Located on a quiet country lane in the Catskill Park, this house is a perfect getaway, just two hours north from the GW bridge. Our beautiful, newly renovated, modern country house features an open floor plan on the first floor with a fully stocked cook's kitchen and bar counter, 12 person expandable dining table, a sitting area and a full bath just off the kitchen. The main room has 3 skylights and 2 french doors that provide plenty of light even on rainy days. The second floor has a half bath, master bedroom with a king size bed and en suite bathroom with spa shower, a second bedroom with a queen size bed, and a third bedroom with a toddler bed and twin size bed with trundle that converts to a king size bed. There is a pool table and foosball table in the unfinished garage and an upright piano and cabinet full of board games in the main room.
Outside is a large deck and an above ground pool (does it really matter if it's above ground - it's a pool!). The deck box houses all sorts of outdoor games including badminton and volleyball. There is also an outdoor woodburning fireplace - great way to stay warm in the evenings while marveling at the gazillion stars in the sky. Don't forget the hot chocolate and smores! Beyond the deck is a large open field on two acres populated with century old apple trees and swing sets for kids and adults.
Wireless internet is available if you want to stay connected but when you arrive you will just want to sit back, relax and enjoy the quiet wonder of getting away from it all.

I stayed here with my family and we had a great time. The kids loved the pool and the slide and swing set. Kitchen was very modern and spacious with all amenities needed to prepare a meal. The pictures provided are accurate description of the house. AC were available in the house but it got so breezy at night that they weren't needed. The daytime was a bit warmer so we used the AC then. The open skylight provided a nice breeze. State Park, scenic views and grocery stores were a short drive away. Overall it was a nice getaway from the city life and I would stay here again.Recommended for: Age 55+, adventure seekers, romantic getaway, sightseeing, families with young children, families with teenagers.

This was an ideal getaway for the family. Incredibly quiet and peaceful area. The house is modern/updated and very kid-friendly. The grounds are very large and make a great place for kids to run around and play. The owner was great and really a pleasure to deal with it. This is a perfect place for a relaxing vacation.Recommended for: Families with young children.

After reading 5 star reviews, I had high expectations for this property. I was disappointed. The house was not ready or organized to receive guests. No bath towels to be found. No paper towels in the kitchen. No toilet paper. Every "softsoap" container in the bathrooms and the kitchen were 1/2 filled with water to look as though there was soap in them. In both showers there was used bar soap. Additionally, the house is full of the owners excess property. Every closet is packed with garbage bags full of clothes, and other stuff so if you need to hang anything there is no space available. The game system in the garage doesn't work. There is no air conditioning but a ton of fans. There is no wifi. The refrigerator and freezer had old food in it. No screened doors on the first floor to let any breeze in beyond the couple of windows. On the last evening of our stay the power went out. There was no candles or flashlights in the house to help navigate this issue. Overall, this place was fair to average.Owner response: We can't address any issues we are not aware of so we encourage all guests to call us and let us know if there are any issues (we provide two cell phone contact numbers). We try the best we can to resolve all issues when it is brought to our attention. We do work hard to make sure guests are satisfied. I informed Carolyn prior to her stay that lightning struck the telephone line by the house causing a surge of electricity into the house which compromised some of the appliances and amenities including the washer and wifi. We restored all services as quickly as we could. The washer was fixed during her stay. Unfortunately, the wifi and satellite internet were not yet fixed but now are operating fine (we have a modem available on-site for dial-up access if this happens again). Carolyn called me on her arrival to inquire about the location of the towels. I told her where the towels are and asked if there were any other issues and was told everything was fine. I followed up the next morning to make sure everything was OK and she assured me everything else was fine. Because the washer was not working before Carolyn's arrival, the housekeeper had to go to a laundromat to do laundry and in her haste, forgot to re-stock some other items and did not place the towels where it should be. If Carolyn had informed me of her issues, it would have been easily remedied by informing her where the supplies are located. The gaming system in the garage works - the powerstrip just needs to be turned on. There is a hanging bug screen for one set of french doors and there are 3 skylights that can be opened to circulate air (using the remote on the wall by the thermostat). We actually do not advertise that we have air conditioning in the house. However, we do have air conditioning at the house now which is available if you need it but the nights are generally cool enough that you don't. We also have a whole house fan to cool the house down quickly. There are candles in the kitchen drawer next to the dishwasher in case of a power outage. Unfortunately, the lightning strike occurred just prior to Carolyn's stay and there was a power outage during her stay and she did not communicate her all her concerns to us. This is our home away from home and we love it, we sincerely want guests to enjoy their time visiting and return.

First of all Meilan was great to deal with. She was very helpful and made the paperwork, payment and transition to the home smooth. We were there in the winter so we could not use the pool which is attached to the large deck. All three bathrooms have been remodeled and the entire house is covered in new bamboo flooring. The kitchen is large and has everything you would need to cook for a large family. The foosball table and toys were a big hit with my kids. Not to mention the pool table which was fun. My only recommendation would be to put a T.V. in the living room. The beds were comfortable and the heat worked well. I would recommend this property and we are looking into summer dates so that we can utilize the pool. To answer the question yes the listing was accurate, the photos are exact, property was clean and well maintained, owner was very helpful, I would recommend this property. Nearby activities include many locations for a great hike.Recommended for: Age 55+, adventure seekers, families with young children, families with teenagers.

I stated here with my adult brother, sister and Dad and a 2 yr old nephew in the fall. Mei the owner is easy to deal with and replies promptly to all e-mails. The drive to the house is pretty easy and very scenic (you pass through Ellenville and along a widning road next to a reservoir). The house is spacious and modern - really big living room and a kitchen with all of the amenities. The bedrooms are nice, comfortable and airy. The place is very kid friendly - lots of toys for a small child, one of the bedrooms is a kid's room, there's a swing set and a huge field to run around in. Everything in the house worked fine and the photos wereaccurate depictions. The views out of the back window/deck across a very large field towards the woods were spectacular. There's great hiking within a relatively short drive at Sam's Point and Minnewaska state park. Not too far of a drive to New Paltz with tons of restaraunts, bars and shops. A supermarket is pretty close by to drive and the huge modern kitchen will probably make you want to cook! Basically, there's no real negatives, it's a very nice place. I guess you could say that it would be perfect if the living room had another small couch. Iif you have 4 or more adults, there's not a lot of extra places to sit (it has one modern couch and two chairs, can't remember if there were ottomomans but I don't think so). There was apool table in the unfinished basement but no ping pong table. There was no TV set up when we went but it looks like that is changing or has changed. Internet access was slow/spotty but that might change as well. Cell phone service wasn't great. But with the location, serenity and comfortability factor, you shouldn't need any technology! We went in the fall so we didn't use the pool or the grills....Recommended for: Girls getaway, age 55+, adventure seekers, romantic getaway, sightseeing, families with young children, families with teenagers, people with disabilities.

My husband, 2-year-old daughter, and I spent a weekend here last summer and had a great time! Everything we needed was right there - gourmet kitchen, spacious bedrooms, and fantastic yard and pool. The location was beautiful and we went for long walks in the "neighborhood" both days. We also enjoyed being relatively close to town for shopping, etc. I would definitely recommend staying here to anyone looking for a fun, relaxing place to getaway.Recommended for: Girls getaway, adventure seekers, romantic getaway, sightseeing, families with young children.

We stayed for for a long weekend in this modern and tranquil house in Grahamsville. Our kids had lots of room to run wild and sled in the snow. Very comfortable, great kitchen. We'll be back. Highlight of the stay for us all spotting three Eagles!Recommended for: Tourists without a car, age 55+, adventure seekers, romantic getaway, sightseeing, families with young children, families with teenagers.

I spent a wonderful weekend at this house in the Catskills. It's a great retreat from city life. My friends and I spent the weekend cooking big meals in the kitchen and enjoying them on the deck. We shopped at a local farmers market for the ingredients. My friend brought her young daughter who loved the swing set and all of the grass to run around. The house is so spacious and newly updated. We were very comfortable there. The owners were so nice and accommodating. We were all sad when the weekend was over. I'm already looking at my calendar to see when we can go back.Recommended for: Girls getaway, age 55+, adventure seekers, romantic getaway, sightseeing, families with young children, families with teenagers, people with disabilities.

About the owner: We are a young family with two kids and this is our home away from home. We live in Brooklyn and sometimes we need just a little getaway to, well, get away from it all. We found this little oasis in 2009. It was a warm, sunny day in the spring and when we saw the open field, we easily imagined our kids happily running around and the sound of laughter echoing in the distance. The house was in bad shape but we knew it was perfect. With entertainment and kids in mind, we renovated nearly everything in the house. We hope you enjoy our house as much as we do.
Why the Owner Chose Grahamsville:
This house has everything we need year round. No matter the season, we savor the opportunity for an escape to nature, to a house surrounded by nothing but the smell of trees and dirt, the sounds of hawks and darting of rabbits and the sight of big sky country. It is close to great hikes and fantastic restaurants, but most times, we usually end up staying in, cooking up a storm and enjoying great food and great company with family and friends.
