This is a perfect rental to use as a homebase to explore Austin, and the Prathers are the perfect people to rent from! We were in town to celebrate my sister's bachelorette party, and our large group was beyond comfortable in this home. Everyone was *very* impressed by the accommodations: sparkling clean, sleek and modern, great place to relax and great for entertaining. The home has a fantastic layout for hosting a large group as there's *lots* of space, and we had everything we needed in terms of amenities. The neighborhood was cute + incredibly convenient, just a short cab ride away from all of our downtown destinations. The Prathers (owners) were really easy to correspond with, so we were able to coordinate our arrival with no problem. They went above + beyond, meeting us at the house and giving us a tour before leaving keys, instructions, and answering questions. They were extremely accommodating, offering recommendations + making sure we had their contact details in case we needed anything. The only thing we would've suggested was an iPod speaker doc to play our own music....but there's a great speaker system in the living hooked up through the TV, so we just used the satellite music channels with practically the same result. HIGHLY, *highly* recommend.Recommended for: Families with young children, families with teenagers, sightseeing, tourists without a car, adventure seekers, girls getaway.

A group of 10 of us rented this house during the NCAA basketball tournament weekend in Austin and had a great time. The house was clean and very spacious, the outdoor area and hot tub were great to hang out in. Laura was very nice and communicated everything well prior to and during our trip. The house was located in a quiet neighborhood that was a bit of a walk from UT campus or the nightlife on 6th street, but cabs were easy enough to come by that it wasn't inconvenient. Laura's helpful, friendly manner made us feel welcome even before we arrive. Her beautiful home is centrally located with tons of room for everyone to spread out and relax. The beds were very comfortable, so we all got a good night's sleep which is a must for me with my bad back. The living room is spacious and open with a two story ceiling and lots of comfortable seating. I particularly enjoyed the clean, well equipped kitchen. With a small grocery just a convenient walk away, we were able to easily relax and "eat in" for a few meals and the back patio was perfect for conversation and drinks after dinner. We also enjoyed a long walk though the trees in Pease Park which is just a couple of blocks away. More ambitious souls jogged or biked but it was so pretty and peaceful we just took our time. An Austin treasure tucked away on a quiet street just minutes from downtown and the UT campus, this is definitely a 5 star rental. SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between _______________________ (“Homeowner”) and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: 1404 West 13th Street, Austin, Texas 78703 The property is furnished and includes: refrigerator, microwave, stove/oven, dishwasher, washer & dryer, linens, towels, outdoor grill, and hot tub. 2. Rental Party: The rental party shall consist of Guest and the following persons: 3. Maximum Occupancy: The maximum number of guests is limited to 8 persons. An additional charge or $300 per person per night for guests in addition to 6 will be assessed. 4. Term of the Lease. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. You must put the hot tub cover back on the hot tub securely after use. Remember when not using the hot tub, leave cover on so hot tub will stay warm. NO USE OF THE HOT TUB AFTER 10 P.M. 10. About the owner: I've lived in Austin, Texas since 1984 when I started school at the University of Texas -- go horns! I love Austin and all the fun things there are to do here. The city is so vibrant! I lived in this house for 18 years and only moved a few miles away because of a growing family. Hands down -- this is the best location in town because of its close proximity to everything there is to do and the fact that you experience no traffic!
Why the Owner Chose Other Austin Properties:
This home is a unique pocket of Austin called 'Clarksville' and it's a fabulous pedestrian area where, within 3 blocks, you can walk to the local grocery (Fresh Plus), Italian bistro (Cipollina), coffee house (Cafe Medici), drug store with original soda fountain (Nau's Drugs), church (St. Luke's), 9th street park, local watering hole (the Tavern), and more.
I bought this property because I wanted to be able to walk to work downtown, the University of Texas, and the State Capitol. I also wanted to be able to have fabulous restaurants and night spots near my home. Some of the best dining in Austin, including Sandra Bullock's, Bess Bistro, southwestern cuisine favorite, Z Tejas, and hidden jewel, Cafe Josie, are all walking distance. The art galleries along West 6th Street and the bars, including the Johnny Cash tribute, the Mean Eyed Cat, are all walking distance.
The outside of the property is very unassuming, and then, when you walk inside, you see a fabulous remodel with warmth and all modern amenities. This is one of the larger homes in the area and one of the few that has ample parking and a spacious backyard.
