                            The location of this property is perfect - close to shopping & Disney. Everything is approximately 20 mins ( that includes traffic). The Terra Verde Resort is fabulous we really enjoyed the pool and the treats at the bar. I would recommend the yummy MilkShakes.

                            The house is clean, cozy and wonderful. Very nice decor and has all the amenities. The perfect size and layout for our group. The resort is spectacular! What a relaxing atmosphere. Close to everything we needed for our wonderful holiday. Thank you so much once again. We will definitely recommend your rental.

                            This house was a great place for our family vacation. The house was everything I expected. We called the management company and they were very helpful and knowledgable.                             This house is wonderful. My family was delighted. It's comfortable, has great localization and everything was very clean. We were 16 people and had a wonderful holiday close to all attractions. At night we had a beautiful view of the lake with its beautiful fountain. My kids want to return next year and God willing I am sure we will return. I recommend this house for those who want to spend a wonderful holiday with your family.

                            Thank you for renting your home to my family (10 of us). Everything went well and we really enjoyed the spacious and relaxing stay. The home is very nice and well maintained. The location to the club house and parks were great. We did enjoy the view of the lake and the many wildlife visitors. The alligator was a hit with my kids. Luckily it was not too large yet. Thanks again. I will be sure to recommend your home.

                            I want to thank you for allowing us to rent your home. It was awesome; it was beyond comfort, clean and gorgeous. The house was very spacious and had more than enough room for our large group. The home and all of its attractive décor was very captivating. It was a real vacation for the older ones in my group we stayed home and enjoyed the home and all of its beauty. My day started sitting around the pool viewing the lake and ended the same way each day. I am very happy we selected your home. Thanks for hanging in with me I did not know what to expect. I lived in fear of being disappointed. No need however it was everything you said and then some more. Thank you for your help, your patience, kindness, and the phone calls.

                          Cancellation policy:

                          The booking terms and conditions form the sole contract between Mary Ann and Stan Kolo, DBA “Fun In The Sun Vacation Homes” (referred to as “WE” the owners) and the person signing the Guest Registration and Booking Form, who must be over 25 years of age and who shall be deemed to sign this form on behalf of all the persons herein. “WE” the owners refers to the owners of the homes you have rented under the conditions stated herein. Check-In – Check in time is 4pm or later. There is only a 6 hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early unless prior arrangements have not been made with “WE” the owners or Management Company. Check-Out – Check out time is 10am. Please vacate the villa by 10am to allow for proper cleaning before the next guest arrives unless prior arrangements have been made with “WE” the owners or Management Company. Reservation Deposit - $500.00 is required to reserve the homes. This is non-refundable in the event of a cancellation. The reservation deposit is applied toward the total rental cost. Balance – the balance is due eight weeks prior to your arrival date. If a booking is made within 8 weeks prior to arrival, full payment must be received before the booking is confirmed; if remaining balance is not received by due date, Fun In The Sun Vacation Homes reserves the right to charge your credit card the full balance due plus a 4.0%credit card processing fee (Visa, Master Card or Discover) unless other arrangements have been made with “WE” the owners. Failure to pay the balance by the due date may result in a cancellation of your reservation. Minor amendments to the booking may be undertaken at the “WE” the owner’s discretion. Final Confirmation - 1 week prior to arrival, guests will be e-mailed the management company contact information, driving directions when you reach Orlando and electronic lock code or lock box code to your reserved vacation home. Admittance to the homes will not be given until the signed booking forms have been received and the credit card has been pre-authorized for the security/damage deposit. Cancellation Charges – If you cancel more than 8 weeks before check-in, you will forfeit your deposit because we have effectively taken the house OFF THE MARKET from promoting it for your reserved dates. If you cancel less than 8 weeks before check-in, you will forfeit full payment. WE STRONGLY ADVISE ALL GUESTS TO ENSURE CANCELLATION COVERAGE IS PROVIDED FOR WITHIN THEIR TRAVEL INSURANCE POLICY! If you purchase “TRAVEL GUARD” insurance through Fun In The Sun Vacation Homes, you must done so 4 weeks prior to your arrival. However, if you have not purchased travel insurance and you do have to cancel and we are able to take a replacement booking for the same time period, we will refund you whatever money we obtain from the new booking, less any additional charges we incur. Page 2 of 5 In the unlikely event that we have to cancel your reservation due to any unforeseen circumstances whatsoever, we will attempt to place you in a vacation home of similar standard in the same or nearby resort area. In the unlikely event that this is not possible we will refund all monies paid. Under no circumstances will any compensation be paid to the guest in the event of a cancellation or relocation of a reservation. No refunds will be made if the renter is evicted by any law enforcement agency or “WE” the owners and the Management Company as a result of criminal activity, misdemeanour or breach of contract. Pets & Smoking – Pets and smoking are not permitted in our homes. Any violation of the pet or smoking policy will incur a charge for the additional cleaning necessary to remove odours and/or pet hairs from the house and/or linens and your full security deposit will be forfeited. SECURITY DEPOSIT DAMAGE PROTECTION PLAN An Accidental Damage Waiver (ADW) is required for all bookings for a fee of $69.00 to be used in case of reported accidental damage done to the home. If the damages/losses exceed the Damage Protection Plan maximum or are determined to be malicious the guest accepts that “WE” the owners may exercise their legal options to collect the shortfall. As a guest (the person registered and all the persons sharing the vacation home) who have purchased a damage waiver staying at the home, you will be obligated to pay for loss or damage to the contents of the rental unit you occupy. The damage waiver is limited to a maximum total of $3000 damage payment for stay and is applicable for the entire stay – from check-in to check-out. Accidental Damage Waiver Coverage does not include: 1. Acts of God 2. Intentional acts of guests 3. Gross Negligence or wilful conduct 4. Normal wear and tear 5. The waiver applies only to the direct physical loss or damages to the home. It does not cover loss of use of such property. 6. The waiver does not apply for loss or damage to any property owned by or brought into the premises by a guests. Reporting Damages All Damage must be reported promptly to the property management staff at “House Proud Florida” or “WE” the owners. Such staff will have the sole authority to determine the extent of repairs necessary. House Proud Florida representatives have ultimate administration authority. Arbitration is required prior to litigation. The prevailing shall be entitled to recovery and/or reimbursement of all fees in connection with same. Page 3 of 5 When you arrive at the home, please inspect the property for damages. Please call the management company within 24 hours to point out any damages or missing items. Please call only during normal business hours. Maximum Occupancies – Each Home has a maximum occupant capacity. The maximum occupant capacity per home is limited to the number of beds provided in the home. These capacities are for guests staying in the home including day visitors. These capacities may further be reduced by the number of adults versus children in the party. Home maximum capacities are: • 5 Bedroom Homes = 12 • 6 Bedroom Homes = 14 • 7 Bedroom Homes = 15 A word of advice, overcrowding the house tends to lead to a higher likely hood of accidents. Only the persons listed on the guest registration form are allowed to stay in the house. Our management company has the right to request a head count of your group at any time during your stay to check the total number in your group. Any persons not shown on the form may be asked to leave if found in the home by our management company. Trash - Please bag all garbage and place in the garbage bins and move to the sidewalk the night before collection days (Monday and Thursday evenings). It is imperative that the garbage is placed out on each garbage day. If you are checking out on a Tuesday or Saturday, most of your garbage needs to be put out in the prior day’s garbage collection. House Keeping - Our homes are SELF CATERING having only an initial supply of consumables (garbage bags, toilet paper, hand soap, etc.). Once these have been used it is NOT the responsibility of “WE” the owners or the management company to replenish these items during your stay. Our homes are professionally cleaned before and after each rental to ensure that all guests have a comfortable stay. All of our homes are inspected for damages or abuse to the home after each guest’s stay. Lawn and Pool care are provided on a weekly basis. Our homes are treated monthly as part of a pest and termite control program. Guests are requested to close doors and use the screens provided in the pool area to minimize the chances of unwanted pests. Ensure also that leftover food and other waste are disposed of promptly. Promptly report all pest control problems to the management company. Swimming Pool – Please observe any signs posted in the vicinity of the pool. Pools can be great fun; however can pose a risk, especially to children. Our aim is to give you a perfect vacation, so please ensure the safety of any children staying at the home. It is particularly important that children are supervised at all times in and around the pool area, the pools depth is between 3 to 6 feet. The swimming pool is used at your own risk. A safety fence is provided to make access for children more difficult and should not be taken down if there are children in the group. The guests assume all responsibility if the safety fence is removed and if children and non-swimmers are left unattended. There is to be strictly no diving in the pool for safety reasons. There is to be no running around the pool edge in case of slippery surfaces. Please note that the surfaces leading onto the pool area from the home are tiled and these can also become slippery when wet. We do not accept responsibility for any loss or injury occasioned around the pool area. Page 4 of 5 To avoid any accidents from glass, only plastic-ware is to be used at the poolside and the “games room”. This is provided specifically for this purpose. If glass is broken in the pool a significant charge may be made for the draining and refilling of the pool along with repair to any damage to pool machinery. Pool/Spa Heat – Our pools/spas are heated with an electric heat pump, a pool blanket or a liquid solar cover. Pool/Spa heating is an additional charge. The pool heater will heat your water to a comfortable range; usually this temperature is 80-86 degrees. The spa temperature is the same temperature of the pool. The pool heaters run approximately 8-10 hours a day. The pool water will be cool in the mornings and heat as the day goes on. It is the guest’s responsibility to keep the pools solar insulating blanket in place at all times when the pool is not in use. Pool heaters are turned on 24 hours before your arrival and should be up to temperature when you arrive. Pool heat will automatically shut off if the temperature drops below 55 degrees Fahrenheit. Heat will automatically come back on once the temperature rises back to 55 degrees. The management company cannot override this precaution as it is a safety measure to prevent breaking the pool pump. Do not attempt to adjust pool controls, including the temperature controls as this can result in damage to pool equipment. Adjustments must be made by the management company. For assistance with any pool issue you must contact the management company. If the pool heater cannot reach optimum temperature due to any adverse cold weather conditions “WE” the owners or the management company cannot accept liability. Liability Disclaimer – Understand that you and your guests are using our home at your own risk and “WE” the owners and the Management Company accept no responsibility and will not be held liable for death, personal injury, accidents, loss or damage to persons or personal belongings however caused while renting the homes. The use of all accommodations and amenities including the pool is entirely at the user’s own risk. “We” the owners and the management company cannot accept responsibility for the sudden failure of home equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. Unforeseen Events – Unfortunately, there may be circumstances completely beyond “WE” the owners and the management company's control in which the property might not be available for your booking. Neither “WE” the owners and management company accept no responsibility or liability for loss or delay occasioned by, but not limited to, any of the following: strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/weather problems with transport, aircraft grounding, closure of airports or ports, weather conditions or indeed any other event beyond our or our management company’s control. “WE” the owners and the management company cannot accept any liability for failure of public supplies such as water, electricity, gas supplies. Nor for the consequences of the actions or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. “WE” the owners and the Page 5 of 5 management company cannot accept any liability for air conditioning systems or of pool heaters or any household appliances breaking down. All urgent steps will be taken, however to get the technician out as soon as possible to rectify the problem. Any exceptions to the rules and regulations as written here, must be approved in writing in advance. Complaints – In the unlikely event that you have any reason for a complaint, please report all complaints to our Management Company and they will try to rectify the problem but they can’t fix what they don’t know about. Details of how to contact the management company can be found in the home. If you make a complaint you must give the management company access to the house to confirm the problem and take corrective action. Failure to allow management to make corrective actions releases the management company and “WE” the owners from any claim for compensation or any liability and recourse from you. Payments - Any payment for reservation whether deposit or in full constitutes acceptance of these terms in their entirety. We look forward to your visit. We hope you will enjoy your stay!!!!!
