Welcome to 'Allen’s Dune on 30A' in Dune Allen (Santa Rosa Beach), FL! This house is a much loved, Old Style Florida House located South of HWY 30A, directly across from Oyster Lake. This house has a long, successful vacation rental history, but if you have stayed here before, you need to come stay here again because it is under NEW OWNERSHIP! We have taken a good house and made it great! Updates include fresh paint throughout, new bedding, COMPLETELY NEW BATHROOMS, new window treatments and much more! We have also added flat-screened TVs (1 in each bedroom plus 1 in den) and free WiFi internet access! While the house is a second row house, the houses around it are configured such that it has incredible beach views from the south side of the house (as well as bonus lake views from the north side of the house). Allen’s Dune on 30A has 20 feet of deeded beach frontage accessible by a private boardwalk directly from the house to the beach....just steps from house to sand! The house has a screened-in porch that spans the entire beach side of the house with comfortable seating for 6 plus an outdoor dining table with benches and a pub table with stools. You can watch your kids play on the beach from this porch! It also has an enclosed, outdoor shower right at the top of the board walk to wash away sand before entering house. Our private boardwalk to the beach also has TWO deck areas. They are great for watching beautiful sunsets, al fresco dining, or just a great place to hang out!
The house has four bedrooms (2 master bedrooms -- each with king bed; both have TVs, sliding glass doors to screened-in porch and beach/ocean views; plus 2 additional bedrooms with two twin beds in each plus lake views). Each bedroom has its own private toilet/sink room. Two bathtub/shower rooms are arranged “Jack and Jill” style between the two sets of bedrooms. The den/family room is HUGE with two large, comfortable sofas, additional seating, plus TV and DVD player. The den has fabulous beach/ocean views due to its two sliding glass doors leading to the screened-in porch. The dining room (an open room between kitchen and den) has a large table that comfortably seats 8. The adjacent kitchen (with lovely lake views) has a dishwasher, refrigerator, washer, dryer, microwave, crock pot, coffee maker and blender (plus all the necessities), even an additional wet bar. My favorite part of the kitchen is the long breakfast bar with 6 super cushion-y swivel chairs.
We have added some 'toys' to help make your stay more fun! Assuming the renters take care of them, for your use we have a two-person kayak (with paddle and life jackets), a beginner stand-up paddle board and a box of plastic sand toys. Please take care of them as if they were your own (or better than that...hee hee!). Also, remember to pull all your beach items (chairs, umbrellas, kayaks, etc) to the foot of the boardwalk in the evenings or the beach patrol will give you a citation and possibly impound your stuff! The sailboat and long, skinny surf ski are not to be used by renters (thank you).
We also have a bunch of paperback books in case you run out of a good beach read , games and some DVDs.
Dune Allen beach is a super quaint part of HWY 30A , Beaches of South Walton, and Santa Rosa Beach. The location is spectacular: our house is 6 miles east of SanDestin, 3.5 miles west of Blue Mountain beach, 6 miles west of Grayton Beach, and 7.2 miles west of Seaside. The house is approximately 35 miles from the newest airport: Beaches International Airport (ECP), hosting Delta and Southwest flights. Our house is just steps across the road to the 30A biking trail that spans the length of 30A. If you do not want to make your own coffee, there is a Tom Thumb convenience store just down the road (FABULOUS coffee, plus newspapers, gasoline, and other essentials). There is a really nice Publix supermarket just 3.5 miles away going east, on HWY 98 and a brand new Walmart on 98 (approx. 2 miles going west). Gulf Place Town Center is just a few blocks away with shops and dining, plus there is always Stinky’s Fish House down the road to the west (yum!).
Allen's Dune on 30A is great place to stay for golfers!!! It is just 1/2 mile from the Santa Rosa Golf and Beach Club, approx. 5 miles from Sandestin golf courses, approx. 14 miles from Camp Creek Golf Course, and approx. 18 miles from Shark's Tooth Golf Course.

Why Dune Allen Beach: Owning a beach house has always been one of our life long dreams! We have spent some time in the area over the past few years and completely fell in love with the beaches along Highway 30A....truly spectacular! On our last trip to the area before we found our house, we drove through Dune Allen beach along HWY 30A (a tiny stretch of beach in the Santa Rosa Beach area). We joked that we would want to buy a house in Dune Allen if we ever got the chance, because our last name is Allen. When we got back home to Birmingham, we decided to start the search for a beach house. It took us a few tries but we ended up with our dream spot!!! The house is set up just the way we wanted it to be with direct beach access (we did NOT want to haul beach stuff across the street every day!). This house is nice, comfortable and relaxing but not pretentious. We love it! And the location is fabulous - close enough to get to any activity we might want to enjoy but private enough for us as well.
The Unique Benefits at this Cottage: Katherine Allen: Allen’s Dune on 30A reminds me of the beach vacations my family always took when I was a little girl. We always rented a house, even though the condo boom had begun, but that was not the way we did things back then. I have the most amazing memories of spending lots of time with my parents and my brothers at these beach houses. Lazy sunshine-filled days complete with shell collecting, running up and down boardwalks, digging the biggest and deepest holes in the beaches ever dug, drip sandcastles, burying my brother up to his neck in the sand, going crabbing at night with nets and flashlights, and watching fireworks on July 4th! Our house is reminiscent of all this and more. Of course, Allen's Dune doesn't have a pool (with or without waterfall) but we also don’t have the super-packed beaches like those in front of high rise condos or other dense developments. No squeezing in a spot, sardine-like, hoping you might catch a glimpse of the ocean behind the rows and rows of tents and umbrellas, hoping your small children don‘t learn some new choice words from the over-served group of folks next to your spot! Time spent with friends and family is so precious! We hope you will make amazing memories for a lifetime at Allen’s Dune. Thank you!
