  Could have not asked for a better place to stay on our vacation. The listing was very accurate, photos were very accurate, property was very well maintained. The view was great, we enjoyed visiting with the care takers of the property very much. They were so helpful, I don't think you will find any nicer people anywhere. Would recomend this to anyone who likes the piece and quit of country living, and still being close to town. Less than 45 minutes to Branson, Mo., 10 Minutes to Harrision, Ark.

  Recommended for: Sightseeing, romantic getaway, age 55+, girls getaway.

  This was a very very nice place to stay. We enjoed our selves very much. The home wa very nice and had all the things that you would need for a week or so. The couple that take care of the property were the best. They did not bother you but were there if you needed them. They became friends (good ones). We went to ride motorcycles and did all that the booklet said. If you enjoy being in the country you will love it. It is quite and the sun don't come up until 7 or so. the view is fabulious. The photos on the site hit it right on the nail. Very clean. We would diffently come back. Food is Alpena that the little home town was good and you could drive 30 min and be in Branson. Harrison is about a 10 min drive and alot to choose from there. We did not go at a busy time so it was very quiet in town and could go anywhere and not have to wait. If you go to ride motorcycles you will love it. It was very very good riding and alot to see our beautiful country. The views are wonderful.

  WOW! Where do I start. Perfect setting with a fantastic view. Open meadows with grazing cattle, a pond all boarderd with trees. This could be my retirement home. The house is spacious and updated. All you need to bring is your clothes and your groceries and your home. Pam was great to keep us updated to weather that had effecting the area prior to our arrival, making sure that we would be accommodated. We can't say enough about Dale and Edith, the property managers. They made us feel like family. The location was perfect, close to Branson, Harrison, and even Ericka Springs. If you want to get away from the rat race this is the place. I'm sure we will be back. I only hope it will be available once folks find this house.

  Beautiful, clean home in a gorgeous country setting. If you like staying away from the hustle and bustle of a tourist city, you are close enough to drive to Branson or Eureka Springs. Plenty of space with all the amenities of a home. Special thanks to Dale and Edith (property managers) for making us feel welcome. One of the best maintained vacation homes we have rented. Can't wait to stay here again. Will definately recommend to our friends and family.

POLICIES The rental house is located at 2702 WPA Rd., Alpena, AR 72611 Phone/Fax: 800-871-8015 CHECK IN: Check in is 3:00 pm Central Time. Call ahead to see if early check-in is available. CHECK OUT: Check out is 12:00 noon Central Time. CANCELLATION: Cancellations for daily or weekly reservations require a 14 day notice prior to arrival date for a full refund, less a 5% service charge based on the total amount charged. If notice occurs within 14 days of arrival, the deposit may be forfeited. PAYMENT METHODS: You are responsible for the entire period reserved. Payment is to be made online through VRBO by credit card or e-check, or by mailing payment(s) directly by check, cashier’s check or money order. Mailing address to be provided. TAXES: All rentals are subject to Arkansas sales taxes. THIS PROPERTY IS NOT WHEELCHAIR ASSESSABLE. TELEPHONE: There is no phone or internet service provided at this property. However, most cell phones will work at this location. Property managers are on the premises in case of emergency. SMOKING: Smoking is prohibited inside the rental house. Smoking receptacles are provided on both porches. If you smoke inside, you may be asked to leave with no money refunded. NO PETS. RIGHT OF ENTRY: Property managers, the owners, or our representatives have the right to enter the premises during your stay to inspect and make necessary repairs. PERSONAL PROPERTY: We will not be responsible for personal items left behind. However, we will make every effort to locate and return the items to you. We will package and return them for $10 plus postage. PROPERTY CONDITION/DAMAGES: We expect you to respect our rental house and to leave the property in the same general condition in which you found it. Please report any damages or concerns as soon as any incident occurs. DISTURBANCES: You and your guests will be required to vacate the premises and forfeit the rental fee for any of the following reasons: 1) Using the premises for any illegal activities. 2) Setting off any form of fireworks on the property. 3) Causing damage to premises or to any neighboring property. MAINTENANCE/REPAIRS: All equipment in the home should be in working order. Please report any inoperable equipment promptly. We will make every reasonable effort to have the problem corrected. Keep plumbing free of toys and other foreign objects. Please do not put food down the sink as there is no garbage disposal. Under no circumstances will there be any reduction or refund of rent for any mechanical failure of heating/AC unit, washer, dryer, TV or other appliance. However, disruption of power due to bad weather may be prorated, depending on duration. STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. HOLD HARMLESS: Rouleau Family Enterprises, LLC, dba Alpena Pass Inn, does not assume any liability for loss, damage, or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defect of stoppage in supply of water, electricity, or plumbing. Nor will Rouleau Family Enterprises, LLC, dba Alpena Pass Inn, accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond our control. ASSUMPTIONS OF RISK, RELEASE AND INDEMNIFICATION: The renter and his/her guests agree to assume all risk for injury, death, or damage to persons or property in any way arising from the rental of Alpena Pass Inn or other activities on or about the premises and related facilities. Further, said parties hereby release Rouleau Family Enterprises, LLC, dba Alpena Pass Inn, its agents, owners, employees and/or staff from any and all liability for such injuries and/or damages in any way arising out of their use of the premises and related facilities, and agree to indemnify and hold them harmless from any claims, demands, losses or causes of action arising out of said use.
