. The second bedroom has a queen-size bed and its own bathroom with shower and tub. The third bedroom contains twin beds with trundles and an adjacent guest bathroom. Sofabed in living room accommodates two adults.

Perfect location on 30A, we walked to shops and resturants. The gated community was beautiful and the condo spacious and luxurious. Being on the ground floor, we stepped out the back door a few feet from the pool and the steps down to the beach. We vacation in this area every year and stay in very nice places, this condo exceeded our expectations and Tony was great on following up with any questions we had. I highly recommend this property for anyone that wants the true 30A experience.
Recommended for:Romantic getaway, tourists without a car, sightseeing, girls getaway, age 55+, families with young children, families with teenagers.

Listing was accurate as far as location and amenities, and pictures were accurate. BUT... property was not well maintained and clean. Rugs and carpet were very dirty, furniture and mattresses worn out and mold in upper windows of bathrooms and in corners of showers. Could be a fantastic condo- and in it's day it was and could be again with a deep commercial carpet cleaning, new mattresses and restuffed, steam cleaned furniture. We loved the location and it was obvious that with some simple updates and deep cleaning, it would be prime again. Owners were very helpful and quick to reply to email inquiries. Could be they don't live nearby and were unfamiliar with the condition of the condo...?
Owner response:Thank you for your comments which we have taken very seriously and have already addressed - as surmised we do not live near by and do rely on the effectiveness of our cleaners to ensure that our condo is cleaned and maintained in the condition guests expect 1. We have fired our cleaners and replaced them with a new crew which comes with excellent recommendations from other unit owners in our Housing Association. 2. Our condo has been steam cleaned this past weekend with rugs, carpets and furniture all treated - in addition new fabric covers have been installed, cushions re-stuffed and mattresses replaced. I can guarantee that the condo is now in pristine condition and is ready for the most discerning guest to enjoy a great vacation with no worries. Tony Wynn Owner

my family had a great week at this property. proximity to both the beach and pool was a big plus. the unit was very comfortable and offered all the amenities a family could want. the high speed wi/fi was especially appreciated. the owners were professional and a pleasuse to deal with. highly recommended.

This was a great condo to spend a week in--very spacious and well appointed. It had everything we needed for a wonderful stay. The floorplan was perfect for 2 familes with young children. The kids loved watching movies in their room while we had adult time in the evenings. The large kitchen table was nice-- we could all sit together!! Being on the ground level made it so easy coming up from a day at the beach, and the pool is just a few steps away. Perfect!! Highly recommend this condo and will definetly return for future vacations.

It makes such a big difference during a week stay with kids at the beach to have a spacious, very finely appointed condo to stay in. Love the kitchen, everything you need is there to cook well when you feel like it. Great restaurants all around you when you don't. Rosemary Beach is just a short walk away. Pool and beach are right there next to you. This was by far the nicest condo we have stayed in over the 15 or so years of going down there. Owners were quick to respond and easy to deal with. Just really, really sad it had to end! Highly recommend Sunset Beach Villas 101A.

We just returned from our dreamy spring break week at Sunset Beach. Thank you for making every detail of our trip just perfect. The rental process was easy and the owners were so accomodating and helpful. The lovely condo was clean, fresh and fully appointed. Room to spread out and something for everyone. Our one maintenance issue was handled immediately by the local manager, and she followed up to make sure it was corrected. The best part is that there are a ton of things to do nearby...if you want...or you can spend the day on the exquisite beach reading, walking or relaxing. It doesn't get any better. Thank you for sharing your fabulous home with us. Our family loved it and can't wait to go back.

Your home and the area around it were beautiful. We appreciated having it ready for our arrival with freshly laundered linens and beds made up. It was plenty spacious for our family of five (three teens!) and for the guests who drove down for the day to visit. We were aware that the view of the gulf was obstructed by the dune, but the grounds were lovely and very well maintained, and the breeze and sounds from the gulf were plenty of compensation. Kids loved the huge, flat TV (and the TVs in each bedroom)and selection of movies. I loved having a Cuisinart to make my tiramisu! I also appreciated the large dining room table with 8 chairs and the ample living area to keep us from bumping into each other. We have often arrived at vacation homes to find them stripped bare. Yours had ample supplies which we took advantage of in our first day, and replaced during our first trip to the store. Thank you. Your home suited our family perfectly.
