The villa's amenities and location both met and exceeded our expectations. Although we were delayed getting to the villa because 1 of our party's bags did not arrive with our flight, Simon was still there to greet us. The villa was clean and well-maintained. What you see is really what you get. Having free wi-fi and an "on-the-premises" phone from which to make local calls was a BIG plus! There are many fine restaurants in Phillipsburg and the Grand Marché Supermarket in Cole Bay was as good as any in a major US city. Villa Leone is a perfect "off-the-beaten-path" location. Hello Frank, Thanks again for the use of your wonderful villa. It certainly lives up to the pictures and description. We had a wonderful time too, especially being so close to the water. The deck is unbelievable – so large and comfortable. The views from inside are great too. My wife said to mention that we appreciated the nice touches, like the real cloth tablecloth, the curtains and quality sliding door, and the goose down blanket. Making a cell phone available is also thoughtful. The whole villa has such a nice relaxed, comfortable feel to it. Simon was a very caring person too. He was ready to help if anything was needed. Frank Have visited St Maarten for 5 straight years and stayed at Villa Leone the last three. What a wonderful place to visit and love the location of your villa. Lynn and I had a wonderful time this past June/July for the 10 days we were there. As usual Simon was there to greet us and take care of any problems that arose (and they were few). A great place to relax with the deck, hot tub, pool and the beach and beach bar that is adjascent to the villa. I will continue to come back each year to St Maarten and will again choose Villa Leone. Our stay at Villa Leone in February 2010 was one of our best vacations ever. It was the second time we travelled to Villa Leone. This time, we brought our good friends with us. The villa was more than enough to accomodate our party of 4. Two bedrooms with each its own private bathroom. We felt right at home in this spacious fully furnished villa right over the waves. Beaches at walking distance, private terrace with patio furnishings, jacuzzi & BBQ. A beautiful swimming pool was also part of the accomodation. We were welcomed as special guests by the on-site personnel Simon and Magna. The villa was clean and well furnished with many commodities and more. We especially appreciated the weekly cleaning service and the complimentary Wi-Fi connection. No need to bring your towel, it's already there ! We had great fun relaxing, sunbathing and preparing our own meals on the gas stove, when we were not eating out in Sint Maarten fine restaurants. We rented a car and visited many of the magnificent 37 beaches of the Island, went to the grocery store on the way back and fix ourselves delicious dinners. Among our beach favorites, were Ilet Pinel, Anse Marcel (Radisson Hotel) and Baie Rouge (French part) and Westin Dawn Beach, Orient Beach and of course ... Guana Bay Beach ! Great Dining at Chesterfields (Philippsburg bayview), Fine Dining and Cabaret Show on friday night at L'Escargot (Front street-Philippsburg) and excellent French Cuisine at L'Escapade in Grand Case The villa is very accessible, nearby Philippsburg (great eating & shopping) and also the French part of the island : Saint-Martin. All arrangements with the owner Frank Leone were clear and cordial, he was always available to answer our questions, and he was always in contact with the on-site personnel. We strongly recommend this Villa to anyone who like magnificent views, beautiful beaches, privacy on demand, amenities to feel right at home. Frank, your place was so fabulous! It was our kids first time to a tropical island and they keep asking to go back. You have the best location, while sitting in the living room you literally feel like you are on the water. Thank you for the FREE internet as well. Check in was so easy, Simon (manager) was there waiting to greet us and gave us the low down on everything from the safe, to the operation of the hot tub. Your information packet was so helpful as this was our first time to the island. You did not leave anything out. The beach next to the Villa was great for an afternoon boogie boarding adventure for me and a short drive to the north to Le Gallion Beach was perfect for our 2yr and 6 yr old kids. Shallow calm water, umbrellas and great food. A short drive to the south were some great places to eat in Simpson Bay as well overlooking huge yachts in the harbor. We would recommend this villa to everyone. As all the other reviews can attest – this is a wonderful villa with a great owner and caretaker with lots of perks you wouldn’t find in a hotel. The filtered water & ice from the fridge, the cooler, cell phone, grill, hot-tub and free wireless were great amenities which made our stay even more enjoyable. The condo itself is aging but clean and well-maintained; the furnishing, appliances and electronics are relatively new and in great shape. There was plenty of hot water for 4 people at all times. The communication from both Frank & Simon was above expectations and extremely welcoming and friendly. This helped set the trip on the right foot before we even left and certainly made it even more enjoyable while we were there. The community pool was in great shape and during the day we had no issues with mosquitoes outside or dogs. The landscaping in the area is island/dessert minimalist. The caveat in all of this is the location and the windward/tradewind aspect of the geography. There were extremely strong sustained winds with even stronger gusts every day of the entire week we were there at all times of the day. The otherwise lovely terrace was unfortunately not very tranquil or sanguine and it was impossible to eat outside (food would blow away), hard to hold a conversation or read a book and quite chilly even in the full sun. The layout of the terrace is such that the entire portion is windward facing and there is no respite around the house or with something obstructing the direct blast (we found the hefty deck chairs were frequently blown over during the course of the day). The nearby beaches were deserted for this same reason and the water was far too tumultuous to warrant going in far. Ultimately this meant every day was a traveling day to other areas (orient beach, pinel island, baie rouge and simpsons bay were all wonderful) and that time at the villa was largely indoors. I have to assume that that the wind is mostly luck of the draw and had we gotten a few less windy days I would have given a higher overall experience. As we were hoping this villa would itself be a destination escape the constant need to travel elsewhere was a letdown. Guana bay is a ways away and often what should be a 15 minute drive doubles with the islands traffic situation.Owner response: One of the reasons I purchased Villa Leone is because of it's Windward location. The breezes and waves remind me of my days growing up visiting the New Jersey shore. Many guests want to confirm that there will be waves so they can boogie board. For guests wanting bathtub calm water, I do recommend to them the leeward side of the island. As evidenced by the 32 previous reviews, the wind and waves has never been a point of disatisfaction. I do believe from your description of the winds that their duration and intensity was close to hurricane or tropical storm conditions. I also understand how this unfortunate weather week would have a negative affect on your overal experience and I do sympathize with you. However, I have yet to figure out how to control this very variable element to better ensure a positive experience for our guests. I very much appreciate your very nice comments about Villa Leone and strongly suggest that you give another chance to the windward side. I'm sure the odds will be in your favor next time and you will have more pleasant calm or moderate winds with wich to enjoy the intoxicating views from the deck of Villa Leone. Ciao, Frank and Patty

The property was just as the pictures had showed and Simon was waiting for us upon our arrival. The villa was clean, bright, airy and provided everything that we could have needed for the week. The portable cooler was a blessing for packing picnic beach lunches and keeping food and drinks cold. We visited several places on both the Dutch and French side. It is very true that the exchange rate on the Dutch side is much more favorable to those coming with dollars, as the Euro is very strong in comparison. If you want great shopping, cheap food and drinks, the Dutch side on the island is the place to go. Front Street in Phillipsburg was amazing. We got great deals on jewelry, alcohol and electronics. There was a place down a small alleyway off of Front Street headed towards the water that advertised 2 beers and 1 Cuban cigar for $3. We had to find out what the catch was! The catch was that there was NO catch. 2 full sized beers and a decent cigar for $3. A nice break in the day if you need one while shopping. We visited several beaches while on the Island, on both the Dutch and French side. Happy Bay is worth the walk through the woods. Small, secluded with very few people. If water sports and activities are what you are looking for, Orient Beach has everything you could want, but in terms of relaxation and peacefulness, there are far too many people for that. Baie Rouge was very nice and the snorkeling was great with a swim through cave. We highly recommend the conch kebab served at Chez Albert on this beach (watch out though, it is expensive and in Euros). Guana Bay was great for boogie boarding and you can't beat the view of St. Barth's. We ate a very nice meal at L'Esparade in Grand Case. Right on the water, great food, funny host, excellent service, reasonable prices for a traditional French restaurant. But really, every restaurant on the road is outstanding. Try fried plantains somewhere (lots of places have it), there are great when done well. If you are looking to get off of the beach for a little bit, we went to Loterie Farm for part of a morning and did their Zip Line and Ropes Course ($45US for the basic course that took us about an hour and $70US for the extreme). Loads and fun and appropriate for lots of ages. There was a 7 year old behind us having the time of her life on a kids course.Recommended for: Adventure seekers, families with teenagers, girls getaway, romantic getaway, sightseeing.

Breathtaking! Nice beach, great waves! Beach bar is nice. We had a wonderful 2 weeks-we did the zip line at Loitler Farm, Chartered a boat w/ the Garfield 2, and horse back riding on the dutch side. Rosemarie Krial-Victor to me: Howdy Frank. Our stay at the villa was lovely. Simon is a really nice guy. I hope the Villa fared well throughout Hurricane Omar. I was glad we were on Saba and over a thousand feet above sea level the night Omar hit. I LOVED the rough rock around the Villa Leone and the crashing waves could be heard at night, even with the windows closed and the AC on. Liked the beach bar down the path too! We absolutely loved our stay at Villa Leone. The views were breathtaking. It was priceless going to bed and waking up to the sound of the waves pounding against the coral like rocks. Just sitting on the deck and gazing at the ocean and horizon was precious moments. We took full advantage of all the amenities from the jacuzzi to the grill on the deck. It was a great perk to find beach chairs, cooler, and floaties at our disposal. It made our stay more pleasant. We enjoyed our morning strolls on the beach catching the sunrise especially when it's just a few minutes from our door. We love that this is a peaceful, quiet area of the island. You get the feeling that you have the place all to yourself. We have decided we will be back in St. Marteen and stay at Villa Leone again. One more thing, the caretaker, Simon, was very pleasant, sweet, and helpful.Recommended for: Adventure seekers, age 55+, families with teenagers, families with young children, girls getaway, tourists without a car, romantic getaway.

This villa was great. Deceptively big, many amenities and quiet. The only set back was a construction project going on literally 5 feet away. But it's island construction, and we were up and gone by the time they were working. The beach is a quick stroll away, and the pool is great. The deck is a great place to spend some time, but can get a bit windy. The owner provides a few things to help make your vacation easy. I would definitely stay here again, providing it stays as quiet as it is (not sure if the construction project is a resort of some kind).Recommended for: Age 55+, romantic getaway.

11/11/06 We are hooked on Villa Leone and now must return yearly. Once you find the best accomodations on the Island, why bother looking elsewhere. Frank has equipped his Villa with everything you could need or want, and the addition of the new stove and refrigerator w/filtered water system is great!! Crashing waves, beautiful uncrowded beaches, tropical landscaped grounds are all at your doorstep of Villa Leone, not to mention Simon, the best caretaker you could possibly have. We loved having him check in each morning to make sure all was well and hearing some Island stories. Villa Leone is by far the best Villa to rent at Guana Bay. If you go to St. Maarten yearly you will discover there are many hidden treasures to be discovered and the locals are very friendly people. Thanks Frank for providing a piece of paradise for us vacationers and one of these days if we can skip St. Maarten we will have to try your home in the Dominican Republic.Owner response: Hello Ward and Susan, I just installed the fridge and range before you arrived. Frank, My wife and I have regretfully just left your villa this morning and are now returning home to South Carolina. Our stay at your villa was everything we had hoped for and more. Watching and listening to the ocean pound the shore from the balcony gave us the tranqualizing effect that we were looking for. We felt no need to leave this spectacular setting, we ate in most of the nights putting the grill to good use and usually ending the evening with a star light dip into the hot tub. We loved going to the secluded beach just north of the villa and hiking the rugged coast line. Simon was always helpful and a pleasure to talk too about the area and its culture.This definitly topped our expectations and we anticipate returning in the future. We will also recommend your villa to our friends any chance we get. We've enjoyed vacationing all over the world, but our stay at Villa Leone in St. Maarten was, by far, the most romantic and relaxing getaway we've ever had! Like other guests have mentioned, the amenities are beyond expectation, and the setting felt like paradise. We, too, had many plans for other activities while on the island, but found ourselves reluctant to leave the property! We've already made plans to return in 2007 and stay longer, and the change to Wednesday through Wednesday occupancy will really cut down on the airline expenses. Villa Leone was carefully monitored daily by Simon, the blue-eyed gentleman with the laid-back island demeanor. We enjoyed long walks up the super-steep road to Gibbs Bay point, and even met a wild monkey in a tree during one walk. The road provided a great hiking opportunity where there was absolutely no traffic to worry about (this will probably change a bit, as they are surveying lots there now). We just returned from Villa Leone, and would like to thank Frank (and the caretaker Simon) for the marvelous time we had there. We actually planned to do many things at St Maarten. But the position of the villa, the views from the balcony, and the Guana Bay beach - were so splendid in their beauty that we spent most of our vacation week just there, relaxing, watching and listening to the waves, walking on the beach, or looking at the night sky after the sunset. We also were lucky to stay at the villa in the fool moon. The view of the ocean in the light of the moon is absolutely incredible! The villa itself was very clean and welcoming. This was my our 3rd trip to St Maarten as we love the island. The 1st time we stayed at Great Bay and the 2nd at the Maho. We discovered Frank's Villa on line, and decided to try the villa route rather than the hotel. First thing I want to say is that the Villa was exactly, if not more, than Frank describes it! The caretaker (Simon) was more than helpful during our stay there. All emailing with Frank was quick and helpful. All I can say is Thank you Frank for the great experience. 11/26/05 to 12/3/05. This was our 4th trip to StM but our first stay at Guana Bay. Frank's villa is simply outstanding - well appointed with an absolutely stunning waterfront view. Villa Leone has the largest deck and the hot tub & grill are nice amenities. GB Beach is great for bodysurfing and rarely has more than 3-4 people on it. In my opinion it's one of the nicest views on the Island for people like myself who love privacy, crashing waves and beautiful turquoise waters, it was perfect. We are just wrapping up our stay at Villa Leone and wanted to add our kudos to the other notes here. We had a wonderful stay and will definitely come again. If anything, Frank understates how fabulous his villa and its location is. Guana Bay Beach is new to us, and we absolutely loved it - a one minute walk from the front door of Villa Leone to a normally completely unoccupied beachfront! My husband and I spent an absolutely wonderful week at Villa Leone December 19, 2004 through December 25, 2004. This was the first week of a month long vacation to St. Maarten and St. Kitts. Of the three villas that we stayed at during our trip, we enjoyed Villa Leone by far the best. The villa was spotlessly clean and beautifully appointed in a light and airy pastel palette with a comfortable, contemporary Caribbean flair. Upon our arrival, we were greeted by the always gracious and smiling, Max, the onsite caretaker. It was truly a luxury and a most appreciated privilege to have internet access via the laptop computer so generously provided by Frank. I didn't realize how spoiled I was until we left Villa Leone and had to seek out internet cafe venues for the remaing weeks of our vacation. Also provided was a cell phone for which prepaid phone cards could be purchased....such a thoughtful touch. I greatly enjoyed sipping coffee and catching up on my reading in the early morning on the fabulous oceanfront deck. The kitchen was well furnished with all major appliances including a refrigerator, cooktop, dishwasher, and microwave. There was also a coffee maker, toaster, blender, utensils, and silverware. The villa location is ideal and only a five minute drive to Phillipsburg. There is also a cute bar/restaurant within walking distance of the villa which is generally only open when cruise ships come in. Other ammenities that we enjoyed were the CD player, VCR, and the CDs and VHS tapes provided. Also greatly appreciated were the detailed driving instructions and very useful information about the villa and the island that Frank emailed prior to our stay. My only regret is that we only were able to spend a week at the villa as we would have loved to have stayed a week or two longer. Thank you Frank for your concise, accurate, and very detailed depiction of Villa Leone. We were just thrilled with the villa and very much look forward to visiting your two new villas in Cancun and Cabarete. My wife and I went on our 19th anniversary at the villa leone stayed Oct 22 through Oct 30 2004. We had a great time, the villa is wonderful everything from the web site and what Frank said the villa had. Out on the deck was breath taken views, hot tub was great. We watch the Red Socks win the world series from the hot tub through the window it was great. The villa has everything that you would need. Plus the high speed laptop setup was great we instant messaged our kids everyday. Beaches were great. The villa location was very convienent to shopping and beaches. Hello - We stayed at Villa Leone the week of 8/7/04 thru 8/14/04 and had a fantastic vacation. The location is perfect for a romantic getaway, and the Villa is all and more than Frank describes. St.Martin is a truly wonderful island to explore - one week was not enough. We had perfect weather and the island wasn't too crowded at that time of the year. Alas - upon returning to Florida and 4 hurricanes - didn't get around to posting this comment till after the new year. We vacationed in St. Maarten from Nov.6-20'04. We stayed at Villa Leone for the first week, & Oyster Bay for the subsequent week. We were very disappointed at Oyster Bay, having stayed at Villa Leone first. Other than the rough driveway, there was really nothing missing. The kitchen was like being at home. The living room had a cellphone, laptop computer, satellite T.V., VCR, & small stero system with C.D.'s. Outside, there was a beautiful deck with a hottub & gas barbecue. Amongst all the rooms was the outdoor pool. The travel information that Frank provided was excellent. Comment Rating: positive Comment Text: We left St Martin and Villa Leone with one regret; that we couldn't stay a few more days. We enjoyed the location and accommodations very much. Witnessed the sun rise on numerous occasions. The blinds are not dark enough but I guess that can be a positive too because who would have thought or even believed that I would be up at the crack of dawn on vacations! And not mind it! Delighted to take early morning walks to the beach right next to the property. Most of the time, we were alone. The waves are fabulous for boogie-boarding. All in all, we cannot wait to come back to the island. It was our third time and we still couldn't see it all. The villa was more than adequate with all the extras provided. A big thank you to Frank for forseeing to our comfort. And also to Max who is a great care-taker. Loved the visiting dogs:)Looking forward to coming back again soon, really soon. Great location : seaside, short stroll to Guana Bay and Gibbs Bay and short drive to Phillipsburg. Enjoyed having beach towels, chairs, cooler for day use. Unit has some very tasteful furnishings, and a nice stereo system. The six sided architecture of unit is interesting and provides for great views and privacy. Did I mention that the deck is awesome? Villa Leone is magificant!!! I do not regret a minute of my stay there. The pictures and sounds on this site are exactly what you get when you stay there. The packet that was sent to me via email was more than helpful, and the directions were very precise. I will hopefully be returning in 2005, a Wed-Wed will be nice for airfares. We stayed in the Villas from 6/12-6/19. We had a fantastic time and the villas were great. The view from the deck is one I will visualize the rest of my life. Convenient to all parts of the island. Only complaint is the driveway to parking at #3. Max was a big help. Would go back again tomorrow!!Owner response: I'm glad you enjoyed your stay in St. Maarten. About 200 feet of the common drive up to Villa Leone is rough road. It definitely could be improved upon, but, it is controlled by an association that I have no control of. One benefit of the condition of the driveway is that it keeps casual traffic away from the villa, thereby improving the already great amout of privacy here. Regards, Frank Leone

We vacationed here from April 17th through the 24th. The place is really beautiful. The waves crashing on the rocks below lulled us to sleep every night. The house is well equipped and everything is nicely decorated and brand new. The laptop helped us to make reservations online for an excusrion to Anguilla, a pub crawl, power snorkeling (you gotta try this) and a fishing trip where we caught red snapper and grilled it on the deck. We had the beach and pool mostly to ourselves. We met a lot of nice people from all over the country that were also staying int the villa. We want to thank you for the most fantastic family vacation The villa was great, very comfortalble and clean. We had the most beautiful views of the ocean and the best beach on the island, and we visited them all. Walks on the Guanna Beach in the full moon light, was a highlight, and the kids enjoyed the beach life, boogie boarding, snorkeling and playing soccer.We had the beach to ourselves much of the time. We spent the first 2 weeks of March at Villa Leone. It was paradise - everything was just as it appeared on the website. The villa had everthing we needed, including the laptop computer for checking messages, and also boogie boards for riding those waves at Guana Bay. The location is ideal - close to Phillipsburg but also in a quiet residential area. There are many beautiful beaches on the island. We love wine. We bought 6 bottles of French Bordeaux for $12 US. What a bargain! St. Maarten is a shopper's paradise, and the prices don't go up when the cruise ships are in town. The locals are very friendly and appreciate the tourists. What a wonderful property on "The Friendly Island". We were there the last week in January and it was magnificent! A very clean and well maintained property. We still reminisce about the sound of crashing waves while eating breakfast on that glorious patio. The scenery took our breath away. Walks on the nearby beach were very relaxing. What a wonderful trip our family had. The Villa was wonderful! Directions from the airport to the Villa were excellent. Additional information provided by Frank was so very helpful and accurate. We enjoyed the sunrises and sunsets. Short walk or drives to beaches and terrific restaurants. Shopping in Marigot and Phillipsburg was an experience. What a wonderful place to stay!!! The villa was comfortable and having a laptop available for us to use was fantastic. During the day we would either have lunch on the deck admiring the view or we would walk down to Guana Bay Beach to play in the huge waves. The restaurants in Grand Case are fabulous and if you like the nightlife, there are casinos and clubs downtown you can visit. Can't wait to go back in November! It was my 12th stay in Guana Bay ,St-Marteen. The villa is in excellent condition with wireless internet and cell phone. The villa has been completely repaint and the furniture is new and very confortable. A quiet place within 7 minutes of action in downtown Phillisburg. Very good restaurents(Grand Case),great shopping(Marigot and Phillisburg),beautiful beachs(more than 35) and peaceful candlelight dinner in Villa Leone outdoor dinner table make St-Martin a premier destination.
