California Douglas Fir Post and Beam construction with Finnish Spruce ceilings is a beautiful stunning design. The open floor plan offers thrilling vistas out onto Martins Cove, a tributary of the Chesapeake Bay. Take advantage of the side screened in porch and front deck on the waterfront. Location

The master suite has a queen bed with french doors opening to a balcony overlooking the water with rockers, gas fireplace and sitting area with love seat and armchair. There is a double futon in the loft area adjacent to the bathroom on the same level. The first floor of main house is HANDICAP ACCESSIBLE, all on 1 level, bedroom (with queen bed), bathroom, access via side deck ramp from driveway and front deck and side screened in porch , kitchen, living room all same level

The studio is an independent living unit with full bathroom, kitcheneete (minifrig, wetbar sink and microwave) and has a futon that sleeps 2 but there is ample room for camping cots and air matress (available from owner)

 

Owner info

About the owner: I am an environmental scientist and for the past 40 years have worked in over 50 countries, focusing on the environment, natural resources, health, water and sanitation, agriculture, rural development, energy and more. I have been a life-long sailor and love the Chesapeake Bay. For years I docked my boat in Martins Cove and decided that I would like to shift living from the DC suburbs to Annapolis. I spent years negotiating to buy a property adjacent to where I kept my boat and after many years finally bought the property that had a dilapidated fishing shack and outhouse. My lot presented several challenges right off the bat. It is very narrow and on a steep slope, and is the discharge channel for the local micro-watershed – every time it rained, a river ran through it. I solved the drainage issue by building a coastal outfall, a deep ditch lined with several tons of gravel and sand, then with soil, mulch, and large rocks. Its design has several catch pools to slow and filter the water. The outfall is planted with native species, integrated to bloom consecutively to maximize their attractiveness to insects and other wildlife. It’s similar to a rain garden but can handle heavy storm flows easily. Where it meets the cove, a lush growth of native plants helps filter the water further.

Why the Owner Chose Annapolis:
I chose Timberpeg, a company specializing in post and beam construction and building green and customized one of their floor plans to fit my site and needs. Timberpeg then fed the final plans into their computers to cut all the timbers precisely to specifications. The pieces were all dry-fitted and hand adjusted for perfect fit, then shipped and assembled on site. All the timber meets sustainable certification standards and includes Douglas fir from the Hupa Indian Reservation in northern California, western red cedar from British Columbia, spruce from Finland and ipe from Brazil. All the woods were finished or sealed with low VOC products, including a wood floor finish made from cow cheese whey proteins. It’s a matte finish that leaves a soft glow to the wood and feels fantastic under bare feet. I wanted to have a solar system for hot water and electricity but discovered that solar power would only cover 65% of hot water and 75% of the house’s summer electrical needs, and 50% of the winter needs, but would add $40,000 to the construction budget. A geothermal heating and cooling system would have cost more. The additional cost was out of reach and, even if I could finance it, it would have taken over 20 years to break even. I opted for a Rinnai on-demand tankless hot water system that runs on propane and supplies the entire home’s hot water needs. For heating and cooling, I chose a ductless Sanyo minisplit system with a heat pump outside and 6 air handlers for individually zoned control.
