The Park House and Cottage is an architecturally designed home recently reconstructed by one of the Vineyard’s premier builders, Stonebridge Building & Design. This mini-compound is situated directly across from Historic Cannonball Park which commemorates the 70 Vineyard soldiers who lost their lives during the Civil War.
While modest from the curb, the Park House boasts a spacious and bright interior to satisfy a large family or multiple couples during any season. The home is both quiet and comfortable as the builder spared no expense to ensure the occupants satisfaction. The hybrid radiant heat/hydro-air HVAC system will keep you cool in the summer and warm in the winter all the while circulating in new ‘outside’ air for your health and comfort. The hurricane strength impact resistant glass combined with state-of-the-art closed cell insulation provides a quiet and secure environment. The home is also fully landscaped with a traditional seven foot high Edgartown Privet Hedge for your privacy.
The 15’ x 23’ fully appointed kitchen features all a chef will need: 48” refrigerator with integrated wine cooler, five burner gas range, dishwasher and center-island, microwave, lobster pot and a custom banquette that will seat up to eight for lunch and breakfast. A small flat screen TV is mounted to the side of the banquette. The private dining room accented with wall sconce lighting and historic maritime prints by artist John Stobart will seat up to 12.
Also on the first floor, a study offers a quiet getaway with leather couch, soft chair and a flat screen TV. Then toward the rear of the house on the main floor, a double parlor with fireplace, two sitting areas, for relaxing or entertaining opens onto a bluestone patio separated from the pool patio by a field stone wall with bluestone bench. A six speaker sound system will fill the air as you and your guests enjoy a summer evening of swimming, dining and lounging.
On the second floor the master bedroom features vaulted ceilings with paddle fan, a marble bath with soaking tub, double sinks and glass/marble shower. The custom walk-in closet allows flexibility to accommodate your needs and also a small office that easily converts into a nursery.
Directly across from the master bedroom on the second floor, are two bedrooms, both queen beds with vaulted ceilings, which share a full bath with open shelves for guest toiletries. (Twin beds are available upon request for one of these guest rooms.)
The lower level of this home, features an antique staircase that leads you through an ‘old’ Edgartown bead board hallway accented with Vineyard charts, a granite wet bar with refrigerator, copper sink and microwave, a bead board half bath and ultimately to the 15’ x 26’ media/game room. Perfect for your evening or rainy day entertainment, the media room features a sixty five inch surround sound flat screen TV, a sumptuous sectional sofa that opens to a double bed, leather chairs and a game table.
Nestled between the main house, guest house and the Privet Hedge is a custom heated PebbleTec pool that ranges in depth from 3’6” to 4’9”. The pool is surrounded by a blue stone patio and appointed with four teak chaise lounge chairs, a teak garden bench and an umbrella covered teak table for up to eight, a red cedar outside shower and changing room with pool side facilities.
Finally, the guest Cottage (never rented separately) sits adjacent to the pool about ten paces from the main house. Inside you will find sleeping arrangements for up to four adults; two in the paneled wood and cathedral ceiling queen bedroom with private access to the pool and patio. Two in the guest Cottage living room on a Boston Interiors sleep sofa. Both rooms share a full bathroom with 6’ soaking tub and kitchenette. The living room also offers a wall mounted flat screen TV.
While the home fronts Main Street, the primary entry is off of a semi-private crushed shell lane known as Perkins Way. At the rear of the property you will find a two car garage, parking for three cars and a well kept lawn for badminton, croquette or a game of catch.

Why the Owner Chose Edgartown:
Over the last ten years the village of Edgartown has undergone a complete revival and once tired homes have not only been restored they have been upgraded to satisfy our ever changing lifestyle. Many of these classic New England homes have sold between 2 and 10 million dollars. The Park House and Cottage are now one of these homes. Being directly across from Cannonball Park my partner and I recognized a unique opportunity to acquire three contiguous properties at the residential gateway to Edgartown. Some of what inspired us about this location is that the lots are large enough to accommodate outdoor living yet still provide green space, the views of and access to the Park and the fact that it is truly a pedestrian friendly location. One can walk safely on the sidewalks of town and enjoy fine restaurants, the movie theater, the harbor, the Martha’s Vineyard Museum, access grocery shopping, fish markets, the best in take-out, and many other activities. You can easily ride a bike to the beach as the bike path is directly across from your semi-private lane.
With today’s technology you can Google 179 Upper Main Street and see the transformation of this 1925s craftsman style home into an understated yet fully appointed mini-compound.
The semi-private lane know as Perkins Way will service two other similar properties over the next few years. On the east side of Perkins Lane we are currently building a 4000 square foot historic reproduction. No worries, as part of every rental agreement we will vacate the site to leave you with peace and quiet. The site is secure and partially landscaped. By late May the exterior will be painted and give the appearance of a completed home.
