Very private, lovely Rock and Cedar two bedroom, two bathroom with open beam ceilings in kitchen and living area. Lovely entertaining area with comfortable chairs facing local limestone rock fireplace and large panoramic windows overlooking Texas Hill Country and majestic oak trees. Large master bedroom has king bed, separate computer nook, and double sinks in bath. Located on private 50 acre ranch with additional rental cabin, five miles west of Bandera and 50 miles west of San Antonio. Hiking trails on different levels of the property which is a wildlife exemption ranch. There are white tail deer, Axis deer, turkey, armadillos, raccoons, rabbits, and many beautiful birds to see. Beautiful views of Texas hill country from living room, bedrooms, and large porch, decorator furnishings throughout home and fully equipped. Desktop computer with internet access, plus wireless for your laptop. 2 TVs with satellite service, Bose sound system. House has own well and storage tank. Owner pays electric bill. Guests have fishing/swimming privileges on seven acre lake!

                We spent two months at Cool Waters and enjoyed the entire time. Julie and Joe Mike were so helpful in every way. We loved each and every one of the dogs plus our grandchildren loved all the horses, the donkey and even the chickens. The house was situated perfectly for views and privacy. Would love to return.

                This is the place for the real hill country experience. We can't say enough good things about the property,owners or resident animals.We had such a great time that we immediately reserved again for next year.This property is so convenient to all of the activities of the area both urban and rural that just about any interest can be fulfilled. Julie and Joemike are so friendly and accomodating that it is like visiting family . The area is rich in history and natural beauty with so many things to do.

                Recommended for: Sightseeing, age 55+, families with teenagers, romantic getaway, families with young children.

                Me and my husband just ended a stay at Cool Water Acres and were so sad to leave. My goodness this posting and the pictures do not do it justice! The house was very large and had everything we needed to have a great vacation. My husband took advantage of the private stocked lake right on the property and caught 25 fish in 3 days, most of which he caught/released except 4 which were very good eating. We had access to the paddle boat on the lake and saw wildlife galore including large turtles on the lake. We also gathered a few fossils in the fossil beds on the property. There were deer out every night-including the exotic breed-Axis on the property. The property is so quiet you cannot hear cars, or anything and it is such a treat to feel like you are really truly getting away from it all. But, for the shoppers out there, Fredericksburg was only a hop/skip away and a very scenic beautiful drive. We went for 2 different outings there and had a great time shopping and took advantage of the Fredericksburg Trade Days when we were there. We also learned to 2-step with Julie and JoeMike at the local Cowboy bar, we had a really great time. We will definitely be back as soon as we are able. Thank you both so much for such a great rental location and being such gracious hosts.

                We have spent the month of March for the past three years at Julie's ranch. If you like quiet and serenity, this is a place for you. The view is fantastic!!!! You couldn't ask for a better place to stay when you are in Texas Hill Country. We enjoyed taking walks on the property and looking for fossils. If you love animals, their animals will love you right back. We were greeted most mornings by three of their dogs, and sometimes even more. We found when they talk about Texas hospitality, they are telling the truth. We not only fell in love with the ranch, but with Julie and JoeMike. They are terrific people and always willing to help us as needed. Be sure not to miss the 11th Street Cowboy Bar on Wednesday night. No matter what your age, you'll have a great time there. For great Mexican food stop in to Taqueria Aguascalientes. Other restaurants we enjoyed in town were Sid's Main Street BBQ and the Grotto. It's worth the ride to sample some gourmet food at Mac & Ernie's in Tarpley. You are right in the heart of hill country and no matter which way you travel. you'll see some beautiful scenery. If you like cajun food, Pat O'Brien's in San Antonio is a great place to visit. You won't be far from the Riverwalk either. There is so much to see and do in the area that you won't be bored. We would highly recommend a month at Julie's ranch, or try their cabin for a week or two. The weather was great, and we enjoyed seeing everything blossom as the month went on. We guarantee you'll enjoy your stay in hill country.

                Charming, comfortable house with spectaular views. With a grand smile and World Famous Texas Hospitality our host made our stay a truly treasured time. The hiking trails, wildlife, lake, waterfall, farm animals and dogs, dogs, dogs (!) all show that this is a well cared for beloved ranch and adds up to smiply the best of TheTexas Hill Country.

                Stayed here Last Summer with My 15 year old son for One Month. What a piece of Heaven in the Country. The House is so Great and The Owners are So Gracious. I miss this place and the Great time they showed us. We could not have asked for a more Fantastic stay. Their Great and Friendly Dogs are the Icing on the Cake. I can not Wait until I can return with the Rest of my Family. I just hope the Next time they have had some rain and they get their lake back up and filled with some of God's Water. But even without the Rain it was one of the Best Vacation Spots I have ever Encountered in my Life. We think of this Place every day with Fond memories. Thank-you for you Great Home. God Bless..

                I stayed in the house for a couple of months while working on a project in San Antonio. Everything was perfect. The deer through out the property, the bass, perch and catfish in the lake and the great scenery are one of a kind. Countless hours were spent after work by the waterfall enjoying the good life.

              Year Purchased: 1989

              About the owner: I fell in love with Bandera while visiting a dude ranch in the area with my family in 1985. This lovely home was built by my late mother in 1995. She was a decorator and artist, and this was her special project late in life. She had a big house in Cincinnati and came here several times a year to enjoy the peace and beauty here in the Texas Hill Country. This house is located on a bluff above the lake and has panoramic views. My family has owned the ranch since 1989, my daughters have left to start their own lives, and now I share it with my special cowboy, JoeMike. We live in the main house down on the lake with our beloved pets and we enjoy meeting people who come to stay on the ranch.

              Why the Owner Chose Bandera:
              Cool Water Acres is located 5 miles from downtown Bandera and encompasses 54 acres of beautiful Texas Hill Country. A private 7 acre spring fed lake provides cool clear water for swimming, fishing and relaxing. The lake was built in the 50's around a dam on Indian Creek and ranges in depth from 3 to 20 feet. Most of the year overflow waters from the underground springs in the lake, pass over a spillway and meander their way to a dramatic 15 foot waterfall and pool. Bass, perch and catfish are plentiful and easily caught, when they're in the mood. Two floating docks provide for fishing and sun bathing. A 2 person electric bass boat is available to serious fishermen. The rest of the ranch topography contains varied terrain and elevations which make for wonderful hiking excursions. The quarry, from which the material for the dam was taken, was an ocean floor millions of years ago and sea fossils abound. Another part of the ranch runs through a cool tree covered gorge, where it is common to see deer, turkey, and armadillos. And on another, you can be perched up on a high ledge once used by Indian lookouts and view the magnificent surrounding hills.
