            I was fortunate to be able to escape the cold winter of the Northeast and find a perfect getaway for my family, me and especially our 2 dogs. Vero Beach is truly a wonderful place to visit and am surprised more people have not discovered it. We especially loved walking in the beachside downtown area with all the shops and dining. The was evereything we could have wanted for a perfect beach getaway. The house is spacious, bright and clean. It allows for easy access to the outdoors, pool and beach. The sunroom also lets you feel the outside and listen to the beach from the comfort of inside. The beach is great. It is very clean, wide and private. Our dogs have never been happier as they were during thier numerous walks and paytime. We especially liked the Gazebo and the newly installed hot tub for our evening "Happy Hours". The owners live nearby and are very helpful and responsive to their guests. We look forward to making a return visit in the near future.

            We were guests of my nephew and niece who rented the house for the first week of April. We enjoyed meeting and visiting the owner, however; we wish we could have met him after we were there a few days rather than on the first day. I would have personally given him a tour of what needed better upkeep. The carpet upstairs was dirty (as in trash) on the floor, the bathroom was not stocked with any wash cloths, the beds were saggy and the closet was half full of the previous owners' clothes. Master closet was the same. The Florida room, although spacious, had a dirty sofa and love seat--sand and shells between and behind cushions and the chairs at the breakfast table were filthy. My sister-in-law had to wash all the baking pans before she could set about her planned baking. The garage was a trash heap that was scary to look at. We only opened the door to see if there was a closet or something needed for the utility room. The pool toys were in an even scarier location. I would like to be employed as the cleaning company--what an easy job they have! Come in, wash a few dishes if any, wash the sheets, make the beds and leave. My nephew will be renting for a week for the next 4 years BUT we will look elsewhere next year.

            Owner response: First of all, I met a couple of hours after arrival, gave any necessary and technical info to you and also your nephew. I asked if there were any issues, questions, etc. I informed you that there are contracts with various services for cleaning, lawn, pool and all appliances. I also informed you that I only reside 1/2 mile away and am very easy to reach if any questions or problems arise. NO issues were reported. I was also there mid week and again NO issues were reported. Finally I had to go over there when you decided to check hours late and kept the cleaning service waiting. I spoke with you directly at that time and again NO issues were reported. That would have been a perfect time with the cleaning service there to resolve any issues. Issues with cleaning such as sand left in sofas, or dirty cookware left by previous guests could have been resolved then. I was not aware that the previous guest also left cloths in a closet. The rugs were ll professional steam cleaned 15 days prior to your arrival by Stanley Steamer. Since you were not the person that rented the house you probably were not aware that the clearly states that the garage is NOT to accessed by the renters. It is used as storage for construction and planned remodeling materials. I called and spoke directly with Gary who was the renter and did NOT relay that he experienced all the issues you state. I am sorry you feel the way you do about the cleaning service. I will show them your review and make sure there is better oversight of them. I would recommend that you avail yourself to that the access an owner such as I gave you for any other locations you visit when you experience things not to your liking. Good luck.

            Our family included grandparent, adults and grandkids and EVERYONE had a great time! The house has a great layout so everyone had space and privacy, but also lots of common space options for "hanging out" as well. The big, bright kitchen made cooking a pleasure, with the grill and outdoor table a bonus. Kids were endlessly entertained with the pool, swing set, backyard AND beach options. The beach is really beautiful and we almost had it to ourselves on most days. Pool is great as well. Yes, there were a few small issues, but the owners were extremely responsive and addressed any questions/issues in person and with urgency. With a house of that size - I imageine its impossible to anticipate everything. The biggest stress was deciding if we wanted to have our morning coffee in the sunroom, in the gazebo or on the beach - each with an ocean view!

            Recommended for: Age 55+, families with young children, girls getaway.

            My husband surprised me with a romantic Florida vacation for my birthday this year. Opening the front door and seeing the ocean beyond the pool was awesome! The house was very spacious and clean. The master bedroom was comfy and large. Falling asleep to the sound of the ocean was so peaceful. I especially enjoyed putting on a luxurious robe, which was waiting for me in the closet , and having breakfast by the pool. Although we were oceanfront we spent much of our time just relaxing in the gazebo looking out at the ocean. Everything we needed to cook with for the week was in the kitchen. There was even an espresso machine! The pool was sparkling clean and the hot tub was a great place to unwind at the end of the day. The small oceanfront town on the island is very quaint. There are nice shops, great ice cream, a bakery and several good restaurants! The owners were very accessible and helpful and the neighborhood was private, quiet and friendly! I absolutely recommend this property. Will come back with our dogs next time!!

            I came down for a work//anniversary get away as I have several clients in Vero and had always wanted to take some time and enjoy this unique jewel of a community. My wife and two children joined me for probably one of the most enjoyable vacations we have had in a long time! My wife and I loved the house . It was bright and beachy, yet comfortable with everything you might need from extra food supplies,linens,to a waterfall with changing colors above the fireplace already stocked with wood] Our favorite was enjoying Happy Hour in the private Gazebo,watching the sun drop, then hopping in the large hottub spa. It was like a hotel but so much better the owners even thought to leave His and Her spa robes. We definitely can t wait to come back. My kids loved it and it will be a very special anniversary memory for my wife and I. Thank You

            We were 4 adults and 3 tweens for a holiday vacation. The location was great. Nice neighborhood. Great beach.. Perfect view! The house and its cleaniness was not up to par. The oven and microwave were broken but we made them work. They left us with the previous tenents garbage and no extra trash cans. The pool was dirty and lawn furniture worn. We do appreciate the when we need extra beach chairs they delivered them. The house was dusty, moldy and appear that it was not kept up. We were celebrating and I had to clean the china and glasses so we could us them. We paid good money and I felt that I should not have to clean as much as I did. Waterstains on the ceiling, glass windows were filthy. Not enough TLC in my opinion.

            We have been fortunate enough to stay at this house before. It just keeps getting better! This year we spent a wonderful & relaxing 5 weeks there. It could not be any better...it is simply the best! The owners are incredible...could not recommend it more highly! It truly is simply the best! We would definitely return!

Dangerous Materials. Utilities. Lessee shall be responsible for arranging for and paying for all utility services required on the premises, except that shall be provided by Lessor. See #24 - Other Terms 12. Right of Inspection. Lessor and his agents shall have the right at all reasonable times during the term of this lease and any renewal thereof to enter the demised premises for the purpose of inspecting the premises and all building and improvements thereon. 13. Maintenance and Repair. Lessee will, at his sole expense, keep and maintain the leased premises and appurtenances in good and sanitary condition and repair during the term of this lease and any renewal thereof. In particular, Lessee shall keep the fixtures in the house or on or about the leased premises in good order and repair; keep the furnace clean; keep the electric bells in order; keep the walks free from dirt and debris; and, at his sole expense, shall make all required repairs to the plumbing, range, heating, apparatus, and electric and gas fixtures whenever damage thereto shall have resulted from Lessee’s misuse, waste, or neglect or that of his employee, family, agent, or visitor. Major maintenance and repair of the leased premises, not due to Lessee’s misuse, waste, or neglect or that of his employee, family, agent, or visitor, shall be the responsibility of Lessor or his assigns. Lessee agrees that no signs shall be placed or painting done on or about the leased premises by Lessee or at his direction without the prior written consent of Lessor. 14. Animals. Lessee shall keep no domestic or other animals on or about the leased premises without the written consent of Lessor. SEE #24 –Other terms 15. Display of Signs. During the last days of this lease, Lessor or his agent shall have the privilege of displaying the usual “For Sale” or “For Rent” or “Vacancy” signs on the demised premises and of showing the property to prospective purchasers or tenants. 16. Subordination of Lease. This lease and Lessee’s leasehold interest hereunder are and shall be subject, subordinate, and inferior to any liens or encumbrances now or hereafter placed on the demised premises by Lessor, all advances made under any such liens or encumbrances, the interest payable on any such liens or encumbrances, and any and all renewals or extensions of such liens or encumbrances. 17. Holdover by Lessee. Should Lessee remain in possession of the demised premises with the consent of Lessor after the natural expiration of this lease, a new month-to-month tenancy shall be created between Lessor and Lessee which shall be subject to all the terms and conditions hereof but shall be terminated on days’ written notice served by either Lessor or Lessee on the other party. 18. Surrender of Premises. At the expiration of the lease term, Lessee shall quit and surrender the premises hereby demised in as good state and condition as they were at the commencement of this lease, reasonable use and wear thereof and damages by the elements excepted. 19. Default. If any default is made in the payment of rent, or any part thereof, at the times hereinbefore specified, or if any default is made in the performance of or compliance with any other term or condition hereof, the lease, at the option of Lessor, shall terminate and be forfeited, and Lessor may re-enter the premises and remove all persons therefrom. Lessee shall be given written notice of any default or breach, and termination and forfeiture of the lease shall not result if, within days of receipt of such notice, Lessee has corrected the default or breach or has taken action reasonably likely to effect such correction within a reasonable time. page 2 of 3 20. Abandonment. If at any time during the term of this lease Lessee abandons the demised premises or any part thereof, Lessor may, at his option, enter the demised premises by any means without being liable for any prosecution therefor, and without becoming liable to Lessee for damages or for any payment of any kind whatever, and may, at his discretion, as agent for Lessee, relet the demised premises, or any part thereof, for the whole or any part of the then unexpired term, and may receive and collect all rent payable by virtue of such reletting, and, at Lessor’s option, hold Lessee liable for any difference between the rent that would have been payable under this lease during the balance of the unexpired term, if this lease had continued in force, and the net rent for such period realized by Lessor by means of such reletting. If Lessor’s right of re-entry is exercised following abandonment of the premises by Lessee, then Lessor may consider any personal property belonging to Lessee and left on the premises to also have been abandoned, in which case Lessor may dispose of all such personal property in any manner Lessor shall deem proper and is hereby relieved of all liability for doing so. 21. Binding Effect. Radon Gas Disclosure.
