Arrive at High Cotton in time to set the sun with covered parking and 2 entrances. Take a chair& drink and follow the sandy path bordered by sea oats & dunes to the wide expanse of sugar white sand. You're on the beach more quickly than from many beachfront condos with your feet hitting the sand in only 20 steps from the driveway.
The townhouse is a duplex but built as a separate structure & is the unit closer to the beach. 3 stories high, it includes 2 stories (1100 sq ft) over parking, a patio style area & laundry room. Open the door to a brilliant panorama of sand & sea. Upstairs, you are welcomed by colorful art, comfortable furnishings, & freshly painted interiors. Bali shades can be lowered from top or raised from bottom providing privacy as well as breathtaking vistas from every window. Ceiling fans are in every room. The 2 decks are each a generous 10'x16'.
Bedrooms/Baths
Upstairs, fall asleep to the sounds of waves & awaken to breezes & seagulls. In the master bedroom, sleep late, lay back & enjoy the ocean view from the queen bed. There is also a private deck/balcony where the southern exposure allows sunbathing-even on chilly afternoons.The moon & a gazillion stars are clearly visible at night without the competition of traffic lights(there are none in MCB!) or neon lighting of theme parks & hotels. 2 double beds are in the second bedroom. Linens of 100% cotton 250+ count & new Serta mattresses assure a peaceful night's rest or a lazy afternoon nap. One full bath is upstairs and another full bath is on the main floor. The half bath in the laundry room on ground level is convenient for any quick dashes from beach. There is also an area to shower or hose off sand in the covered lower level.
Dining
There is a fully equipped kitchen with built-in microwave & dishwasher, as well as toaster & coffee maker.You can choose to eat inside or dine on the deck with beautiful views of the ocean & beach while kids eat downstairs on the ground level. Relax with appetizers& drinks on either of 2 decks. Have coffee while enjoying the sunrise upstairs on master bedroom balcony. A charcoal grill is downstairs with protection from afternoon showers. Relax while grilling your fresh catch & enjoy the ocean view & breeze swinging in the porch swing. There's an extra table & chairs on this level as well.

Really enjoyed our time at High Cotton and it was very difficult to leave. Daily walks on the beach, away from the crowds, comfortable place to stay with all the amenities. Very much enjoyed it. Only drawback was that ALL the beds were way too soft - never got a good night's sleep. But...the rest of stay made up for it.Recommended for: Age 55+, romantic getaway, families with teenagers, families with young children, girls getaway.
Owner response: Hi Kim, thanks for your response but we were surprised by the comment about beds! We stayed at High Cotton right after you & discovered all the slats had come off the frame & there was no support under the mattresses. We've asked guests before & since you stayed & everyone has said the beds were very comfortable. Sorry you were not- In future, if any problems, please call us or property managers to take care of you. We want no worries in paradise! gogo

My husband and I along with our two children (17-months and 8-years) stayed here in August. We loved it! It has everything you could possibly need: charcoal grill for cooking out, beach cart to hall your things easily to the beach (we had plenty with the kids), and best of all it is just footsteps from the beach. We loved the decks in the evening as we listened to the relaxinf sound of the rolling sea. We hope to go back this next year. Thank you so much for a wonderful place we could call home for a few days!Recommended for: Romantic getaway, families with young children, girls getaway.

I had been coming to Mexico Beach for 10 years and got tired of trying to find a place that would suit our needs - we bring a boat with us and need a place to charge and wash it down. The High Cotton was the perfect location - nicely decorated and plenty of room for my Dad, brother and I and the boat! Great location on the beach - the view was incredible. It was great to have a great day fishing on the water and relax on the deck in the evening. We had everything we needed - plenty of dishes, towels and satalite TV to catch the game at night and the beds were extremely comfortable. I would recommend this beach house to anyone, plenty of room for the family and a great place to stay for a fishing trip - 2 thumbs up!Recommended for: Adventure seekers, age 55+, tourists without a car, romantic getaway, families with teenagers, families with young children, girls getaway, sightseeing.

We have been staying at High Cotton for years and love it! You will find all the amenities that you need plus a whole lot more! The views are spectacular! Especially from the master bedroom deck. You can even sleep with the window open at night and hear the waves crashing while catching a nice cool breeze! Let the beautiful sun rise be your wake-up call. One of the greatest things about High Cotton is its close proximity to the beach. It is awesome! It makes it so nice when you forget something and only have a short trip back inside from the beach. The beach isn't crowded at all, which is a definite plus! I highly recommend High Cotton to anyone that wants a nice, quite, relaxing vacation. We look forward to our week of what I would total bliss all year long!!!Recommended for: Adventure seekers, age 55+, tourists without a car, romantic getaway, families with young children, girls getaway, sightseeing.

High Cotton provided all the comforts of home! Spacious living areas and kitchen perfect for cooking together and enjoying a glass of wine with friends! The decks have a beautiful view of the beach. The neighbors were incredibly friendly and hospitable. The best part: the beach is within walking distance! No need to drive or haul all your gear for the entire day! The beach itself is beautiful with white sand and warm water. No crowds and quiet enough to read a book without distraction. As a native Floridian, I can say nothing beats a Gulf beach! We had a wonderful time at High Cotton and hope to return again!Recommended for: Age 55+, romantic getaway, families with young children, girls getaway.

We had a wonderful weekend stay at High Cotton! The home is well-mainted, nicely decorated with wonderful beach touches, and has great amenities. We particularly enjoyed the two balconies and the grill that was available. It made for a wonderful sunset dinner! My favorite aspect of this home is its proximity to the beach. The beach is at your door-step, and it's so easy to run back and forth throughout the day. The beach is great too! It's clean and not overcrowded. This is a great spot for families, for a girls weekend, or couple's getaway! Highly recommended!Recommended for: Age 55+, romantic getaway, families with teenagers, families with young children, girls getaway.

High Cotton was the perfect get away for a vacation. It is so close to the beach, which really helped getting all of our gear to the beach (30 seconds to the sand!). The private beach was fabulous! There was no shortage of space on the beach...it was great to not be too crowded. I loved the multiple decks at High Cotton for relaxing. We sat on the upper deck with bottles of wine and enjoyed the sunset with a nice breeze. One of my favorite things was the grill. We were able to grill some wonderful steaks and have a nice meal on the middle deck. Covered parking was a plus...it made it so easy to unpack and pack the car when there was a slight drizzle of rain. The community was very quiet...I was able to have a peaceful walk each morning with my daughter. Neighbors were friendly and everyone smiled. The view of the beach was great. There was a quick car ride to the store for anything we forgot. We will definitely be returning to High Cotton!!!Recommended for: Age 55+, romantic getaway, families with teenagers, families with young children, girls getaway.

I've been coming to Mexico Beach all my life, as a child I loved running on the beaches, swimming, fishing and of course Tommy T's for ice cream and arcades. Every year I look forward to coming down for vacation. The High Cotton is a great home to stay in. It is clean, comfortable and a perfect location. I couldn't ask for anything more. I love Mexico Beach and all it's charm, great restaurants such as The Fish House and Toucans and you have to go to Sharons for breakfast. The fishing is great and the shops are fun and ran by some of the nicest people you will ever meet. The High Cotton provided excellent accommodations to really sit back and enjoy the tranquility of all this town has to offer. I would recommend it to anyone looking for a great place to stay with a wonderful location. I have a 2 year old daughter who loves the beach and the water and with this easy access to the beach, just a few steps away, we were able to spend a lot of time with her out there. We look forward to staying here again. My family and I had a wonderful week at High Cotton. The location was even better than expected and owner was very friendly and helpful. We loved Mexico beach and plan to return to this house year after year for our annual family beach vacation.Recommended for: Age 55+, tourists without a car, families with young children, girls getaway.

About the owner: Hi! We live on a farm in southwest Georgia and friends & family call us gogo & Ace. Ace is a farmer growing primarily peanuts,corn, wheat and soybeans. Gogo's a school psychologist, recently retired. We optimistically named beach house 'High Cotton' as we purchased it our first year planting cotton in 1995 (Beach house is also very tall). Gogo thought we'd get to move to the beach after retiring, but still working toward that goal.
Why the Owner Chose Mexico Beach:
We searched the panhandle for a quiet place to escape the crowds of Panama City and discovered Mexico Beach. Unbelievably this peaceful retreat is only 45 minutes from PCB's amusement & water parks. We also wanted a place within easy driving distance to our home with plenty of fishing. Many visitors compare Mexico Beach to the fishing village that was Destin 25 years ago.
The Unique Benefits at this Townhome:
High Cotton is located a block off Hwy 98, away from the highway sounds of traffic & trucks. Beach side streets are quiet with very little traffic & dead end at the beach. Our place is last house before the white sugar sand. Growing up, our daughter & her friends enjoyed going to the pier or Tommy T's for ice cream. Both are located just 6 streets away & within easy walking distance. Parents can even observe their kids walk to the pier & back from the top deck! Other favorites are kayaking & shelling on the' wilderness beach'-just 1/2 block away on the east side of the canal & accessible via MB's Canal Park. Fish from the covered dock area or cast from jetties here. This undeveloped beach is part of Tyndall AFB & stretches for miles. Gogo also enjoys treasure hunting (especially bright, shiny things) with our daughter or friends in the shops & boutiques in MB, Pt St Joe & 'Apalach'. Deep sea and bay fishing or just casting a line from the pier or shore are Ace's favorite activities. He also enjoys playing golf at St Joe & the entire family enjoys scalloping with friends in St Joe Bay. Every beach trip includes eating oysters at Indian Pass Raw Bar!
