This lovely small apartment has everything you could need for a perfect stay.
Air conditioning and great wifi internet connection are included in the rental rates, and satellite receiver, flat screen tv, radio, washing machine, hair dryer, a fully equipped kitchen with oven, toaster, kettle etc., make the features of this apartment really and surprisingly complete for such a small and cheap accomodation.
You will have your own entrance, for maximum privacy.
Please note that the double bed is placed in a sofa-bed, as you can see in the pictures, but the mattress is a "real", very, very comfortable non-folding spring one.
Perfect for a couple, the apartment is really in an amazing location: 50 mt far from San Samuele vaporetto stop, just close to the famous and wonderful Palazzo Grassi museum, 10 minutes walk or 2 vaporetto stops from San Marco square, 5 minutes walk from Accademia.
The area is very exclusive, quiet and safe, you will find every kind of shops just behind the corner and also a number of good restaurants and trattorias, highly regarded by Venetians as well:
- "Osteria al bacareto" is a very good valued traditional little restaurant, very well regarded also by a lot of venetian food lovers.
- "Trattoria da fiore" is another good place where you will taste the venetian traditional "cicheti" and cuisine.
- Across the Accademia bridge, 200 meters left you will find "Cantinone Storico", where seafood is very good but please try to reserve, in the good season, one table outside for dinner...a magic place!
- Just behind Gallerie dell'Accademia at the ground floor of Ca' Pisani Hotel, "La Rivista" is a wine and cheese bar with a large and fine selection of...wines and cheeses!
- And almost in front of it, "Agli Alboretti" a very good restaurant famous for its wine cellar.
- Down the Accademia bridge, but turn right, ask for "San Trovaso"... ask for enoteca da Schiavi:
one of the best places in Venice (and not only) where having an aperitif becomes an unforgettable experience: a beautiful "fondamenta", a traditional "bacaro", an incredible choice of italian wines, and a selection of "cicheti", the venetian term for "appetizers", which starting from the venetian tradition, get off and fly towards very sophisticated taste goals.
- Five meters after Schiavi...simply the best pistacchio ice cream I've ever tasted.
- A few steps beyond, la "Terazza del Casin dei Nobili", good seafood and amazing view fom the Zattere, and "Gelati da Nico": ask for a "Giandujotto da Passeggio"...
- On the other side of the Giudecca Canal: the Hilton in the Molino Stucky, with its "Rooftop skyline bar", one of the most incredible views on Venice, its spa and its well regarded restaurants.
We will be glad to suggest a number of other options all around the city.

Totally restored a couple of years ago, the apartment is ground floor but all the area is not subject to high water and it is very dry and comfortable, in winter as well as in summer, thanks to the building materials and technologies used in the restauration.
We have now solved the little issues about wifi connection and cork screw(!) so please expect a perfect stay here, you wont be disappointed!

Great location, cozy and comfortable. Very clean and had all we needed including little kitchen. Bed was comfortable but very squeaky as its a regular mattress but on a pull out couch. Elisa (who we met) was very nice and showed us to the room. Only negatives were: we had some issues with atm limits and could pay for first 2 nights in cash and was willing to meet them in the morning of the second day to pay for the third night. They wouldnt accept that and were going to charge us an extra $60...annoying but just realize there is no consideration for this type of issue. Also we had some questions about the transportation to the airport and emailed Mario for some help......he didnt even respond to email. He was good at responding quickly to the other messages before we paid for the room though ;) (very possible he was away, we never did find out)

We enjoyed our stay in this apartment during Carnival. It is in a convenient spot (close to restaurants and historical sites) but is also quieter at night. We were also really pleased when high waters came and flooded the canals to arrive home to a dry apartment. Overall, a very comfortable spot that I will stay at again on my next trip to Venice.

Overall, I enjoyed my stay in Venice and this apartment was in a great location for my home base. So close to everything - St Marks, Dorsoduro, and Rialto are all within walking distance - I didn't even need the vaporetto! There were good restaurants as well like Trattoria da Fiore, very closeby. You get a good amount of space and amenities like a washing machine and Internet, more than you would in an expensive and small hotel room! The apartment's renovations were well-done and it is tastefully decorated. The area is very quiet as well - and the apartment is off the beaten path so you don't get noise from foot traffic (the walls are thin, so I could hear the neighbors, but I imagine it's that way with any apartment in Venice). My only recommendation for improvement would be to have a proper bed - the mattress was very comfortable, but the springs were a bit creaky.

All you need in Venice!
Excellent! We found everything we needed for a four day vacation we had in this apartment. Those that are looking for big apartments with balcony etc. may not book this one, but the way this apartment is equipped and decorated, they wouldn't feel they should have a bigger apartment in Venice! Easy accessible, you can easily walk to Piazza San Marco, Rialto Bridge, buy groceries nearby, and the apartment itself is stylish and well equipped. The kitchen is tiny but so cozy, and very well equipped (plus the owner left some basic ingredients like salt, sugar, coffee, oil etc. and let's not talk about a corkscrew, of course it was there!) I enjoyed every moment cooking in the kitchen. One thing I never guess if I did properly, is the Italian coffee maker as I was just guessing how much coffee they put and where, but I couldn't resist not using it since it was there :) The bathroom has all you need as well, and it's bright and clean. We didn't use the internet cause we had no lap top and tv had only italian channels mostly, but TV is not something we like to watch in such a vacation. There's plenty to do out in Venice.

Excellent accommodation, wonderful manager, great location. A pox on you spoiled tourists who don't even know enough to carry a corkscrew! Remove your crown, pull up your Big Girl Panties and learn to deal with small inconveniences. This was a GREAT place to stay and we enjoyed the apartment immensely and have recommended it to others who are travelling to Venice.

Our beginning experience in May 2011 wasn’t good. On arrival at the train station, no one answered the phone. After an hour they did answer the phone and said they would meet us at the vaporetto stop. We had to call them again at the meeting point and waited 40 minutes for their arrival. We learned the apartment wasn’t cleaned yet and it was more than 2 hours before we could be in the apartment, which still seemed to have a dirty floor. Also, the manager rushed the introduction, in a hurry to leave. The bed was lumpy and definitely did NOT have a good mattress. Otherwise the place is very small but nice, though lacking useable table/chair space if used for luggage. The kitchen is not well furnished. There was a 1 cup coffee pot and a grungy water kettle. Other items were limited. It didn’t look like you could use the washing machine. The TV had very limited channels. The good part was the location, close to Campo Santo Stefano and Accademia Bridge. If they improved on all these things, I would stay there again.

Manager response: Sheila, we are very very disappointed by your comments, that you probably wrote without thinking. You forgot to mention that you never informed us about your arrival time, and after this you arrived very early in the afternoon, when our standard check in time, clearly stated in our agreement form, is from 4 pm. As you should know very well, vacation apartments are not hotels so you can't expect a reception service 24 hours a day. We tried to do our best to welcome you and to prepare the apartment for you anyway, this is the reason for my hurry in welcoming you, as I had to organize the cleaning service. Moreover all this on sunday may 01, national holiday in Italy. Regarding the mattress you are the first, and last, guest to criticize it, I can personally confirm that it is a thick, very comfortable one, maybe your state of health requested a specific one but we cannot manage the matter. Regarding the space this is easily deducible from the VRBO listing, where everyone can see also the apartment map, without any trickery. Regarding the TV, it was just out of syntony (now it is ok!). I really can't understand why did you think that the washing machine wasn't at your disposal. It is very embarassing for us to counter to your observations saying that after your departure we found the apartment in an indecent condition, with blood stains etc. on the linens, towels all around on the floor and all very badly treated, never seen before: we decided not to reveal it in a feedback but now we are forced to do this. All the rest of the furnitures and equipment in the apartment are ok for us, for owners, but what is most important for all our guests who stayed at the apartment before and after you We think it will be very very difficoult to convince the owner to give hospitality to you again after your indecorous behaviour and irreasonable comments.

I stayed in this apartment for three nights in May of 2011. The photos are accurate and the space is clean and comfortable; the apartment is also very well located within a five-minute walk of a vaporetto stop and a 10 minute walk of another one. It should be noted, however, that the description is not accurate on two points: there is no dishwasher (not a big deal for me) and there is absolutely NO internet - no broadband and also no wi-fi networks in range (tried on an ipod touch and a laptop). I was on a working holiday and one of the main reasons why I chose this unit was because broadband internet was advertised as a feature. I raised the matter to the property manager after I arrived and was told that internet was only available upon request; she did give me the password for the owner's wi-fi connection but as mentioned, no networks were in range so this information was of no use to me. Also, be sure to bring your own laundry soap and corkscrew as these items are not provided in the unit. In my opinion, this unit is well suited for a single traveler (or young couple) who intends to use it mainly for sleeping and wants to be within walking distance of major attractions and/or near vaporetto stops.

About internet sorry but there is internet actually in the apartment, via internet key, just ask for it. Wifi is also in the apartment simply it has not always a perfect connection as Venice bricks walls are very thick. Regarding laundry soap please note that you should have known that the apartment is self-cathering, normally there are some cleaning products in the apartment but it could happen that they have been consumed. There is always a cork screw in the apartment, I'm sorry that you haven't been able to find it. And anyway all this little problems could have been all easilly avoided if only you have called us. Regarding your last remark I agree 100% with you, this 25 square meters studio is perfectly suitable for a couple for sleeping, not surely for 20 people dinners or 50 people parties. But this is easilly deducible by carefully reading the apartment description. We hope to have you as our guest your next time in Venice, we will be very careful from every side to guarantee a perfect stay for you. Kind regards
