Ria Casa is located at Sandy Point, Virginia on the Northern Neck. The house is on the waterfront of the Lower Potomac River where it is approximately five miles across to the Maryland shores. You look out onto the Chesapeake Bay from the porch. The beach is sand and the water has a gradual depth increase - perfect for kids!
The cedar-sided house has two floors with five bedrooms. The first floor has two bedrooms, one with a queen size bed and the other has two twin beds. There is a full bath on the first floor. The living room has a fireplace and the patio door off the dining room opens onto a deck. The utility room off the dining room contains the laundry and a second refrigerator-perfect for soda, beer, and watermelon! There is an outdoor-shower convenient for a quick rinse after playing in the River! The kitchen is fully outfitted with utensils, dishes, pots/pans and basic supplies. Small appliances include: microwave, toaster, coffee maker, blender, popcorn popper, and mixer. There is an electric range/oven, refrigerator and dishwasher. We would ask that you replenish any supplies that you use, i.e., soap, paper towels, tissue, laundry supplies, etc.
The upper floor has three bedrooms. One has twin beds with a port-a-crib setup (there is a high-chair also). One has a king size bed and the other - a "kids dorm" - it has three twin beds. There is also one twin roll-away to supplement. There is a bath on the second floor with a shower stall.
The lawn is cut on a bi-weekly basis. The trash is picked up on Monday mornings. However, we do have pesky dogs that get into the cans so we ask that you please include a dose of ammonia in the bags when you set them into the containers. ALL trash must be bagged in black trash bags.
The screened porch has a large picnic table and a smaller one. The Propane grill is located on the deck outside the dining room.
We have fresh linens on the beds when you arrive, and ask that you wash/dry any linens you use and remake the beds when you leave. In lieu of this, you may opt to have our housekeeper do this for a separate fee of $75 paid directly to her.
There is a booklet in the house that describes local restaurants and attractions. The DirecTV is equipped with a VCR and DVD. The dock on the left as you look out is for your use.
Check in on Friday is at 3 p.m. and check-out is at 11 a.m. the next Friday. To ensure the comfort of all our guests, there is no smoking allowed inside Ria Casa.

About the owner: We live next door and are available for any needs you may have. A crab-feast can be arranged with very little notice. There are 5 bicycles, and 4 kayaks for your use. Fishing from the dock is spectacular.

Joni grew up during the summers here at Sandy Point. Our family's roots run deep with many wonderful memories of a care-free childhood on the Potomac.

Bring your camera to photograph your family fun, especially the wonderous sunrises over the Potomac River, and abundant wildlife. The flat terrain is perfect for hiking, or long walks. Sample nearby local marina/restaurants. Stargazers bring your telescopes to view the night-sky from the balcony.
