GREENNEST is a new ENVIRONMENTALLY FRIENDLY-GREEN Waterfront home finished in 2010. The Timberpeg N. California Douglas Fir Post and Beam construction with Finnish Spruce ceilings is a beautiful stunning design. The open floor plan offers thrilling vistas out onto Martins Cove, a tributary of the Chesapeake Bay. Take advantage of the side screened in porch and front deck on the waterfront. Grill and eat outdoors or inside. Enjoy the wildlife and if you are lucky catch a glimps of a bald eagle soaring across the Cove. You have use of 2 bedrooms and 2 full baths with queen beds in the main house and a loft with a double futon. My wife and I rented this home for Commissioning Week 2013 and found it exactly advertised. The house is clean, quiet, well maintained and beautiful. Ken Green was a pleasure to work with and available to answer my questions and to allow us to view the house months in advance of our stay. It is just over the Naval Academy Bridge from the Yard, near the Golf Course and 5 minutes from the Severn Inn which is a fine location to relax, have dinner, and get a great view of Annapolis.

We had a wonderful time during our stay in Annapolis. Greenest was as lovely as it appeared in the advertisement. Everything about the property was as good if not better than the description on VRBO. The home was clean and well designed, the kitchen was equipped with all the necessary appliances, dishes and utensils and the home's decorations were colorful and interesting. I would definitely recommend this property to a friend. The proximity of the Naval Base was especially convenient for us. Having the commissary "down the street" was almost too good to be true. Because our main focus was attending events at the Naval Academy it was especially nice to be just across the Severn from the yard. Altogether a wonderful week and everyone in our party had a great time. Thanks!

I love the adventure of VRBO, but maybe some people should enjoy their homes and not rent them out. This is one of them. The house is lovely, but the owner lives there. He spent a day on the property with us, and the night in his boat on the end of the dock. It is not 3 bedroom plus a loft. It has 2 bedrooms. Our family of 11 called him and asked if the house would accommodate us comfortably. I talked to him on the phone and he described the how vast the space is, including potential use of the boat. In reality, there are TWO beds! Four people crammed onto two futons, one slept on the couch, and two on the floor (one with a leaky air mattress). We asked about the boat when we got there, but he said "no." He later pointed us back to the rental agreement that states maximum occupancy of 10. His VRBO ad says it sleeps 14! When we filled out the agreement we listed all our 11, the same 11 we talked about on the phone with him, and he then accused us of having 12...which we did not. We were so confused. It just never felt like he wanted to have people in his house. The hot-tub smelled like urine. He put chlorine in it the day he visited, but I would recommend avoiding it. Three of our 11 (all of whom had used the hot tub) got sick at the end of the trip. We tried to get the BBQ to work, but it only heated to a mild warm, so we ended the dinner on the stove. When the owner left, he told us that he was heading to New York for a few days, never told us that we had to be out at 10AM sharp, which is when he scheduled the cleaning lady. So we hustled and got out by noon. We left the house clean, yet he later he deduced half of our security deposit, without response to my requests to discuss! I guarantee that we left the house in better condition than most - we stripped the beds, swept the floors and put everything back as we found it. One thing to know, also, is that there are no secrets to be had in this house. Every sound can be heard in every room. The bedroom downstairs will feel like someone is walking on your head if there are people upstairs. The bay is lovely, but completely brown. Don't plan on swimming. Matter of fact, I'd recommend you find a different place - if you're only looking for a house that sleeps six you can find a lot more for a lot less.

Owner response: The Rental Agreement contains clear language about check in and check out times. My cleaning lady arrived at noon (with a checkout at 10am) and she had to return twice. When she was able to finally clean almost 4 hours later, she called me almost in tears describing the mess she encountered. It took her extra time to clean and a return next morning to finish. I paid her extra to make sure she was compensated for extra service and deducted this from the security deposit. The guests fought with me over this surcharge. The guests complained about BBQ, they never paid attenmtion to instructions on how to use. Overall, they trashed GREENNEST. As VRBO owner, this is the only lemon in the batch so far. Rent and learn. These type of guests are NOT wanted back.

This is a wonderful home--comfortable and beautiful with tasteful furniture, different colors of wood, and a peaceful view of the water. The deck is a fabulous place to read, listen to music, barbecue, or just watch the birds, water, and boats. The home is clean and well-maintained, the owner answered all questions, and I would definitely recommend this property to a friend or relative. Be sure to eat at Cantler's Riverside Inn for wonderful seafood. It is close and can even be gotten to by kayaking or another mode of water transportation. Downtown Annapolis with its historic district is also fascinating and fun, but you may want to spend most of your time at the house where it is peaceful and beautiful.

The Greenest was peacefully situated in a private area near downtown Annapolis. The location, the home, Ken's hospitality, was exceptional. Our family thoroughly enjoyed our stay and we would recommend it to others. We also rented the room above the garage, since we had ten people in our party. The house has two queen beds and a futon, while the extra room above the garage also has a futon. We brought sleeping bags and an air mattress, and all ten of us were able to sleep comfortably. The home is environmentally friendly and is clean and well kept. Overall, a great trip.

We had a great week and the house was more beautiful than the pictures showed. The location, while quiet and peaceful, is just a short drive to downtown Annapolis with a wide selection of wonderful restaurants and of course, the Naval Academy. Being able to experience this spectacular home, even if just for a week, allowed us to enjoy the love and care that went into it's planning and construction.

About the owner: I am an environmental scientist and for the past 40 years have worked in over 50 countries, focusing on the environment, natural resources, health, water and sanitation, agriculture, rural development, energy and more. I have been a life-long sailor and love the Chesapeake Bay. For years I docked my boat in Martins Cove and decided that I would like to shift living from the DC suburbs to Annapolis. I spent years negotiating to buy a property adjacent to where I kept my boat and after many years finally bought the property that had a dilapidated fishing shack and outhouse. My lot presented several challenges right off the bat. It is very narrow and on a steep slope, and is the discharge channel for the local micro-watershed – every time it rained, a river ran through it. I solved the drainage issue by building a coastal outfall, a deep ditch lined with several tons of gravel and sand, then with soil, mulch, and large rocks. Its design has several catch pools to slow and filter the water. The outfall is planted with native species, integrated to bloom consecutively to maximize their attractiveness to insects and other wildlife. It’s similar to a rain garden but can handle heavy storm flows easily. Where it meets the cove, a lush growth of native plants helps filter the water further.
Why the Owner Chose Annapolis:
I chose Timberpeg, a company specializing in post and beam construction and building green and customized one of their floor plans to fit my site and needs. Timberpeg then fed the final plans into their computers to cut all the timbers precisely to specifications. The pieces were all dry-fitted and hand adjusted for perfect fit, then shipped and assembled on site. All the timber meets sustainable certification standards and includes Douglas fir from the Hupa Indian Reservation in northern California, western red cedar from British Columbia, spruce from Finland and ipe from Brazil. All the woods were finished or sealed with low VOC products, including a wood floor finish made from cow cheese whey proteins. It’s a matte finish that leaves a soft glow to the wood and feels fantastic under bare feet. I wanted to have a solar system for hot water and electricity but discovered that solar power would only cover 65% of hot water and 75% of the house’s summer electrical needs, and 50% of the winter needs, but would add $40,000 to the construction budget. A geothermal heating and cooling system would have cost more. The additional cost was out of reach and, even if I could finance it, it would have taken over 20 years to break even. I opted for a Rinnai on-demand tankless hot water system that runs on propane and supplies the entire home’s hot water needs. For heating and cooling, I chose a ductless Sanyo minisplit system with a heat pump outside and 6 air handlers for individually zoned control.
