One of the best 2br (great location, great view, unique perks) at Dunes. We put cool amenities and extra touches in our unit others don't (see the long list list of 'our condo only' stuff below).
About our condo:
In addition to stunning gulf views from our 4th floor beachfront condo (with large balcony off living and master bedroom), and the regular Dunes amenities, we have unique amenities to make your vacation special:
- Condo comes with one of a handful of assigned parking spots right underneath the building, footsteps away from the elevator (20 to be exact) and pool (18) ; handy if you are unpacking groceries and returning late from an evening out. Trust me, you are going to love this.
- Sanyo Shiatsu massage chair for unwinding after a day of beach fun. This top of the line relaxation machine has been a big hit in our guest book, and nobody else has it.
- A coffee table with a built in fooseball game for fun after the beach (cool!). Again only us!
- Our three flat screen TV’s (42”, and two 32”) come with a library of DVDs (including Disney and cartoons for the kids). Some absentee investor owned units actually have tube TVs, seriously.
- Upgraded balcony furniture; Hampton Bay bar height swivel so you're not paying for a million dollar view and have to look through the railing like you're in jail! ONLY US
- Wireless connection in room.
- Super upgrade sleeper sofa (new 2012) is actually made to sleep humans with a six inch mattress (not standard 3-4) and trampoline suspension to further keep you off support bars.
- Three inch thick binder with menus from all the local restaurants for your dining pleasure. Our guests have graciously added menus et al., from their favorite places.
- A cupboard of board and party games, cards, playstation etc., for evening pleasure. Beach toys in owner's closet.
- Full sized water heater (not a condo miniature) so you don’t run out of hot water. Have stayed with 8 people and never run out of hot water!
- Even though we advertise on VRBO, we pay fee and percentage to Dunes Management so our guests can have immediate on property response for any problems, and don't have to get any issues resolved from some absentee investor 1000 miles away. This is a big deal, as owners not with the condo association can leave you stranded!
- Newly painted and carpeted, and all new kitchen supplies (down to the last measuring spoon) replaced along with most furnishings.
Top of the line pillowtop King Mattress added in master bedroom 2012; again this defies general rental unit practice of putting in the cheapest, hardest (thus the most durable) mattress available.
- The usual stuff too; king bed, two fulls, pull out couch, fully equipped kitchen with fridge/icemaker and dishwasher, washer/dryer, new small appliances, flat screen LCD TVs, huge balcony.
We believe that we have one of the best 2 BRs available at Dunes of Panama, certainly in terms of the actual building and location, location within the building, and in the dozens of special touches and unique amenities that we (as former PCB renters ourselves), believe we would most appreciate in a vacation rental ourselves. If you've ever rented a beach vacation condo and said 'I wish they had this' -- that is how we put our condo together. So you'll find the stuff that perhaps might not occur to an absentee landlord that doesn't use the place. If our guests think something is missing, we have a guest book that they can make suggestions so we can constantly improve.
We are on the fourth floor of the coveted “B” building. The B building isn’t the newest building, but it has an unobstructed view of both the beach and two of the three pools and there are only 40 units in the building. It is closest to most of the amenities (pools, tennis courts). It is physically possible, I suppose, to get a unit that is geographically closer to the beach, but you're splitting hairs over 20 steps or so. Not scientific, but polling the 'stay at Dunes every year crowd' tell me they like building B the best. All the buildings are nice with spectacular views, but we think 'B' is the best.
Even though we are renting by owner, we work with a rental agreement through the condo association and pay a stipend for on property maintenance and immediate response for our rental unit; so if you have any problems, they can be addressed on the scene, not from some owner 300 miles away. You will get the same on site service and quality of unit (rental office has strict standards for all the units participating in rental program) as if you booked a unit in the Dunes reservation office, except we charge a little less, have some cool and unique features that other units don't offer, and our unit is one of a handful in the B building (considered by many to be the best location). That said, don’t hesitate to call us if there is anything we can do to make your trip better.
We are constantly updating and improving our unit, trying to provide every conceivable amenity we can pack into the unit; I mean, seriously, who has massage chairs and fooseball coffee tables?
I look at the some of these ads on VRBO for the same type unit as ours, but outdated, without the great view, none of the perks we offer, and they charge hundreds more. I don't get it. We use the condo all the time and it is much more important to us to get guests that won't tear the place up, rather than try and squeeze an extra couple of hundred a week out of guests. Pay more and get less somewhere else if you want.
The secret to our low pricing is that, even after extensive renovations, we paid a half to a third of what most other owners did. So, yes, we really do charge less for a nicer unit and there really isn't a catch

Technically 'Gulf of Mexico' front, but none of this 'beach view' stuff, you are ON the beach with full view of beach, water, etc. 10 steps from building exit you open a gate and are in the pool complex that opens to the beach. If you pace it off, its like 80 paces, not easy to physically get much closer than that. And view --- please see pictures...all view pictures are taken from OUR balcony, not some other point on the complex. I know at least one owner that has stolen some of my pictures for his own website....morecollapse

Extremely Nice Condo and Location
My husband and I had the opportunity to stay at this condo for a week. The owner was particularly easy to work with and the condo is exactly as described and could not have been better for our vacation. A covered garage parking space close to the entrance was great. REALLY great. We started each morning sipping coffee on the balcony, overlooking the beach and took another cup down to the beach to enjoy. Later, a game of bocci (provided by the owners - a great set) on the beach was as fun as could be ... along with a lot of other beach "toys". We had a lot of fun. Afterwards, a dip in the pool was refreshing. Don't forget some boxed wine and plastic glasses to enjoy an afternoon happy hour poolside! There are a lot of seafood restaurants around, check out the recommendations in "the book" provided in the condo and ask around. The area has a lot of seafood restaurants - some good, some not so much. One of our favorites was Saltwater Grill which was only a short drive away; we were told they get their fish and seafood daily from the local fishermen. We also had fun at a place called Wicked Wheel. Our last day there, we found a place which makes homemade bagels and serves natural casing hotdogs on homemade buns - Bay Streeet Deli (I think) - which was a real treat. All in all, the condo and the location were great. Again, perfect for us. If you noticed the word "great" over and over in this review, take it as a big clue as to how well our vacation turned out.

Owner response: Thanks for the kind words. Check back next year. I rent below market rate so I tend to fill up quickly. Thinking of putting a Jimmy Buffet Margarita Machine in there this August when we come down next, and then some other perk when we come back in December. I'm open to suggestions as to anything we can do. I was trying to arrange a couple of bikes for the parking space, but it is just too hard to keep them in shape between visits, but if you have any ideas...Kem and Elizabeth, owners.
We had the pleasure of staying in this terrific condo the week of November 10-17 and had such a terrific time. The view from the condo is absolutely awesome and we were fortunate enough to see stingrays jumping out of the water...the sunsets were breathtaking... The only arguments the family had all week were over who was going to get to use the massage chair next.:) The time of year was perfect for a relaxing getaway with no crowds and fabulous food. I hope you too get to enjoy it as much as we did!

Our family spent 3 weeks there. Oct/Nov and had a great time. The owner was very prompt with responses to our questions while there. We enjoyed the rocker recliner and the massage chair immensely. Having covered personal parking spot was very convenient and close to the elevator.Thanks for a great stay.

We just arrived home from 9 days here. It is everything the description says! We had a great time, awesome weather and loved the beach views. We stayed at the Dunes 25 years ago, so were not sure if they would still be well kept, but we were not disappointed. It was clean and had every item in the unit we could possibly need. The pools were great, all around we had a great vacation.

The condo was a perfect place to enjoy our fall vacation. The views from the large spotless windows in the living and bedroom were outstanding. Very tropical view! They condo is very comfortable and decorated cute. Lots of movies and games for your children. From a cooks view the condo was well stocked with any item in the kitchen you would have in your own kitchen cabinets. I prepared several large evening meals and had no problem finding just the right pan or dish. Every item I pulled out of the kitchen cabinets were clean and spotless as was the condo. The owners take pride in their condo and do their best to make your stay comfortable and relaxing. Yes, the massage chair was wonderful! Also, the owner was very helpful and really does want your stay to be special. Yes, we would love to return but not in the fall. We did not realize the heated pool was not heated until November so we were unable to enjoy swimming. The other two pools were beautiful but to cold at this time of year

This condo is as advertised with all the comforts of home! Very clean and well furnished. Large master suite with tub/shower and the second bedroom has 2 queen beds with bath. The washer/dryer were very handy as was the fully stocked kitchen! The covered parking area is a bonus! The grounds are well maintained with full time security and sparkling clean pools. We will be repeat guests! Thank you for top-notch accommodations!

To our guests. Thank you for leaving the kind comments. Thank you for the care you have taken of our home. Those that have rented from us before and choose to again, we will give you the best possible rate as we don't have to hedge for destruction, and appreciate your business. We have added a phone as requested by two of our guests. We were just there for a week ourselves and have replaced all the light bulbs, and batteries in remotes, etc., added some new DVD, balcony furniture, etc., but quite frankly, our guests have been so good that there is nothing to repair. This is why I can afford to rent a tricked out unit for less, and keep improving it. We are basically booked through Feb of 2012 (except for few dates above), but will remember, for next year, those that rented from us this year, and do the best we can to make your time at the beach the best it can be. My wife and I took our very best friends on a much needed vacation. This was the best vacation ever due in no small part to the comfort, convienence, and the luxury of this condo. What may seem like little things to some combined to clearly set this condo apart. My wife and I are looking to buy in Panama City and so we looked at several condo's in the area. This particular condo provided upscale furniture, including a message chair that we all enjoyed. (Not all at the same time of course.) The views were the best. Outstanding Gulf and pool views added to our enjoyment. All of this added to what we believe to be our best vacation ever.

Best Beach vacation ever.
I have been to PCB for years, and stayed at a lot of places, and by far the Dunes is the best; not just the best for the money, the best. They have more beach (1500 feet of beachfront for 330 units) and pools (3) and decking than any other resort on the beach. It kills me that Splash and some Sterling Resorts and some of these other places with 500 units brag about having 300 feet of beachfront. Anyway, the location is great, room perfect. The owner went to great lengths to provide every possible amenity. For my money, he undersold the massage chair which was awesome, and oversold the fooseball table and telescope which we didn't use. His ad didn't mention beachchairs which we found in a closet along with some Panama City Beach glasses he left as a gift for us. They also had about 20 board games and I want to say about 50 DVDs for all tastes. I've used VRBO before, but never felt compelled to write a review before, but in this case the owner went to overboard to make our visit great that I felt for the first time ever, I'd write an Internet review.

About the owner: Naval Academy Class of 1983, so no West Pointers please! Just kidding. My wife and two children live in Peachtree City Georgia and we love the Dunes of Panama. We thought it was the best when we were renting, we think the 'B' building is the best location, so when a unit opened up (there are only 40 in B building), we jumped on it.
Why the Owner Chose Dunes of Panama:
We had our choice of condos and chose the Dunes. The Dunes, at 1500 feet of beachfront has one of the best beachfront to occupant ratio in Panama City. With three pools, it has one of the best pool to occupant ratios as well. The Dunes is well maintained, gated, and patrolled by security and safe. The Dunes is on Thomas drive, close to all the attractions, but away from the spring break maniacs. We have stayed many places in PCB, but prefer the Dunes. We aren’t people who have twenty units and do this for a living, we have one, this one, and for us it is a labor of love. If you check out Trip Advisor, you’ll see the Dunes is #3 of 76 beachfront resorts, and it is about half the price of the ones listed as 1-3. It is the best deal on the beach for a vacation rental when we were renting, and we believe it is the best place to own now that we are owners. This is our home and we plan to retire there.

We take pride in our home, and never forget what it is like to be Beach Condo renters for all those years. As such, we try to provide the stuff that we liked and always seemed to be missing. If you are looking for a quiet condo overlooking and just steps from two pools, tennis, beach, and assigned parking spot; and one that is in a safe gated property with a high beachfront to occupant ratio, then this is the place for you.
