This magnificent Smoky Mountain property provides unique lodging for intimate and romantic getaways for couples, or for family vacation lodging at the suites, for 2 people in each suite, or up to 8 total for all suites, or the Hay Loft Sky Cabin for up to 12 guests.

Amenities of the Octagon Suite include hot tub, full kitchen with all dishes, pots and pans, coffee and filters, a large dining table, plus deck with picnic table, barbecue grill, 4-person hot tub, close and easy parking, and even a barn nearby to protect your antique car or motorcycle if needed. Laundry facilities available.

The comfortable living room has satellite TV's, a VCR and DVD player. Floor to ceiling windows on three walls afford fantastic mountain views, panoramic in scope, and guests overlook pastures of grazing horses just below their deck.


Why the Owner Chose Townsend: We purchased this beautiful land and designed all structures, roads, barn, the Country Manor Guest House and office,...all with underground utilities, to take advantage of the fantastic views. We moved to Townsend and developed our property of unique rentals and party sites to become 'stay-at-home' parents raising a family.

With 60 acres to mow and weed eat, we are fortun: With 60 acres to mow and weed eat, we are fortunate to enjoy riding our John Deere tractors and all aspects of property care and management. We have thoroughly enjoyed designing, building and decorating all our structures including our home and office called Country Manor Guest House, and our large party barn with the unique Sky Cabin. Of course we love riding our horses on the many trails we have created. But best of all are the short reprieves sipping coffee on the front porch swing, taking in the most magnificent mountain views and shadows while listening to the hymns chime through the mountains at 12:00 noon and 6:00 pm each day. That is a treasure.

                    The grounds provide numerous sites for private picnics, leisurely walks or garden weddings at the pond with Weeping Willow tree, a landscaped Rock Garden with park bench, hillsides with great mountain views, pastoral meadows and valleys, and the Appalachian Party Barn. There are three ponds - one with two boats to paddle and peddle around in. There is also a spring and a stream and several picnic areas.                         Walthough this review is a bit late, I still have the fondest of memories staying in the hayloft cabin in oct, 2010. we were 3 couples for an extended weekend stay. Ms Joplin, and her son Jeff, (an awesome and talented country singer) made this stay one of the nicest traveling expiriences i have ever had. The cabin was so spacious, that you never felt crowded anywhere you went. Lthough the ponds were a little small, the fish were bitting well. i certaintly highly recommend anyone looking for a QUIET place to stay, to check out this awesome property.

                        Recommended for: Sightseeing, tourists without a car, girls getaway, families with young children, pet owners, romantic getaway, age 55+, families with teenagers.

                        We took our 8 kids and stayed in the Hay loft Sky Cabin in February. We had the best time. It was peaceful and my kids had 60 acres to run around on. We will definitely be back and we highly recommend.

                        Really enjoyed our stay at the cabin. Very roomy and comfortable--easily slept 7 people. The grandkids had a blast fishing, roasting marshmallows at the fire ring, and playing in the hot tub. Hope we can do it again soon. Also close to tubing outfitters in Townsend--grandkids, parents and grandparents enjoyed both tubing and whitewater rafting.

                        We first contacted Miss Jopling in February 2009 concerning having our honeymoon there. There were a lot of details to go over as my soon-to-be wife was from England and I was from Mississippi. Miss April patiently listened to all our requests and also made a great deal of wonderful suggestions. We actually got married on the property and also spent our honeymoon there. Miss April and Mr Reid took care of ALL the details, including recommending a minister, telling us where to go for the marriage license, even suggesting different people who could make the wedding cake and a place where my wife could get her hair and nails done. The owners, including their son who was home from tour, went well and above in their help to make our honeymoon the most spectacular that it could be. They even took care of the after wedding meal...complete with a waiter, wine, and a completely mouth-watering meal, combined with simply the most stunning views in all of Townsend, Tennessee. Miss April and Mr. Reid took a very personal dedication in making sure that our Wedding went off without a hitch.They even suggested a great (and very reasonable ) photographer. We couldn't have asked for a more amazing place or more wonderful people to help with our special day. Because of their commitment to making sure that we had everything we needed to make our stay the most perfect that it could be, we have since visited and stayed at Country Manor Acres numerous times. We would never even consider staying anywhere else during our regular Mountain vacations. The Joplings and Country Manor Acres have earned our trust, friendship, and devoted loyalty for their dedication in providing truly the most unique and wonderful place to stay in the entire Smoky Mountain area. We HIGHLY recommend this as the most wonderful place to stay in the Smoky Mountains!
