  Steve and Patrice said: March 1st, 2013 9:17 am February 22-27, 2013 --Orange Tree neighborhood was a very well-taken-care, safe neighborhood. We visited for five days. The house even better than the pictures. Real at home feel. Very clean and comfortable beds!! We had fresh orange juice each day. Spa and pool just perfect setting with covered lanai area if you don't want the sun, which from 12-3 you can get some vitamin D. Going back in a few weeks and can't wait. Close to restaurants and not a long drive to the parks or the airport! Once you see the best -- it's hard to look at the rest!

  We enjoyed our stay in this lovely home. It was a nice quite neighborhood. Close to shopping and dining. The floor plan provided plenty of privacy for everyone. We enjoyed both the pool and the game room and we were able to enjoy fresh picked oranges from the yard. We had one issue with the pool that corrected by the management company within in one hour of our call. We look forward to staying here when we come down for softball spring training next season.

  We enjoyed our stay at Orange Tree in January. The descriptions and pictures are exactly as listed. The house was spotless on our arrival. It was cleaner than most hotels we have stayed at. When we reserved the house it did not have a game room. They have since converted the garage to a game room. Our grandson loved the video table console they had. It had some old classic video games like Donkey Kong. The living room couch was so comfy. There are nice TV's in the living room and the bedroom. It is a lovely place to stay. But to me the best part of our stay was the hassle free booking. I was able to pay with the credit card through Home Away and get the rental insurance instead of putting down a big deposit. I tried to rent another place on home away and it turned into a nightmare. Linda and the Florida Finest Villas staff were so nice and helpful. We ordered a BBQ grill and they delivered it the same day. Very nice home clean well maintained comfortable furniture great heated pool and hot tub Washer and dryer close to store. We had fresh orange juice off do the trees in the back in January. We only had one minor complaint and we did not address it or they might have fixed it. The air was set on 75. We were not used to the heat that first night we were so hot. But we did not call because by the time we got settled it was late. The next day after walking around and sweating at one of the parks the house felt comfortable with the ceiling fans on. Next time we stay we will request a lower temp setting. It was a great place to stay. You won't be sorry you rented this lovely home. Susan and Scott Dillard and family

  My husband and I have always wanted to visit Walt Disney World in Orlando, Florida during the Christmas holiday. The opportunity greeted us as this property popped up on our radar. This home's location is ideal for singles, couples, and families wanting to get the most out of what Florida has to offer. This fantastic home truly is within a quick drive to Universal Studios Theme Park, all four of the Walt Disney World Theme Parks, Sea World, beaches, and fantastic dining at Universal City Walk and Downtown Disney. We were able to quickly navigate our way to a new Disney park four days of our stay. We also enjoyed a couple relaxing days sitting in the beautiful living room watching movies, lounging by the pool, and enjoying a soak in the spa. As soon as we entered this property we felt at home; it is beautifully decorated in a contemporary style, with close attention to detail. The home was spotlessly clean and wonderfully maintained-all items we needed for our stay were readily available to us (bed sheets, towels, extra blankets, Wi-Fi, hair dryers, kitchen necessities, etc.). The size of the property was even more than we had anticipated, yet it still provided intimate areas for conversation and entertainment. We are already looking forward to our next stay in this Clermont, Florida home and are hoping to bring more family with us!

  We recently visited the Clermont house and it was the perfect getaway! The house had everything you could need to minimize the hassle of daily living (especially the orange trees in the back yard for making freshly squeezed orange juice!) The pool and spa were relaxing and perfect for a lazy day in the sun. The location was perfectly situated for a short commute to Universal Studios, and about a minute away to the grocery store and good restaurants. We had a great time and look forward to returning in the future!

SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between Pence Vacation Properties (“Homeowner”) and (“Guest”), as described on the reservation information provided through Home Away or VRBO, as of the date last set forth on the Reservation Request. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: The Lead Guest (person making the booking) will take full responsibility for their party’s actions. No responsibility whatsoever will be taken by the owners or Management Company for loss, damage, or injury to persons or property during the lead guest and accompanying party’s stay. Florida Law states that each property is licensed for a maximum occupancy of persons. i.e. 4 bedroom-8/10 person, 5 bedroom-10/12 persons (each villa varies and specific details are contained on the booking information. If the law is violated the rental will be terminated, the guests will be ejected (with a sheriff if necessary) the owner/management company will retain all monies and the lead guest (person making the booking) may be liable for prosecution by the Lake County Licensing Department. 1. Property. The property is located at:  15742 Heron Hill St Clermont, FL 34714 The property is furnished and includes linens, towels, kitchen appliances, washer, dryer, kitchen utensils, dishes, bowls, glassware, 3 hairdryers, pots, pans, waffle iron, electric orange juicer, iron, ironing board, 4 flat screen televisions with DVD player, 1 large flat screen television, 60 game video gaming table, Fooseball table, pool table. 2. Rental Party: The rental party shall consist of Guest and the persons described on the Reservation Request. 3. Maximum Occupancy: The maximum number of guests is limited to 8 persons. 4. Term of the Lease. The lease begins at 4:00 p.m. on the date provided via the Home Away or VRBO Reservation Request, known as the (the “Check-in Date”) and ends at 10:00 a.m. on the date provided via the Home Away or VRBO Reservation Request, known as the (the “Checkout Date”). 5. Minimum Stay: This property requires a 4 night minimum stay. Longer minimum stays may be required during holiday periods. 6. Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Pool Heat: If pool heat has been selected and paid for, the pool temp is set at 86 degrees and the spa at 98 degrees. The pool heat runs during the time the pool pump is running. Ambient air temperatures directly affect the pool temperature. If the ambient air temperature is low, the water in the pool can only heat so much and may not hold the set temperature. Homeowner or Management Company cannot be held responsible for pool water that is not held to set temperature due to cool weather. Refund for pool heat will not be made due to weather conditions. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% if cancelled 60 days prior to the Check-in Date, 50% if cancelled 30 days prior to the Check-in Date Cancellations less than one month prior to booked dates---refund of deposit for stay is forfeited, security deposit is returned The owners of the property or their servants or agents will not be liable for loss or delay caused by and including: *Strikes *Riots *Political unrest *Hostilities *War or Threat of War *Terrorist activity *Industrial disputes *Fire *Flood *Weather *Or any other event(s) beyond the owners control We cannot accept any liability of renter’s cancelation for: *Death *Sickness *Delay *Personal Injury *Accident *Loss of luggage/personal effects *Or any other misadventure, which may occur while renting our accommodations. There are independent vacation insurance plans available should you want to insure your vacations against loss. 11. Payment: Preferred payment method is via the booking web site. This is easy for the renter to use, track and automatic reminders for payments are sent out in advance for ease of budgeting payments. In lieu of physical signatures: the parties legally agree to the terms of this Short Term Rental Agreement, as evidenced by the acceptance of the final quote, receipt of this document via the vacation home rental site, or email from Pence Vacation Properties, and the processing of the deposit and any following payments. Prior to your visit you will receive, via email or phone call, the passcode to enter the home. The home has an electronic lock on the front door. For your safety is it is changed immediately before and immediately after your visit with a code only assigned to you. When leaving the home for any reason, make sure all the external doors are locked before. One of our management company’s representative’s will visit you within in the first day or so, (your arrival time dependent) to greet you, introduce themselves to you and answer any questions you may have regarding the home and area. Our management company is Florida Finest Villas. You will find pertinent information in the “Guest Guide” in the home along with FFV’s phone number should you need to contact them. RENTAL RULES 1. Smoking is NOT allowed inside homes. Smoking is allowed outside only. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are NOT allowed. 7. Parking: PARKING – Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. If you would like additional cleanings during your stay, it can be arraigned for an addition cost. 9. Hot Tub: No children under the age of 8 permitted in hot tubs at any time. [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. 10. Storms: No refunds will be given for storms. 11. All games room equipment must remain in games room. It is not to be moved outside or into other rooms of the home.
