An intoxicating mixture of lavender and jasmine fills the air and you wake to the sound of birds singing. Next, a cappuccino on the terrace with a warm cornetto, the rolling hills and green valleys of Umbria spread out before you. It doesn't get any better than this.

Perfectly located in central Umbria, between Todi and Montefalco, La Casetta Rosa gives visitors to central Italy a base of utmost comfort; day trips to Assisi, Todi, Gubbio, Spoleto, Perugia, Orvieto in one hour or less; two hours to Siena, Florence or Rome. Mediterranean and Adriatic beaches less than two hours.

This 19th century Umbrian pink villa is situated on a small country road; private, but not isolated. Spectacular views of farmland, valleys and medieval hilltop villages from house, terrace and pool. La Casetta Rosa is close to outstanding restaurants, wineries, and historic sites, as well as grocery stores and other services.

This non-smoking house is completely restored, with all modern conveniences including ceiling fans and window screens, satellite tv and DVD, piano, and stereo. Furnished with Italian and American antiques, plus comfortable beds and sofas. Broadband Internet -- bring your laptop for email and Skype. The pool is 5 meters x 3 meters, with seats and jets at one end. Ease those tired sightseeing muscles with the jets, or relax while the children swim and play.

Private gated entrance. Listen to the birds sing from two breezy terraces with stunning views; enjoy the garden with its small pool, olive and fruit trees. If you like to cook, try our beautiful kitchen or covered terrace with barbecue.

For reading or contemplating nature, sneak away to the private seating area on the side of the flowered hill, or relax with a glass of local wine on the broad stone terrace.

Why the Owner Chose San Terenziano

La Casetta Rosa is located right in the center of Umbria, which makes it possible to make day trips to Assisi, Montefalco, Todi, Orvieto, Siena, Perugia, Spoleto, Spello and dozens of other places. We're on the Sagrantino wine route, so there are many places to taste and buy the highest rated wines. If you don't want to sightsee everyday, just stay home, sit on the terrace looking at the view, have lunch in the shade the pergola, laze in the pool. Perugia Jazz, Festival of Two Worlds in Spoleto, Montefalco wine events, Orvieto Jazz, Todi Festival, Norcia Truffle Festival -- go to a concert and come home to sleep at La Casetta Rosa.

The Unique Benefits at this House

One of our guests described the view as "stunning." He was right. Once we saw that incredible vista of rolling hills dotted with medieval villages, spread with sunflowers in the summer, we knew we had to live here. The house has been lovingly restored over the last dozen years and is furnished like a home, not a bare bones rental. We have a gourmet kitchen with local travertine marble countertops, big American-sized frost free refrigerator and high quality appliances. The fireplace is fitted with a heat blower, which makes for a cozy evening no matter the weather. We have WiFi, satellite TV in many languages, stereo, DVD and a view from windows upstairs and on the main floor. The second living room is all windows. The pool is just for you -- no sharing -- and is within sight of the house and terrace, so you don't have to worry that you can't see your children. We're on a country road, yet only five minutes from grocery stores, banks and restaurants. We are baby and seniors friendly -- a crib is available and we have a ground floor bedroom with en suite bath for those who don't want to climb stairs.

Heaven in Umbria!

Our group of six travelers spent perhaps the best week of our lives at this amazing villa in Umbria. The house was immaculate and our hostess was waiting to greet us when we arrived. Our first evening we sat under the olive trees at the edge of the backyard and watched the sun set across a beautiful valley. The following morning we watched hot-air balloons float down the valley as we ate breakfast under those same olive trees. Each day we drove to nearby hill towns to experience Umbria on our own terms. The hill towns of Assisi, Spello, Spoleto, Montefalco, Deruta, Todi, Castiglione de Lago, and others are all within an easy drive of the villa. It was a joy to cool our selves in the small pool while we sipped wine and snacked on cheese following our daily outings. This was our third trip to Italy and our stay at La Casetta Rosa was our very best experience ever. This place was heaven!

All it promises and more!

La Casetta Rosa embraced us (2 getting-on-up-there couples plus occasional overnight guests) with style and luxury during a splendid fortnight. Even during a couple of quite warm days in June, its design, fans and breezes kept us singing its praises. The only complaint from our number was that we ventured out so much to interesting nearby places that we spent too little time sitting and reading in the several delightful venues of the villa that were perfect for relaxing. The remedy: stay longer than 2 weeks and eat more often at Leone in Collazzone. A good map (Umbria & Marches) was invaluable, as was a manual shift auto. Don't miss the Tuesday a.m. vegetable and fish market in San Terenziano. We are embarrassed to have accepted so much cheerful, "above-and-beyond" help from the owners that added immeasurable texture to our experience.

Fall Holidays in Umbria

This is an charming house which we have stayed in several times and are looking forward to returning to in the near future. We are an eclectic group and the house works beautifully for us. Everything is as described in the listing, the photographs don't do it justice. It is handsomely furnished with the owners' treasures from their travels and lovely old family pieces. The grounds are well-landscaped and well-maintained. The owners are extremely helpful in guiding us to wonderful little local restaurants and special sights in the nearby towns. I would highly recommend La Casetta Rosa to anyone traveling to Umbria. It is centrally located and yet isolated enough so that you feel you are really in the Italian countryside surrounded by quiet vineyards and distant mountains with a few local sheep down the road to add color. We are looking forward to a return visit and sampling yet another taste of the local wine and wonderful local Umbrian olive oil. Whether you want to sightsee all day or just relax on the patio with a glass of local wine watching the sun set behind the distant mountains, this is the perfect spot.
