Gated covered parking, washer/dryer in unit. Galley kitchen has stainless fridge, gas stove, dishwasher & microwave. Living room is large enough for dinette. Breakfast bar. HUGE super comfy king bed with quality bedding. Large patio and plenty of light with 3 sliders & gas grill. Peekaboo views of mountains. Bath has second vanity for guests, private vanity for master suite & has dual huge closets.
Comfortably furnished home, and well stocked kitchen. Short walk to pools, far enough away for peace & quiet. Well behaved pets are welcome. 32' flat screen t.v., free Wifi, DVD player & movie selection.

Very quiet, well maintained, private / gated complex. Pool / Spa area is also well maintained, and close to this ground floor unit which was convenient, beautiful view of mountains and palms. The unit is as pictured and very comfortable / clean. The owners provide only quality towels, linen, housewares etc, and is well stocked with anything you might need. Everything seemed new / recently replaced, you will only need to go grocery shopping. Spacious living room and Master, nice / like new / perfect full galley kitchen, with access door to bbq / patio. The large 3 wall private patio remained cool with shades and flowering shrubs growing over the open side, coffee all morning, wine @ night ! We enjoyed our stay in Palm Springs, the unit is just down the street from 111 / ' Main Street ' and would definitely recommend this unit.Recommended for: Sightseeing, tourists without a car, girls getaway, families with young children, adventure seekers, romantic getaway, age 55+, families with teenagers.

My wife and I rented this condo for 3 days between Christmas and New Year with our German Shepherd dog. It is very nicely furnished, very clean and in a good location about a mile and a half north of downtown Palm Springs. The owners were great - answered all our questions, met us with a key, and even left us a welcome basket of fruit! Our deposit was returned promptly too! One of the (heated) pools and the Jacuzzi were just steps away and very clean. We would have no problems recommending this place to family and friends, and if we return to Palm Springs, we will stay again!Recommended for: Sightseeing, pet owners, adventure seekers, romantic getaway, age 55+.

Check-in date: ENTER DATE after 2pm PST Check-out date: ENTER DATE by 11am PST Total charge $675 per week. $75 cleaning fee (one time charge), (California vacation rental taxes 10.5%). RENTAL RULES AND REGULATIONS Riviera Gardens is located at 1785 N Via Miraleste. Unit number 1712. We are located well behind the Riviera Resort Hotel. 1. CHECK-IN TIME IS AFTER 2 P.M. PST AND CHECK-OUT IS 11 a.m.. PST. 2. There is NO SMOKING IN THE UNIT. 3. Pets permitted in the home must not cause damage or mess. 4. We cannot rent to guests under 21 years of age unless accompanied by an adult guardian or parent 5. The rules are basic common sense. Keep noise to a minimum, pets on a leash & clean up after them, no glass items around the pool…you get the picture! Just be a good neighbor while you are here. 6. We live in a desert. Please, be extremely conscious of the water you use. Keep the a/c down when reasonable, and just remember most of all, to relax and enjoy our home. In short, be conscious, but be comfortable. 7. We have a cleaning service that will come in once per week for $75 when available, at your request. We have left some cleaning supplies for you, and guests have left what they didn’t use. There is a washer/dryer unit near kitchen for your use. DAMAGE/RESERVATION DEPOSIT- A rental deposit is required when booking your vacation. This must be received within seven days of booking the reservation. The deposit automatically converts to your balance due upon arrival. A secondary deposit will be required for your pets, at $100 per pet (limit is 2 per association rules). We will withhold $100 from your rental deposit at your request until your departure. Your pet deposits will be fully refunded within 2 weeks as long as the following criteria are met: a. There is no damage to the unit or its contents, beyond normal wear and tear. b. There are no charges incurred due to contraband, pet damage/behavior issues, collection of rents, or services rendered during the stay. c. All debris and rubbish is to be deposited in the dumpster behind the gates in parking lot. d. The keys are returned to owner, as well as keycard for gate. They cost $45 to replace. e. Any charges accrued during the stay are paid. f. No linens are removed or damaged. g. PLEASE, no early check-in or late check-out unless otherwise arranged. h. Parking is available in the driveway/covered parking space number is 316. Guests may park in free spaces on opposite end of parking lot near pedestrian gate. Each Friday, they clean out the carports and ask that you move your car so they can get around the area. We don’t do that. You may chose to. i. The renters are not evicted by the owner, a representative of the owner, or law enforcement for non-compliance of rules & regulations of association. k. THIS IS A VACATION RENTAL. YOU ARE A WELCOMED GUEST. Your agreement is a binding contract that allows you the use of our home as your vacation rental only and it does not imply a lease. 1. PAYMENT –50% payment/deposit is required thirty days before arrival unless otherwise arranged. Please make check payable to Kevin Naugler or Todd Johnson. The damage/pet deposit check will be destroyed or refunded, and any credit card numbers will be destroyed & not kept on file. 2. CANCELLATIONS - A written thirty day notice is required for cancellation. Cancellations that are made more than thirty days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, may forfeit the full advance payment and/or damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. We have NEVER had to do this. 3. MAXIMUM OCCUPANCY- The maximum number of overnight guests in our home is limited to two persons. An additional charge of $25.00 or more per night will be charged, per person. THIS PROPERTY MAY REQUIRE A TWO (2) NIGHT MINIMUM STAY. 4. INCLUSIVE FEES - Rates include a one-time linen-towel setup. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring additional beach towels. Towels or linens may not be removed from the complex. 5. No loud noises after 10 p.m., or before 8 am, per our association rules. 6. Pets must be on a leash. They often don’t like that, yet there are a few residents that make it their job to let you know the rules. 7. Wifi is in the unit, Linksys with password “saintdenis”. No land line phone service. Basic cable is provided. 8. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense (under aged. Yes, its happened) will be subject to forfeiture of advance payment, deposit and/or rental money. The party will not be permitted to check-in. 9. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. 10. WEATHER. The weather is mostly perfect here. No refunds will be given due to weather conditions. 11. HOT TUBS/POOLS are IN SERVICE – Children should not be left alone in hot tub at any time. When using the hot tubs & pools, remember there is a certain health risk. Use at your own risk. No pets please, in these areas. 12. Our home is a private residence and we cannot be responsible for any guest accidents, injuries, illness or loss of personal property. By accepting this reservation, you agree to assume the risk of any harm arising from your or others whom you invite to use the premises. Why the Owner Chose Riviera Gardens:
We love the walk out feature, and the patio. There are 3 sliders opening to it. The pools are large and clean. Both the pools & spas are heated year round. Downtown is close enough to walk to (if you're up to a stretch!) and certainly tennis & golf abound.
