Heaven in Umbria!

Our group of six travelers spent perhaps the best week of our lives at this amazing villa in Umbria. The house was immaculate and our hostess was waiting to greet us when we arrived. Our first evening we sat under the olive trees at the edge of the backyard and watched the sun set across a beautiful valley. The following morning we watched hot-air balloons float down the valley as we ate breakfast under those same olive trees. Each day we drove to nearby hill towns to experience Umbria on our own terms. The hill towns of Assisi, Spello, Spoleto, Montefalco, Deruta, Todi, Castiglione de Lago, and others are all within an easy drive of the villa. It was a joy to cool our selves in the small pool while we sipped wine and snacked on cheese following our daily outings. This was our third trip to Italy and our stay at La Casetta Rosa was our very best experience ever. This place was heaven!

Just a quick note of appreciation and to tell you what a wonderful time we had at your house. We will definitely be back!!!! Just sitting on the terrace w/wine was so relaxing. You made is quite easy with a baby (I know his parents are so appreciative of every effort made.)

All it promises and more!

La Casetta Rosa embraced us (2 getting-on-up-there couples plus occasional overnight guests) with style and luxury during a splendid fortnight. Even during a couple of quite warm days in June, its design, fans and breezes kept us singing its praises. The only complaint from our number was that we ventured out so much to interesting nearby places that we spent too little time sitting and reading in the several delightful venues of the villa that were perfect for relaxing. The remedy: stay longer than 2 weeks and eat more often at Leone in Collazzone. A good map (Umbria & Marches) was invaluable, as was a manual shift auto. Don't miss the Tuesday a.m. vegetable and fish market in San Terenziano. We are embarrassed to have accepted so much cheerful, "above-and-beyond" help from the owners that added immeasurable texture to our experience.

Security deposit NOT returned. DO NOT RENT THIS HOUSE!

After many deceptively pleasant emails between our family and the owner, we very much looked forward to our stay, which took place in May, 2010. Because the weather was unseasonably cold, the house was quite freezing upon our arrival. We asked the owner to turn on the heat. He did so. We were told that we would be billed for the heat we used and that it would be deducted from our security deposit. During our stay in the house, my daughter broke a small decorative plate that was hanging on the wall along the stairway. There was no other breakage. We cooked only once in the house because the facilities were poor, there was no hot water with which to wash dishes or to use the dishwasher, and there was no place to put the accumulating garbage. We made the best of it, however, leaving the kitchen as neat as possible with several bags of tightly closed garbage. Despite this, we were billed for "extra cleaning", a truly outrageous amount for the breakage of the small plate, and were also billed an exorbitant amount for breakage of a lamp (which we absolutely did not break--in fact, we have no idea what lamp the owner was referring to, there were no photos nor a description given.) We were also billed for gas that was to be included in the rental, ie for hot water and cooking. We expected to pay for that portion of the gas that represented heat. The owner not only kept our entire security deposit without explanation, she requested a large additional amount. When we asked for explanation and detailing of the charges. She did not reply. I do NOT recommend dealing with these owners, and do NOT recommend renting this house. In retrospect, it is absolutely clear why, when I asked for references, the owner was not able to provide any, despite multiple requests, except for one woman who most likely is a personal friend. It is quite awful to have what should have been a lovely memory of a vacation in Italy, become so tarnished an experience, one that has soured my family on future rentals.

Owner response:"We're back in NYC, many pounds heavier but we had a great time--relaxing and energizing simultaneously." We received this in an email from these guests after they returned home, so we were dismayed to read their negative comments. We exchanged over 70 emails/calls prior to their arrival and during their stay, and booked restaurants and cooking classes as they wanted help. At their request we hired a private cook to prepare a 30th birthday celebration for several of the guests, and talked with the guest several times to plan the menu. The evening went so well that the cook received a standing ovation from the guests. When the group arrived, it was 55 F (13 C), which is unseasonably chilly for May. We offered firewood and suggested they use the fireplace with the heat blower; we also added winter blankets to the beds, as it was going down to 51 F (11 C) that evening. The guests, however, preferred to use our central heating. We explained that we charge for gas for heat by use, that it can be expensive, and they agreed we could deduct the amount from the security deposit; we read the meter together. When the weather warmed up, they turned off the entire system by mistake, rather than just the heat, and were without hot water for the morning until my husband turned it back on. The dishwasher uses electricity to heat water, so it worked the entire time. We never charge our guests if they break a wine glass or two, or a dinner plate – that’s normal wear and tear. We put special things above the reach of children or hang them on the wall. When I arrived to say goodbye, the guests had already loaded their car and quickly left. I walked into our house to find a week’s worth of garbage in the kitchen floor and refrigerator, including several reeking bags of decomposing food. The dumpsters are 250 feet away, but they chose not to use them or to ask. I found an Italian decorative wall plate broken, the pieces hidden in the bottom of a garbage bag, and a broken majolica ceramic lamp, the pieces left on a table in the corner. If our guests had only told us, we could have discussed together what to do about replacements. As it was, I could only take photographs prepare estimates, showing that their entire security deposit had gone for heating (28%) , the replacement cost of the plate and 1/2 the cost of the lamp. We asked them to pay 25 Euros for two hours of extra cleaning, which they have not – we do not charge a cleaning fee except under exceptional circumstances.

Fall Holidays in Umbria

This is an charming house which we have stayed in several times and are looking forward to returning to in the near future. We are an eclectic group and the house works beautifully for us. Everything is as described in the listing, the photographs don't do it justice. It is handsomely furnished with the owners' treasures from their travels and lovely old family pieces. The grounds are well-landscaped and well-maintained. The owners are extremely helpful in guiding us to wonderful little local restaurants and special sights in the nearby towns. I would highly recommend La Casetta Rosa to anyone traveling to Umbria. It is centrally located and yet isolated enough so that you feel you are really in the Italian countryside surrounded by quiet vineyards and distant mountains with a few local sheep down the road to add color. We are looking forward to a return visit and sampling yet another taste of the local wine and wonderful local Umbrian olive oil. Whether you want to sightsee all day or just relax on the patio with a glass of local wine watching the sun set behind the distant mountains, this is the perfect spot.

We lived in Naples for two years in 2001 and 2002. This past summer we spent a month touring around Italy, returning to our favorite places and visiting the spots we missed when we lived there. La Casetta Rosa was simply wonderful. It was plenty spacious enough for our family of five, the view was breathtaking, the town is quaint, and we were able to get to Pisa, Florence, Assisi, Deruta and a nearby medieval town which happened to be having a medieval fair - all easy day trips from the house. Be aware that this is a typical Italian home, it doesn't have everything you expect at home in the States but it's perfectly suitable as part of an Italian experience. My husband was training for a marathon while we were there and he said the vistas while he as out running were some of the most beautiful he's ever seen. We loved it, we're hoping our friends are able to visit there this summer and we really hope to be back ourselves! Highly recommended!!
