3 bedroom house with views (from master bedroom and lounge balcony) of the lake and mountains in the most charming village on Lake Annecy.

Our cosy home in 'Talloires' village sleeps 6 (2 double bedrooms, 1 twin) and is fitted with all mod cons (including WiFi). 5 minutes walk from the picturesque lake (no driving necessary!!), bay and village, our terrace receives the last of the summer rays... A perfect place to sip a cool glass of fabulous french Rose wine after a perfect day on the lake or in the mountains! Surrounded by the French Alps, there are activities galore - truly something for everyone!

If you love nature and being in the great outdoors - then you must visit Lake Annecy! Lake Annecy is to France what 'Queenstown' is to New Zealand ie. an activity mecca. Talloires is close to all winter and summer activities.

Talloires has a serviced beach at the lake which is a paying beach during the summer (Euros 2.50 per person). With a toddler pool, changing rooms, lifeguards, swimming pontoon, kids lake slide, dive board and more. The beach bar has a great view and serves great pizzas from the restaurant above. The main dining room upstairs is good value. You will need to reserve a table if your wish to dine on the terrace as it is very popular during the summer months. There is also the bay with its famous hotel and fine dining restaurants (some are rather costly!), where you can rent pedalos, water-ski, surf-ski etc, plus other village cafes/bistros.

The Village:
With a fabulous boulangerie, a supermarket, post office, ferry to Annecy town and around the lake, water-sking/boat rental etc...
some days you simply do not need to leave the village!. You quickly get to know the shopkeepers and people of the village when staying for a while, which is quite unique when on holiday.

The local tourist office is in the middle of the village – opposite the Post Office. A good place to check the local weather forecast – find out about local walks and much more. There is also a box of information in the house that has been left for your pleasure – if you find any useful information, please do leave for other guests. There really is something for everyone when staying at our house - fine dining, casual eats, beach for family, sunbathing, adrenaline sports, cycling, hiking, sightseeing, touring, skiing (winter), water sports etc...you name it, it is here!

A reliable bus services from outside the house takes you to Annecy town as well as the ferry.

The Lake:

Summer temp: 24 c,
Ferry to Annecy town and around the lake
Sailing
Canyoning
Swimming
Boating
Water-sking
Wake surfing

The Bike Path:

My husband first fell in love with the Alps when he went cycling there in 2007. I am more of a recreational cyclist and find the bike trail (6km away from the house) the perfect place to ride.

In fact, Talloires provides the perfect launch pad for all your cycling ambitions, big and small - from a family day out on the fantastic (& safe) bike path to following in the footsteps of the Tour de France on the numerous Cols in the area.

The bike path is 40km long and starts in Annecy and ends in Ugine. Here you see families young and old cycling along with sport professionals. You can also roller-blade and run along the path.

Hiking/Walking:

I love to hike and there are some great hikes directly accessed from behind the house (the view of the Lake from St. Germain Church is much worth the hike!). You can also hike to a lovely waterfall directly from the house.

The mountain tops are a short drive away and there is great hiking for all levels of ability/fitness from the front door.

Talloires Area:

Paragliding (parapente),
Bike Trial/Rollerblading (Lake Annecy to Ugine - 40 km),
Horse Riding,
Golf (2 x 18 hole courses),

Heritage:
Annecy Town (medieval prison and ally's),
Churches, Castles and Abbeys.

The Mountains of La Clusaz: (nearest ski resort 27 km from house),

90 km marked hiking trail (footpaths of Aravis massif)
44 Km cross-country ski trails
220 km skiing
120 km mountain bike trails (VTT and downhill)
28 km Rock Climbing

This property was all that we had hoped for and more. We have three kids (14, 11, and 8) and we all enjoyed the home and the town of Talloires. I was able to rent a carbon fiber bicycle from a shop in Annecy and I rode the Col du Grand Colombier the day before the tour arrived. Although it was more difficult a climb than I had imagined, it is highly recommended since the atmosphere with the course barricaded and lined with RVs is amazing. I also rented a tandem bicycle two days later and rode with my daughter on a beautiful trail from Annecy to Albertville to see the start of a stage of the Tour. The mountains that surround the lake are spectacular and we enjoyed hiking to the falls on a trail that starts from the rental property. The house has all the amenities that one would want. We loved walking to the bakery for bread and pastries in the morning. The restaurants in Talloires are lovely. The house is situated within walking distance to the downtown. A hedge separates the property from the main road that encircles the lake and provides privacy but you do get a bit of road noise from the traffic that is rather continuous throughout the day and early evening. Overall, I would highly recommend this property to my friends and we would love to return someday in the future.

Recommended for: Families with young children, sightseeing, age 55+, families with teenagers, adventure seekers, romantic getaway.

We absolutely fell in love with Talloires, in fact, we liked it much more than we did Annecy. The house was extremely comfortable, and all 6 of us enjoyed our stay a great deal. The food in Talloires is spectacular!

We are a family of 4, with girls aged 10 and 8 when we stayed here for one week in August 2010, having combined it with a week elsewhere. This is a fabulously located house, being a short walk into the village of Talloires with its shops and restaurants and lakeside “beach” – a grassed area for games and sunbathing with diving board and platform on the lake. The house has good views over the lake from the main room which has the full benefit of the evening sun. It is beautifully furnished and very well equipped throughout, including all mod cons in the kitchen. The terraced area to the rear is great for al fresco dining in sunshine or shade as preferred. There are a whole host of activities on and around the lake as well as wonderful sights to see in Annecy and in the mountains. The lake is idyllic in the summer and we are sure the house would provide superb accommodation and location whether staying with or without children.

The house if really well equipped and bedrooms really nicely finished with comfortable beds, good quality (not ugly) linens and pillows. Kitchen has a dishwasher and microwave - basically everything you need if you want to make life easy on holiday! Felt very at home immediately. The village (1 minute down the hill) is absolutely charming with a great mix of small useful shops and a yummy bakery, cafes and a couple of really good, more expensive restaurants. Access by boat to other towns around the lake, including Annecy. By road its only about 15 mins to the main town and bigger shops/supermarkets ... and of course more restaurants and even the casino, but honestly its ideal to just head down to the grassy waters edge of Talloires with you own supplies - a bottle of wine and a few snacks - and watch the sun set over the lake. Magical!

Recommended for: Girls getaway, families with young children, sightseeing, families with teenagers, tourists without a car, adventure seekers, romantic getaway.

We enjoyed staying in your lovely place. We had a very good and tasty dinner in the Cafe De La Place restaurant in Talloires. It is recommended for your future customers.

                  Owner info

                  Year Purchased: 2009

About the owner: We are a British family living in Singapore. We have spent much of our adult life living in Asia, and although this has been a valuable experience (and where we met)... we both yearn for the day when our business and family are ready to move to the lake and alps! We bought our house in Talloires in 2009 after falling in love with the area on two previous holidays. My husband (Adam) and myself (Ann) run a business that 'promotes conscious living'. I work with the individual teaching yoga and pilates and Adam works with businesses promoting sustainability and eco ethics. Therefore the importance and inspiration of natural beauty and nature is vital to us both and the upbringing of our son. It is difficult to describe how lovely Lake Annecy is (even with pictures), and the village of Talloires is a lovely community, too. We intend moving to Talloires in a few years time, when our family is complete, and our house gives us a lot of reassurance that our dream is always just around the corner.

                  Why the Owner Chose Annecy:
We love nature and being in the great outdoors. This area is absolutely perfect for this. Adam (my husband) first fell in love with the Alps when he went cycling there with his brother in 2007, and it has been his dream to have the world's best cycling on his doorstep ever since! I am more of a recreational cyclist and find the bike trail (6km away) the perfect place to ride and enjoy being outside as well as great hiking from right behind the house. Easily accessible from Geneva airport, when we drive down and glimpse the first view of the lake and mountains I feel this wave of relaxation and relief... my heart simply melts with the sheer freedom of space, the majestic alps, the shimmering lake and I cannot wait to take a deep lung full breathe of fresh air (I have lived in Asia too long!!). The mountain tops are a short drive away and there is great hiking for all levels of ability/fitness from the front door as well as water sports in the summer. It is a fantastic location for an active (or relaxed) family holiday with something for everyone! Friends and family from 1 year old to 80 years old have a super time in the area!

The Unique Benefits at this House:
Our top 10 favourite things to do: 1. Walking down to the local Boulangerie (tucked in the corner opposite the ‘Tabac’)…to buy delicious bread and croissants. 2. Hike up to the St. Germain church for GREAT views of the lake. The path can be found directly opposite the end of the driveway. You will see a little wooden sign saying “St. Germain” (you can also take the free shuttle bus up there from the village). 3. Hike directly up the road behind the house and onto the trial for the waterfall. Half way up you can access a few paths. To get close to the waterfall you will need to do a little rock climbing, so wear good shoes! 4. Cycle on the cycle path. Start the path at Doussard - 6 km from the house. Rent bikes opposite the house and cycle to the path, or, drive around to Doussard Marina and take the road opposite to hire bikes directly on the path. 5. Rent kayaks down in the bay and Kayak over the lake to look at the mini chateaux. 6. Take a ferry in to Talloires for lunch/shop – ferry back. 7. A sun downer beer and pizza at the bar on Talloires beach. 8. Swimming in the Bay – lapping the boats at anchor. Swimming in the lake anytime! 9. Great for kids: walking 2 km to the beach at Angon (easy access to the lake – plus a stream to play in) 10. Driving to La Clusaz on a clear day and taking in the fantastic views at the top of the cable car (mont blanc is clearly visable on a clear day).
